		<description><![CDATA[They charge sublet money which is not reasonable and I dont think they have any right to do so.What does matter to them if it is the tenant or the owner lives.They put restrictions on your property deeds so you cannot sell or remortgage your own property. They wont even tell they did this until your mortgage solicitor or sale solicitor informs you. This is almost like human right imfringement thuggery and mugging.<br />This person would not use OM Property Management again.]]></description></item><item>

		<description><![CDATA[Recently moved my mortgage to get a better deal on a freehold property. I recieve a letter from my solicitor saying that Peverel want to charge me £180 for giving consent. My solicitor says that this is more than other people charge. I phone Peverel to ask what the charge is for. It seems its to check that theres no legal charge on the property and to transfer to the land registry.  I ask what they do for £180 which I reckon should pay for about 5 hours worth of effort for a conveyancer. This would take a conveyancer about 15 minutes, so they are charging £720 per hour.  The customer service person was unable to explain what they actually did for the money. So watch out Peverel will charge you £180 for you to change the mortgae on your own house.<br />This person would not use OM Property Management again.]]></description></item><item>

Final results? the estate looks like a dump. OM property management are so lazy and rude to their customers i finally posted my first complaint on the web!!! 
if only this site had a rating of &quot;uber terrible&quot; ! 
The car park is so dirty and messy, the lift is scruffy, hallway carpets are stained, the greenery are filled with litter, the list goes on and on!
OM property management better improve as we are not stupid to keep them as &quot;management&quot;.

		<description><![CDATA[OM manages our block and I have to say I have never dealt with such incapable and rude staff members.

To get into my block we use an electronic FOB key which you swipe against a unit within the wall. It is usually red and as you swipe the FOB it turns green, allowing you to enter. I returned home from work, after being sent home ill and noticed the light on the unit wasnâ€™t on. After attempting to get into my block I couldnâ€™t (not what you need when you are feeling ill) I called OM who told me they couldnâ€™t send any contractors out until at least two people had reported the same problem, even after I explained to them I was standing outside unable to enter my own building, to gain access to the flat I own., what an absolute joke! After a heated discussion with the gentleman on the phone, whoâ€™s name I didnâ€™t catch, he insisted that it was a problem with my FOB, even after I had explained to him on several occasions that the light on the unit wasnâ€™t on (to me indicating an obvious problem with the unit and NOT my FOB) Luckily a neighbour let me in and I was able to get a key copied for the main front door, however I feel like they are totally incapable in acting as managing agents based on this particular experience with them.<br />This person would not use OM Property Management again.]]></description></item><item>

As far as I know they have no involvement in us remortgaging because they are only our property management company. Its absolutely ridiculous. Our mortgage advisor told us that they are the only company that charge ridiculously for this, no other company does this. 		<description><![CDATA[OM Properties are by far the worst company I've ever come across - I experienced a leak coming into my flat which came from the flat above and its still ongoing. the leak first came to my attention 5 months ago and they still have not resolved it. The property manager Jon Davies at first believed the leak was my fault and the way he spoke to me was horrendous. At one point he threatened to kick my front door through. OM are now requesting I go out my own way and purchase a heater to dry the walls, even though the leak was not my fault. I am now considering moving as I hate the fact that my leasehold property is managed by OM. If they don't sort this out soon I will be seeking legal advise. 		<description><![CDATA[Have just lost sale of my flat due to &quot;extortionate&quot; service charge.  Property Manager R.Dendy does his best to explain (in my opinion) their highwayman tactics.   Our fire alarm system has been faulty for the last 2 plus years and they have gaily paid call out charges without checking that the problem has been fixed, which it hasn't.   A new part apparently needed to be ordered but was never sanctioned as went to wrong dept.  Refund  from electricity company has disappeared into the ether but apparenetly has been credited back to us!!!  Have paid them since January £1,69l.00 and I live in a low cost flat!!! 		<description><![CDATA[We have just completed a long drawn out RTM process to be rid of them.   Two major problems with Peverel/OM
1.   They are a rip off.   This is best demonstrated by the new insurance costs.   £1690 vs £5800+ with them.   The rest of the management fees will be 40% cheaper.   Our service charges increased by 2.5 times over 9 years.   That makes them crooks
2.   They do not proactively manage the property.   We have to shout/cajole etc to get them to do anything.   Public areas not redecorated for over ten years, carpet renewal after 10 years, poor cleaning, and broken disabled lift for over 10 yrs.

The only way out is through RTM and I guarantee you will be a lot richer and less stressed if you go to the trouble.   The hard part is finding a good management company to replace them.<br />This person would not use OM Property Management again.]]></description></item><item>

		<description><![CDATA[I have similar experiences of Peverel OM, serious overspends and recharges on top of an inflated service charge in the first place. The  apartment block  where i own a few apartments has been left in an awful state as funds were not available for basic services due to the overspend. Simple repairs cost a fortune and we were hit with an enormous water bill as it hadnâ€™t been dealt with for years. The Good news is that i organised for OM to be removed as the management company- they are now gone- the service charge has been reduced and the place is already looking much better. 		<description><![CDATA[OM Property Management have been running for decades and as yet they are all a bunch of ammeteurs!!!! If your considering buying a flat that is run byOM Property Management (Peveral) then PLEASE reconsider your options. They increase their service charges every year and offer inadequate services and thats not even taking into account when there is a communal problem. Twice in a year OM have stopped our water supplies withough any notice (standard water maintenance carried out which they booked in advance!), being a mother and having no clean water for days to make formulae and sterilize his bottles withough any notice is a major inconvinience. The Customer Service section is a complete shambles, you even have seniors patronizing you, insinuating that you have contrived certain problems where you end up more angry than you started off due to the lack of CS, you even have their high end managers try and take credit for resolving a problem that they hav'nt even resolved!!! Like I said a bunch of ammeteurs! Seriously though, I am moving soon and part of the problem is OM Property being so incompetent at doing their jobs in addition to their ridiculous service charges.<br />This person would not use OM Property Management again.]]></description></item><item>

		<description><![CDATA[These people used to be called Peverel, or Peverel-OM. They are diabolical. I think this all relates back to when they were part of the money-grasping Erinacious Group. They certainly have the feel of a private-equity financed operation, complete with grossly-understaffed, over-centralized call centre in some cheap backwater of the UK.

Somehow the service charge on this block is higher than any comparable block I've been involved in.

A senior accountant sent an email in February to say that a rebate HAD BEEN transferred, when we enquired we got another email in August saying the rebate WILL BE transferred at some unspecified date.  OM / Consort / Peverel are a bunch of moneygrabbing crooks, you cannot trust a word, how have they got away with profiteering and lying in the courts ?<br />This person would not use OM Property Management again.]]></description></item><item>

Before we RTM'd our block our Peverel OM property manager was too over-worked or too busy generating fees, and did not deal properly with or pursue under insurance a massive water leak which cost us over £15,000.  Under pressure to explain inaction and facing pressure from a Tribunal she was replaced by her Area Manager, Emma Darch.

Emma Darch told a pack of lies in Tribunal about what Kingsborough &quot;do&quot; to earn up to 33% commission on a £3,500pa insurance policy (which we replaced with one for £1,500pa), held owners and the new manager to ransom over the transfer of funds, spent a small fortune prior to handover making good a range of issues which owners had already been charged for, while gardeners and cleaners took a holiday.  A visit from Peverel's own contractor Cirrus resulted in a £485 quote to change a £10 light bulb, their sub-contractor installed two emergency smoke vents upside down and refused to fix without a further payment, etc.

After an investigation by owners and the account auditors it was shown that previous estate charges were 30% in error, and Emma Darch was forced to concede refunds to all owners which were not admitted in Tribunal.  But charges continue to be made which do not reflect the reasonable cost of the estate.

A new property manager Mark Lancaster is now in charge of the estate, has visited twice and both times filed a report saying things were &quot;excellent&quot; - the second time he stood with his back to all the problems to take a picture showing a small section of hedge had been trimmed.

They 'give' extremely poor service in practically every instance of our estate's requirements and have done so for 13 years.

For a company specialising in 'management' - it seems ironic - as they do not appear to understand the meaning of the word.

It has also been proven in tribunal cases that OM (Peverel) systematically exploit their customers by loading service charges with insurance commission and in some instances subcontractor referral fees.

After 13 years of this company, its clear that OM's (Peverel's) business model is all about them making money by doing nothing and getting away with it.

The assertion that there is an improvement from the Solitaire days is utter nonsense, nothing has happened except for an even bigger propaganda push to try to drown out the increasing clamour of dissent and uprising against the shysters that are OM/Solitaire/Peverel, I can only imagine that the review was written by an insider as part of the current propaganda campaign.

DO NOT EVEN CONSIDER USING THIS COMPANY - THEY WILL TAKE YOU TO COURT TO FORCE YOU TO PAY DISPUTED ACCOUNTS.  THEY WILL NOT PERFORM REPAIRS REQUESTED FOR AT LEAST 18 MONTHS.  THEY WILL CHARGE YOU 300% OF THE ACTUAL COST OF THE INSURANCE FOR YOUR BLOCK.  THEY WILL CHARGE YOU THOUSANDS FOR &quot;MANAGEMENT&quot; WHEN THEY DO NONE.  THEY WILL CHARGE YOU HUNDREDS FOR SERVICES NOT RENDERED.  THEY WILL CHARGE YOU TO PAY THEM BY DIRECT DEBIT (YES, REALLY!!!).  THEY WILL NEVER ANSWER LETTERS.  THEY WILL NEVER PROVIDE INFORMATION REQUESTED.  THEY WILL NEVER RING YOU BACK. However, since Julia Brooke-Wilde has taken over as Area Manager, there has been significant improvement in getting things done. I understand it will take time for everyone to understand their recent changes,but OM is going in the right direction.They have ansewered my questions in a timely manner and completed major repairs very responsibly and professionally. 		<description><![CDATA[I am unable to see what OM do for the money they charge which is by far and away the most expensive I, or anyone I know, has heard of. The accounts paperwork they send to justify their prices are written to confuse with strangle property labelling (the estate is broken down in to dozens of schedules such as 3J so you have to know which one you come under) and random and inconsistent projected costs. I have received projected costs for 2011-2012 along with actual cost for 2009-2010 actual costs which only covers a few months as its a new build. This appears to be so you can not make an easy comparison. I have requested the 2010-2011 accounts to see last years actual costs and as of yet....no response. Last year we all over paid and had a £200 reimbursement (should have been more but extra got put into the future maintenance cost pot) so this year they want to charge even more then last year and have asked for near 4x the amount (nearly £5000 for a block of eight flats) for their future maintenance costs. The buildings are new and covered under 10 years builders insurance so I have asked them to justify this 4 fold increase in cost.....no response yet.
When the maintenance costs are considerably larger then your council tax you have to start asking why, what am I getting. If you have a choice do not use OM Property Management.<br />This person would not use OM Property Management again.]]></description></item><item>

He come to residents meeting and puts himself forward to help with residents events. I gess we are lucky and that not all their staff are as good. 		<description><![CDATA[I am a leaseholder occupier.  We have just done an RTM, time consuming but worth it.  OM (mis)managed our property from day 1 over ten years ago.  The mean time for estate manager was less than one year so there was no continuity of management and we never even met the last two EMs. OM had no interest in our building other than boosting the profit they could make out of us.  Our new insurance premium with a European Top 20 ins co is less than 1/3 the really special rate that OM previously negotiated.  The excess alone was equivalent to more than 10% of the service charge.  Their other many fiddles are probably impossible to prove. Life is too short. 		<description><![CDATA[These guys are a sister company of County Estte Management (part of the Peverel group of companies) and recently took over their developments. I would advise anyone looking to buy a flat to check which company operates the management of their block. If it is a Peverel company (OM, Solitaire etc) then I would strongly advise you to steer well clear. They will make your life a misery. Check out the website www.thetruthaboutsolitaire.co.uk for stories from hundreds of angry residents. We fought to remove them from our development and were successful, but it took a lot of time and effort and we are still suffering from their years of mismanagement today. Overcharging, kickbacks, awful quality of work, failure to respond to emails, phone calls and letters, dodgy accounting practices, misappropriation of funds, incompetent staff. We are taking this company to tribunal as many others have to try and reclaim funds. Please please please do not go anywhere near a Peverel company. They will rob you blind and ruin any chance you have of a happy home life. Trust me, even if you have found the perfect home, if the property is managed by a Peverel company it ill soon become a living nightmare. Even simple tasks like changing a light bulb in a communal hallway will take MONTHS to fix and you'll be charged astronomical amounts. I am not alone, the web is full or horror stories from thousands of disgruntled Peverel/OM customers. People are fighting back but it is an unregulated industry and these cowboys continue to rip people off. We are at present still waiting for unsafe [fire risk] wiring to be done since Feb 2010. Outside cleaning poor. Lift door since last year not repaired properly. Our estate managers visits are hit & miss, he never follows through with issues. An underground gate, which leads into the main building broken now for 4 weeks.
