As such we use only the best platforms to list your property and work with chartered surveyors to get you ahead of the market in terms of pricing for sale or the best rental price. We can recommend a repairs firm that will help to get your place market ready as quickly as you need to even if you are unable to tackle this yourself.

Conveyencing is also made extremely easy for our customers who choose to take advantage of our in house solicitors firm R.F.Duff.

We also have a fully Independant Financial Advisor from JMC Financial Services present in our office 4 days per week, meaning the process of buying or selling your home is under our roof from start to finish, taking a great deal of stress out of the process.

Fees

Let Only Fee not including inventory£250

Deposit and Tenancy Deposit Scheme Regulations of £0 (plus VAT).

Duplicate Statements of £5 (inc VAT) per copy provided.

Insurance claim handling fee of 10% plus VAT of cost of works before VAT plus any property visit costs associated with gaining quotes and meeting with loss adjusters.

Professional hourly rate of £25 (plus VAT) per hour.

Re-signing fee of £25 (inc VAT) payable where The Agent, with your agreement, arranges a renewal of tenancy to an existing tenant. This requires to be done in office and with 2 staff present in order to have a legal witness.

Void management fee of £0 (inc VAT) per week payable four weekly in advance of requirement. Visits to deal with utilities are charged at £15 per visit

Post Letting Service: Nil

Tenant move out fee of £Nil (inc VAT).

Inventory Check (including damage report) of £Nil (inc VAT).

Cancellation Fee and other charges after a property has been marketed but not let £150

Where Full Management service is cancelled during the tenancy (including any extensions) a fee of one month's rent (plus VAT) or the remaining management fees (whatever is greater) will be payable.

In the event of a tenant, having been secured by the Agent under this Agreement, concluding missives with The Landlord to purchase The Property, a sales introduction fee equivalent to 1% of the purchase price or £800 whichever is the greater will be payable by The Landlord to the Agent on termination of this Agency Agreement by reason of such missives.

Where applicable charges are subject to the current rate of VAT in force at the time the costs are incurred.

All prices subject to change pursuant to two months' notice issued by the Agent.

Complaints Procedure

Complaints are taken seriously as part of our service standards to both landlords and tenants. Any complaint be that verbal or written is recorded and logged, allocated to a named member of staff to investigate and a timescale for feedback given to the complainant. The outcome is provided in written form to the complainant. Should the outcome not be what a complainant would expect then they have the option to refer it to The Property Ombudsman or Scottish Landlord Association who's professional codes of practice we follow.
