   I was a tenant renting a property with Victor Michael recently. We had multiple bad dealings with them, I'd like to highlight the main two:

   There was an incident at the property which resulted in police kicking down our front door. I expected that I'd need to pay for the damage, but when we first contacted the agent about this they told us that the landlord would fix this for us. We got no progress with this until 3 days later when we're told that we need to pay instead. I have no idea why they told us that the landlord would fix it, and if they hadn't I'd have been able to get it fixed... (read more)

   I wanted to invest in a 3 bedroom house to buy and said I would give it to them to let out once the sale. I put in a bid, which wasn't much lower than the asking price but didn't anything back. I put bid in writing again and got told by many different people that they would put to the vendor and get back to me but I still didn't hear back so I found another place through another estate agents and they are now managing it to me. - I'm guessing they didn't want my business!

   Hello, i am a tenant, and my experience with the agency was horrible!!! After we let a 4 bedroom house in Canning Town all our problems begin. The house is full of mice, mold, rain through the roof,the heaters are not working properly and is very cold, and every night (between 5-8 pm) a group of teenagers hit the door entrance and trow eggs in windows,sticks and stones, they even put fire on rubbish bin. We call the police since we moved here 7 times until now. After a few weeks after we moved here the fridge broke and we call the agency( the management team from Stratford) and they said that someone will come to fit it(indeed but after 1 month after we call them a thousand times)and after 1 week was broke again...the same problem, and now we still having it broken in the back yard. Now we are looking to rent a new house but sure it will not be from VICTOR MICHAEL (besides this i heard that they don't give you back the deposit!!!) I HOPE EVERYONE WHO WANT'S TO LET A HOUSE FROM THEM TO SEE MY MESSAGE AND THINK AGAIN!!!

   me and my Partner were actually made homeless for two weeks due to the incompetency of these Estate Agents!

   We were moving out of our current house and had agreed to a moving date with Victor Michael. the night before we were due to move we got a call off a very disgruntled member of staff to say that they had already let the property and our paperwork got mislaid. We got given our deposits back but nothing was done to compensate or even help us forcing us to sleep in hostels for two weeks until we found another property.

   I made a official complain to their head office and have heard nothing back (this all happened in January 2011) I recently received a nasty phone call asking why we haven't paid our rent, and they slammed the phone down when i explained that we did not live at the mentioned property. There staff are a truly miserable bunch and the company have no morals!

   hi ya
   they staff are very rude especially one salma chaudhary she is really rude.once we move in to the property they dont want us to call them regarding any thing.i heard from few more that they never pay the deposit back.there was a leak in our property and they never repaired it. we used to warnings from neighbours that they will complain to council.when they say furnished flat they have their own meaning.especially the above mentioned staff is horrible.i would rather stay on the street than renting from them.especially if your are an imigrant dont even go near to them.i dont to deal with them when they refused to pay me back my deposit.

   If I could give no stars I would, but I guess one will have to do.

   I arranged a viewing of a 1 bedroom flat with a very abrupt woman from their Canning Town office. After asking for a midweek viewing, I was told the only available time she could do was Saturday at 2pm.

   My girlfriend and I turned up at the property and waited until 2:10pm. I called the office and was told that there was no viewing arranged at 2pm and that they also had no recollection of me calling or arranging a viewing at all.    Rented a property which was meant to be newly refurbished and was given a move-in date. They promised it would be ready. Rang me the day before to say we couldn't move in as it wasn't finished. Didn't give a damn that I had a van booked and everything. Moved in a week later as they advised and it still wasn't ready but I had to move in anyway. Once we were moved in the builders didn't bother finishing it and Victor Michael didn't want to know until we stopped paying rent. Tried to intimidate us into paying but we told em to stick it. They threatened us with court but we went to citizens advice and they put good old Victor in his place. Oh and ask for the fees upfront as they're a serious rip off. Stay well clear of these cowboys!

   Please take my advice and do not take property from them. They are rude. Don't care about the customers. They charge us for fees and in return only provide rude & useless behaviour.

   Booked an appointment to view two different properties with them and took a day off from work. Then on the day they cancelled one viewing and at another one they send a agent who does not know anything about the property and was very rude.

    I contacted them some time ago and my details were taken (rather rudely) and no one called back. I happened to be in the area and asked if they could show me some flats, but was sent away and told I'd get a call.

    The following day, I got a call from someone who I could barely understand and didn't seem to understand any questions put to her.

    Most people complain about estate agents being too salesy, but I'd much prefer that. I feel sorry for their landlords, as these people don't seem to care about making money!

    We are currently in the process of renting a flat from them in Bow and they have messed us around so much. They said that the property would be ready for our move in date but when we turned up to sign the tenancy agreement the flat wasnt ready. It was in a disgusting state with rubbish everywhere and many repairs to be done. None of the agents had seen the property and they tried to get rid of us by giving us the number of the cleaning company. They have repeatedly lied to us and tried to cover it up. We have still not moved in and the repairs have not been done.

    I reccomend that no one uses this letting agency and that you tell anyone thinking of using them that they are unreliable and rude and do not care abou the customer.

    In four years' time I have checked out many agents around Leyton and Leytonstone, for me, my family or friends. God, all agents are the same! Quick sale, more commission. Customer comes last.

    I have been looking for a 2 bed flat and emailed them. Got a call from Andrew who was suppose to organize the viwing, but, as he said 'they are not in possession of keys'. OK, he set up a viewing in two days' time which got cancelled. No keys available. Then a woman called offering the same flat to be seen. OK. Cancelled as again, no keys available, even though I have asked her whether she is all set. I do not think I will answer my phone next time.
