I have rented a property in Malmesbury had my electrics tripping no heating and Sarah told me all her problems when I was trying to get my rental property sorted I will never use these again. The worst agents in have ever used in 20 years....

Made a formal complaint to Steven Harrington in relation to missing deposit protection certificate. They have not even bothered to reply. I wish I had never dealt with this company. We have not received monthly statements, we've been triple charged on inventory fees and not received a refund, we have not received rent on time and we were roped into a 12 month tenancy agreement when they clearly state all new tenancies are 6 month agreements. Agent Fees

The Lease will be for a minimum period of 6 months under an Assured Shorthold Tenancy.

Rent is paid per calendar month in advance.

A non-refundable holding deposit of £100 is payable with your Application. (Holding deposits on other properties may vary)

A Deposit of 1.5 months’ rent will be held during the Tenancy.
To cover the risk of property damage or loss to the landlord. This will be protected in a Government authorised scheme and may be returned at the end of the tenancy

Administration charge will be 15% of the first months rent.

Referencing Fee £60.00 per person.
Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess afford-ability)

Tenancy Agreement Fee £60.00
Contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement

Additional fees that may be applicable to tenants.

Guarantor Fee £30.00 per guarantor (if required)
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Pet Deposit Returnable additional Security Deposit of £200.00 (Subject to the Landlords consent)

Inventory Fee £60.00 (Only applicable when stated)
