When searching for a property, I didn't really think about which estate agent to go with, as presumed all would provide a similar level of service... I now know better, so please do consider carefully. If you're considering Underwoods, go for it! Their reviews on here seem genuine and not as if written by the agents like some (see Ashby Lowry!).
Underwoods were approachable and helpful from the start. And they were patient as we looked around a lot of flats that were identical! When we found somewhere, we requested a lower rent if we signed for a year rather than the 6 months -... (read more)

Underwoods Town and County are such a wonderful agent to rent with. People I know who are tenants with other agents always seem to have problems but I happily tell them what a pleasure it is to rent from Underwoods. I have rented from them for 7 years now and wouldn't rent from anyone else.
A massive thank you and pat on the back should go to Naomi Stokes. She is a credit to the company and is great at her job and Underwoods should feel very proud and privileged to have her working for them. I have had some maintenance problems crop up recently and she has ensured that they have been sorted out promptly and has kept me informed about every step of the way. She is fantastic.
I thoroughly recommend Underwoods as a professional, hard working and tenant friendly agent! You will not be disappointed with the service they provide.

I have rented my property through Underwoods for the past 10 years and have found them to be extremely helpful, efficient and organised with all aspects of renting out my property.
The staff are extremely helpful and knowledgeable and when I have had the odd difficult situation with rent arrears or maintenance this has always been resolved quickly and in a disciplined/structured manner.
My house is extremely well looked after by them and I feel it is in good hands with a professional company employing professional staff in all areas - getting tenants, inventory control, house checks, maintenance management and payment of rental monies.
I could not recommend them more highly and look forward to another 10 years with them as I like the personal touch they provide for Landlords/Landladies.

***WOW*** What a team!
Not only did Lee sell us the property a couple of years ago, it was wonderful to see his appreciation of our efforts when he came to view the changes made in bringing our three apartments up to today's expectations of comfort .
I'm sure many a new landlord has skirted around the concept of renting out their property themselves, but it has been unequivocally the right decision to instruct the team at Underwoods to shed this load from us.
In no time at all, we have three young, professional individuals either moved in, or just about to, with what can honestly be described as pleasurable ease.
Everyone we have encountered, from both offices, have been positively helpful, professional and chirpy to boot. Thank you for that Guys!!!

   The property has rising damp which I informend the agency over a year ago and the main person they use to fix/mend properties is unprofessional and unreliable. So just hope nothing needs any work in your property. The only reason I would use this agent again is that they seem to have a almost a monopoly in this and surrounding areas.

   Terrible service from day one. I don't know why I didn't see it as a sign. On viewing the property I waited 45 mins after the arranged time for someone to show me round, nobody appeared so when I called I was told that someone had come and I was not there. I had been sat outside the house for the whole time and saw no one. They then said that the agent had gone to the wrong house and that someone would be there shortly.    The s were helpful from the start. However they charged us 250 administration fee, which in my view is a lot of money for the service they offer. They also charge any additional costs, for instance 60 pounds to visit the house if anything needs to be fixed.

   Also, one member of staff was unfriendly to me today (Corine, red haired lady).

   (it must be said that the house was in very good condition, but we are paying nearly 600pounds a month)

For clarity, we do not charge for a contractor to attend to mend anything if it is the Landlord's responsibilty.    Some years ago I rented a property for myself with Underwoods and found them a really nice company to deal with as they were always polite and helpful. Therefore, some years after this, when I was in a position of being a landlord myself, I immediately went to Underwoods to manage my property for me.    The rating is a little innaccurate here as I have to have at least one star.Anyway my experience with this letting agency has been absolutely awful.Before moving into the property I had to pay £545.00 for the application fee and deposit combined.As a student this is a lot of money , most agents would only charge £200 deposit and one wonders what the 'application fee' is actually for if the property was found and applied for by the tenant.Upon securing the property I paid a summer retainer which is reasonable and standard for student properties where the student does not move in until... (read more)

   The service I received from Underwoods was second to none! I've had dealings with many agents over the years and can safely say that these guys are the best around.
   They have fees to pay like any agent and lets be honest no-one really wants to pay these but they were always upfront about them (unlike most others!)

    Overall I am disappointed with the service from Underwoods. When I have telephoned the office the member of staff who answered was very unhelpful and impolite. I felt she really had no interest in handling my query at all. We notified them a week ago now about our broken boiler, and having called them again today and was told that someone will be called today to fix it, but could not tell me when it will be fixed.     I rented a property in the County Chambers building for 2 years. I had no problems with Underwoods or the property for the first 8 months of my tenancy, things soon went down hill though after that!

    *Firstly my washing machine broke down. I reported this straight away, but still had to wait 5 weeks to get a new one (not exactly fair and reasonable time)
    *I had a problem with the electrics in the bathroom which I reported 4 times, and nothing was ever done about it.

    Underwoods have been wonderful. I rented a property of them in 2011 and it all went very smoothly.In june 2012 the tenancy was ending. A month before it ended me and my ex partner split up and so i had to move back to Oxford nearer family. Underwoods especially (Diana Drew) were amazing and kept me updated all the way, because it was a messy split up and i was worried i wouldnt see any of the deposit Underwoods made sure they would split it all down the middle to make it fair. Everytime i would contact the team i was answered within half an hour even if they were busy.

    Alot of bad reviews on here about them but from my experience they have been really good and worked very hard to help me!!!! Bring a underwoods to Oxford as if they were here i would use them.

    We instructed Underwoods when we were having problems with a tenant. Their professionalism, support and advice in dealing with the eviction enabled the whole process to proceed smoothly and with minimum of stress for me. I did not have to employ the services of a solicitor.
    All the staff were most helpful in any queries or concerns I had. Naomi was excellent in dealing with the repairs and works required in order to relet the property.
    I also dealt with staff in the Wellingborough Office who marketed the property and who also were friendly, helpful approachable and professional.
    I thoroughly recommend using this company.

    Terrible service. Not long into the tenancy both me and my partner began to dread calling cause of the uncaring and condescending attitude of some of the staff. They change premiums for services that are little more than pressing print sometime, some of these costs border on extortion.
    From speaking to friends and family that deal with them also, it seems they treat their landlords well but give very little care to tenants.

It is difficult for me to comment further as I do not know who you are or the circumstances of your general complaint. Our fees are clearly set out in the Tenancy Agreement that you signed in order to commence a tenancy. Therefore, you were in full knowledge of these before you signed the tenancy agreement and they were certainly not changed during your tenancy as you seem to be implying.     Awful as letting agents for a tenant! I would never use these again, another faceless unsympathetic company.
    High volume of inspections, having to pay to have your tenancy renewed, awful for repairs.

    Find it very strange this letting agents has so many "good reviews" and how many are actually from landlords?!
    After trawling this site out of interest for the last hour and looking at other agents 9 out of 10 reviews whether good or bad are from tenants themselves - highly suspicious in my opinion!

    I am extremely concerned to read this review and am wondering if we are, in fact, the agent you mean to refer to. My reasons for thinking this are set out below. Firstly, we are sorry to hear of your bereavement and extend our condolences. If a tenant has signed a fixed term tenancy it is a legally binding agreement for both parties, the landlord and the tenant. I am sure if a landlord wanted to break a tenancy agreement early a tenant would have much to say on the subject. If a tenant wants to surrender the tenancy early we have a procedure for this.     We had rented a property using Underwoods and never have had any issue with them, recently the propety we were renting was put up for sale and from the start of the process through to the end the staff at Underwoods have always been helpful and polite.
    Initially Linda was superb in letting us know when we needed to vacate the house and was more than helpful with moving the dates around to suit both our needs and the landlords.
    Once we had left the property Helen was just as efficient with arranging the final viewing and returning the necessary amount of our deposit.

    The service and standards offered to us is exceptional. We have in the past had a poor experience which made us very nervous about engaging with another external company to support us with our rental property portfolio.

    We have high expectations and standards which Corinne and her team have met at every stage of the process during our working relationship, we feel confident that when a property becomes available, they are proactive and share our principals and work ethics which in turn reflects in our occupancy rates and tenant loyalty.

    I would always use the services offered by Underwoods of Wellingborough, but more importantly recommend them to any company or individual that wants peace of mind and a hazzle free working relationship.

    I have to say that I am extremely impresses with the service I receive from Underwoods Town & County. As a first time landlord it was a nervous time renting out my first property. After them renting out my property within 2 weeks, 2 years on and my tenants have moved out. The tenants havent looked after the property and I did my first move out with Helen Brock who took my through the process giving me full advice on how everything works. Helen was extremely thorough and organised and with only 3 working days before my new tenants moved in (i forgot to mention they rented the property again within a couple of weeks) they have organised all of the remedial works quickly and effeciently, and there was quite a lot. Helen's communication and impartial advice was invaluable. Thanks.

    We have been tenants with Underwoods since 2009 and have always found them to be helpful and friendly to deal with.

    Naomi has recently taken over as our property manager and within just a couple weeks of speaking to her for the first time, she has resolved an issue we have been asking about for over a year. Other points we bought up on our recent property inspection are also being followed up.
