Horrible experience. Landlord does not pay the energy bill, it falls on my name . I've contacted the agency for the past 6 months, however nothing has been done. (Constantly getting calls and mails from SPARK). No communication at all. Decent house, terrible agency + landlord . I would strongly advice against this agency....

AVOID AT ALL COSTS! If you want a lettings agency which is unorganised, avoids communication, demands last minute surprise documentation, lies to its customers (in writing), breaches it's own tenancy contract and BREAKS THE LAW, then AJR / The Student Lettings Company is the way to go. Very poor agents. As university students finding and then renting a house is a completely new concept, we had hoped that AJR would help us at least a little bit. But apart from being very keen to get our original deposit money we heard barely anything from them! After numerous phone calls and emails, ONE WEEK prior to term starting we finally had enough information to pay rent and actually move in. Extremely unprofessional from start to finish. Threatened court action in my name due to AJR failing to pay our all-inclusive bills, affecting my personal credit rating. Countless faults within the property that were not fixed, an example being that I didn't have any source of light in my bedroom for the first 5 months and also were without hot water and heating in the winter for 5 days. We took on this house from friends who lived in it before us and for some reason Aidan J Reed took this as a chance to not fulfil part of their contract. The contract clearly states that the house to be cleared off rubbish before move in but when I arrived on the 1st of July there was an entire room full of items left by the girls from the year before. Actually done their jobs and helped those who lived in their houses. The only person worthwhile was the manager Ian but the rest I don't even know what they do, every time I ever rang no one answered and yet every time I went in, all four seats were occupied so what they do on a day to day basis is anyone's guess really Jade answered my emails with 'thanks for letting us know, we'll sort it out' but never did

The house was not worth the money, clearly it had been valued at that 4/5 years ago but without anyone up keeping or taking regular inventory of the state of the house it didn't drop to what it really was worth

You couldn't get a worse estate agent if you tried. They aren't fit to run a stall at a car boot sale let alone an estate agents. NO ONE I know that has rented a house with AJR has had a good experience. From unjustly stealing deposit money and breaking the contract to being the most unorganised company ever, there is a huge list of reasons I would hate for any other student to even consider AJR. They are a joke of a company, failed to pay our bills on an inclusive rent causing debt collectors to arrive. Failed to protect our deposits like we were promised. Left us with out a boilers for two weeks. Dont know any of my friends using them that havent been treated poorly. Please dont use them, the university are set to stop advertising them and I would hate for anyone to go through what I did....

We arranged a viewing for a house we really liked (to rent) and informed the agent we were travelling from London to view it. 45 minutes before we arrived in Loughborough, the agent called us to cancel the viewing. Viewed several properties put in an offer and told they would inform me after talking to the landlord . Never heard back very unprofessional , am now renting through Haart would never use AjReed and would advise others not to . A bit of common courtesy goes along way especially for potential tenants ....

Nick Hall in one word "superb" throughout a very stressful and difficult sale/purchase Nick took the lead to ensure that everything was completed on time. He went the extra mile doing things that our useless solicitor should if been doing. He was calm and professional throughout and maintained regular contact with all parties. I genuinely believe that if it wasn't for Nick my sale would of fallen through. I can't recommend him highly enough....

Absolutely awful service by the estate agents. The house was filthy when we moved in and no recompense was made for that, even though they had paid £200 for a company to come and clean which they obviously hadn\'t done. Right from the start they were very positive about the saleability of the house and their ability to get a buyer quickly. The photos were fantastic. It sold within a week at the asking price. The real value was when the chain of 5 developed problems at the bottom. Nick Hall kept on top of it all and negotiated throughout the chain, holding everything together. Without his help I'm sure it would all have fallen through. The other Estate Agents in the chain weren't a patch on AJR....
