		<description><![CDATA[Abominable letting agency. Agents were aggressive, unpleasant and rude from the day we moved into the flat ("We only want to deal with you; your girlfriend's one of those "uppity sorts of women"). Didn't manage the property themselves, simply using the utterly ineffectual builders provided by the landlord despite paying vast agency fees. Failed to deal with disputes with landlord, then tried to ape us for full rent arrears when they and the landlord have obviously breached particular statutes of housing law (negligence, environmental protection act, etc). Their rents are cheaper than average in the area for a reason: because they operate an utterly shambolic and disreputable service. Do not be suckered in; they will treat you like scum, and then expect you to pay for it. <br />This person would not use Rayners Residential Sales and Lettings again.]]></description></item><item>

		<description><![CDATA[Where to begin? This agency is appalling. I was trying to purchase a property with them, some issues came up through the local searches re: planning permissions and covenants. They kept phoning me up and trying to put pressure to move things along and I could not understand why the process was stuck - turns out seller was using the solicitor recommended by the estate agent and when we were chasing for answers they advised us that the clients were becoming annoyed by the legal queries being asked...I tried to explain to them we could not proceed without the necessary documentation as our lender required it from vendor. In the meantime the house went up on the market again unbeknowst to us and while they still had our offer on the table the property was advertised as available. Seller gazumped us. Turns out the agent had double-played us all along against another buyer. Ended up losing the house, legal and survey fees. Do not use them.<br />This person would not use Rayners Residential Sales and Lettings again.]]></description></item>
