Same as usual: Double charging us, sending LBA without previous warning, no breakdown of charges and chasing us for fees from previous management company.

I own a property managed by Salter Rex.
I was told by a friend of mine that Salter Rex is well known for don't carry out any work and charge several time for the same period.
I have paid a lawyer, he didn't manage to do anything. Any idea? What can I do?
Is my last possibility sell the flat?
It is amazing how this people can still be in business. How can be possible that the English Government let them do whatever they want?

They try to charge several times for the same period.
There is no service whatsoever. They don't return our emails for weeks.
We had a lift broke down, and it took them six months to fix it.

After eight years with them, we finally kicked them out.. Never again. The management of the company and not necessarily the invidual managers are the worst.

Just dreadful. I echo the reviews of the very many others below. I am currently in dispute with them over inaccurate accounting, attempted double-charging and other issues, and until I got an accountant involved to speak for me I was very shoddily and patronisingly treated, and threatened immediately with legal action and "tattle-taling" to my mortgage company, despite my never being in arrears with them. The battle continues! I will prevail, even if the LVT has to be invoked.

Hello! I'm having exactly the same problem with Salter Rex. I am paying high fees and they have never carried out maintenace on the property. They have never been at the property. They keep telling me that they have a large portfolio of properties to deal with.
Could you please advise on a good/reasonable priced accountant that I can approach? Thanks

We got rid of Salter Rex as managers of our block by going to the LVT. Yippee!
Even the professional body want to distance themselves from Salter Rex's appalling practice - they have been reprimanded and fined by RICS.

Hi What are the steps for going to LVT given my court hearing is in June. Where is the best place to get good representation, bearing in mind I am a student and broke. Cant they be sued for this behavior?

eeeris http://www.rpts.gov.uk/ is the website you need to access the necessary forms to make representations to the Leasehold valuation tribunal. Given your financial position it is also worth enquiring as to whether you qualify for legal aid.

I am in a similar position to several residents here, their accounting system is arbitrary to say the least and customer service ranges between non-existent and disinterested. Staff turnover there is monumental and this is not a company that should be enlisted with regards to any property service in the least.

Accounting is in accurate, they never respond to problems or phone calls nor the online complaints. No pre warning of increased service charges. The list goes on they are trying to take me to court for charges I have no clue about including fees already paid to them that i have proof of yet are not reflected in their accounts.

I carried out some work for Salter Rex as a contractor in October 2009 and it has taken over 3 months to receive payment despite sending numerous reminders and promises from the management department that payment was on it's way. Messages sent by e-mail and left via voice mail go unanswered.
By all accounts, Salter Rex seem totally unorganised and their customer service is virtually non-existent.

I agree with all the previous comments - I own an apartment in a block of flats they manage and have always found follow up to be poor. Answerphone messages and calls are never returned, and I have never yet received a response to any query raised through their 'Contact Us' web page. Their building service charge is high considering there is no lift or gym in the block of flats and I agree, I have no idea what I'm paying them for and am not sure how to go about getting rid of them!

The staff all seem to suffer from amnesia in that no reported problem is ever corrected.
Have noticed their tendency to double charge too.

Agree with all the comments below. It is impossible to speak to anyone at the firm. Service charges seem high- no idea what they do to earn them.

Salter-Rex are a truly terrible company. They were the managing agent of the block that I purchased a flat in. They were always impossible to get hold of, never returned calls, charged us a huge amount of service charge and provided barely any service at all and they are still chasing me to pay legal fees that they incurred chasing the outstanding service charge from the previous owner of the flat. After a couple of years of terrible service we as a block invoked our right to manage and went through the lengthy process of kicking them out. My only regret is that they are still the freeholders agent so we have to deal with them to pay the ground rent.
Seriously, never go near these guys.

Salter Rex are the managing agents of the flat we own. The charge a small fortune and we have seen nothing done in four years. We pay for things which are never competed and then we pay for their mistakes and they will charge us twice if we don't watch the finance department.
Never ever use them if you have a choice.

They are reluctant to help tennants once they have moved into their property. You have to nag them to get any maintenance and repairs done even if urgent. There accounts systems are a mess as they try to charge tennants twice for the same months rent.
