		<description><![CDATA[I moved into a property on a 15 month tennancy and i walked in the flat and regretted it within 30 seconds. I received no inventory prior to moving in (they say its usual practice to send inventory's after the tenant has moved in which is the first time i've seen that in 11 years of renting in London)

The flat is completely decked out when i was told it would be a basically furnished property and as I didnt request these items be removed, i am resoponsible for them. I dont see how i could request items be removed when i was told they would not be there!

The esatate agents are washing their hands of the issue saying as items are on the inventory, anything not there will come out of my deposit in 15 months times. Leaving me with a 15 year old TV, ancient DVD player and plastic vases.

They lack basic information about properties they want to let andf worst of all withhold important information from you then walk away from the mess they make leaving you to deal with it at your own cost.

		<description><![CDATA[Appalling, Disgraceful , Shambolic are the 3 words i think of connected to Square mile.  I do not know where to start. Cant possibly list all issues here.  A lift broken for 4 months.  As the lift was broken for this time and we were on a high floor they told us we could postpone our moving out until the lift was fixed in which they would supposedly urgently arrange.

They then call us the day before saying this was not the case and that we had to move straight away .  Only for sympathy for the new tenants who would have been messed around did we have to arrange to move again at the last minute.  They put up false ads on their website of flats which are not available. Based on their website we did not agree to our landlords proposed increase.  As there was lots of properties in the same building advertised daily on their website at a lower price.  When we went to arrange one of these flats , we were told they didnt exist and were only placed there to attract callers!  So we lost our apartment as when we went to renew and agree to increase we were told new tenants had already signed.!!  They are a disgraceful company to deal with.  Never call back. Umpteen issues in flat. Impossible to get things fixed. No professional cleaning. I could go on and on but dont have the time and energy.!! 		<description><![CDATA[We've spent last year and a half renting a property in East London which is managed by Square Mile and this has been by far the worst experience in 10 years privately renting in London.
We've had so many issues in our building during last year that some neighbours have decided to start paying 50% less rent.
Moreover, our building has 11 floors and the lift has been broken for the last 3 months. As all of you can imagine, Square Mile doesn't want to be responsible and everyone keeps passing the ball to each other.
Recently, Square Mile has been acquired by a different estate agent, but I'm 90% sure this new buyer is not aware of the whole &quot;scam&quot; going on at Square Mile limited.
If you want some advice, I'd rather sleep in a camping outdoors than renting again with Square Mile.
We're currently considering getting a lawyer by all neighbours affected within our community and sending them to court.
I never I thought a property management company could go that far and I will certainly promote their scam as much as I can on all mayor sites, forums and blogs.

		<description><![CDATA[I have had a year tenancy in one of their managed properties and have never had a worse experience with any company. There have been so many problems with the property that we ended up writing to the landlord to ask them if they knew. 

It turned out they didn't. 

When we could get them to do work on the flat (which wasn't often) they hired cowboys to do it and then charged the landlord a fortune. 

For the entire tenancy there was a leak in the shower room which ruined the walls, carpet and various other things and only got fixed when the landlord got involved.

We were without hot water on a number of occasions and had to move out for a time while it was fixed. The guy who &quot;fixed&quot; it hardwired the heating to the mains so the emmersion heater was running 24/7 and couldn't be switched off. This resulted in a £1000 electricity bill which we were not expecting.

It got to the point when they wouldn't even talk to me on the phone and I had to go and camp out in their offices.

Total disaster, whatever you do don't sign up with them!<br />This person would not use Square Mile Property Management again.]]></description></item><item>

I moved out of the property I rented from Square Mile in Morton Close, Shadwell, just over a year ago.  Out of interest I decided to read some reviews of Square Mile a year after my ordeal with them.  I am still so angry and upset by the treatment I received by the people that work at both the letting agency and their property management. I still think about this period of my life and how horrendous this company treated me. I was lied to from the very start when I viewed the property I rented: I can't list all the problems I had over the 15 months I rented through them, but they include:
- promise of a professional clean of the flat before I moved in (the place was filthy when I viewed it)
- at 6pm the night before I was due to move they called to ask that I didn't move into the flat as it hadn't been cleaned!  Obviously I was unable to rearrange my life at such short notice
- the inventory for their properties are carried out by an independent company.  We were sent a doctored inventory for another flat because they didn't want us to receive the actual inventory for our flat.  We finally got the real inventory which described our flat as filthy! ie Square Mile tried to cover up the fact they didn't clean our flat before we moved in
- charging me an extortionate amount for an additional set of keys/electronic key fob despite telling me I'd get an extra set for free
-not giving me the additional keys for weeks after moving in (makes life difficult when you share the flat with another person!)
- the kitchen tap broke.  The property management people took 6 weeks to fix it so we had no water in the kitchen for that entire period
- dishwasher broke - took two months to fix
- the property management people in the Docklands fob you off all the time when you request work, or they say they are unable to contact the landlord of the property so cannot fix things in your flat!
- I tried to get in touch with my landlord to tell him  how his property was being managed.  Square Mile resisted giving me his contact details until I started quoting the law (they have to provide you with the landlord's details on request).  When I finally got the contact details the property manager (Maria) said "The landlord lives in Dubai and doesn't care what happens to his tenants anyway, so there's no point contacting him"

The above are just examples.  I could keep listing more.  Please, please, if you are considering renting a property through Square Mile, think again.  You will be lied to, the agent and property managers will try to manipulate you, you will be locked into a contract that you will want to end, problems in your flat will not be fixed in a timely manner, or to a good quality.

I moved out a year ago and I still feel I need to write this...  I know of several other people that have similar stories, and who have referred the company for legal investigation.

		<description><![CDATA[I wish I had read these reviews before we signed up for our flat with Square Mile Lettings, I know that Estate agents have a poor reputation, but Square Mile takes the cake.

We originally took on a place and had arranged a date to move in, we hadn't heard anything for a week or so, so three days before our agreed moving in date I called to chase up that everything was on track, I was then told by one of the very rude estate agents in the city office that we wouldn't be moving in as our reference checking hadn't been done.  We had filled out all the appropriate forms weeks before hand, yet this agent was speaking down to me on the phone like it was my fault that the referencing hadn't been done - ummmm hello, that is your job!!!

We then moved into the flat after us busting our guts making sure the referencing was done on time to find that the flat hadn't been cleaned, it was filthy, and a lot of old items we had asked to be removed before we moved in were still there taking up all our cupboard space.  The whole time we were living there we had a box in our hallway cupboard with stuff from the flat that we weren't using, we had been told before we moved in it would be removed, yet after we moved in we were told the landlord didn't have anywhere to keep it so we had to keep it in the flat!  

We weren't given the postbox key for our mailbox when we moved in, we requested this time and time again yet didn't get a replacement for a month - we ended up getting a fine for an unpaid parking ticket because we were unable to check our post!

There was a massive damp/mould problem in the bathroom, it was in a poor state when we viewed the property but they reassured us they would fix the problem, to them fixing the problem was just painting over all the mould on the bathroom ceiling, so it only took two months before it started coming through again.  When we contacted them to have this fixed again we got no response, I was emailing them twice a week for three months and calling the office but not once did anyone respond.  Yet a few weeks before we were due to move out we were called by the Estate agents saying they needed to fix the mould problem in the bathroom before we moved out otherwise the landlord would ask why it hadn't been fixed before it got so bad!?!?!?  We refused telling them it was inconvenient as were were packing to move out.

When we took the property on we only wanted to sign a 12month lease but were bullied into signing a 18month lease, then three months into our contract we had the sales team come around to value the property, I asked them if the landlord was looking to sell and they reassured me he just needed a valuation for finance purposes, a week later we received a letter stating the landlord was selling and were given a moving out date for three months time.  When we finally managed to get a new place and reconfirmed to the Estate agents that we would be moving out on the new date stipulated by them I was then told that we were locked into an 18month contract with a 12month break clause so couldn't move out for at least 6 more months, he even emailed me a copy of our original contract!!!!  I was tearing my hair out by now and then I had to provide the proof to the estate agents that we were issued with a break in the contract by them!!!

When it came to moving out and getting our deposit back this was another absolute shambles - the repayment of the deposit was agreed, I was assured it would be in my bank account within 5 working days, 5 working days came and went and it turns out the accounts department had made a mistake and paid the money into the wrong account, so now I had to wait for 7 days for them to get the money back and then a further 5 days for it to be paid into my account - I couldn't understand how their error all of a sudden became my problem, surely they could have just paid the money across to us, why did I have to wait for them to get the money back????

This place is an absolute joke, our experience with they was just a comedy of errors, we kept thinking 'surely they can't get this many things wrong' but they kept doing it, they don't keep their files up to date, the guys who work in the offices all seem like a bunch of 21 year olds that just talk a load of waffle and hot air all the time.  No one ever returns your call or responds to emails.  Dealing with Square Mile has been one of the most frustrating experiences of my life and I don't know how they are still running as a company, especially after reading the rest of these reviews and knowing I am not alone in their completely unsatisfactory service - or more like non-service!

		<description><![CDATA[If I could have selected zero stars, I would have. The most unprofessional, laxadasical, condescending and unreliable organisation I've ever dealt with. 

The problems with the estate agent began from the first viewing of the property we ended up renting. With hindsight, we should've seen the signs and researched them a bit more but never expected it to be this bad. A friend and I moved into a two bedroom flat last year and both agreed that we had never seen this level of poor service from any other estate agent.

1 - We were shown a flat that fell within a specific price range, but when we agreed to take it, we were told the price was significantly higher. When we pointed out that the flat we viewed was advertised on their website at the lower price, we were told that the website hadn't been updated and that they were using the wrong photos to advertise the lower priced flat. Allegedly, their website coordinator hadn't had time to fix it before we viewed it, although it remained like that for quite a while, (this was us despite confirming the lower price while we were actually looking around the flat).

2 - When we moved into our chosen flat, we found it filthy. Square Mile insisted it had been inspected and found clean but there is no way visible dirt/dust on the floor, a grease stained hob, smoke clouded glass table tops and pubic hair stuck to used soap in the shower classifies as 'cleaned to a high standard'.  Additionally, several things were missing from the flat like lightbulbs and the remote control for the dvd player. It took over a month to have Square Mile replace these items and it only happened after escalating several layers up the chain.

3 - We set up a standing order for our rent to be taken out at the beginning of each month as Square Mile requested and saw the first month's come out with no problems. Then received a letter about 3 weeks later saying we were in arrears for the full amount. We called the company (several times as no one returned our calls) and finally sent over screenshots of our bank accounts showing the payments had come out. We were told that there was a problem with the Accounts department and that the matter was resolved. However, the next month, we had the same letter through the door and the same issue. We sent more screenshots and again, the issue was 'resolved'. We continued to receive these letter through the post for almost the entire time we lived in the flat. On one occasion, we even received a second, threatening letter saying we would be evicted within the week, despite the fact that we had spoken to the agents several times on the days before receiving the letter and they had assured us that once again 'the issue was resolved'.  

I'd love to say that the issue did get resolved eventually, after escalating but it never did. Square Mile attempted to withhold our deposit saying that we hadn't paid the rent for one month six months earlier, despite apparently 'resolving' the issue already!!!!

4 - When we came to move out, we agreed that the agent could show the flat while we were at work during the day provided they confirmed with us first and had written permission for the porter. However I very strongly suspect that the flat was shown without our permission on at least one occasion. The porter had advised us of the reputation of this estate agent in the past and upon our arrival home one evening, the porter let us know that the estate agent had been around to show the flat earlier that day but hadn't had written permission from us. The agent denied it when confronted, but interestingly, a light had been left on that wasn't on that morning. There had been several other times previously when the agents left lights after showing the flat while we were at work so I can only assume that they had done it again, except this time, without written permission to enter the flat.

5 - It took over a month to get the deposit back, although clearly we were one of the lucky ones, seeing that other people didn't get it back for three months. I can only attribute this to virtually stalking the estate agents to get a response from them. They often would not respond to emails or phone calls until at least the third or forth one, but I found calling every half hour and asking to be put on hold while the relevant person who is always 'on the other line' finishes up works very well.

My advice to anyone considering using them - Steer clear by all accounts. Not worth the trouble or the money.<br />This person would not use Square Mile Property Management again.]]></description></item><item>

And therefore ended up giving us antother apartment on a lower floor.  They are now chasing us for additional money which they did not charge us at our moving in. They were not able to hand over the keys until about 7pm on the day our tenancy started, we wanted to begin moving our belongings in at 10am, as was our right but 'people don't usually need the keys till the evening'.

They guaranteed that we could keep a pet in the property (we wanted assurance so we got them to include a clause on the tenancy), almost immediately it emerged that animals were banned from the building. They suggested that we 'keep it quiet, and use fire exits etc'. They then refused to give us compensation when the pet was removed, making the most incomprehensively amateur of claims regarding the clause on the tenancy. One of them then shouted at us over the phone during a discussion regarding this issue.

They mysteriously 'lost' our file. 

They took just shy of a month to send their property maintenance staff round to fix some basic problems. This was after our contact at their office sent us an angry email after we had informed her of the problems that need sorting, she said, 'This is not my job!!!!!!'. What exactly is your job?

They then took money off our deposit to have the property professionally cleaned, despite the owners of the property telling us they were happy with the state it was in.

'Everybody loses this from their deposit as all property must be professionally cleaned at the end of a tenancy'.

Except the owners were selling the property, not letting it again, so it was unlikely Square Mile were even going to be given access to the property again, they certainly didn't need to prepare it for new tenants. Also, this was 3 weeks after we'd left.

They then tried to take more money from our deposit, a charge for the report on our departure - essentially paying them again to do their job, despite the fact we had to pay them considerable fees at the beginning of the tenancy.

If you can possibly avoid it, do not deal with these incompetent cowboys.<br />This person would not use Square Mile Property Management again.]]></description></item><item>

If you have the same problem go straight to the ARLA website to complain.

The property management is terrible. Below the emails I exchanged with them, from which I never got a answer. Consider yourself warned!



Dear Caesar
I am very upset the way you are handling my issues and my communication about them.
I had an extensive conversation with you on 17.08 about the issues still open at xxxxxx about following points:
1-      Walls in the living room were not cleaned to acceptable living standards before we moved in - we request correction.
2-      Glass in the balcony is broken
3-      Dish washer has electrical problems
You promised an acknowledgement and engagement in the resolution. 
I sent you the email below, you didn't answer.
In the first week of September you were on vacation and I called another colleague of yours and requested again the same things. Something actually happen:
1-      Someone came to measure the Glass.
2-      Someone came to check the dish washer
I called you again on 16.09 of September to inquire about the cleaning of the walls/possible painting. You promised an acknowledgement on the same day and engagement in the resolution. That didn't happen either.
Now we are in October and you still didn't acknowledgement my requests not have I got any answer. 
The issues are still there despite months of complains to you and your colleagues.
1-      The Glass is still broken; no one called to set an appointment came to fix it.
2-      The dish washer service guy implied he couldn't find anything wrong with the electrical connections of the dish washer. Today the dish washer couldn't turn on at all and I assume it got finally broken.
3-      Walls in the living room were not cleaned to acceptable living standards before we moved in - we request correction.
As the communication goes only one way (me to you) I can only assume you didn't forward them to the competent people at all. I informed you and your colleagues about these issues over a period of 7 months with the same luck.

Should that not happen I will take following steps by the end of the day:
1-      I will attempt to contact every high echelon in your company to make clear my dissatisfaction with your / your Team's job.
2-      Make public all these unanswered requests in the social media: every real estate blog, customer forum and portal I can find to show how Square Mile treats its customers.  
3-      I will contact my land lord directly and forward all this communication (yes, I do have his email).
4-      I will look for more unsatisfied customers to press some articles in the open press.
If that still doesn't make you and your company move I will seek the immediate termination of the contract with my attorney based on breach of agreement and poor service.
I really appreciate if you don't let to go this far as I like the place and have no interest or time to  move or in a legal / PR fights - but you guys are pushing...

Firstly let me start how difficult it has been to communicate with Square Mile.
I am the first who wants a stress free relationship with landlords or letting agents. Ideally I would hear from you only twice, when I move in and out.
Now I see myself chasing people in your organisation, without acknowledgment or answers from my requests for weeks.
Please understand that this complain is not immediately directed to you, as we spoke only twice.
However, to be sure you and my Landlord understand my needs I am putting this complain in writing. 
When we agreed to move in the 48 Antilles Bay and signed the contract back in February, I did discuss with the Square Mile about the poor state that the previous tenant was leaving the apartment.
Some points had to be put in place for us to sign the contract:
1.     The kitchen was beyond possible cleaning and had to be painted
2.     The living room could and had to be cleaned to a good, living standard
3.     The carpet should be either repaired and cleaned or substituted
4.     Some of the furniture would be remove and I would leave equivalent of better quality and shape in its place
5.     Overall maintenance and repairs had to be carried out: missing lamps back in place, holes on the wall covered, etc
Nothing fancy here, just the bare minimum.

Even though Square Mile scheduled the meeting, nobody showed up. I waited over an hour and eventually had to leave my keys with the concierge (who had no affiliation with me or Square Mile) and basically had to abandon the flat when I moved out. Ten days later I received the checkout report, which was legitimate. I then signed and returned all the documentation. Even though there was no discrepancy with the checkout report, it still took 3 months for Square Mile to return the security deposit. Ridiculous! The property management office is impossible to deal with. Having said that, once we complained to upper management they were very apologetic and responded fairly quickly. I sympathize with anyone else in this situation. As a tenant living in a property in Morton Close, Shadwell, "managed" by these people, I would advise both tenants and landlords to steer clear of this company.  The property managers are completely incompetent, very difficult to get hold of via phone or email, and simply do not do their job.  I was without water in my kitchen for around 6 weeks at one point: the property manager stated it was the landlord's fault for not authorising the work in the kitchen (changing a broken tap!)

At the end of my tenancy they took 3 months to return the deposit, again stating the landlord was withholding the deposit.

Square Mile are THE WORST property company I have ever dealt with.
