What agent could do to change your mind?
1. Be honest - lies and misrepresentations of the truth are not acceptable in any form. 2. Be fair - ensure that both the tenant AND landlord adhere to the tenancy agreement 3. Don\'t be greedy - if people are renting, it\'s usually because they can\'t afford to get a foot on the property ladder. After a few hundred pounds in application fees, more than a month\'s rent in deposit, plus a further deposit, and an unexpected increase in rental fees, tenants are going to feel like the estate agent is simply out for pure financial gain. This belief is cemented into place when the deposit is withheld without any lawful justification. 4. Follow up on promises made.

Although the initial application fees seemed expensive, they were no more expensive than any other estate agent. The original rental fee (‚£600) seemed reasonable, but the deposit of ‚£700 seemed rather unfair, as this was more than a month\'s rent. We quickly resented paying the rental fee when things began going drastically wrong, and were not visibly or promptly addressed. The additional ‚£500 deposit AND increase in rent (by ‚£20 PCM) seemed wholly unfair, particularly alongside the now contractual demand that we pay for professional carpet cleaning too.
