Comments on Agent Fees

I have had a very disappointing experience with this agency. When I moved into the property, it was already in poor and dirty condition, and I have videos showing this at check-in. A few months later, a cockroach infestation started. I immediately reported the issue to both the landlord and the agency, sending photos, videos and emails. However, they only arranged an inspection after one month, just to look at the situation. Even after that visit, no proper action was taken, and I was forced to live in those conditions for two more months. Before leaving the property, I thoroughly cleaned the flat and left it in a much better condition than when I moved in. I have submitted dated photos and videos showing the condition at check-out to DPS as part of a formal deposit dispute. Despite providing clear evidence of the property’s condition at both check-in and check-out, the landlord still requested a £200 deduction from my deposit for cleaning, and the agency did not intervene or support me in any way. This experience has been stressful, unprofessional and unacceptable. I have now raised a formal dispute with DPS and submitted all my evidence. Based on my experience, I do not recommend this agency.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
