Our first dealing with a letting agent was with Zone Letting and I was quite disappointed by the service we received. It started with an error where they hadn't processed our details correctly but didn't bother informing us, meaning that if we had not chased them up - we would have lost our non refundable holding fee and missed out on the flat. The inventory was terrible that they gave us and we had to redo it. All the paperwork kept including the wrong addresses too, this I was quite disappointed with. They took a long time to refund the deposit, ignoring any email regarding it and only finally refunded it when I had to phone them every day to chase it up.
Also they charge administration fees (which are illegal as per Scottish Law) and were extremely cheeky when I asked about them. While not "complete rouges" the fact of the matter is, they have £120 of my money charged illegally and seemed to be quite disappointing.

So i rented a flat with my friend. It soon became apparent that they primary way of making money for this company is through all of the dodgy dealings and grey-areas of the rental industry, such as, over-exagerrated fees, requiring non-returnable funds (£200+) "to secure" the property off the market etc etc. It's unfortunate that they want to work like this but more importantly, illegal in many cases.
An example of their behaviour in context:
When attempting to retrieve your deposit you'll most likely find yourself in a position of having to prove that the house and its items are all present and in working order rather than the normal way where any faults found during the final inspection would be communicated to you and discussed in a mature way.
Remember: With Zone letting you are guilty until proven innocent in every situation.

Zone Letting, and in particular the property manager Scott, were extremely understanding of the problems in my flat and worked extremely hard and tirelessly to get resolved them right away with a very quick turnaround time. They were always in touch and kept me updated at every stage and insured all my issues were addressed.
Highly recommended letting agency, would use again.

I rented a property from this agent in 2008-2010. I have always found the contact with them professional and polite. All little problems (bed changed, boiler changed, a minor leak) were resolved quickly and efficiently. I was happy with the flat which was worth the price and ideally located. Deposit was refunded within 1 week-10 days after I moved out. I can only recommend them.

I went to check out this flat on Hamiltonhill Gardens today. The agent told me that because I'm an overseas student, I might be required to pay a double deposit (that's 1250GBP for a 2 bedroom flat). I asked him when will he know for sure and he answered: "after we start the application and you pay the 200GBP fee to take the flat off the market". I was also told that if I cancel my application (after finding out the real value of the deposit), I will not see the 200 pounds back. To me this seemed like an ordinary scam, a rip off.
Bonus point: when we got into the flat, the lovely agent looked at us like you would look at some lousy thieves: "Everything stays in the apartment, ok?" Very bitter experience indeed.

I'm 400 miles away from my property and the communication couldn't be better! I am kept in the loop but they deal with everything! Stress free investing thanks to a good agent. Couldn't reccomend them highly enough.

Unfortunately, as explained at the viewing, due to you not having a UK Based Guarantor (As all of our student applicants are asked to provide) then the landlord would be looking for a Higher Deposit as additional security on the tenancy, as we cannot run a proper credit or reference check on you and we have no way of proving what funding you are receiving. The £200 holding fee is to reserve the property pending successful application, if the landlord rejected your application this fee would have refunded to you, if you pulled out the deal before the move in date then you would lose the £200 holding fee. Unfortunately, it seems to me that my explanation of our letting process has somehow been lost in translation. Are you having a laugh?!?!! :-o Do you happen to know if any of the tenants renting your property agree with you on this?! I'm a tenant of theirs and have had problems (and am still having problems!) with lack of co-operation and communication on their part, since not long after I moved in to my flat (several months ago now)...they have caused me an inordinate amount of stress!!! :-( I would move out tomorrow just to avoid ever having to deal with them again, if not for 2 reasons: I love "my" little flat, and moving to a different property just isn't feasible for me just now - I'm too busy!! :-(
