Urban Spaces are basically the same guys as Greene&Co. Not only it's the same company but they are in the same office too. So basically they are as bad liars as Greene & co. Bad liars cause most agents are liars but they are soooooo bad at it that they are constantly being caught lying by prospective and existing tenants which means they are not even good at it! If you can, you want to avoid dealing with this agency. All they are is trouble and bad news.

Anthony Kyriakou lied about the price of the property and pushed me to put down a deposit for the property all the same. When he informed me I had secured the flat I naturally withdrew my other offers and cancelled the viewings I had arranged. A day later, he informed me that ... the landlord had changed his mind and decided to increase the asking price. I didn't like this but he re-assured me there no other flats of similar specifications in the same location, while at the same time - on the same date - he started advertising - with his personal details on Gumtree - another property, same... I sold my flat with Urban Spaces in December 2010. They were generally pretty good in marketing the property, getting viewings and ultimately finding a buyer. However they repeatedly lied to both me and the buyer, and forced us to complete in a hurry before xmas, presumably so that the agent could collect his commission before year-end. This resulted in both the buyer and I severely disrupting our xmas plans and spending £1000s in unnecessary extra costs. I have confirmed this after the sale with the buyer so I do know as a fact that they lied to both of us. If he were not now letting the property with them I would have made a formal complaint.

This was the second time that I have used Urban Spaces, and the quality of service remains extremely high. I have been particularly impressed with the good communication and professionalism, which ensured a smooth Completion on our property - highly recommended !

An extremely proactive agent!
In particular the marketing strategy was tailored to my property and my requirements rather than just putting my home on the internet and waiting for a response - very impressive.
In particular, the feedback I received from the Branch Manager, Alex Dolley, and his team was very useful and lead to a successful exchange just before Christmas which enabled my family and I to have a truly relaxing break and breathe a sigh of relief.

Very good service. Responsive. Qualified buyers. Turned up for appointments exactly when they said they would. Full feedback after each viewing plus weekly update. Would definitely recommend to others and use again.

Even though the landlord withdrew the letting, Urban Spaces reacted very positively by looking for an alternative apartment and by sending me the reference report which I now can use for further lettings.

 and he even dared to ask me - in a casual manner - if I had made my mind up regards the other flat... cause it was UNFAIR (yes, he dared use this word too!) to other prospective tenants. I decided to meet him and when I asked him why he didn\'t get back to me and what was the reason behind this? It had become clear to me that not only he didn\'t want to give me any options but he also wanted to make sure I have none so I take what I was given at a higher than advertised price! His response was among these lines: Why would he show me another flat when he was so close to persuading me to close the first deal, even though he knew exactly how I felt about the \'sudden change of heart\' that allegedly the landlord had. I contacted other agents and found out the flat was offered from the beginning at a higher rate which proves that the agent had been lying from the start. And moreover it is proven that this malpractice and abuse of their position is a common practice for them and fully supported by their branch manager, Frank Xavier. Finally, just to mention that they do not have a complaints procedure as I have asked for a copy and they couldn\'t provide. I suggest they sit down and write one because from what I have seen online, they definitely need it. Of course this incident has left me with unsavory taste but in the end I think I saved myself from a lot of future trouble and grief.
