Townends Guildford handled the let of my property extremely efficiently and professionally from start to finish. The whole team appeared friendly, knowledgable and eager to please throughout the process. My property was let within in a week of going on the market, which wasn't surprising given the high numbers of viewings. Very impressed, and will use them again.

I have used used Townends to find tenants for my properties for many years now. I mainly deal with Jack who is always very polite and professional.
This branch are superb and finding tenants and I can't even remember that last time I have a void period in a property. Most of the time the tenant find service progresses smoothly, but even on the odd occassion when there may be slight hiccups, I found Townends very willing to help resolve any issues.
I would recommend Townends to any Let Only Landlord as they can always find a tenant very quickly.

Amelia was an excellent and efficient agent. Queries where always answered within good time and her personable and friendly character we really appreciated; attributes sometimes not present in other Letting Agents! She sourced and showed us around various suitable properties. We are only sorry that we couldn\'t go with her in the end.

Amelia secured a tenant within seven days at the asking price, as important was the quality of the tenant and their match for the property. Amelia provided good and responsive service throughout the letting process.

I previously had very poor experiences with this branch of Townends but am very happy with the current team. Very friendly and professional. Promptly dealt with my need to re-rent the property and liaised with me really well. Exactly what I would expect from a good agent.

Matthew really tried to understand what my requirements were - and they were tricky as I wanted the property in a really good condition that could also fit in a large piano - and changed along the way as to the number of bedrooms required. He took me to a few places and listened attentively to my feedback and found the perfect property.

I recently rented a flat from this branch in Guildford. Amelia and Daniel were very friendly and helpful at all stages of the process. I came from another city and the automated procedures offered by this agent allowed me to move into the new flat within a week. Kudos to Lucinda from their head office too.

I found the service that I received from Daniel and Matthew to be excellent. Matthew\'s knowledge of the area was invaluable and he went beyond the service I was expecting. Following an internet enquiry by ourselves we promptly received a phone call from Peter Lessels. After explaing our requirements he very swiftly brought the Stoke Road property to our attention. We visited to view the next day, after arrangements had been made with the owner to do so as the current tenants were abroad. Peter was at the appointment 15 minutes early, clear and helpful with his answers to each of our questions. Our offer to rent the property was conveyed to the owner and within the hour both parties learned that we could not reach agreement this time. We, as prospective tenants, were served extremely well, and from our perspective so was the owner.

After an extremely long and not too satisfying experience with another agency, I decided to switch to Townends. Andy Gearing was very dedicated and driven to sale our property. He brought plenty of visitors to come and view our property. Got the right amount for it. Andy, Will and Gary still maintained constant phone contact to keep us up to date with the other parties progress which made it so much easier. At the end the results were there, after 8 months of trying, we switched to Townends and sold the property 7 weeks later. Well done lads.

Excellent service from the beginning. We viewed multiple properties in our search across the majority of lettings company in Guildford and had a very negative view. Amelia took time to work out what we needed, what we didn\'t and was very selective in choosing houses to view. We have ultimately ended up with a house much bigger than we expected for the same price as others half the size due to her relationships with her landlords. Amelia and her team were prompt in returning all phone calls and now we are settled in there is still excellent aftercare. I highly recommend speaking to Amelia.

I cannot praise Andy Gearing and ALL his staff highly enough for the manner in which they processed my sale. They put me intouch with an excellent conveyancing solicitor and were then able to obtain a possible buyer in a matter of days. Unfortunately this buyer pulled out of the purchase at the last moment but Andy and his staff were able to obtain another buyer within 2 days and this led to a successful sale. Andy ensured that we were kept informed, on a daily basis, of each element of the sale. He and his people were always EXTREMELY polite and friendly yet ABSOLUTELY professional. This branch is held in VERY high regard by myself and and my wife.

I first let a property from Townends in 2006, and was very pleased with the service I received form them, so when I was looking to let again in Guildford in 2012 I had no hesitation in using them again. What a mistake that turned out to be. Although they were extremely proactive in arranging viewings and suggesting properties, the moment I had settled on a property the trouble started. Peter Lessels was excellent - he was extremely helpful and even went the extra mile recommending carpet cleaners and inventory companies. he dealt with all our concerns patiently and professionally. The reason I have scored only good instead of excellent was that, we would have liked our property to have had more perspective tenants to view, giving us a better chance to select the tenants. We did feel slightly pressed to take the first tenants that came along, and although we did express reservations, we were still not really given the chance to explore options. This was not however Peter\'s approach but rather that of his colleagues, who both showed the tenants round and called us with their offer. Hopefully our reservations will be unfounded and Townends have taken all the precautions necessary to ensure a safe and trouble-free let for us. Time of course will tell.

Really helpful service from daniel who helped us find the property and Peter who dealt with our very tight turnaround schedule for getting references completed and moving in swiftly. Peter and another staff member (Matthew) were incredibely polite, friendly and helpful and worked to the best of their ability to solve any problems that arose, keeping in touch with us daily as events took their course. We would warmly recommend their service and it exceeded the service we have received from their competitors in a number of ways.

James completely understood our needs and desires in finding a new property. He was able to save us time by showing us the properties we were exactly looking for while giving us an indepth understand of each property, including an honest view on the positives and negatives. Although we werent able to find a property through James, i would recommend him if you are looking for a trusted and honest service.

Lucy has been absolutely amazing. I am going through an extremely messy divorce and I was in need of the perfect home for me and my children. I looked with other agents whom didn\'t call back, were not too helpful and did not negotiate anything for me. Lucy listened to me and did all she could to get me into my lovely new home! She emailed and called all the time checking I was ok through each stage right up until I received the keys!! I cannot thank her enough for literally \'saving me\'. Turn around from viewing property to moving in was amazing!! I would be extremely happy to recommend Townends and most definatly Lucy to any friends and family looking for a property!!

Was introduced to Townends via developer as was going to part exchange Andy Gearing arrived to discuss had already sold two propertys in cornwall in the previous 6 months and had various problems so was apprehensive to say the least , Andy was on time and very proffessional and made me feel totally relaxed , my partner and I decided to sell using Townends because of Andy\'s confident approach, true to his word viewings came thick and fast always with a phone to tell us timings etc, whenever we had to call for information the team at the guildford branch were always very helpfull and understanding , needless to say a sale quickly followed and when we had problems with our own purchase which was nothing to do with Townends Andy was available to smooth the way excellant service and would thoroughly recommend Andy and his team to anyone needing to sell or purchase a property well done to you all

This is the worst letting agent it has even been my misfortune to have encountered. Their only goals appear to be making money and making people\'s lives a complete misery. The agent I originally dealt with hounded me with phone calls at any time of the day or night, to the point I felt bullied by him, yet he miraculously disappeared off the face of the earth when I needed to speak with him about the (many) problems with the property once I had signed the agreement, as he never once returned or took my calls - a skill he clearly learned from his manager. My experience with Andy at Townends Guildford is really very good, he managed to get far more viewings on my property than any other agent that we had been listed with previously to Townends. I wish we had listed with them from the beginning, the whole process would have been a lot shorter and less painful if we had I am sure! Through the process of dealing with the solicitors on both sides Andy helped a lot and offered a great deal of support. I would be very happy to recommend Andy and Townends to anyone. Good job! Andy and Olly were absolutely committed to obtaining a sale. These guys at Townends are head and shoulders above other estate agents. When looking for a property, they were phoning me the moment they had something suitable to view - even before the property was on the market. As a seller, I had loads of trouble with buyers but these guys persisted with solicitors and the buyers, helping to keep the sale moving until the day of completion. 11 out of 10. Revd Steve Godfrey

We made our decision to make an offer for the property based on the fees explained to us in the branch, and shown on the PPR. However Townends increased the fees when we finally received the Tenant Offer Letter. I was disappointed never to receive a reply to my initial letter of complaint, which I personally posted through the branch letterbox. My follow up letter did get a response, but we have reached the end of their complaints process without reaching a satisfactory resolution. The in-branch service when arranging property viewings was very good. It\'s unfortunate that it wasn\'t matched after we made our offer for the property.

I want to thank Andy, Will and Christian, the team at the Guildford Branch for making house selling bearable. They were always extremely professional, and gave us a truly personal service. We were selling a house that we previously rented and we were away for exchange and completion, they sorted everything, then phoned us to say it had all gone through, perfect. I would definitely recommend them.

Andy (Gearing) went above and beyond for me. I live in Calgary and was therefore totally reliant on someone who could make everything happen. I also had existing tenants in my property and building repairs to be coordinated. Andy took this in his stride, advised me on what to do, orchestrated the work and the interaction with not only my tenants but my management group, the lawyers and other parties - including contractors. I could not have asked for a more professional, personal and efficient approach and Andy truly deserves to be recognized. I could not have sold this house without Andy - thank you. He made it not only painless but fun as well!

Townends were very professional and proactive in all our dealings with them. They kept us informed at every step of the way and were especially helpful when our chain threatened to collapse at one stage, ringing round all the people involved and getting things moving. The lawyers they recommended were also excellent and moved at great speed but without sacrificing attention to detail. Townends clearly knew the market very well and were very well informed about all sorts of relevant issues.

Avoid them, they will rip you off by the end of the year! Seriously, they charged us for "damages" that suddenly appear after we left the house, they did not respond to any of our emails or calls throughout the year regarding maintenance issues and we had to pay ourselves for everything. They charged us huge sums of money for basically offering nothing and exploiting us. Don\'t fall into their trap, they do not deserve a penny.

Most of us don\'t like estate agents because we think all there interested in is the commission at the end of the sale.......NOT TRUE IN THIS CASE. I sold my property with Townends in Guildford and was very pleased with the level of service and commitment the team put into my sale. As most sales some things don\'t go to plan, well nothing went to plan on this sale"if you read war and peace it would be quicker and less complicated". Anyway to the point Andy was very patient and a very diplomatic chap but when things needed to be sorted he didn\'t hold back, i was very frustrated many times but Andy and the team were always there to calm things down and move forward. I would recommend Andy and his team to you because they display total professionalism without, " pardon my french" the bulls***.

Andrew Gearing, provided an excellent service in helping me to sell my late borther\'s property. He initially visited the property with me and having looked around very carefully came up with a number of excellent suggestions with regard to the best way to market the property. He arranged for an excellent set of photographs to be taken and the organised the production of the particulars. He and his team conducted a targetted marketing campaign and Andy also liaised with other loacal agents who had potential buyers. When the buyer was found Andy then liaised with the local agent who introduced the buyer. He and his team helped as and when required in progressing dealing with enquiries and progressing the sale through to exchange and then completion. The whole process was handled extremely professionally and I was kept fully informed all the way through. I would have no hesitation in recommending Andy and his team in Gulidford to anyone who is looking to either buy or sell their property.

All i can say is use Townends Guildford at your own risk. I am now taking them to court and have been put under so much stress by them. The sales team Lucy and Jack are great but that is where it stops. They can not get contracts right, they lie about fees, they promise the earth and deliver nothing and there has been many a time i have put down the phone to them in tears. I am a new land lord and they have treated me with nothing but lies and take money from my rent monthly for no reason, the refund it and then do it all again. I have not yet had the right money. they provide companies to come in your house and cause damage - like the cleaners and lie about their costs. I can go on all day but it is up to you but if you want to be lied to a stolen from then Townends are your guys.

Very similar experience to me. I am currently in negotiaitons over settlement of my claim against them. If it goes to court and I win, I'll be out of pocket because the court can't award costs. If I settle for less tham my claim ... Good luck!

I asked at the time if there would be any fees for tenancy renewal and was assured that there wouldn\'t be. When it came to renewing the tenancy I was then asked for money to draft a new tenancy agreement, and was told the original answer was an error.
Townends had stated that they would be setting up council tax and bills on my behalf. I filled out a form for this with my details but heard nothing. Several ignored enquiries later I was fed up of chasing and just did it myself.
Townends stated that they would be doing an inventory, however this was also in error.
When arranging the initial tenancy agreement, Townends emailed me documents intended for the landlady in error, containing confidential financial information.
When I wrote to the branch manager detailing my experiences and grievances, I was completely ignored.

 were incredibely polite, friendly and helpful and worked to the best of their ability to solve any problems that arose, keeping in touch with us daily as events took their course.  problems with the property once I had signed the agreement, as he never once returned or took my calls - a skill he clearly learned from his manager.
The maintenance department is a joke. Despite daily calls, I was left without hot water in one bathroom for four weeks, without light in another bathroom for three weeks; with no working boiler for two weeks, with a leaking roof for three weeks, without light in the kitchen... oh the list is ENDLESS. When the contractors came, they were fantastic and did everything they could under the constraints put on them by Townends maintenance.
At the end of the tenancy, despite the check-out report stating there were no issues, and that the house was cleaned to professional standards (and far better than on the check-IN report!), Townends STILL managed to delay paying back the deposit despite having another tenant in the property. The only positive thing about my experience with Townends is that I lost 4 kilos due to the stress they put me through.  went above and beyond for me. I live in Calgary and was therefore totally reliant on someone who could make everything happen. I also had existing tenants in my property and building repairs to be coordinated. Andy took this in his stride, advised me on what to do, orchestrated the work and the interaction with not only my tenants but my management group, the lawyers and other parties - including contractors. I could not have asked for a more professional, personal and efficient approach and Andy truly deserves to be recognized. I could not have sold this house without Andy - thank you. Seriously, they charged us for "damages" that suddenly appear after we left the house, they did not respond to any of our emails or calls throughout the year regarding maintenance issues and we had to pay ourselves for everything. They charged us huge sums of money for basically offering nothing and exploiting us. Anyway to the point Andy was very patient and a very diplomatic chap but when things needed to be sorted he didn\'t hold back, i was very frustrated many times but Andy and the team were always there to calm things down and move forward.
