Very professional company who are extremely knowledgable in this business. Unlike some companies they do not try and get you on their books by promising you a high rental income. The property was marketed competitively and within 2 weeks my flat was off the market. When I first came upon the property, my agent outlined in detail the requirements of the tenancy. Initially, the landlord required the prospective tenant to have a guarantor, I then informed him that I did not have one who met the requirements and I am in receipt of benefits, apologised for any inconvenience caused and said I hope they found the tenants the agency as looking for. Able Properties have been helpful in dealing with most our issues, such as mould, mice and rats. All of those issues have been resolved. Also our issues with the noisy neighbours upstairs; they have done their best with that although the issues is ongoing, I feel that is mostly due to the landlord not wanting to take them to court. The Able team always strive to do their best for us, so I have no complaints....

After atrocious experiences with many Letting agents in and around Loughton and the UK. I vowed never to use Letting agents again. Only till I met Jane and Darren of Able Property Management. I`m quite happy in general with the service provided by the state agents. He has been very nice, polite and fast any time we have had to solve any problems or doubts. Able property Management is the second managing we have been usiing so far and we are extremely happy with the level of services. Managing Agent should and need to be responsive and alert to the Tenant request and we have obtained an immediate solution to our problem so far. We do accept payment by the way of a bank transfer but we require the funds to be cleared before the day of the tenant's moving in.....

Fee Information

The rent quoted for all rental properties does not include agents fees. Please be aware your tenancy may be subject to the following upfront fees attributed to obtaining a property which are listed below:

Application Fees: Non-refundable holding deposits to secure and remove the property from the market*.

Individual Fee: References, credit checks, bank & previous landlord checks.

Guarantor Fee: Reference checks carried out on the guarantors for an individual who is on a low income, studying or receiving housing benefits.

Inventory Fee: Able will be instructed by the landlord as to whether they require our services to carry out an inventory report or wish to instruct a private inventory company to do this. Unless agreed otherwise, the landlord will be responsible for the cost of the inventory and check-in and the tenant will be liable for the cost of the check-out. If the landlord agrees for Able to provide a condition report of the property on commencement of the tenancy, then a fee of will be charged to the tenant which will vary based on the size of the property and whether the property is offered furnished/unfurnished.

Additional Occupant Fee: If a new tenant is to be added to an existing contract.

Change of Sharer Fee: If a tenant wishes to add or remove someone from the tenancy then they need to obtain written consent from the landlord to do so and Able will then draw up a new tenancy agreement to be signed by all parties for a charge of Β£150.00 for this service.

Pet Disclaimer Fee / Additional Pet Deposit: If a tenant is allowed to keep a pet in the property an additional cost may apply.

Administration Fees: An administration fee of up to Β£25.00 will be charged for each letter sent by Able regarding late or non-payment of rent or administration charges. Interest on a daily basis may also be incurred on non-payment or late payment of rent.
Should a tenant wish to terminate their tenancy before the end of the term and the landlord agrees to this, then you will be responsible for the repayment of the pro-rata commission paid in advance by the landlord for the unexpired portion of the tenancy, unless a break clause has been contained in your tenancy agreement prior to the start of your tenancy.

Insurance: Tenants will be responsible for insuring their own belongings throughout the tenancy.

Amendments: Able Property Management reserves the right to change the schedule of fees and these terms of business upon providing reasonable notice in writing.

* If the agent is unsuccessful in securing the property on payment of the application fee this cost is refundable, excluding the reference charges of Β£150.00 per person but can be used towards another property within 6 months through Able Properties.

Complaints Procedure

Our complaints procedure has three stages.

Step 1 Ҁ“ Informal

Speak to the individual(s) and try to resolve the complaint informally. The individual concerned is required to tell you their name if you ask them. You should do this within one month of the action that gave rise to your complaint. They will seek to reach an amicable resolution with you in a collaborative, co-operative spirit.

Step 2 Ҁ“ Formally Registering a Complaint
If you are not satisfied with the response you have received at stage one (informal) you should then use stage two of this procedure.

1) Outline the details of your complaint in writing by post or email and send it to Able Property Management Ltd.
Your complaint will be acknowledged by letter within seven working days from the date it is received. The letter will contain the following information:

* Name, address and telephone number of the person who will investigate the complaint
* Details of the potential investigation.
* What support you can receive during the process of the complaint, e.g. in terms of making information accessible etc

2) You will receive a full response to your complaint within 21 working days from the start of the investigation in writing from the person appointed to investigate the complaint. The response will include the following information:
* Details of the investigation.
* A decision about whether the complaint was upheld or not.
* The reason for the decision
* The redress, if appropriate, which will be offered to you e.g. an apology, additional help or directing to other sources of advice or support
* Any other action that may be taken in light of the complaint
* If it is not possible to provide a full answer to your complaint within 21 working days, the letter will outline reasons why and give a date by which a full answer is expected

Step 3

If you are not satisfied with the outcome of the formal procedure (Step 2) your complaint can be investigated further by an independent body or persons appointed by the Directors as seen fit. You must make this request within 28 days of receiving the response to the formal complaint.
* The independent body or investigator will contact you in the process of investigating the complaint and will report back to the Directors within 28 days.
* The Officers of the Board will consider the independent report and will make a final decision on the matter.
General Notes on the procedure.
* It is open to you to begin the complaints procedure at Stage 2 although it is hoped that, unless you consider the situation to be very serious, you will attempt resolution at Stage 1.
* If you feel the complaints procedure disadvantages you in any way Ҁ“ if, for instance, providing written information is difficult for you, or if you would prefer to speak with a manager from the same ethnic background as yourself Ҁ“ efforts will be made to make the appropriate arrangements.
* You are welcome to bring a friend or colleague with you to your meeting with the independent investigator. The principles on which our complaints procedure is based are:
- Open access to the procedure;
- Informal resolution of complaints where possible;
- Impartial review of all complaints.

Able Property Management Ltd offer access to an Ombudsman scheme if a dispute is not resolved within 8 weeks from your activation of our complaints procedure. We are a member of the Ombudsman Services and contact details are as follows:
