		<description><![CDATA[I found the moving out-experience traumatic, stressful, and am still scared for the well-being of my family because of the threatening nature of Pearsons &quot;negotiation&quot; methods. 		<description><![CDATA[I have rented for ten years and never have I been so shocked by the number of things they have forgotten?

I have rented with Pearsons for only one year. The property was not professionally cleaned in time for our move in date. As agreed by Pearsons they agreed that we would not be expected to pay for a professional clean on the move out because it had not been completed before our move in date. However they seem to of conveniently forgotten this fact now that the landlady is not happy with their poor management of this building. Also, Pearsons are playing the “the person who used to manage this property is no longer with us” card, so they don’t seem to have any record of this discussion.

I don’t want to go into any more detail but would strongly advise anyone who rents with this company to ensure that you go through the inventory with a fine tooth comb. Make as many notes as you possibly can with regard to even the smallest of nicks or damage etc not listed in your property and return it by email and by hand to the estate agent.  Because they will charge you for it! Even if its just general wear and tear. GET EVERYTHING IN WRITING!

I realised too late that they were this bad and unfortunately rented another property through them (thankfully managed by the property owner this time!).. Pearsons sent my standing order form to the bank without the landlord’s details?? Attention to detail is not this one of their strong points!

		<description><![CDATA[Worst Letting Agents ever used in 6 years. Had to show one set of prospective tenants round myself as
they did not turn up for appointment. When complained was first told that the tenant did not turn up, and was
then told someone from Pearsons was sat outside in the car and did not see the tenant. Was told by phone
they had arranged an inventory when they were never asked to do one. Sent Gas check details etc. to them and they confirmed by phone they had received then and then received more than one request from them for the same details. They lost the backdoor key of the property and on day the tenants moved in had to drive to the property so the back door could be opened. Had problems with them from day one, with their paperwork and general attitude and would never ever use them again. They are only interested in getting their commission and do not care at all about Landords interests.<br />This person would not use Pearsons again.]]></description></item><item>

		<description><![CDATA[Not as bad as other lettings agents I have used, at least the previous letting manager was competent and thorough in her job. Let down by very slow payment times, remittance can take a week to 10 days to arrive. Worst case was a 2 week delay as they failed to take into account making a payment before bank holidays.<br />This person would not use Pearsons again.]]></description></item><item>

		<description><![CDATA[Have been using Pearsons for 8 years as a landlord, and they have consistently given me a good service through 5 tenancies. Their fees aren't the cheapest, but all repairs, gas inspections are charged at cost and the (relatively small) extras aren't hidden.  One star off for providing me with one particularly difficult tenant - but I really got my money's worth from them in the effort they put into dealing with the problem and helping me get the house into a lettable condition after the tenant left.<br />This person would use Pearsons again.]]></description></item><item>
