Simply put, the more complaints you make to the Office of Fair Trading and Trading Standards the better chances Solitaire will be taken to task, as a tenant who purchased he property with stated maintenance costs of £836 p.a. incl ground rent facing a 2008 invoice for £1720 plus ground rent I am left without hildays abroad but a real passion for using the time to raise hell for Solitaire.

The barrages of service charge 'Demands' from Solitaire correspond to almost no actual services provided. Hallways are left filthy, fittings stay in states of disrepair, ridiculously expensive additional costs remain vague & always unexplained. Correspondence is always ignored. Solitaire will charge you for nothing, and charge you a huge amount for it. Avoid at all costs.

I had to give Solitaire one star because there wasn't anything lower. If I was this incompetent I wouldn't have a job, but it is endemic to the company, not just individuals. They will try by any means to get your money, increase prices for services and yet somehow fail to provide the services. Cleaning, gardening, maintenance...we've seen little to none of the above. Communication is dreadful if non-existent. We've been here two years and they won't give us audited accounts despite most of the residents asking for them, and yet have still charged us £3,000 for auditors fees!! Avoid if possible.

Absolutely appaling. Due to Solitaire's incompetence my new property (13 years ago) was allowed to deteriorate to the point where it has cost me £18,000+ (of course paid to Solitaire) to bring the property up to a saleable standard. After 13 years as resident, and lately landlord, I have no good word to say about them, nor do I know of anyone who does.

Not only do we pay over £2000 in service charges for them doing nothing, but on top of that our lovely management agent gives us abuse when making formal complain on the phone to her and is only interested in us paying the money.
The list of failings for simple obligations we are paying for is simply too long to list.
Owning a property has simply become a nightmare because of a management that manages NOTHING and has no respect or understanding for the people that are paying them.

Solitaire are just the worst of a bad bunch.They charge for services they do not complete and when you need to call them about an issue you always end up having to leave a message(even in normal business hours) and then no one returns your call,so you make a 2nd and 3rd attempt to no success,try to avoid Solitaire as a managing agent when moving into a new development.

Absolutely terrible - they're very good at taking your cash, and not very good at delivering service back to the residents. We've had multiple break-ins into our "secure" underground car parks in the last 12 months due to not-secure doors - has been validated by professional lock smiths since 2005 - so can't say I'm making a false claim. CCTV footage even shows how easy it is to gain entry!
This is just a tip of the ice berg...there is much more! All developments must take action whether it is independent or nation wide. Our development in currently about to launch legal action against Solitaire!

Other than taking my money and doing nothing with it...thay are UTTERLY USELESS....
Never answer or reply to calls.....never inspect or certify repairs or maintenance.....never take any interest in the residents except to fleece them year in year out....the list of incompetence is simply too long to list here......thank God we're taking them to LVT this year.
I will never buy a property they manage again.

I live in in the Whiteley area Fareham. Solitaire charge a yearly cost of around £160.00 to maintain a private road. I have had nothing but issues with them. The lights remain on when its light but do not come on when its dark! We are being charged for them to do nothing! Very difficult to get any answers from them takes forever! My advice is dont get involved with this company.

The service is bad and vastly overpriced I live in a block of 9 apartments each currently paying £130 per monthly to have the lawns cut and the hallways cleaned!! Balancing charges Solitaire can impose are holding residents to ransom!

Solitaire Property Management Company have largely failed to carry out the management and maintenance responsibilities that they have been paid to do.
A lot of the time they fail to respond to the very many justifiable complaints I have made to them. Although I like my flat I am now looking for another property to get away from them. I would not recommend Solitaire Property Management Company to my worst enemy.Was this review helpful? Yes

I bought the property and Solitaire are the leaseholders and manage the properties. They are completely useless. Lack of communication. Increased service charge of 45 % in one year! Lack of any pro activity as far as maintenance goes. Any one with advice on dealing with them or experiences please post here!!

We moved into our apartment/coach-house 5 years ago, 3 years later the 1st bit of communication from Solitaire was their bill, each year we have received a bill and each year we haven't paid it, neither have our neighbours as they have never been to the property let alone maintained it. They also are failing in insuring our property as the address on the insurance certificate is for an address half a mile down the road. Have written letters to no reply, when you call, they have no idea where your from or which properties you lease. As i've read the other comments, I'm starting to think we should get into contact with Watchdog, anybody with me????

I'm not going to go into listing the long, long list of incompetencies and lack of accountability regarding Solitaire (although some of my neighbours may later) but safe to say, they are appalling.
The other reviews on this site do not surprise me - their incompetency alone has caused our beautifully made flats to be (currently) unsellable for their market worth. We estimate the problems caused by management companies to be currently devaluing our homes by £15-20,000.

Solitaire are totally incompetent! They very rarely respond to phone calls or e-mails and on the rare occasion when they do, they completely miss the point of the query. In 6 years of living in our property we have yet to meet any representative from Solitaire - I don't believe they even know where the property is. They demand money, threatening bailiffs etc but fail to evidence how the charges have been incurred and fail to produce receipts. If I had a choice in the matter, I would never do business with them again!

Solitaire sent us bill for balancing charges (for the year before) after we moved in. Now we have sold the property and they have sent a balancing charge bill of over £750 to the new purchaser for the year before. This is despite of us paying all the bills at the time of completion. My solicitor tells me that this is a common occurances with Solitaire! You never know when an unexpected bill will drop on your doorstep!

Soliatire 'manage' my building. I have lived in the property for one year and learned the hard way that they are utterly useless and incompetent -
* My urgent phonecalls and emails are NEVER returned;
* I have to pay a window cleaner as otherwise they would have been filthy for a year;
* Our front door has been broken into 5 times in the last year, repaired with botched jobs leaving us waiting every time for the next break in (last one was 6 days!) and in receipt of a huge bill;

* Graffiti resulting from break-ins remains on the wall 5 months after it arrived;
* We have been charged for a year's worth of weekly cleaning, 5 months worth of which never took place;
* Two of the four residents have been threatened with physical violence and also received threats to their personal property because no repairs have been made to the door after the most recent damage was sustained 15 days ago;
* Police have been called 5 times in the last 6 days to stop repeated damage by teenagers who can now enter the building freely and do whatever they like;
* Internal damage has been sustained to the inside of the property, which residents will now be billed for.
These are a selection of the issues - Solitaire have totally failed to manage the property, have no regard for resident safety and continue to profit from residents who are charged with bills they have no hope of being able to pay due to their size.
