		<description><![CDATA[If we could give 0 stars here we would. Our experience with Parkheath Estates Property Management has been horrendous, so much so that it would take days to detail every awful point of our tenancy. Our main issues are: consistently sub standard levels of customer service, failure to deal with serious damp issues which affected our health and repeated violations of statutory laws including The Data Protection Act and the tenants right to live in quiet enjoyment. We feel compelled to write this review in order to prevent anyone else from going through another tenancy hell under Parkheath.

In our tenancy contract we requested repairs relating to the safety and security of the property to be made before we moved in. On several occasions we received written assurances from Parkheath that these matters had been attended to. However, when we arrived to inspect the repairs we found that no action had been taken. When we eventually went to move in we found the flat was filthy and clearly had not been professionally cleaned, as per our contract. We complained on two separate occasions about the dirty state of the flat (floors and carpet not even hoovered, cobwebs everywhere in corners of rooms). There was also piles and piles of outdoor rubbish and waste from the rear garden deposited just outside of our front door, which had not been bagged in any way and which were left to rot. Therefore, before we even moved in Parkheath had repeatedly wasted our time by false assurances being made, and poor communication overall. We had to chase our incompetent agent constantly in order for anything to get done, including for the most basic things like receiving the inventory, a copy of the gas safety certificate and installing a fire alarm. 

We moved into a property with some damp issues which the agents said that they would be addressing prior to us moving in. These damp works were not attended to properly. As a result, over the coming months of our tenancy the damp situation worsened to such a point that both my health and the health of my boyfriend suffered considerably. Having originally stated that action would be taken to fix the damp, our agent then informed us that no work would be undertaken. My partner and I reported Parkheath Property Management to the council for their failure to act on the damp issues here, which has since compelled them to deal with the problem. Despite assurances from our agent that their professional surveyors has determined that the damp posed 'no risk' to our health, the council found levels up to 60-70% damp around our flat, including our bedroom.

Within the first few weeks of our tenancy our agent gave my partner's mobile number to the previous tenant without asking for any permission whatsoever. On another occasion, Parkheath also passed on our personal details to their partner agency without our consent, when we had expressly stated that we did not want their involvement. Both of these are complete breaches of The Data Protection Act and shows that Parkheath cannot be trusted to keep confidential personal information. Another occasion where Parkheath broke a statutory law is when they gave the keys to our flat to one of their contractors without any notice or request for permission to release the keys. The contractor then let himself into our flat unannounced. When I confronted him he said that this situation had happened many times before. Clearly Parkheath have no respect for the rights of their tenants.

In all, our 12 months tenancy period under Parkheath Property Management has been an absolute nightmare. Relations with our agent were a constant battle, and the formal complaints that we made were not ever acted on. They are by far the worst Estate agency that we have dealt with, and we would not wish our experience on anyone. Avoid at all costs!<br />This person would not use Parkheath Estates again.]]></description></item><item>

		<description><![CDATA[If you are unfortunate enough to use this rude and obnoxious agency, then do your best to try to talk to the landlord direct.  I have always sourced e landlord to stop and silly middlemen frustrations, and park heath are e worst!  their role in our lease was minimal, but they managed to upset us on a regular occasion.  luckily we had built up a good reputation with the landlord direct and this stopped any ridiculous park heath nonsense.  Will never use them again, incompetent, and when challenged not sorry or apologetic in ANY way.  if I had more time I would stand outside their office and warn people personally.. 		<description><![CDATA[We used Parkheath to Rent a flat on a short term 12 month lease. We were informed that the flat would be prof- cleaned before we moved in. The flat was in a filthy condition. When we complained we were told that the office manager had hoovered the  flat. During the rental period the bath leaked it took Parkheatrh over three weeks to replace .We were told the would be a BT landline point and aerial connection another lie. We never got our deposit back and are shocked that they are so unprofessional. A word of warning do not use unless you want to be fleeced in my opinion.

		<description><![CDATA[We used Parkheath in Watford/Rickmansworth to manage our property and they were truly disasterous.Having discovered they had been doing a terrible job at managing the property, we chose to remove the tenants and terminate our business with the agency. Our main issue was the house had deteriorated considerably and the agency failed to notice a turnover of tenants! In our attempts to uncover how this had become the case, we were consistently lied to and obstructed from making a formal complaint. We found the staff at Rickmansworth to be incredibly rude, unprofessional and avoidant and we most definately would not recommend anyone employ their services. There are far better agencies you could spend your money on employing instead. <br />This person would not use Parkheath Estates again.]]></description></item><item>

At first they massively overvalued the flat, nearly 100k higher than the rest; then they blatently lied to us about having done viewings when we knew for a fact no one had entered the property.
