		<description><![CDATA[After approximately 18 months of average service I have decided to take the property back and 'self manage'.

Although there was no signed agreement in place (My previous letting agent had sold out to Total Lettings) I carried out the termination notice in accordance with the terms &amp; conditions in my original agreement.  This was sent by recorded delivery and an acknowledgment was received. The final payment was to be the first week in January and I'm still waiting. 

All of a sudden I find that the 'director' has got involved but no attempt has been made by that company to explain the justification for holding the funds back OR even to explain what is going on ?


The trouble is .. who do I turn to ??

Trading standards ?? Property Ombudsman ?  The courts ??<br />This person would not use Total Lettings again.]]></description></item><item>

		<description><![CDATA[Not even their correct address they are now in MK business Park Milton Keynes.
Total Lettings!! More like TOTAL LETDOWN for me. I recently moved in to an unfurnished property which was had 'all kitchen appliances' one would assume that these would be working when i took the property but not in the case of this company. They failed to tell me that:
1.The microwave doesn't work.
2 The oven doesn't work
3. Only half of the gas hob actually works
4. The kitchen light doesn't work ( so not much hospitality going on in my house)
The taps don't turn on or off properly.
5. And don't wipe the walls cos the paint comes off.
I've been in the place for 14 day and complained on day 1 but am still waiting for the oven / hob and taps to be repaired, with no word from TOTAL LETDOWN. I have had to take legal advice and send them a communication threatening legal action, guess what they don't even reply.
During my check in at this place which I paid £250 I asked if there was a water meter installed the agent very informatively told me there was not, and they should know they had been managing the property for 5 Years. Guess what!! TOTAL LETDOWN got it wrong again the water meter has been fitted for YEARS. Then there was a whole load of confusion about the meter reading which TOTAL LETDOWN were supposed to have taken. They were wrong and low and behold when I checked with the utility company there had been a lot of energy Gas/ Electric/ Water in the month that the propery was empty. They must have all been showering and bathing here and hoping I would end up paying the bill.
Don't use this company unless you want a load of HASSLE 1111<br />This person would not use Total Lettings again.]]></description></item>
