Peveral OM manage my flat. 12 months ago I reported noises in the communal loft area, as did other residents. Several phone calls, and about 8 months later, they finally sent someone out to get rid of the rats. A few weeks later we started getting electric shocks from all the sockets / appliances. I called an electrician out who discovered (and took photos of) chewed cables in the loft., So..... I wrote to Peveral to say that I thought they should replace the chewed cables, given that they were caused by rats which were not dealt with for 8 months after first reporting them. They sent out... What a shower,
They carry out the bare minimum of work, at the lowest possible quality, and get away with doing almost nothing. When challenged, they are evasive. They threaten court action when they are clearly in the wrong. Based on my experience with Solitaire I will NEVER, EVER live in a property that uses any management company. Once bitten,twice shy, they are an absolute disgrace and I would recommend any potential customer to run a mile as soon as their name is mentioned.

For the past 6 years Solitaire, now Pev OM have been trying to threaten money out of me for sub letting my flat, stating it is against the terms of my lease without permission and a fee.
I HAVE READ MY LEASE THREE TIMES TODAY AND NOWHERE DOES IT STATE I NEED PERMISSION.
They are jumping on the bandwagon of buy-to-lets to make money, knowing the property would be rented, it\\\'s that simple.
Terrible, terrible company, do not deserve one star!

Sometimes I get a letter from Peverel, sometimes from Om - always with a request for money. The latest one for £354 as a sub-letting fee with the threat of court proceedings and of informing my mortgage provider (buy to let mortgage so they already know) should I not pay within 21 days. How can they justify £354 ... for what?
A previous request was for £150 debt collection which became a debt because I had not received any previous correspondence.
This company evokes so much justsifiable rage yet states on their website that their principles and values are around respect, integrity, dedication and efficiency - the initials of which are a mnemonic of RIDE which is precisely what I feel taken for.

I have not known this company to be even acceptable in their service delivery in 5 years. Two years on we still await final fire damage repairs to our bin store. It took a year to get new wheelie bins. I can't even get them to respond to my request to send me details so that I can pay my service charge so what hope is there?? They ignore all correspondence by whatever means and emailing PA to MD has also not responded.

Problem with leaking roof, 18 months to resolve. I lost a good tenant over it. I have had a sucessful outcome, roof fixed and I have obtained compensation for loss of rent. I have contact details if anyone needs them.

It's a shame I had to give them one star, it's a lot more than they deserve!! Solitaire sent our bills to our neighbours and despite being told on a number of occasions failed to update their records. 8 month later we find out and try to rectify this which took a further 4 months! During which the work we have been billed for has not been done! We then receive a bill with a late payment charge added and threats to take us to court. We begin contesting the charges given no work has been done and within 6 weeks they take us to a debt collectors who then add nearly

I am suffering with huge bills (some for periods where I wasnt in the property which I am now apparently liable for even though the property was not let at the time because I was the first one to move in). Also they are not responding to emails or phone calls. I have now instructed solicitors, which no doubt I will end up paying for.

I bought my property near Ebbsfleet from Countryside in 2008 who instructed Solitaire as the management company. I had already heard of some horror stories relating to the company from a friend living in Greenhithe however i thought how bad could they possibly be on a new build home that requires little maintenance in the short term.
How wrong could i have been after being charged £450 for six months and therefore £900 over the year i was bemused to open a bill recieved in September 2010 for over £700 for 6 months service charges in advance, this is a 56% increase from the prior year in... (read more)

 chewed cables in the loft., So..... I wrote to Peveral to say that I thought they should replace the chewed cables, given that they were caused by rats which were not dealt with for 8 months after first reporting them. They sent out their own contractor (electrician) who went into the loft, said he couldn't see anything, and left!!!!! I then sent photos of the cables, and an email saying that had the cables been properly sealed in the first place then the rats wouldn't have been able to get to them, and asking for another electirican to be sent out to do the job properly. No reply. Another email sent. No reply. 4 weeks later.... no reply. BUT I have just had an 'end of year adjustment' statement telling me that I owe them over £50!!!! WHO CAN I CONTACT?? Is there an Ombudsman? I have never come across such an awful company. Today I have received a letter of notice before legal proceedings from them, even though I have set up a direct debit with them. I am now going down the official complaint route with them although I know it will do no good.

High charges for ground maintenance. We have a strip of grass and shrubs measuring 2m x 50m. According to Solitaire this costs over £1,000 pa to maintain.

They are useless. We took them to the LVT and they have ignored the LVT recommendations to drop their preposterous charges. We have been trying to get rid of them to no avail... Unfortunately it seems that legally they can charge whatever the hell they want and the "justice" legal system sees no issues about that. They are a bunch of crooks and the government needs to interfere and put sanctions in place. If you know of a solicitor who has been successful against them then I would appreciate their Tel No as I need them now! Thanks

I have been battling with Solitaire for the past 11 years to gwet them to provide a decent service without success. I have a meeting with them next week so I am still trying. The areas they are supposed to maintain are an eyesore, they do next to nothing. I would never buy another house that requires a property management company again !!

If you are buying a property which is managed by Solitaire then be on your guard. They charge huge maintenance fees yet nothing ever seems to get done. They increase fees without any prior warning and if you're expecting them to return your phone calls or answer your queries then forget it. Absolutely rubbish.

Escalating costs without reason, contractors e.g. landscapers not supervised with resultant poor work, threats of legal action if challenged, what more can I say? I've never experienced such poor service from a company.

Two months to provide a completion report so we can kick their sorry @rse to the curb but can they?? No. They are useless. How hard is it to apportion an account given its an account they already have!
Stay as far away from them that you can. If you are looking to buy and they manage, walk away, its the best thing you can do for yourself.

Keep well away - if you want to know how bad this group are check out the website www.thetruthaboutsolitaire.co.uk and see how many people - myself included - have resorted to this website for help because OM/Solitaire couldn't be bothered. If it wasnt for TTAS I dont know what I would have done. Read it anyone wiht any sense should avoid Solitaire/OM Peverel and all the other companies in the group - I wouldnt let them look after rabbits mating!

What can I say, I hate Solitaire with a passion. If I'd have known they were the property managers when I bought my flat I would never have bought it. My bills have gone up and up over the last 3 years since I bought my property and the latest bill is 20% higher on 2009 and they cannot justify this increase. Their "services" are shocking for what we pay and they are so difficult to reach to get answers. When you do get someone they just fob you off. Our residents association are in the process of getting rid of Solitaire and changing property management but unfortunately it is an incredibly long drawn out process. I cannot wait until the process is complete, it cannot come quick enough!

I have been in the service industry for around 18 years & now have my own business, I would never dream of treating one of my customers the way Solitaire have treated myself & my husband over the last 5 or more years. The phone manner & attitude that is put across when you do get throught to them, after 10 mins of holding, is very rude. I find that most of the staff I have spoken to in the past are rude, unhelpful & if you do have a problem, you are passed around from person to person, I once spoke to 8 different people in one call. I would never advice anyone to go via Solitaire.
