		<description><![CDATA[Wholly incompetent.  One month from instruction to get the property uploaded to Rightmove.  Property particulars still incorrect 7 weeks into the sales period.  We still haven't seen an EPC. Viewings only occur after you visit branch and give them a hard time.  7 weeks wasted so far.  Not one email in 7 weeks responded to.  Premium photography service is useless - I could have taken better photographs with a disposable camera.  They want to over price it and create a bidding war - their words not mine! I've lost count of the number of times I've told them I'm not a chain free buyer but everything they produce for our property says &quot;chain free&quot;. 		<description><![CDATA[I registered with the estate agent Snodland branch. The lady there treated me nicely I thought but it goes downhill from there. I requested viewing for 3 different properties and on 3 separate occasions my requests could not be fulfilled. They kept saying the agent who was dealing with it was on the other phone and will get back to me later. She never did.  I went off that branch before long as they just did not want to know.

I thought Strood branch would be better which they were to their credit but after a couple of viewing they left me in a situation where I just cannot trust them anymore. The photos were touched up, they added a fireplace into a photo on one occasion where it wasn't there, the photos were obviously stretched up (which I soon learned) and they kept sending me details of properties well outside my price budget. 

They did call me back asking for a feedback and I told them just that. How could anyone sell their properties through this estate agent is beyond me!<br />This person would not use Ward & Partners again.]]></description></item><item>

They were absolutely fantastic really professional and helpful.
The photos and brochure they did for us was amazing ,it was of a very high standard which obviously proves the better it looks the more people will view and thus my house was sold in 4 days! 
Nothing was too much trouble for any of them at the branch, they excell in what they do and exceeded all my expectations .

		<description><![CDATA[I had to deal with a harrassed, rude Miss Morgan whose attitude or lack of interest during our property viewing and lack of knowledge whilst I accompanied my friend on a viewing appointment was awful, Miss Morgan was more interested in her mobile phone and her lipstick than dealing with us and texting a friend and then laughed really loudly during the appointment when she was contacted by somone called Chris? (a name she said twice during two phone calls) Perhaps Ward &amp; Partners should send their 'sales executives' to visit some independent estate agents for training in customer relations or employee better staff than Miss Morgan. We will definately find our property through a different agent who is interested in helping us.<br />This person would not use Ward & Partners again.]]></description></item><item>

Did not register with this agent and specifically instructed them not to send text or email messages yet still was bombarded with spam. Perhaps the company should send their 'sales executives' to visit some independent estate agents for training in customer relations. They need to understand it is better to win a customer than win an argument. No definite prices on the properties I enquired about, just a range. Buyers expect to pay bottom of range and sellers expect top figure, there can only be one winner and it wasn't either me or the seller. 		<description><![CDATA[I have read some pretty bad reviews on Ward and Partners which surprises me.  I’ve dealt with the Ramsgate Branch solely but through my work in consumer rights I have reviewed the performance of several lettings offices in KENT and not just Arun estates. As well as several mystery shops
My experience with the agent has been pretty good in comparison to several others. Not only did I sell my House through W+P I also Brought one through them as they dealt with me so efficiently first time round. Then they referred me onto their lettings department who still as now have a my tenant in there, I was unfortunate when I first rented my property W+P as My tenant lost their job, caused a bit of damage and I didn’t have any rent protection etc, but this time round I have a great tenant and still have the Rent protection in place just in case and this was all in the space of 18 months.
The thing I have come to learn about customer complaints on the lettings side is a lack of knowledge from the customer. In my dealings with Ward and Partners I found that they were the most efficient agent of outlining what the responsibilities are regarding letting etc and when I sold what the process would be. They informed me of what I needed to know but they reconfirm it in their mail correspondence so I have something to refer back to. Which I say time and time to people READ ALL YOUR DOCUMENTATION THOROUGHLY AND UNDERSTAND IT. Customers are quick to complain but in all of my reviews 87% of complaints against Ward and Partners Lettings sector in the past 5 years have always come back to Landlords and Tenants lack of understanding, there’s a reason everything is confirmed in writing and SUBJECT TO CONTRACT.
I read a review above about this particular office in Ramsgate and they rent my property out for me that’s what’s triggered my response as I feel it slightly farfetched and off putting to those that rely heavily on reviews and its quite one sided. 
Therefore I’d like to educate those of you who are unsure of letting or unknown as to how serious it needs to be treated.
I personally have dealt with the property managers at Ramsgate and they always kept me up to date and my dealings with LISA who has been mentioned have been friendly, thorough and of all lettings offices I would always go back to Ramsgate and I will always use Arun Estates especially in my line of work seeing how the rest compare. They offer a high level of staff training and maintain setting high targets for themselves. They did keep me up to date with what was happening with my tenant’s arrears etc and still do with my current tenant who has been a gem. The trouble with most landlords is that Property manager’s don’t tell them what they want to hear. Let’s face it who wants to receive a call saying the boiler has broken down and requires a considerable amount of money to repair it? But unfortunately it’s the nature of the beast. If you’re a professional landlord which there aren’t many of us about then you know what happens and deal with it accordingly under section 11 of the landlord and tenant act. What’s that? I hear landlords saying. I have also found that a lot of landlords just think they can rent out their property easily without thinking about how motivated and serious you have to be in order to do so and what the implications are, Consent to let, Home insurance, tenants insurance, how many Landlords are unaware that their tenants need to be insured to rent their property, it’s not a legal requirement but why would you want a tenant that doesn’t have a comprehensive policy in place? Non resident landlord forms, if the landlord lives abroad for more than six months of the year, do their furnishings meet the fire and safety regulations, are their portable electric items PAT tested? Are they landlords aware that if they do not inform their tenant of where their deposit it held then they can be sued for up to three times the amount of the rent. One landlord in particular wanted to rent heir property out furnished but what he failed to understand was that he did need to take his underwear out the draws as well as personal pictures etc. The agent informed this particular landlord of what furnished means however once again this landlord thought he knew best and emigrated leaving the house as if he packed a rucksack and went walkabout. He now has to pay 50 per month for storage.
Another landlord never rented before and thought they would just have a tenant introduction service as they could manage it themselves. What they failed to understand was that you cant just ring on a Sunday afternoon and say “oh hello I’m in the area and was going to pop in for a cuppa” and when at the property walk around and in effect conduct a property check every month. In the eyes of the law this is classed as harassment, and again the tenant was unaware of his legal rights and thought this was normal. I will say this once and only once. 
The lettings managers conducted their property check after the first 3 months, the property was good according to the report but when they left the property it was pretty unacceptable, along with rent arrears, one could say why wasn’t the bad condition of the property picked up and why wasn’t your rent arrears sorted. Well the answer is simple, no-one can see what goes on behind closed doors, when you serve notice on a tenant they get can get nasty and then towards the end of the tenancy they can wreak havoc. Other than grab the tenants around the throat and escort them to the bank you can’t make a tenant cough up no matter how good your property manager is.
Any disputes between Landlords and tenants have to go to the TDS and beyond the jurisdiction of the property managers if no agreement is met. FACT. Property managers have to give the facts and are not allowed to take sides in any disputes. Landlords tend to sometimes tend to get greedy and don’t take into account things like ware and tear, carpet life expectancy etc. In the eyes of the law, ignorance is not and excuse therefore due care and attention should be taken in all circumstances. 
The agency has a contractual obligation with their landlord and a duty of care to tenants. FACT.
I’m not trying to put anyone of letting out their property but I strongly advise in fact Its compulsory that get some knowledge behind you first.
I would like to conclude this by stating the following of which I have written to several landlords and tenants who have wasted unnecessary time and money.

“If there’s something you don’t know, then ask an ARLA licensed agent or look online don’t be presumptuous and don’t be ignorant!!!”<br />This person would use Ward & Partners again.]]></description></item><item>

I originally bought my house through Wards in Canterbury, and I had no problems at all. So two years after I bought my house, when it came to renting it out, I looked to Wards to provide the service. At first it seemed to go smoothly - they found tenants and they moved in once referenced etc. From then on, it all started to go wrong. The rent has not been paid to me on time on at least one occasion. This wasn't picked up, so I have had to chase them for it (even though I am paying them around 80 per month for them to collect the rent!), then when the tenants moved out after a period of 18months, I found out that the tenants had completely wrecked the bathroom and kitchen. Wards had undertaken property checks every 3 or 6 months, and had come back to say everything was fine. However, the damage that the tenants caused cost over 1,500 to repair. Not even an apology for being incompetent! The worst offender is the woman who runs the property management side in Thanet - Lisa. The claim went to the TDS as Wards couldn't be bothered to sort it out themselves, and the report they wrote was so half-hearted, it hardly even backed me up, even though the damage was clearly caused by negligence of the tenant, and negligence of Wards not picking up the problems. The result is that the TDS paid 15% of the costs to us, refunding the tenants the rest of the deposit, and as of this week I am taking complaint out against Wards to reclaim the rest of the money!<br />This person would not use Ward & Partners again.]]></description></item><item>

Then it all goes downhill - they only have one person progressing sales across 3 branches, who seems to spend half her time on leave or in meetings. During these frequent absences, the branch seem deeply uninterested, have been told on at least one occasion they were &quot;too busy&quot; to help me. She promised to call us back with viewings. She had keys for one but the other was done by the vendor. We explained we were in the area the following day and she said she would call that afternoon. She never called! 

The following day we called again and was told she was off. The gentleman this time said he would see what had been arranged but they were very busy. He took our details and never called back. 

On the plus side we now get random texts of properties that range from 1 bed flats to 5 bed houses. 

If your looking to sell and find your self tempted by there odd price range system don't be! They are the worst agent ever and the rest are not great.<br />This person would not use Ward & Partners again.]]></description></item><item>

		<description><![CDATA[Absolutely diabolical service from a Maidstone branch. I had been in contact with two agents, called Kevin and David. I was informed by David (who had spoken with the vendors) that my original offer on a property I was so very keen on purchasing had been accepted, so I lowered the offer by 2,000 to see if I could by chance get it for the best price. I waited two weeks and heard nothing. 
I called the agents repeatedly and kept getting the same useless Kevin, who each time I called said that David was 'on the other phone' and would get him to return my call asap. That call never came. I got completely fed up of waiting and called today, only to speak to, guess who...Kevin yet again as David was 'on the other phone'. Kevin was clearly frustrated that I kept calling them to enquire with regards to the lower offer and then referred to 'his notes' which said that my original offer had been declined anyway! I tried to keep my calm and explained that I was told it had previously been accepted and wished to speak with David. He was very unco-operative and said he has tried to 'help me' each time I call but 'didn't know what the sellers would accept as he personally hadn't spoken with them'! I gave up and retracted all my standing offers of my dream first home. Kevin did not even try to reason why or offer to help.
I think their communication and customer service is disgusting and cannot understand why in the world they would inform someone their offer has been accepted, only for a month later to turn around and say this is actually not correct. I had spent weeks trying to find a solicitor and even started buying furniture! Nobody questioned me as to why I was lowering my offer if the higher one had not been accepted, as this would not make sense. But it seems these idiots do not have any sense anyway. Please avoid if you wish to refrain from time wasting bidding wars and lies, in my opinion. They have lost a sale and it is their fault.<br />This person would not use Ward & Partners again.]]></description></item><item>

Ward and Partners insisted on their solicitors there was no option they said, oh and they prefer their fees on exchange not completion.  They came up with 'buyers' who made offers then changed their minds pulled out reduced the price at exchange.  Our last buyer was a guaranteed as a cash buyer, and we wanted a quick sale, turns out that they were always getting a mortgage on the property and quote from the solicitor ‘ the agents always knew that’.  I have no proof but I suspect a back hander.  If you use this agent you deserve all you get. Even one of their sales people who accompanied the last person to view my property, was astonished
they had been unable to sell my property.Nothing but a bunch of low calibre 'whatevers'.
The new agent i engaged requested my 'Energy performance certificate' one week prior to my 28 day notice period expiring.After multiple requests from my new agent &amp; myself the 'EPC' was released one day too late,thus creating a break in attempts to sell my property.
This was achieved,by my successful attempts at contacting the parent company.Bingo, next morning the EPC was sent to my new agent,bearing in mind i paid for that EPC,my property!!


Twenty weeks of my life down the pan, waiting for them to do their job properly, no chance! Even one of their sales people who accompanied the last person to view my property, was astonished. They had been unable to sell my property. Nothing but a bunch of low calibre 'whatevers'.

		<description><![CDATA[Have been househunting recently.  I have found Ward and Partners to be incredibly pushy.  They would ring up asking me on the spot questions about what other properties I was looking at and who they were with!??

When we put in offers on properties they agent seemed to take it personally and became defensive. When we gave reasons for our offers they would begin to argue back. The price range they use just complicates the process. Would only use them if i was desperate.<br />This person would use Ward & Partners again.]]></description></item><item>

		<description><![CDATA[We are about to give up buying a house that's for sale with Wards. We were supposed to exchange contracts last week, but Wards have caused us to lose our buyer. 

They didn't tell us the whole story at the start of our purchase, which has caused long delays. We've never spoken to the same person twice, no one ever calls to update us (possibly because no one ever seems to know what's happening) They never call back when they promise to, and if you are lucky enough to talk to someone, they're either rude, not in the department that can help you, or just lie to you.

Our estate agent (Kent) has been brilliant. They've done all the chasing throughout the chain and kept us up to date every step of the way. Wards just don't care, once they think they've got a sale they don't want to know.<br />This person would not use Ward & Partners again.]]></description></item><item>

Have found them to be absolutely useless. They never call back on time, and twice they have taken the best part of a week to pass an offer on to a seller - they're obviously not bothered about selling smaller houses. When on a viewing their agents do not seem to know answers to very simple questions about the houses they're trying to sell. Would avoid like the plague if there was an alternative!<br />This person would not use Ward & Partners again.]]></description></item><item>

		<description><![CDATA[They lied and descieved me to sell a property that had major problems which by law they are obliged to reveal. House had major subsidance, brick work was stiched together and underpinned.

I found out from my surveyor, Ward & Partner turned everything arround on me, claiming that they told me in the first place, and that I changed my mind because I relised that an underpinned house would be hard to sell. If I knew in the first place that the house had been underpinned then I would have thought everything out before ordering a survey on the property.

Not only did they lie to me but they made me out to be a lier, I will never deal with them again, they will never have my business.

		<description><![CDATA[I was attempting to buy a house through Ward and Partners following the recent death of my husband and needing to downsize. 

I disliked the methods of marketting which Ward and Company employ ie. 'price ranging' and 'offers in excess of' as I think this encourages 'bidding wars' and old fashioned 'gazzumping'.  

Having found a property I wished to purchase outside of the area in which I currently live I expected the same level of professionalism and communication I have continually experienced with the estate agent who has sold my property. In this expection I was sorely disappointed. I have found staff at the Dartford branch to be uncommunicative in any meaningful way, ill informed and at best, evasive. Stronger terms come to mind but I will emphasise the word 'evasive'. 

I had commissioned and had carried out a full structural survey only to find a few days later that the vendor had completely changed the goalposts of the sale and what was a small and complete chain had becomea much longer and incomplete chain. Ward and Partners had made no attempt to inform me of this change and it only became known by the diligent research of my own estate agent.  As I no longer felt able to trust the integrity of Ward and company nor the vendor, I withdrew from the sale. 

My experience has left me no doubt that I would never use Ward and Partners again regardless of any attractive properties they may have available for sale. <br />This person would not use Ward & Partners again.]]></description></item>
