   I am paying for a fully managed service. My first tenants were wonderful and in two years had only one tiny issue which we sorted immediately. In the past year however my new tenants have had a steady stream of problems which have cost me a small fortune. Plumbers and electricians seem to have very high call out charges in Staines and even when they fail to find or fix a problem or worse still actually break more than they fix Townends have not once challenged either the tenants or the workmen and have just passed the exorbitant fees on to me. I thought I was paying for a value add service and that Townends would verify that issues or breakages were not due to tenants negligence and that workmen only charged for a job well done. I only wish I'd seen this website before I signed up with them. I was beginning to think all agents were the same but now I realise they are not. Time to change my agent.

   Appaling - I mistakenly paid for Townends to manage my property thinking it would make life easier how wrong.

   A heater failed - townends engineer recommened they were removed and replaced as they were "Obsolete" - had my plumber go round and fix as parts were readily available.

   They replaced a failed Shower pump - the "plumber" they sent couldnt join pipes, so a few weeks later the flat is flooded, there contractor returns to fix leak - blows immersion in the process - they return to replace immersion and manage to blow fuse and timer.

   Now the shower pump they fitted has failed as it was the wrong bore for a flat....

   All the way through they've treated us as the ones casuing problems and taken the contractors side - I do beleive im teh customer and who is paying them for teh privelege of having my flat destroyed....

   Another true story ...!

   The heating has never worked in the 5 months I’ve lived in this flat (even though they are contractually obliged to provide it). As a cold snap has arrived throughout the UK I have had to resort to withholding rent. According to 'Croydon Guardian' the temperature in Croydon at present (4 Feb 2011) is -1.5c !!

   Despite me complaining that the heating has never worked and i reported it a long time ago, I received a threatening letter today from Rebecca Grant (rent control manager) demanding payment or i will be charged interest and be given a bad reference for not paying rent!

   I will leave you to think of words to describe these humans, as like the heating my voculabulary is failing ...

   We viewed a property on the 2nd of the month and signed up on the spot on the condition that the moving date was the 5th of the following month. We managed to reduce the ‘fee’ by about £100 but it was still £500 including credit reports at £50 each and the check in report.

   Townends are in my opinion, just awful.
   Helpful as ever when trying to find us somewhere to rent but after that they just didnt want to know.
   For example, the light fitting in the bathroom which didnt work for 8 months (still broken upon vacating the premises), even though my flatmates partner is an electrian and gave the full diagnosis of what needed to be fixed with the light , this information was passed onto Townends but no, nothing.

   following my partners decision to vacate and not use Townsend services delays and threats have continued for months without any return of deposit. my partner a doctor and former minister for medical research has been issued with onerous charges; the latest £150 for repairs to a toilet accompanied with a photograph (undated). fortunately having photographed around the flat prior to my partner leaving the premises i am now seeking advice from the police on townsends action. Action Fraud on 0300 1232040 were very helpful.
   its very frustrating these organisations continue to extort money from peope in this way i hope they are soon put out of business.

   It has taken 4 months to get a new tenant added to the lease of our property. The person we were dealing with started out fine, but in the last few weeks became rude and threatening. Probably because we felt we needed to contact her daily in a vein attempt to finally get things sorted out, given it had dragged on for 3 months already at this point!

   Wow. These guys really took the biscuit. I generally think estate agents get unfairly bad press but this is so deserved. After giving them strict instructions that I was the main point of contact (my mother unfortunately is experiencing memory problems) to act for my mother, it was most astonishing to find out that the property had been advertised online at a much lower value than the 3 others I approached had come in at and that there was an open viewing for a week's time. Considering I'd heard none of this and we weren't looking to move until the new year, this was all a bit of a shock.

   Even when I phoned to complain, no one seemed to want to take responsibility for this and they even started blaming each other. Great. A company that screws it team. And how dare they request 'we hope this doesn't impact our future relationship.' There is no future relationship. And yes, I will be contacting Ombudsman.

   They completely ignored us for a month regarding a renewal and we spent hours trying to get in touch with them via email and phone. We even took time off of work to go into our local office - but they couldn't reach the Chertsey office either. They were rude from the start and just make really pathetic excuses/lies instead of properly dealing with our complaints. Now they want us to pay a £180 admin fee to them after we've spent ten times as much time on this as they have. Worst service I've ever dealt with.

   This is by far the worst estate agents I have ever dealt with in the last ten years
   It was a big mistake to use them, I've signed the tenancy agreement 3 weeks ago, and despite numerous phone calls/ emails I still haven't received my copy, the rent money was paid to them on time, yet had to chase them several times to get it transfered to my bank account, numerous fees deducted of course.
   The letting staff are rude, arrugant & very unhelpfull, I was trying to find any comlaint system they might have so I can use, couldn't even find a decent website with any information about this.
   I will write to head office but doubt I will get anywhere.
   Avoid at all costs, even if they tempt you with reduced fees, stay away is my honest advice.

   The bad experience started with the fact that I've booked viewing appointment and travelled 300 miles from Scottish border only to find out that I won't be able to see the property as the tenant did not agree to the proposed viewing time. Since I had no other options, I had to sign the agreement despite the fact that I did not see the interior of the house. The check-in experience was very bad - the agency forgot to do the check-out so we had to wait for an hour to start the process plus the agent was very unpleasant and didn't even apologise. We were not given access to the shed and garage although this was not mentioned in the advertisement nor in the tenancy agreement plus the advert clearly showed these on pictures. The agency failed to resolve the issue and did not take responsibility for dishonest advertising. The only luxurious thing about Townends are the outrageous fees that are not reflected by the service at all.

   A true story...!

   My flat from Croydon Townends has huge windows and no netcurtain/curtain/blinds. I can’t change the fittings etc. so I used mark-free scotch tape and newspapers for privacy & sleep (until they install blinds – I’ve been waiting 7 weeks).

   Simon Butt from property management told me (in writing) to remove them today (due to breach of contract for ‘altering the window’) and threatened to send someone into my flat (with their management keys) to remove them (at my cost)!! I thought this can't be right ...

   I notified his manager Luticha McNeal (head of property management at Townends) who also told me to remove them (in writing for other reasons). Also, she wrote I could instead ask permission for me to put curtains up (for 2 weeks until they install blinds) - is drilling curtain rails into the wall is less destructive & temporary than mark-free tape and newspaper?

   To top it off, they appear to have violated the Property Misdescriptions Act 1991 by falsely advertising a concierge - who of course is not present. Need i say more ..

   I gave them 1 star because there is no lower rating. Firstly, our property was not ready to be moved in to (damage inside and outside the property, some appliances left in lethal condition e.g. lawnmower tied together with duct tape that came apart during use), about 20 things were badly wrong. It is 3 months into our tenancy and they still have not fixed the issues. Keys missing for rooms/external doors, big drainage hole on the patio, a broken bed and wiring sticking out of walls were just a few issues worthy of note.

   I am very angry about the unprofessional, disrepectful service I have received from your company and the amount of time I have had to put in to chase your employees.

   The Pre-Tenancy team in head office in Chertsey are, utterly utterly appalling. Lzzy, arrogant, contemptful and rude, they have made my own renting of a new property one of the most stressful and unpleasant expereinces imaginable. How something so benign and straightforward can be drawn out more painfully than a drunken dentist pulling teeth, is quite beyond me. I'm FURIOUS with them and am in the process of making a complaint to the Townends Managing Director - although God only knows what he will do about it... Avoid at ALL costs.

   After reading some of these reviews i am quiet shocked! I have used Townends on 2 occasions in 2 areas. I have found them most helpful and very easy to deal with! There are other agents in this area that i would not tocuh with a barge pole, however i found Townends a breath of fresh air.
   Yes their fees are high... but so are other agents. There is nothing forcing you to use Townends or any other agent infact, so why complain about fees. Dont like it - dont use them - its that simple!

   Quiet Simply - I have found townends great to deal with and i have recommended them to friends and family. i am looking forward to moving into my new flat in 2 weeks!

   I rent a flat with Townends and it has been a dreadful experience. We put an offer that was accepted and started the paper work. They had a month to complete all the checks, but did nothing! We were supposed to move in on the 1st, but on the 28th I got a phone call that something wasn’t right, they needed more money from us and they couldn’t give us the keys.    Horrendous experience. Was mis-sold services from the start. Was promised by the sales agent that 360 degree photos would appear on my property's listing, and that this differentiated Townends from the competition, hence boosting the chances of me selling the house.
   It turns out they no longer did this - which I only found out once I'd signed an exclusivity period with them. They managed to get 3 viewings in 3 months and these only happened when I called to complain we had no activity. The sales agents were like zombies when showing these people around, no sense of talking up a property. I complained to the boss that Townends were useless at selling and that they'd done nothing to earn any potential commission. Anyone can list a property on the internet and arrange meetings. So if Townends expect to get paid commission should I have sold my property, I fail to see how they would have earned it. Suffice to say, we have gone elsewhere. Do not use Townends, they are clueless and lazy.

   It is interesting to see that tenants do not think Townends do a good job for them, I can assure you as a landlord they are appalling too. Expensive contractors, inefficiencies, extreme rudeness, and costing us extra money through their own mistakes incurring charges that they then pass on to us!! We complained and complained but they hide behind their contract and will not take any responsibility. We are now moving our business elsewhere!

   Having rented in South West London for many years now, Townsend are the most ridiculous agents I have ever come across.

   The properties are valued at between £1-200 over market value which seems crazy and the fees are astounding.

   To rent a 1 bed flat at £1100 they propose the following fees:

   £110 - Move in (usually only pay move out)
   £100 - Reference fee (a lot higher than anywhere else)
   £360 - Admin fee, that is £40 above Foxtons!
   £500 - Holding deposit

   To be fair to the people working there, they seemed nice and friendly but also appeared to be making up the fees as they go along. The most expensive letting agent in London, quite possibly!

   Do the landlords know what a deterrent Townend’s extortionate fees are to securing tenants? Having found a suitable flat on Saturday, driving 1 hour to go to their office to sign up, I was presented with a list of previously unmentioned fees that stopped me proceeding. The staff ‘s reactions when challenged made it clear that they know the fees are ridiculous. Any prospective landlord’s or tenants, please go to one of the many fair agents available. Avoid Townend’s at all costs!!!

   Where do I start; they misinformed us to get us to sign the tenancy. Once it was all agreed we found out that they hadn't actually asked the landlord to remove the bed from the spare room as we have a baby and I requested all more than one occasion that it needed to be removed. The agent said we never asked for this!! We were also told the flat was fully furnished. We kept requesting a list of what was in flat which we never got. We moved in to find that the kitchen had nothing in except a few dirty plates and cups. We have not left the tenancy early due to unforseen circumstances and they are not interested in listening to anything we have to say we have to pay up which I agree too but some of the costs I don't!! They have been very rude and unprofessional. The landlord removed an item of the flat and never replaced it and they have furniture in there that has not fire safety labels but they don't seem to care. I am so angry that I am in this situation and cannot wait to be out of this agreement.

   Horrible people, as soon as they get your money - they just don't care what happens next.
   They like to say - "sorry, we are getting lots of incoming calls and very busy!" - which means - "we don't care of our clients".

   They never negotiate on your behalf and are definitely not on the tenant's side! Keep off them!!!

   We had been ringing Townends up on an almost weekly basis trying to get them to make repairs to the house and nothing was done about it. They came round and did an inspection half way through the tenancy and the damage was pointed out and noted.... Having moved out we have have had about

   In 8 weeks on the market, they have been able to get me a grand total of 3 viewings. With every phone call that I made to them, either they were not able to answer, or the staff member I spoke to had already left. Often I would have to leave several messages before anyone bothers to get back in touch. When I told them just now that I wanted to take my house off the market, there was no civility, or questions why. The rude manager just said that I had to give them 2 weeks notice and then hung up. Charming they aint!

   This outft are a shower of s**t ! We rented a property from them just under 18 months ago, (after having sold my own flat throught them, amazingly very helpful then) and although the Branch are not half as bad as the Head Office, they are not a lot better. To keep my experience as brief as possible, our landlord went missing, and was wanted by the police. We have had the police round 4 times and when he got in contact with Townend and told them he wanted his flat back, they failed to get an address or telephone number from him, so making it impossible for us to serve notice to him !... (read more)

   Showed me a property with no floor and the assurance that would be going down any day in plenty of time for my moving date, a month away. Phoned them a week before to check everything was OK and still going ahead and was assured it was fine, 3 days later they phoned me back to say actually the floor wasn't down and it would be at least another 2 weeks by which point I was half packed with moving company and everything else in place ready for the move. It all went down hill after that with more problems that are too boring to into to. Suffice to say I wouldn't touch this lot again with a barge pole.

   Expensive, rude, unprofessional, poorly treated staff and an extremely arrogant. Townends Group needs a lot of work before it can be considered 'Reputable'. Failing to return calls to disgruntled clients and charging outrageous fees wherever possible is not the hallmark of a reputable firm.

   I'm taking my business elsewhere. I'd advise them to get things in shape before more people do the same.

   NB: Telling me 'You are welcome to sue us' was not the most intelligent way to try and convince my custom.

    If you rent through them, a few commendations:

    (1) Ask for the name and address, if not provided, of the landlord while you are still renting the property. They are legally required to provide this information.

    (2) Try to avoid signing an initial inventory and look carefully at the final inventory before signing it. This is to avoid deductions from your deposit for damage that was already present when entering the property.

    (3) Find out which deposit protection service is protecting your deposit.

    (4) Ask about all possible fees, such as for the final inventory and changing contact details on the contract.

   Unhelpful, rude, overpriced.. and I was lied to about work that would be done. Treated me the same appaling way agencies treat student tennants. Much happier now I can go straight to my landlord for any issues.

   Among other things too tedious to mention, the negotiator made a habit of trying to bully me over the phone, including trying to bully and frighten me into accepting a totally unjustified reduction just before exchange. This was Townends Putney - other branches may be better, but I don't intend to find out.

   What an appalling bunch. Townends showed me a flat in the middle of being renovated, but when I got there it was in a terible mess - dirty and with work half completed.

   They want bundles of money for ever simple action they carry out. For example, because I wanted to change my check out date as I would be abroad they wanted
