Squares estate agents, Leighton Buzzard, arranged a Shorthold Tenancy Agreement on my rental property, but failed to carry out any credit or reference checks on the tenant that they let occupy the property. The Shorthold Tenancy Agreement and documentation provided had significant mistakes in its preparation.

We originally used another agent who we thought we had sold our house through. After a few weeks it turned out that the buyer couldn't afford our house and couldn't get a mortgage!

I can highly recommend Squares CMK after inviting 3 local agents to value my property I selected to us Squares as I found the agent to be un pushy and take time to appreciate my property and clearly was able to understand the type of person that would purchase my house. After just one week of my house being on the Market I received an offer that was accepted, which was very close to the asking price. Throughout the sale Squares followed the chain through to completion and kept me fully up dated and they even chassed my solicitor while I was away on business to make sure the sale was completed on time for a speedy almost stress free transaction. All I can say is thanks for a great service and all the best for the future.

I've met some slippery, shoddy estate and letting agents in my life, but these were beyond bad. Initial impressions seemed okay - they were very helpful in setting up a viewing and actually getting me a rental property that was suitable. However, from the point I paid my fees (damned expensive, I might add), it all went downhill.
The lettings management seems to be run by a shockingly rude, incompetent, ignorant woman called Natalie. If you're paying for a service you expect people to be polite even if they manage to mess up simple tasks - but no. Every communication with her was... (read more)

Worst estate agents ever.
Staff change monthly due to poor management and shoddy service.
With a 3 yearly rental we saw 12 different lettings staff.
That alone is enough to worry.
Major problems;
Rude and unhelpful staff
Non existent property maintenance
Lying and untrustworthy staff
Breaching privacy rules
I shall expand.

I have to say in all my years of renting property that Squares is positively the worst agent I have ever had the misfortune to deal with. The property on moving in was filthy and none of the work agreed had been completed and in fact took about 6 months to complete. One piece of work took a year! The staff particularly the girls who worked on lettings were beyond rude and even when the error was clearly theirs there was never an apology and their rude tone continued throughout any dealings with them. Nothing was ever done in a timely fashion including the return of our deposit on moving out and took numerous phone calls to sort out.
I would highly discourage anyone from taking a property from them and in fact our very property we have since found has been relet to someone and already they are having similar problems with things not done that were agreed on before move in, if only we had known them before we would have told them to steer clear of Squares. I am just thankful we now no longer have to deal with them as every encounter was stressful!!

I have recently instructed Squares to take on the management of my apartment rental in MIlton Keynes. So far they have provided a seamless service and have exceeded my expectations. A tenant was found in a very short space of time and the necessary checks and paperwork have been handled with minimum involvement from me. Without a doubt, the worst Estate Agent I have ever dealt with. I was made to move into a filthy flat, even after notifying them that the flat needed to be cleaned prior to move in. 4 hours had to be spent, by 2 people, cleaning a 2 bedroom flat, on move in day to bring the flat up to an acceptable standard. Items damaged to the point of being un-usable by the previous teneant we not raised on the previous tenants move out inspection, so when I reported them, Squares refused to pay out, and I was forced to purchase new items, and store broken items so I was not charged on my move out when the items were missing from the inventory upon inspection.
Disgraceful customer service from start to finish. Squares managed to make the whole process as difficult as possible!
I would urge other prospective renters, buyers, landlords or anyone who has to deal with an Estate Agent, at any point in their life, to steer well clear of Squares!

I have my portfolio of properties with Squares Milton Keynes office. What a fantastic service. Nothing is ever too much trouble Justin and his team go over and above of what previous agent ever did. All up to date with everything to do with my properties. Natalie and Eve are so professional and know everything about the Lettings business. As a professional landlord there guys are well worth their fee as they save me time and more important money.

As a company that stated they would take the stress out of letting my property they merely added to it significantly. Problems were unresolved, and paperwork was not completed satisfactorily leading to my losing a case for disputed deposit. The case is now with the Property Ombudsman.

Myself and my partner decided to let our house out as are of travelling. I was finding it hard to choose a letting agent for our house and decided to look on the internet for reviews. I this site with Squares coming in very highly rated.
I decided to give them a go based on the customer reviews. I must say I am so glad I did, from the first meet to finding the right tenant square have been exceptional! There service has been so personal and they have all been so keen to find me the right tenant. Sophie and Justin I thank you so much for all your hard work and fantanstic service. I would be more than happy to recommend them and would use them again for any other property management I needed in the future

Squares were very polite and professional, and despite our original house purchase falling through they kept our buyer up to date so that we could find another property. Louie and Rob accompanied most of the viewings and had the right balance between informing and letting those viewing make their own mind up.

I found Squares estate agents to be extremely helpfull and informative. All stages of the sale process were carefully explained and all queries answered promptly. Squares agent fees are very reasonable compared to other local agents and may I just say Rob has been fantastic keeping me informed when my sale ran into difficulties and making the whole process less stressful. I would highly reccommend Squares Estate Agents as one of the most honest and hardworking in the business.

As a first time landlord the lettings team at Squares were really helpful and made the whole process of securing a tennant stress free. They were actually lining up potential tennants before we had completed the purchase of the property and the tennancy agreement was finalised about 3 weeks after completion of the purchase. With their full management service we do not have to do anything and we get a regular inspection report so we know that the house is being looked after as we would ourselves. To sum up - friendly staff, excellent service, happy customer!

Started doing business just under a year ago. The inventory side could be smarter. More attention to detail required in my view. It is worrying to be advised things have disappeared at the end of a tenancy when they haven't. Equally so when it takes more than one attempt to produce an accurate inventory. Had insufficient rent collected in the first month. Having read the other glowing reports maybe I have just been unlucky.
The Lettings Team led by Hayley are pleasant and helpful and always answer queries with good grace. Things have definitely improved since she took the helm. Leon was brilliant sorting out my complaints, so I am going forget the past and look forward to a positive business relationship.

Efficient in getting in touch about issues with the property, but not always the best at keeping me updated with the latest status. Also had to chase for tenant contract renewals and property inventory.

The Squares lettings team has undergone some changes over the years but the main constant has been Hayley and to be honest if she hadn't still been there we probably wouldn't be with Squares today. I can't fault her. She is extremelly efficient and gets the job done. Hayley has recently been joined by Natalie who has also been superb and together the dymanic duo has taken away all the stress of renting out our property, especially when we are in a different timezone. I haven't dealt too much with the sales team but I have been nothing but impressed with my dealings with Louie and Rob who have always been quick to respond and understanding of our needs.

From start to move I was treated courteously and with a professional attitude by all staff. John was my negotiator and when we didn't find a property suitable straight away he kept me updated when new ones came in. My referencing took no time at all and arranged with full confidence by their lettings team. My actual move in was superb, they answered all my questions fully and if they didn't know they came back to me really quickly. I've been in the property for about a month now and any maintenance issues were sorted out really quickly. I cant give the staff at Squares enough praise....truly one of the best estate agents in town by far!

We recently planned a moved back from Spain. Prior to our departure we contacted several Estate Agents in the Milton Keynes area with a view to buying back in the UK. Although most did reply we did not get the cooperation we felt we deserved, however Squares of Milton Keynes were so helpful on our viewing visits that it was not necessary to look elsewhere. They not only found us the property we wanted but also helped with advise on relocating etc. We cannot speak highly enough of their professional approach.

Wow what a company. Squares estate agents sold our house for us and found us another one. Everyone within the company went above and beyond the roles to ensure we got the best price for ours and made sure we found the right house for us. I have used Squares twice now to sell my properties and on both occasions they managed to sell both within a week of it being on the market! The staff are really friendly & efficient & I would definately recommend anyone to use them within the Milton Keynes & Leighton Buzzard area. I'm a professional person, paying a lot of money for what I expect to be a quality rental: I don't appreciate being told that I'm interrupting her nail filing with my requests for information that, frankly, she couldn't be bothered to supply beforehand.
Complaining to the MD got nowhere - he promised to investigate but I suspect it got in the way of his golf days.
Oh yes and data protection regulations and marketing restrictions? They completely flouted those. I have submitted evidence to the ICO for a complaint against these morons.
In the end, I decided to cut my losses and went to another agency, after Squares let me down too often.
