From the very beginning this agency (and in particular Tom) acted with a mixture of incompetence and malice. He attempted to get us to sign a nonstandard 24 month contract with a 15 month break clause saying it was the only thing the landlord would accept. The required move-in date was 2 weeks too early. This company did everything by the book with courtesy and tried to help in what was a difficult situation with an inexperienced tenant. We have explained this and it has been fully acknowledged, and are pleased that the misunderstanding has been now rectified.....

Be very cautious with this agency. They were very friendly at first, but then they charged an unauthorised amount from my card and now they will not respond to phone calls or emails. They have given me the run-around from the point that they took the unauthorised amount of almost £500....

I am not sure you have the right agent as we do not have an Anna working in this branch. All our staff are polite and above all knowledgeable and experienced.....

It all started very well with BLM when they wanted our deposit and first months rent paid but in the end when the giving was reversed it all went downhill over a long month and a half period. We had to chase both landlord and agency for our deposit, i found the lady who dealt with our issue polite but unable to tell me exactly why getting our deposit back took so long and why we had heard nothing from them (BML) to say when we would get it back. We have a great deal of sympathy with some of our tenants when it comes to deposit release. The fact is that, as the agent, we cannot release the deposit until both parties agree on costs and dilapidations and this often takes much longer than is desirable. This is the law and we have to work within it, however we make every effort to act as expediently as possible. - BLM....

I would strongly advice NOT to deal with these estate agents for property buying. They forced me to make an offer at an asking price by saying that somebody else had just done so. In reality this was not true and all they were trying to do was to cash in as much money as possible. Their whole approach is extremely unprofessional and they employ inexperienced and badly trained individuals without any manners....

They are so inefficient; act as if they are perpetually bored to do their management job and use a contracting firm to do all property works who appears to only employ people who cannot speak English nor fix/check things. It took this agency (Capital Services) 3 trips to restring a blind. The agency could not give a monkeys. So lazy and disinterested. Warning all landlords and tenants: avoid!...

I found their service appauling, after having found a flat we liked in Notting Hill. I and a couple of friends paid the holding deposit, following this we provided references (We all have good stable jobs) and bank reports that came back well. The agents gazumped us after leaving us waiting for 2 weeks so we only had 1 week to find a new flat. Really hollow apologies too with no explanation other than 'I'm really not sure what to say'.
