We had rented a property using Underwoods and never have had any issue with them, recently the propety we were renting was put up for sale and from the start of the process through to the end the staff at Underwoods have always been helpful and polite.
Initially Linda was superb in letting us know when we needed to vacate the house and was more than helpful with moving the dates around to suit both our needs and the landlords.
Once we had left the property Helen was just as efficient with arranging the final viewing and returning the necessary amount of our deposit.

The service and standards offered to us is exceptional. We have in the past had a poor experience which made us very nervous about engaging with another external company to support us with our rental property portfolio.
We have high expectations and standards which Corinne and her team have met at every stage of the process during our working relationship, we feel confident that when a property becomes available, they are proactive and share our principals and work ethics which in turn reflects in our occupancy rates and tenant loyalty.
I would always use the services offered by Underwoods of Wellingborough, but more importantly recommend them to any company or individual that wants peace of mind and a hazzle free working relationship.

I have to say that I am extremely impresses with the service I receive from Underwoods Town & County. As a first time landlord it was a nervous time renting out my first property. After them renting out my property within 2 weeks, 2 years on and my tenants have moved out. The tenants havent looked after the property and I did my first move out with Helen Brock who took my through the process giving me full advice on how everything works. Helen was extremely thorough and organised and with only 3 working days before my new tenants moved in (i forgot to mention they rented the property again within a couple of weeks) they have organised all of the remedial works quickly and effeciently, and there was quite a lot. Helen's communication and impartial advice was invaluable. Thanks.

Naomi has recently taken over as our property manager and within just a couple weeks of speaking to her for the first time, she has resolved an issue we have been asking about for over a year. Other points we bought up on our recent property inspection are also being followed up.

***WOW*** What a team!
Not only did Lee sell us the property a couple of years ago, it was wonderful to see his appreciation of our efforts when he came to view the changes made in bringing our three apartments up to today's expectations of comfort .
I'm sure many a new landlord has skirted around the concept of renting out their property themselves, but it has been unequivocally the right decision to instruct the team at Underwoods to shed this load from us.
In no time at all, we have three young, professional individuals either moved in, or just about to, with what can honestly be described as pleasurable ease.

Underwoods Town & County thank you, in particular Suzanna in the Accounts Dept in Northampton who has been absolutely fantastic. As new landlords we experienced difficulties with our first tenants with getting the rent. Suzanna dealt with everything for us keeping us up to date at every stage. Suzanna made a difficult situation much more manageable. Nothing was too much trouble.

I've rented through Underwoods for 2 years now and would be happy to recommend them. They address queries/issues promptly and act as a professional interface between myself and the landlord. We have regular site inspections which not only act as a safety net for the landlord but also gives us the chance to raise any problems we have encountered, so, all in all a fair/good system.

I had a couple of letting agents come out to value my flat for rental purposes and choosing Underwoods was an easy decision. Although other letting agents valued it at a higher rental income, Lee Bosley filled me with the confidence that my flat would be well managed by them. Deciding to rent my flat out has been a difficult decision and Lee has made the process painless (so far!!) and has eased any doubts I had. I was pleased with the photos that were taken (as some agents seem to be happy to post mediocre photos on their websites). Three days after I asked Underwoods to take on my flat, I had a tenant. I never expected them to act as quickly as they did. I have been extremely impressed with their service. And I am feeling reassured that I have will have very few problems with being a 'landlady' if this outstanding level of service continues with the management of my property.

We had a 1.45pm viewing on Sat 4th Feb and arrived at 1.35 and waited by the front door in sub zero conditions until 2.10pm with no sign of the agent. When I phoned to see where he was I received a call back to say he turned up and we were not there.
I pointed out we were by the front door from 1.35pm and no car or agent came anywhere near the property I was told he did, I pointed out he was lying and asked he come back ASAP, I was told he could not and they booked another appointment for Sat 11th Feb and 9.30am.
Today I received a phone call to say the house was gone which of course explains why the agent could not be bothered to turn up.
If this is the way they treat their clients I will not be dealing with them again, very poor customer service indeed.Was this review helpful? Yes

I resonantly rented a property in Northampton for my prospective partner and i, who is hopefully getting a visa from the Philippines, i needed to rent a place for us to live, i found Underwoods very helpful, particularly Linda who works at the wellingborough branch, who drafted me a letter giving my partner permission to live with me, as this is a requirement for his visa.

Lee (Northampton branch) was the agent who we dealt with initially and he was very polite and helpful in finding us a property at a competitive rate. However, unfortunately Lee was only responsible for Sales and it was the after care service in dealing with other members of staff which we found unsatisfactory.
We moved into our flat, and our meter readings were not taken. We were told they did not have the correct keys/codes to do this - a little odd as this is a service you would expect. Upon moving in i found It was simply a case of ringing block management to get the code for the keys... (read more)

I have previously been a tenant renting through Underwoods for over two years and always found the staff extremely friendly, helpful and professional, so Underwoods were the natural choice when I came to rent out my own flat. As I am living overseas I rely completely on Underwoods to manage the rental, and I have been impressed by their service at every stage. The arrangement has really worked out well for me over the last four years - the flat has been occupied without a break by tenants who have respected and looked after the property, and Underwoods have kept me well informed at all times and offered helpful advice. I would not hesitate to recommend Underwoods, both as a tenant and as a landlord.

Suzanna in the Accounts Dept in Northampton has been absolutely fantastic with getting the rent in with a very difficult tenant. She always made me feel that 'everything was going to get sorted'. The result was brilliant and she went out of her way to help. I'd also like to put in a comment about Linda Gallacher in the Wellingborough office, she was very helpful and again went out of her way to get the flat rented and so helpful every step of the way.
I'd like to wish them both a Merry Christmas and give them 10 out 10 for services provided.
I've had other agencies look after my flat and none of them have been as good as Underwoods Town & County, I would recommend them to everyone.

I have used Underwoods as my letting agent for over seven years. I have found their service comprehensive and professional. The staff are always friendly,informative and knowledgeable and in particular Lee Bosley,lettings manager who has assisted me with all of my property lets. Recently I recommended Underwoods to a friend who had always used another agent locally and who had been trying to let his property for four months...Lee visited and photographed the property and the office arranged a viewing two days later ....within ten days the tenants moved in! Furthermore I used another company to advertise a property,previously let by Underwoods, for sale....after three months with no offers I decided to try Underwoods sales department....within one week I had an offer,contracts exchanged and completion date has been confirmed! Northamptons number 1 agents all round...proven!

Having previously had a terrible time with another Northampton agent, we were obviously worried about letting again. Lee from Town & County reassured us by his professional manner and attention to detail. As expected there have been a few teething problems however I have always measured customer service following a problem not by the issue, but how it was addressed and whether or not my concerns were resolved. On this occasion I have to say that all staff at Town & County have been patient, supportive and reassuring with Lee ensuring my emails have been followed up. Positive, proactive professional staff who clearly care about keeping us happy. So far they have exceeded our expectations!

I have been using Underwoods Lettings for the past 10 years. They have always acted in a professional way, finding me the right quality of tenant in good time.
The staff are very particular about vetting prospective tenants, ensuring that all criteria are met. They contact me regualarly with updates as to how the 'tenant finding' process is going.
In my view Underwoods are THE Agent to use in Northampton. They haven't let me down in any way in the 10 years I have been using them.

I have been using Underwoods services for the last three years and I can say that they are very effective agents. They respond quickly and efficiently to any questions or issues that may arise. Dealing with them via a long distance, we live in Main land Europe, has not been a problem. Responses to emails are within 24 hours meaning that both Landlord and Tenant are not left waiting for answers. I would recommend their services from my own experience.

Underwoods are the 3rd agent used to let our house. Denise Cooper, Property Manager has been an absolute star. She keeps me fully informed at all times, is efficient when asked to do anything, has a very pleasant manner and nothing ever seems like too much trouble for her. The wider team are also good but Denise has been consistently excellent for the past few years. Currently, the house needs an overhaul and I am unable to be present. Denise is dealing with it all for me and I am confident she will do a great job. It's a real pleasure to work with her.

I have 3 properties and when we bought them about 5 years ago we put them with 3 different agents to assess which was the best. The properties are all with Underwoods now because they offer the best service and advice available to us here - and the staff are, without exception, couteous and helpful every time we have to contact each other.

Underwoods recently provided me with a 'Tenant Find Only' service
They were able to provide me with a steady flow of viewings, and managed to find someone suitable within about a month.
They were always prompt to answer emails, and enthusiastic and professional on the telephone.

We have used Underwoods Town and County Letting Agency and I have always found their service to be very professional, helpful and good value for money, they have always kept me up to date on how their search for the right tenant was progressing. Since contact ing the Wellingborough branch of Underwoods some 5 months ago, Corinne searched around to find our perfect home. I am never failed to be amazed at the hardworking and professional service offered by this agent. As a remote landlord I cannot commend the efforts of the Property Management team enough. Their unfaltering service has removed all of the strain associated with the maintenance and upkeep of the property. As a result my tennants continue to renew their contracts year on year.

Having recently exchanged and moved I would recommend Underwoods to anyone. They gave me a very detailed and accurate valuation, had it on the market in 24 hours with a stunning set of photos and agreed a sale within two weeks. The sale got a little complicated (as they do!) but the staff there knew exactly what they were doing and sorted it out with no fuss. I've used other local agents in the past 10 years, but the personal service and efficiency at Underwoods are far better than I've previously encountered. Thank you!

Underwoods have been excellent. They found a tenant very quickly and dealt with all the paperwork.
I'm looking to buy another property soon and will definately be going back to Underwoods.
Found Lee especially good on the lettings side of things and Diana very good dealing with maintenance issues quickly.

iI rented with another letting agent before Underwoods and had a terrible experience. The staff at Underwoods were so hopeful and re-assuring at such a stressful time. Dealing with the staff of Underwoods, Wellingborough has been a pleasure. I have lived at my rented property for over two years now and whenever there is a problem they have been helpful and if a maintenance job is required they have always sorted it fast and efficently. I find the problem isn't with Underwoods, but there have been issues with the Main Maintenance Company (these are not part of Underwoods but deal with the External Problems of the properties). Underwoods have always been able to sort an internal problem before it gets out of hand. Unlike most Letting Agents who just want your money and will not do a thing once renting their property. They have also helped when trying to deal with the external Maintenance Company problems. As a previous tennant stated on here, if you are not happy with the service, move. I have in the past... So, I would be happily to recommend Underwoods to any person(s) who is looking to rent/buy a property from them. Their friendly staff are always happy to help. Long may this continue...

I have used Underwoods Town and County for over 6 years. Unlike most landlords I am carefree, knowing that the team at Underwoods Town and County are managing my portfolio on a daily basis. The fully managed service is great, as it means I can focus on growing my portfolio rather than diverting my focus to my existing properties.
Most other landlords I speak to are constantly changing letting agents due to poor service, thankfully I don’t have any of those concerns.
The team are also constantly looking to develop and have a number of professional qualifications, which are a must for any serious letting agent.
It’s clear to see the management at Underwoods Town and County understand that investing in the team is key to their future success.
I have no hesitations recommending Underwoods Town and County!

I have been a satisfied landlord since the Company came under new management some 10+ years ago. The secret to satisfaction, which ever side of the transaction you are sitting, is common sense. As a landlord I have a duty to provide a property fit for purpose and that WILL ALWAYS involve some expense in keeping it to an acceptable standard, due to acceptable and fair wear and tear. As a tenant there is a duty of care over the landlords property and if you don't care and don't treat it like you would your own you may find you are having to contribute to repairs at the end of the tenancy.
I get regular updates on property condition and it is therefore quite easy to isolate incidents which are not fair wear and tear. Underwoods eye for detail and fairness in dealing with any problems that do arise lead me to believe there is nowhere else to look in the Northampton/Wellingboro and surrounding areas. Don't let those high standards drop and thus become "one of the rest"

I have dealt with many agents over the years and Underwoods have surpassed all of them. They have looked after my property extremely well, carefully chose my tenants (after consulting me), regular visits, kept me fully informed and always paid the rent into my account bang on time. I have scanned through some of the other reviews on here and I must say that the negative tenant reviews are somewhat typical! I rented through Underwoods Town and County while working for another agent in the town, so I understand first hand how difficult tenants can be, particularly when they demand repairs that are either unreasonable or low priority, and they want them to be done within 5 minutes of being reported!

Brilliant service from Underwoods Town & County. We put our house on the market on the Wednesday and had sold by the Saturday. We got viewings straight away and the agent went that extra mile, printing out information for us and being generally very helpful. Would use again and would recommend.

The staff in the Wellingborough branch couldn't have been anymore helpful to me and my family. We have since moved area, wish there was an Underwoods in Wales!!!! Had no problems with the deposit as we returned the property to the standard we received it! Can't personally understand others that are moaning about their deposits!?

I would never use this agent again(UNDERWOODS TOWN AND COUNTY). For 2 years, I complaint about the heater doesnt work properly and I had to use electric fan heater which cost me the bills and they never taken care of that. The bulbs were already burnt when I moved in and they asked me to replace it myself and they might have charge the former tenant for that. The kitchen hob was greasy when I moved in and my mom spent her holiday just to cleaned it and they said it was not clean. The shower head and raiser was moulded and broken and I made complaint to them and yet no replacement.

They are rubbish would never let with them again. Have been with them for 2 years only because the landlord allows us to have our dog and he also allows us to decorate. If we have a problem the Wellingborough branch won't do nothing to help, we need to keep contacting the Northampton branch. They keep sending me letters saying that I have not paid the rent when I have. Been trying to sort this problem out with them now for the last 5 months every time I tell the Wellingborough branch they tell me its nothing to with them and keep telling me to contact the Northampton branch but every time I ring them there is nobody available to talk to or they tell me they need to look into it and get back to me which they never do. I have the same problem if there is something wrong with the house. I would never rent with them again, I find them very unprofessional and very unhelpful. I have never had this problem with the other letting agents I've been with.

I have rented property through 3 estate agents in the past and Underwoods have been by far the worst of the 3.
On the face of things they appear to be a professional, well staffed and a knowledgeable company.
Once you become a tenant they become expensive, inflexible and un-contactable, the service appears to benefit their client and penalise their customer.
This is purely my opinion and I am sure that others have had a positive experience but I would never use the service again and I would advise other's to exercise caution if considering using their services.

I am a landlord of Underwoods and what I like about them, that I didnt find with other agents is that they always want to do whats best for me. I found before in the past that agents took the side of the tenant. They seem to know their stuff if a tricky situation arises and for me, as a landlord thats most important. They have always found me tenants in good time too.

Watch them - they are not truthful, will spin out attending to your issues (6 months for one of our major problems!) and will take an ridiculous administration fee/deposit for wear and tear which should be considered normal....They do not, despite their claims, abide by ARLAs terms at all.
We have had the most terrible experience with them and all at our expense - if we could have afforded to we would have bought out of our contract after only a few months.Was this review helpful? Yes

 was the agent who we dealt with initially and he was very polite and helpful in finding us a property at a competitive rate. However, unfortunately Lee was only responsible for Sales and it was the after care service in dealing with other members of staff which we found unsatisfactory.
We moved into our flat, and our meter readings were not taken. We were told they did not have the correct keys/codes to do this - a little odd as this is a service you would expect. Upon moving in i found It was simply a case of ringing block management to get the code for the keys that were on site. Not difficult, but one which appeared to challenge them. Instead, we quite possibly paid more for our gas/electric due to 'estimates' having to be taken. Ok, lessoned learned.
We then had an issue with the boiler in December which we can understand is a busy period. Although you are told that you are a priority/emergency if such heating issues arise in the cold period, a week passed and after numerous calls/left messages we took it upon ourselves to resolve the issue. We informed them that we had found a corgi registered gas fitter which they appreciated, as all of their handymen were still not available. After numerous calls and messages by the gas fitter, plus prompts from ourselves after the work had been carried out - they still had not paid him for his work over a month later which in our opinion was a disgrace. After all, we had practically done their job by finding someone to resolve the issue, and they didnt even have the decency to follow it up. And the landlord had okayed the work to be done so it wasnt a case of contacting them. Totally unprofessional.
In another December, we had a problem with our washing machine. We informed the estate agent and were told we may have to wait until January as washing machines were not priority/emergencies for this time of year. Again, in our opinion this was an unacceptable answer as we deemed it to be very important. We were told by a member of staff that some people didnt have heating as their boilers had packed up and, they were priority (note the above). We continued to callback each day for an update and our persistence paid off as we did get an engineer to come out eventually. It could not be fixed and was replaced by a cheap washing machine (not integrated) when before we had a washer/dryer of reasonable size (integrated). One assumes replacements will be like for like. But, not a problem we got on with it without complaint as we realised it was exhausting to have to deal with a major issue, let alone a more minor detail.
We never missed a payment, took pride in keeping the property clean and in good order. When we moved in the oven and retractor fan were filfthy. We asked to have the oven cleaned on moving in. It appeared that someone literally came in and sprayed some oven cleaner on it, leaving the foam. Again, we got on with it and did not complain at the time, until we were nearly made to pay for it being dirty when we moved out - when in reality it was cleaner than when we moved in. After analyse of photos we did not have to pay. Its worth noting unexpected costs did come out of our deposit such as a £40 'adminstration charge'. Again,we were not informed of this until the final inspection was completed. It may be in small print somewhere but i could not find it, therefore i felt it was a little cheeky. We could not be bothered to dispute such things. We were just happy to get the large part of our deposit back.
On the plus side, one member of staff who we found to be unprofessional in dealing with the boiler situation above did 'leave' the company. I found this out from a colleague who had raised eyebrows when we informed him of her attitude and got the impression we were not the first to complain about her. Upon our last visit to the branch, it has to be said that the sales staff were very friendly and helpful, but we personally just didnt get that level of professionalism from the after-sale staff we dealt with whilst being tenants. The secret to satisfaction, which ever side of the transaction you are sitting, is common sense. As a landlord I have a duty to provide a property fit for purpose and that WILL ALWAYS involve some expense in keeping it to an acceptable standard, due to acceptable and fair wear and tear. As a tenant there is a duty of care over the landlords property and if you don't care and don't treat it like you would your own you may find you are having to contribute to repairs at the end of the tenancy.
I get regular updates on property condition and it is therefore quite easy to isolate incidents which are not fair wear and tear. Underwoods eye for detail and fairness in dealing with any problems that do arise lead me to believe there is nowhere else to look in the Northampton/Wellingboro and surrounding areas. , regular visits, kept me fully informed and always paid the rent into my account bang on time. . For 2 years, I complaint about the heater doesnt work properly and I had to use electric fan heater which cost me the bills and they never taken care of that. The bulbs were already burnt when I moved in and they asked me to replace it myself and they might have charge the former tenant for that. The kitchen hob was greasy when I moved in and my mom spent her holiday just to cleaned it and they said it was not clean. The shower head and raiser was moulded and broken and I made complaint to them and yet no replacement.
Be careful to all those who would go for this agent, they were all smiling when you first enter their office looking for a house/flat to rent or buy then they will leave you on your own after that, there was no customer support or care. That is why they just rent to whoever just to get money.
BUY OR RENT THE PLACE AT YOUR OWN RISK. COMPLAINS WILL NEVER BE BOTHERED!!!!
I am very disappointed with them. We even had to call the elevator ourselves. Oh gosh, I dont even know how terrible they are to their customers. Some of my neighbors even left the place after the contract but I had to stay because I am a student and could not afford to go somewhere else.  and will take an ridiculous administration fee/deposit for wear and tear which should be considered normal....They do not, despite their claims, abide by ARLAs terms at all.
