I would strongly advise anyone looking to rent to avoid these cowboys. The lady, Endija, who showed us round our house had absolutely no idea about the place, she couldn't tell me anything about the gas/electric, what boiler was in place, she didn't even know what was in each room until she had opened the doors. Bad - the agency fees where around £200 from what I can remember, and I think we got aboslutely nothing for our money, other than the printing of the contract. Also had a very expensive check in and check out cost, as well as a scandolous cleaning fee. Avoid at all costs.

We had an awful experience with Acorn when purchasing a house - it's clear that they represent the seller's needs 100%, with no regard for the buyer. I had my property valued with Acorn and have been harassed by their sales team since. I was very clear about when I would be ready to put my property on the market and what my expectations where. I don't have issues with the landlord acceptance at all, I think you misunderstood the whole situation, because I perfectly understand the landlord has a right to refuse or accept tenants. But my issues are with the mistakes in documents communication issue between your branch and head office and delays in referencing, it took over 2 weeks and the landlord didn't get to look into the references until less than a week ...

Richard from Acorn is Catford valued and managed the sale of my flat. I had three agents come in initially and Richards local knowledge and eagerness to sell my stood out by far from the others. The sales process was a rocky one due to slow acting solicitors however if it weren't for Richard driving the sale and communicating everyday with all parties it would have fallen through. I've been letting via Acorn since 2012 and my experience with them so far has been good. I moved into a newly built property and when my oven exploded (manufacturer error) it was fixed within 3 days. They do regular inspections of the flat and when I've had issues with repairs needed etc they've been responsive via email and phone, even if it sometimes takes time to get the repairs done as they have to seek the landlords approval. Absolutely fantastic at getting back to you ASAP to move you in and take your money. Non-existent after that. Endless emails and calls to try and get issues with the flat sorted and nothing all back from them. - 2 days before moving in, were told that their 'calculation' of the deposit was incorrect and as a result we had to pay an extra £300 to cover their mistake (despite having a formal signed agreement stating the amount we agreed to pay) - as far as I can understand, if Acorn make the error but we have already signed off on an agreed amount to pay, we shouldn't be told we can't move in until we pay to cover it. - Only received a tenancy agreement that needed to be signed by 3 guarantors ...

Could actually work out how much the deposit was before signing an agreement of offer with us. Although I thought that would be a standard. Could not ask everything of us the day before we had to move in with the threat of delaying the move. Could have spelt my name right. Most importantly, can give us back our bloody money.

Made us pay ‚£300 extra with no warning, no idea why we paid any form of admin fee given that they couldn't get our names right and couldn't get us a tenancy agreement until the day before we moved. No idea why they got any profit at all from the property sale seeing as the whole experience was a nightmare.

the estate agent just lied about everything including previous sold prices in the area and what the property would include. Couldn't advise on any useful information. Missed appointments and did nothing to aid relation between seller and buyer. If you are thinking of selling a property or using them in any other capacity I would give them a miss entirely.
