		<description><![CDATA[As a landlord, I find David Rolph very professional, friendly and knowledgeable about the business. I have never had a complaint from my tenants (mostly students) with regards to SWR and we are now increasingly having tenants that would like to stay in the same property for more than one and sometimes two years, which speaks for itself. The entire process from assessing the property, finding suitable tenants and handing over is slick, thorough and hassle-free for me and my tenants.
If any issues arise, David gives his advice and recommendations but also checks what outcome we desire prior to dealing with the issue. This is handled in a very professional manner. 		<description><![CDATA[I thought I would write this review in the capacity of someone who is indirectly impacted by the service by Smith &amp; Winborn and the tenants that occupy my wife's student let houses.
My wife has used this agency for two years now.  In two years, of course there have been issues and conflict between the tenants, agency and my wife as the landlady. But in two years my wife can now put her trust in this agency to professionally manage her student let houses and deal with any issues as and when the arise.  And lets not be nieve, property rental is a service that costs money so there will always be issues.  My measure is that David Rolph personally manages theses issues and on all occassions resolves them fairly.  On many occassion this has resulted in my wife absorbing the cost based on agency recommendation.
So for me, this is all good news,  Being a landlord/lady can be stressful, I can now spend more time with my wife in the knowledge that Smith &amp; Winborn is managing not just our houses but the service delivered to our customer, the tenants :)<br />This person would use Smith & Winborn again.]]></description></item><item>

		<description><![CDATA[I have a few houses that are managed by Smith &amp; Winborn and I am extremely happy with the way they are dealing with my properties, with me and with my tenants. I am very busy with another business and therefore have very limited time to spend on the properties. With Smith &amp; Winborn I find that the majority of the workload has been taken off my hands and I have complete trust in the way they deal with day to day issues as well as the over all business. They deal with all my tenants in a profession and fair manner. 		<description><![CDATA[We have used the services of this Letting Agent at least fifteen times and have always found them to be professional at all times.

The level of professional advice, to referencing, to inventories, across the board, Smith, Winborn &amp; Rolph have given the utmost help.

We have used many agents over the twenty odd years we have been in Residential Investment and can honestly state that they are by far  the best and, by the way, the most reasonably priced !

		<description><![CDATA[This was a thoroughly appalling agency. It would seem they are driven by the landlords whom they represent. Untrustworthy with data and basic property maintenance. The closing report highlighted problems which had been identified in the report for the previous tenants. None of the items identified had been rectified. Students are treated with absolute contempt and the whole ethos appears to fabricate issues that allow deduction from the deposit in order to maximise profit, in other words, the students' welfare comes a very poor second to a profiteering unscrupulous landlord.<br />This person would not use Smith & Winborn again.]]></description></item><item>

		<description><![CDATA[I have used the services of Smith and Winborn for about four years continuously and I have been totally satisfied and continue to be. I am at a loss as to understand some of the comments I have read. All of my tenants past and present have commended the service that they have received from Smith and Winborn. They particularly comment on how supportive, courteous and helpful the agency is. I have used a number of other Agencies mostly from the High Street chains and none of them has come close to the service I get from Smith and Winborn. In fact I am badgered every year by High Street chain letting agents and questioned as to why I don't use their services instead! Smith and Winborn are very professional, personal and thorough and look after the interests of both tenants and landlord. They provide services over and above what would be expected from a letting agency. For example they take calls from the parents of prospective student tenants and take time to explain the contract between landlord and tenant. 		<description><![CDATA[I wish I had found this company earlier!

As a novice landlord, Smith &amp; Winborn have been a God send for us. They have now provided us with our 3rd set of tenants and are relentless in providing us with a quality service.

Previously we had used a major name estate agency in Guildford (Foxtons) who did everything to make our lives as difficult and as expensive as they possibly could with no advice or back-up at all. 

Smith &amp; Winborn on the other hand have been a pleasure to deal with. They offer an honest 5* service and charge 3* fees. They are always available to provide sincere advice for Landlords and tenants, and will go out of their way to resolve any problems that may occur.

They instill confidence in the way they take their time in securing references, thoroughly checking both tenants and guarantors. They also have an uncanny ability to sniff out unscrupulous tenants (and Landlords!).  

Their business integrity reflects why we have continued to use them and used Foxtons only the once.

		<description><![CDATA[I can't speak for everyone who has ever had dealings with Smith &amp; Winborn but my experience with them has been nothing like what I am reading here.

The estate agent that we dealt with was very helpful and not at all rude, he was always available for contacting via email or phone and would always get back to us if the call was missed.

To sum things up finding a house was quick, paper work was a little slow but that was to be expected with all the background checks that were done and the service was good.<br />This person would use Smith & Winborn again.]]></description></item><item>

		<description><![CDATA[Absolutely abismal agency, avoid at all costs.

The agents are rude and obnoxious and provide little to no support to tenants with unresponsive landlords.

Their dealings are &quot;shadey&quot; to say the least, especially during the tenant referencing phase, they require a lot of unnecessary personal information, much of which is intrusive.

The agent has repeatedly not given the required 24hrs notice when visiting the property and even had the nerve to send potential tenants to the house unaccompanied.

A thoroughly unpleasant experience, especially when compared to other responsible agencies.<br />This person would not use Smith & Winborn again.]]></description></item><item>

I wouldnt even give them 1 star.
dont ever use this company, if you can call it that. They dont even have an office or website!

The emails you receive from him are rude, and incite anger. I have plenty of money to spend on other professional agencies rather than this one!

This is not a review so much on the entire company, but just on one estate agent I had the misfortune of encountering - Rolph.

Now I understand that estate agents are very keen to make a sale and be done with it. But this guy was SO ridiculously rude to us. We met him and he didn't even have the courtesy to introduce himself - not even a 'hello'. He was reluctant to tell us any information about the house.
OH - Did I mention that we were STUDENTS. So maybe that's why. He seemed to think we were complete idiots. He didn't care at all. He made it seem like he was doing US a favour, and that he didn't really want to be there at all.

Basically, his behaviour was appauling and he needs to sort his attitude out before he shows round any more people.

No way was I going to take a house from this man if i ever have to see/speak to him again.
