   I have been letting my property through Manning Stainton for the past 8 years and have always been impressed with their ability to source new tenants efficiently. I have dealt with one particular lady Ann for the majority of this time and she has been fantastic with sorting out any issues I\'ve had, She has been invaluable due to the fact I live over 200 miles away from the property which can be a strain, However I have always been confident that my property has been in good hands with Ann. I believe Ann is moving on to pastures new so I wish her well and I for one will miss dealing with her.

   Although Abigail was not employed by us and worked on behalf of the vendor we were buying the house from we found her to be extremely helpful, knowledgeable and efficient. She worked harder than our own estate agent and solicitor on our behalf and cannot recommend her highly enough. Abigail is a credit to Manning Staintons.

   Ann has looked after our property for several years now. She has invariably communicated in a straightforward, efficient, & good humoured way; has always carried through as quickly as possible whatever needed doing and - importantly- has had both our tenants & our wellbeing at heart. This in no small measure has made our relationship with Mannings, built on trust & reliability, a very positive, long term one. It is a personal loss to us that Ann is leaving but we wish her every happiness as she relocates to her home town and recommend her unreservedly to whichever employer is lucky enough to have her expertise & warmth of character.

   As landlords we find Manning Staintons give a very professional service,any problems are quickly resolved and help is always at hand.Thier lettings team led by Nikki Scales and John Sheader are quick to remarket and relet our properties We are impressed with thier professional attitude and attention to detail. All in all a very good service.

   I initially went with Manning Stainton as they seemed to have the most properties in the area I was looking in, however after having popped into the office I started to appreciate why they were so popular. The staff were very friendly and really took the time to field all of the queries I had (having not bought a property before there were many!). They were also very patient and allowed me to visit all the properties I was interested in (sometimes twice) to ensure that I was comfortable with the property I finally selected. Once I had selected my property they were very good with the offer process and as my property was part of a chain of sellers there were constant updates which were always provided in a timely manner. Although I do not have a great deal of experience with many different estate agents I could not imagine how another one could provide a service that would be more accommodating or helpful that that I received with Manning Stainton.

   Louise went the extra mile for us in our purchase. She was tireless, and always cheerful and friendly in her dealings with us. She worked hard to re-negotiate a suitable purchase price when it was discovered that major work was required on the house, and also went to a great deal of trouble to chase up a very slow solicitor on the other side. She orchestrated the chain to bring about firstly the exchange of contracts, and then completion, despite considerable delays beyond our control. Manning stainton was very professional and kept me informed whilst the whole process was taking place, and would not hesitate in using them again.

   We moved recently and bought our property through Manning Stainton estate agents. We spent months going around all the different estate agents and browsing online and found Manning Stainton to be best on both accounts. Their online facilities are incredibly detailed and very user friendly which was refreshing as other estate agents had very primitive websites. I particularly liked their Map Results function which was easy to use. In terms of property portfolio, they clearly had significantly more properties than anyone else which was useful as we were looking in more than one area originally. The staff in branch were helpful, polite and efficient and did not give us the "hard sell" at any point. they were also very flexible around viewing times. Overall I was more than satisfied with the service I received from this estate agents and would happily recommend them to anyone.

    Efficient. Courteous. Followed instructions e.g. kept us informed by email rather than phone (as requested). Much better than a previous agent at getting viewings. Never left us to undertake viewings. Extremely supportive through the stress of problems with the survey and then the chain.

    So far, I\'ve spent three years renting a property from Manning Stainton. I\'ve been very happy with the services during this time. My main point of contact, John Sheader, has always been helpful. Whenever there has been a problem, he\'s been efficient with resolving it. I would certainly recommend Manning Stainton.

    Louise was superb. As soon as she took up our sale things seemed to start progressing. She always kept me up to date at every phase of the move. She was calm and concise about progress and possible obstacles. She kept me calm during stressful moments and was always honest about the situation and what needed to happen.     2 years ago we rented properity from Maining Stainton agency. We had any problems at all throught the process of checking and renting. We recevied very fast everything what we needed to move in to the properity. 2 months ago my wife left me after 12 years of marriage. In one day I stayed with nothing. She also left arrears of the rent. My doctor diagnosed heavy depression. I wasn\'t even able to speak properly. Manning Stainton gave me excellent help in that hardest for me times. Especially one person : John Sheader. He helped me to finish tenancy. He also spoke with landlord in my name to help me to pay the debt off. Only because of his help I can live normally now. The word excellent is not strong enough to describe his and Manning Stainton service given to me. Thank you for all service and help. In my opinion Manning Stainton is the best agency, and I never forget them. God bless you. Kindest regards

    My experience with Manning Stainton and John Sheader particularly, was great. He was always very quick at responding to my requests. Whether it was an issue with the property, or a request for the landlord to pay for gardening equipment to keep the place looking nice! John always got back to me without me having to chase. This is doubly surprising as the landlord was based in Canada! Not the usual experience I\'ve had with letting agents in the past and certainly not the norm. Would only use MS if renting again in Leeds.

    My first experience of renting out my property through an agency turned into a nightmare, mainly due to the local Chapel Allerton based agency I was with, constantly contacting me requesting me to provide, replace or repair things for the tenants, which the agency happened to also make a profit from.     I too am absolutely appalled by the way my tenancy was handled with Manning Stainton. I moved into a £750 per month property in Weetwood and should have known from how the actual contract was handled from the outset that there was to be trouble ahead. First up was a lady called Grace, she called the day before I was to move in to pose the question ‘What day are you moving in?’ she was rather shocked when I told her it was the very next day and that I was standing surrounded by packed boxes.     It is some years now since I rented via Manning Stainton, but the appalling experience has stayed with me and I am glad now to have the chance to write a review and warn off would-be tenants and scrupulous landlords. During the tenancy Manning Stainton tried to blame me for a faulty washing machine which repeatedly broke down. Eventually I stayed home to see the plumber when he visited, and he assured me it was not my fault at all...but they had been trying to pass on the charges pretending it was.     We are disappointed to read the above comment and would welcome further information. It would appear that the tenancy is at least 5 years old or more and quite a bit in the industry has changed in that time including the introduction in April 2007 of the mandatory registering of tenants deposits with 1 of 3 government regulated schemes as well as licensing and regulation for agents that choose it. At Manning Stainton we are members of ARLA (Association of Residential Letting Agents), TDS (Tenancy Deposit Scheme), NALS (National Approved Lettings Scheme) and Safe Agent and while there is currently no legal requirement for a letting agent to be licensed and regulated, we feel it absolutely essential so that we can offer our landlords and tenants the best possible service and support.
