Absolutely fantastic at getting back to you ASAP to move you in and take your money. Non-existent after that. Endless emails and calls to try and get issues with the flat sorted and nothing all back from them. The conditions of us moving in were not met, that being we didn't want a broken fridge with a broken freezer in it. It took 3 weeks after moving in to get this despite it being a condition before moving in for it to be replaced. Move in date changed twice, they tried to change it a third t...

- 2 days before moving in, were told that their 'calculation' of the deposit was incorrect and as a result we had to pay an extra £300 to cover their mistake (despite having a formal signed agreement stating the amount we agreed to pay) - as far as I can understand, if Acorn make the error but we have already signed off on an agreed amount to pay, we shouldn't be told we can't move in until we pay to cover it. - Only received a tenancy agreement that needed to be signed by 3 guarantors ...

Could actually work out how much the deposit was before signing an agreement of offer with us. Although I thought that would be a standard. Could not ask everything of us the day before we had to move in with the threat of delaying the move. Could have spelt my name right. Most importantly, can give us back our bloody money.
Comment on agent fees
Made us pay £300 extra with no warning, no idea why we paid any form of admin fee given that they couldn't get our names right and couldn't get us a tenancy agreement until the day before we moved. No idea why they got any profit at all from the property sale seeing as the whole experience was a nightmare.

We let a property with Acorn and were promised a long let. When we moved in we recieved no check in report. We were then not supplied with this until after we had been given notice to leave. It was completely and utterly innaccurate. Could have been done better by a child. The landlady gave us our notice after 14 months due to wanting her mother to move in or similar. Having met her, she was also incredibly frustrated with Acorn and their tardyness and lack of communication. They took down fir...

the estate agent just lied about everything including previous sold prices in the area and what the property would include. Couldn't advise on any useful information. Missed appointments and did nothing to aid relation between seller and buyer. If you are thinking of selling a property or using them in any other capacity I would give them a miss entirely. I have had nothing but a shoddy service since my property manager left Acorn. I wasn't advised she had left simply told she was on sick leave - months later I guessed by the service I was receiving she had in fact left acorn. The service I have received is shocking not only do these people lie to you but the way they treat you is also shocking - advising you not to have break clauses I then found out this is due to them being paid more in commission so longer the deal the more commission for th...

I've been using estate agents for over 10 years in London and have never been served such poor service. They forced us to pay a cleaning fee because we had a cat and then charged us more for cleaning because we had a cat at the end of the tendency. The clean cost £180 and it was of very poor quality. The windows weren't even cleaned. The property management company thought the clean was so shoddy they reccommeded us to ask Acorn for a part refund. Of course, Acorn didn't want to know and deni...

From start to end of using Acorn I was completely dejected with their service. To start with I was meant to be purchasing a property through them, after going through sealed bids and being accepted, they suddenly kept on requesting additional money to ensure the house would be taken off them market 'at the sellers request', which in itself was very unprofessional. The house then fell through after having paid out a decent amount of money in survey fees as an extension on the property had been do...

I could not be happier with the way my sale was handled by Acorn. Initially I had 4 valuations of similar values but found Acorn to be most professional and enthusiastic to market my property. I was not dissapointed as all promises were delivered including a sale at the asking price. Even when Jack was out of the office, Oliver & Tony in the sales team always knew what was going on and were keen to help. Well worth a recommendation!...

I had 5 agents that came to value my property in SE23 and several undervalued it by over £30k, one got lost and came with no information pack and the other tied you in a contract for too long. I decided to go with my instinct and went with Acorn and I am extremely pleased I did so. With all property transactions there are always issues that arise. As we were in a chain we had many throughout the sale. Johnathon Mook was absolutely brilliant. He always kept me updated and advised me what to...

I put my property up for sale with Acorn Lewisham which turned out to be a nightmare. First all though I wasn't keen, they persuaded me to have an open day which no customers turned up to. (even though they promised me there would be at least twenty people for the viewing). Complete waste of time! The excuse was no one turned up because it was a sunny day!! I was advised by a friend not to use Acorn when I decided to let out my flat, however having met with the very enthusiastic letting agent I thought that she may have been unlucky with having poor service given to her, biggest mistake of my life. From the moment I signed on the dotted line, problems began. My specifications were very simple, only one person in the flat, as it is too small for two, no animals as again the flat is too small, someone with a salary that can afford the flat, but then...

Firstly they could have found me a proper tenant first time around instead of wasting time with a totally unsuitable tenant. They could use a proper inventory company that knows what they are doing. They can try to concentrate on the telephone call they are on so they know what property they are discussing. To call back when you have left a message. To send you a statement every month without having to chase them. To act promptly and efficiently, and if they have too many properties to look after hire more staff

James at the SE12 branch... lie after lie after lie. Lies in a polite manner, I will admit! To start off I had requested a viewing with James for a property requiring total modernisation. After the viewing I put in an offer £20,000 below the guide price as the property was completely overvalued by some incompetent moron by at least £25,000. Unfortunately I did not realise that the property was overvalued at the time but noticed the condition of the property so offered substantially less...

I'm letting my flat through Acorn for 4 years now as I am overseas. The first tenant stayed for 3 years, acorn only checked the property twice during those 3 years when they told us they would do a check every 6 months. We have had the worst experience a tenant can imagine with our rental from Acorn. Our review is however mixed as not all aspects of the tenancy arrangement have been negative. We received great service from the letting office represented by Mr Callum Haughton. He was very courteous and patient, and genuinely a great service professional. We rented a property via Langford Russell, Chislehurst Office (and subsequently dealt with Acorn Group, Lewisham on the property management side) and what appeared to be a nice property in a lovely location with great neighbors was completely ruined by the fact that the landlord was a complete nightmare and never responded timely or helpfully when problems occurred (such as leaking bathroom and no water for weeks on end on more than one occasion). Very frustrating experience dealing with Acorn. The property was not cleaned as promised, and as it had been empty for a while, things had started to go mouldy. The only reason I didn\'t have to move into a mouldy flat was the flexibility and efficiency of the cleaning company in agreeing to come round at very short notice - following a conversation with me, I might add; Acorn did not achieve this themselves. I wasn\'t given a full set of keys, or codes for the building, in fact three weeks lat...

I recognise that problems arise sometimes - when issues arose, Acorn could have acted to resolve them quickly. This did happen with an issue on move-in day with the boiler - but only due to the efficiency of the maintenance company. I don\'t feel Acorn themselves have put any real effort into rectifying any of the problems that they have created.

Run away from Acorn whilst you can. We had to deal with two major issues which made us realise the lack of professionalism and integrity between these two people in this company. First issue, we were told to pay a professional cleaning fee upfront to the amount of GBP300+ (following when we asked a simple yes /no question to whether the flat will be cleaned before we move in). I currently have a house on the market with Catford Acorn. It has been with them now for about a month, I've had no paperwork through, there is no board up and have had one viewing. While I acknowledge that there is a lot of work needed on my property, I was made an offer by this one viewer which was £35,000 below the asking price - apparently he is somebody who has been in the building trade and would like a project! When I only reduced the price by £27,000 he wasn't interested.... A....
