These are the worst Agents I have ever dealt with. I have rented two properties from them now and I only wish I had read other people's reviews before I proceeded with renting from them. The first time around I had to refer the matter to Safe Deposit Scotland who were acting as Adjudicators as they wanted to claim £119 from my deposit for a house that was left very clean. They also had light bulb charges for light bulbs that never worked when they handed the property over to me. With this ...

Be aware! You are probably just about rent a house from this agency but STOP AND THINK TWICE! They act like professionals and will always point out their dodgy certificates and accreditations that any company *. When it comes to returning your deposit it's a well organized scam. They work with some sort of dodgy third party company that checks the property before you move in. The company points out some things in the inventory this includes cleaning and general damage. This cleaning bill suppose...

I totally agree with what Kuba wrote. I wish I had read this review before I rented from them. I have rented two properties from them and had the same experience. The second time worse than the first. They never ensure the properties you rent are clean and then at the end of the tenancy they come up with all sorts of fictitious bills. The last time I had to refer it to Safe deposit Scotland who were acting as adjudicators, but this time around I will refer the matter to Court, hopefully they can ...

Unsure how a few comments have said their cost is good. The cost of their service is very high and hasn't changed since the downturn in Aberdeen. Much higher price than a lot of other management companies in Aberdeen....

Aberdein Considine looked after my property for over 5 years and I found their service to be excellent. Found good tenant's quickly and dealt with repairs promptly throughout the tenancies. Happy to recommend and have done so to several friends of mine who are landlords....

Their management is very very high compared with others in Aberdeen. Even with rent of propert in ABerdeen dropping massively over the last year due to slump in oil prices/amount of available homes etc ABerdein COnsidine have not changed their fee and so is now sooooooo over priced!! It needs reviewed....

Absolutely dreadful, maintenance department have a license to print money if you let them. Overcharge for hours on everything. Question everything they try to bill you, ask to see time sheets otherwise they rip you off. And check when they say something is a legal requirement as they will try anything to generate revenue....

BE AWARE...they will get you for every penny of your deposit at the end. I was a tenant through AC last year and being a landlord myself I was impressed at first with how rigourous and professional they appeared to be. However once in the property for about 9 months that changed. The first sign was when they came out in one of their quartery inspections and I received a letter telling me to remove weeds from the patio area, not a call or email to give me a chance to explain that I had weed kille...

We are sorry to learn of your dissatisfaction. All inventories and subsequent lease end rechecks are carried out by wholly independent inventory companies who are AICC or APIP accredited. Aberdein Considine have no input into the creation of these reports and act solely on the information received from them. Furthermore in accordance with the Tenancy Deposit Scheme (TDS) regulations all tenants are entitled to challenge any deposit proposal made by the landlord or their agent to the TDS provi ...

I rented my flat with Aberdein Considine and everything started off well and I was pleased with their service. However things came to a poor end when near the end of the tenancy. I had to get an EICR. Aberdein Considine gave a ballpark figure of £190, but when I got the bill it cost double that. If I had been given a realistic figure from Aberdein Considine in the first place I would have had my own electrician do it. Then when the tenants moved out Aberdein Considine said the flat needed ...

I am new to buying a property however i did not feel comfortable with the agents customer service skills. The house i went for originally went to closing date so i had put an offer in. Once closing date had passed they contacted me to advise seller has gone with a cash buyer, this was fine and understandable however several weeks later contacted me to advise the persons mortgage had fallen through? Asked if i was still interested, i advised i would contact them back the following day as i had to...

I listed my property with Aberdein Considine Edinburgh in mid-September. I was taken through all the fees and outlays straight away so I knew exactly what I was expected to pay at the end of the process. From instruction to being on the market was four days. As soon as I instructed them they booked my Home Report with Shephards and arranged for the professional photographer to come out. The Home Report was completed with absolutely no hassle at a time convenient to me and took 30 minutes. T...

I would not recommend this company to anyone. Our son rented a house with some friends when at Aberdeen uni. The great many faults with the house were never addressed. The house suffered from damp to the point our son was constantly I'll. For a rent of β€š£1800 per month I would expect better. At the end of the contract the money withheld from the deposit was ridiculous. Over β€š£200 to cut grass the size of a postage stamp and a stupid amount for some blue tack on the wall. A ridic...

I received my flat in very poor condition - rusty pots & pans, dirty walls, the list goes on... NaƒÂ¯ve as I was, I put everything belonging to the landlord into sealed boxes and used all my own CLEAN things for the tenancy. Two years later I had a cleaner come and SPOTLESSLY clean my flat, even the landlords kettle and toaster were cleaned. I took photos for proof, so I am looking forward to dealing with the deposit scheme. They are trying to charge me for absolutely everything they pos...

DO NOT USE these guys if you want to remain stress free and not be ripped off. We trusted these guys to get the best deal for what we could afford but we were advised to offer well over the asking price without them even trying to save us money. We then had their incompetent boss scam us out of over 2000 because of his incompetant para legal who failed to send us important details to close the sale of our new property. When challenged in the correct way they offered us half the money back. A...

I wish I had read this before using them to lease out my flat. In total I am probably around £2300 out of pocket due to their incompetence. I had a tenant that only wanted to stay for 6 months. She paid 6 months upfront and clearly stated that she would be leaving after this. She was not told that she had to give a notice period and there was no reminders or contact with her to tell her she would need to. 1 month after she had already moved out (I was not aware of any of the above and fo...

I am a tenant and I can tell you, they are beyond the worst agency I have ever dealt with. They promised to do a number of repairs to the property before I moved in and did not do a single one. There is no accountability and it is literally always someone else's fault. A number of things has gone wrong with my property and it takes them a very long time to fix them, if they do at all. I would avoid EVER using them in the future, they are absolutely disgraceful....

I am now into the 2nd year of leasing my property through AC and have to say the first year went rather well and its a shame the service delivery has dropped. My property was immaculate when I handed the property to AC and at the end of the lease they failed to have the windows cleaned and have asked me to pay £51.00 to have 3 ground floor windows cleaned!!! I want a job as a window cleaner in Aberdeen at these rates of £17 per window. Despite numerous emails to Andrew Williamson...

Poor, Poor, Poor. Complete lack of organisational skills and they seemed to find it very difficult to keep you informed of progress of the purchase or the requirements of any bank transfers. Luckly I was in close contact with the seller of the property or this purchase would not have been completed. The seller told me the date he could move out and the exact price he would accept, but 2 days later the Aberdein Considine called me to inform me that the price for £1000 less than he had in...
