		<description><![CDATA[I leased a property from Martin &amp; Co in Aberdeen and I was far from impressed.

When I took up lease I found out the flat had not been cleaned properly and the kitchen was filthy with food deposits and grease everywhere.  The washing machine didn't work, nobody knew how heating worked either, shower broken etc etc.  I repeatedly emailed them, which were all ignored.  Phone calls not much better.  If they learned to communicate things would be much better.<br />This person would not use Martin and Co again.]]></description></item><item>

		<description><![CDATA[We rented for a year through Martin and Co with constant problems. We began with an excellent contract agreement and thought we'd been really lucky. The promise to put fitted curtains in our flat turned into the biggest ordeal EVER. We ended up waiting over 3 months for the curtains and constantly had to pop into the branch to ask what was going on! Whent he &quot;curtains&quot; were finally fitted they were fitted with blinds - similar to those you find in an office - but this was a penthouse apartment! When moving out time came the amount of money paid to move out early was insane (£250) and then we found new people to move in and take over our contract but Martin and Co wouldn't allow them to move in (so they could keep the extra rent money we had to pay ON TOP OF the £250). When finally moving out, the deposit agency we had to go through with Martin and Co was an absolute joke. It resulted in us responded with a 20 page letter and receiving our deposit back, in full!! NEVER EVER AGAIN....if you have any sense PLEASE DO NOT have anything to do with Martin and Co. They will mess you around and take as much money as they can off you!<br />This person would not use Martin and Co again.]]></description></item><item>

		<description><![CDATA[All I can say is that I had a property on the Borough Road to let with Field &amp; Son for about 6 weeks and nothing at all happened; after an enquiry with this lot I had a short tenancy offered in a matter of days, which I accepted, and during that tenure they managed to find a long-term tenant, so the property has now been occupied uninterruptedly for almost a year. All enquiries are dealt by them usually within the day and I always deal with the same two people. So far, quite good.<br />This person would use Martin and Co again.]]></description></item><item>

		<description><![CDATA[I rented with Martin and Co for 2 years. The bathroom hot tap stopped working in June, we contacted them immediately, several times. They sent someone out, he promised a whole new bathroom as it was falling apart (avocado suite suggests it had a good life!) Nothing happened. Eventually we gave up and moved out 9 months later, tap still not fixed. They want £200 of our deposit for cleaning. We cleaned the house completely before moving out. Luckily i took photos and have witnesses. It is in dispute. Martin and Co have a very bad reputation amongst people I have spoken to in Coventry. The worst landlords I've ever dealt with. Bullying, dismissive, threatening, intimidating fraudsters. Never resolved a *single* problem, even when to do with issues as serious as water leaks, mould, or broken boilers. Increased the rent year-on-year after hiking it by £100/month AFTER we had signed the papers and paid the deposit, claiming that 'the website was wrong'. Attempted to keep 100% of our deposit by lying to the Deposit Protection Scheme. Will do a good job of shmoozing you when you first view the property, but once your contract is signed they want nothing to do with you, unless it's to do with squeezing more money out of you. The Google reviews of the North Manchester branch tell the whole story. I left an area and a building I liked because I couldn't bear the idea of having to deal with Martin &amp; Co any longer. Avoid at all costs. There are good landlords out there!

** UPDATE APRIL 2012 ** - The DPS unsurprisingly decided in Martin &amp; Co's favour RE: inflated cleaning bills, and as a result I lost 75% of the deposit (although M&amp;C tried for 100%) despite me leaving the place tidier and cleaner than it was when I moved in. I have since settled in to a new home with new landlords that actually resolve issues, are honest about fees, and deal with me in a friendly and amicable way. I hope to never have to deal with Martin &amp; Co again except to warn my friends and family away.

		<description><![CDATA[I don't know where to start. Clearly we doubt the phrase 'customer service' is on their list of don'ts when they train their staff if they even train them at all, other than to tell them that the bottom line is profit maximisation for as little effort as possible. It was not clear to us that the things which would normally be included in a 10% management fee are charged as extras and other things which were supposed to be done were not done until they were reminded of them (eg gas certificate, periodic inspections, inventory). A detailed inventory had been prepared and provided by us but they refused to use this as they 'outsourced' the checking in/out process to an outside company! This was charged to us for £80 and £60 respectively and despite several phone calls and emails requesting copies of the report none was ever received. The first tenant they found stopped paying their rent. What a disaster, they said that they could not do anything. When it was clear that the tenant was being paid rent allowance directly we had to tell them that they could apply to have this paid directly. These tenants were also in breach of their agreement by having a dog (more of this later). When the time came for them to finally move out (still owing rent) Martin &amp; co did nothing to help us remove them and even suggested that we let them stay on even though there was no chance of getting the rent. Of course once they did move out Martin &amp; co made sure that they took all their charges from the deposit owed and had cleaning done at inflated  cost. There was nowhere near enough deposit to cover the rent owed but they took their money leaving us £500 short!
We were renting a house at the time and our letting agent was appalled when we told them about Martin &amp; co's working methods. Unfortunately as we were in the middle of moving house ourselves and they found another tenant we let them manage the property again and were it not for the fact that we live so far away from the property we would not have gone ahead with them but felt we had no choice. Also, at this stage we were unaware of the state the house had got into, due to their incompetence, as we did not get a chance to visit it and do our own inspection and maintenance as we would have liked. 
For the next year maintenance jobs kept coming up to be repaired at inflated prices with the same problems repeated. This rang alarm bells but they fobbed us off saying jobs had been done. When we finally got to see the house when the second tenant left we were appalled. The previous tenant had cracked the bathroom sink (how doesn't bear thinking about) their dog had completely ruined the laminate in the conservatory and chewed the stair carpet, some curtains were filthy and marked. The garden shed was full of rubbish left by the first tenant which we had paid to be removed the year before! At this stage the elusive inventory from the year before was produced with details about these items! Other items were missing, proving that the original inventory had not been checked if it existed at all. Yet, periodic inspection reports had stated that the house was in good order, clean and being looked after. Clearly nothing was ever checked by Martin &amp; co staff and certainly not the maintenance work eg we had just paid for a leaking central heating pipe to be repaired and the plumber had ripped open the boxing around it and just left it, they offered to get someone else to repair this at further cost of course. All the maintenance people we got in (including the plumber who had always done our repairs before) were appalled at the high cost and poor workmanship. Our conclusion is that Martin &amp; co use incompetent contractors or that the contractors know they won't be checked and take advantage. This experience has put us off ever using letting agents again, I know there are good ones out there but we won't take the risk again. My advice is to avoid this one like the plague and check reviews and get other landlord testimonials if you can before signing a contract.<br />This person would not use Martin and Co again.]]></description></item><item>

		<description><![CDATA[Having used several agents in Cornwall over the past few years, I discovered Martin and Co, and what a breath of fresh air! The Manageress there didn't attempt to give us the normal agent patter, but simply listened to what I wanted and gave several options for ensuring I received great value.

For once I felt like I was in the hands of a professional who understood the business well, but more importantly understood what the customer wanted. When it came to completing the documents, she made sure everything was well laid out and clear. The company are offering some really useful services at great value, and without the small print! But not only the Manageress genuinely wanted to ensure I was happy with everything.

Well done Martin and co - and the Manageress who helped me so much with her knowledge and professional attitude. I am sure we will see this name more and more, and I for one will be putting all my properties their way.<br />This person would use Martin and Co again.]]></description></item><item>

		<description><![CDATA[My experience with Martin and Co initially began reasonably well with a viewing of a well presented property I soon made an offer on and will be leaving in the near future. As such the process was relatively painless until I was handed a few additional documents to sign, one in particular detailing that a person signing may not remain at the property beyond the agreed tenancy period without an agreement between themselves and Martin and Co. Another document detailing that they would attach the exact details of the scheme into which my deposit would/had been placed. Information legally required within 14 days that I have never seen, rather illegal.

Contract law allows a contract to exist beyond the length of the contract given that the terms of the agreement are pertained to by all parties involved. After further investigation this is clearly a method by which Martin and Co attempt to enforce continued signings of lease agreements, read into that what you will.

The rental period itself went without any issue until Martin and Co decided that they would ignore the terms of their own agreement, specifically that they will 'verbally inform' a tenant of any viewing with a minimum of 24 hoursâ€™ notice.

Instead they determined that they would only use e-mail, which given the mere couple of daysâ€™ notice I do not see to be acceptable means of direct communication. Furthermore the arrogance of staff to assume that they could simply ignore my wishes and the availability of the property for viewing was extremely insulting.

The staff that dealt with the matter refused to withdraw the viewing despite my having advised them that they would be disturbing me (I was working night shifts at the time) and that I could not allow anyone into the property without my presence as some of my possessions are restricted by law and I am bound to ensure their safety and location.

I was forced to paint the situation very obviously to them and remind them that they do not have right of way and that they should have consulted me verbally beforehand rather than approach the matter with the ignorance of assuming that they could behave as they wished and make an appointment with a potential new tenant that they could not in all reasonableness had committed to without my prior involvement, all this despite my offering to make the property available at a later date which would have caused me financial loss due to my working arrangements.

As such I made the prudent steps (ironically on moving in) to ensure that an internal surveillance system was installed, something they seemed to ignore at the time and I would have made use of in the event of them entering the property without my prior agreement.

This behaviour alone is disgusting and not an attitude I have ever experienced from another letting agency or land lord, and I have been renting for over a decade. That was not the end of the sordid affair however as I had made the acquaintance of the landlord during the rental period and had discussed remaining in the property beyond the date of the rental period, an extension if you will.

The landlord had agreed to this verbally and we do share a cordial acquaintance as I have allowed him into the property, he has observed, and commented upon, that I have maintained the property well and has been most glad of this. He was especially helpful when the boiler partially failed and ensured a timely repair.

Not being a landlord I do not know where the power of the letting agent begins and ends but as such I would have expected an agency to discuss with the landlord if an extension would be granted or not and if the landlord consents to such things. 

As such they ignored the landlords wishes and denied a single months further extension to my rental period, the landlord had agreed to this and he was forced to inform them (again by e-mail, they donâ€™t appear to like two way conversations) to extend the period, all after they had tried to book a 'checkout' for me. Again without sufficiently informing me of the details (e-mail once again).

That ranks somewhere between utter incompetence and total bare faced arrogance. As such I will never use this dire excuse for a supposedly professional letting agency ever again and urge anyone reading this to severely reconsider any association with this branch, who seem to be obsessed with finances and nothing more.

So to finalise this review you may have noticed I have highlighted e-mail a lot, I have also pointed out the inability of these people to contact a tenant via the contractually specified means of a verbal method. Well in fairness they did call me, once, ever since beginning the tenancy.

The purpose of the phone call as to mention that my rent had not been paid as my original direct debit had expired as I was staying beyond the original length of the tenancy agreement. No problems there I made the payment immediately and had it all tidied up within two hours (bank transfer).

So they know how to contact me, they are legally bound to maintain records of client details and they seem to be able to use them also, when it suits them.

I have also noted that this group has not supplied with me with details of the scheme that my deposit is in either, so in conclusion:

In conclusion I urge all tenants to avoid Martin and Co Whitefield at all costs for illegal practices and total disregard of contract.<br />This person would not use Martin and Co again.]]></description></item><item>

		<description><![CDATA[Its was our first year in letting our house , we expected a letting agency to look after &amp; check references etc on any prospective tennants, we ended up with the tennant from hell, she has'nt paid the full rental for 6 months &amp; all martins have done is phone her to say she owes her rent, they never advised us to contact housing benefit office and get payment made directly to us and now her tennancy has ended they seem to do nothing in getting her out.

From the time of the first phone call it was a shocking display of incompetence. Somehow we managed to arrange a viewing despite the very inexperienced young lady not really knowing her job; she had a serious lack of knowledge regarding the property Martin and Co were advertising. During the viewing I said &quot;the main reception area was dark and there was a lack of natural sunlight due to the small window&quot;, the girl replied &quot;its OK if you turn on all the lights&quot; this was in the middle of the day! We had only been there about five min before another couple knocked on the door to view the property (obviously double booked) the agent said we should show our-selfâ€™s round upstairs so she could also show them the downstairs, we didn't see her again for about 10 Min's. Finally when we went down stairs and stood about while the other couple asked questions, finally we got to speak to her again, she was clueless about everything. Despite her lack of knowledge we were interested in the property and asked her to contact us ASAP to discuss the referencing once she found out the answers to our questions, simple stuff like &quot;when is the property available to move in?&quot;. she didn't call back, when I called them back I spoke to someone else who rudely informed me that the property was no longer available.  Avoid Martin and Co Chelmsford at all costs, they had no idea how to be professional and were rude and seemed only interested in the sale commission. 		<description><![CDATA[Oh where to start. I moved in on the 28/01/12. Had to wait an hour for they keys. On the second trip moving my stuff in I ran into the landlady who knew nothing about me moving in. Fun conversation that was. I was promised a new carpet for the living room on 03/02/12 (landlady was under the impression this was happening too from our conversation). 
I am still waiting. 
They did send a gasman round to do the gas checks, they just didnt want to inform me that they were doing this. 
I replied in e-mail to amend the inventory and have had no reply. About 2 weeks later I went into the office to speak with them as I was told I had the only set of key and I wanted to know what was happening with this carpet. I was told that there was an issue with the landlady and I would be e-mailed and they didnt have time to cut the keys. No e-mail yet and we are a month on. The Gasman tells me my cooker is knackered, disconnects it and shuts of gas by accident. That was 21/02/12. Took until 06/03/12 to get the gas back on and new cooker (flat is gas heated and its been cold). Did get a phonecall that the carpet was ment to be done same day. Get a phone call later to tell me carpet will be done friday (09/03/12 - tomorrow). Turns out that they have a copy of the keys to my flat (why they needed a cut of my keys is confusing). On the brightside thou they are starting to contact customers now thou, on the bad side...they dont know what they are doing<br />This person would not use Martin and Co again.]]></description></item><item>

		<description><![CDATA[I have recently moved out of a property with Martin and Co. The house was cleaned top to bottom, hoovered, cleaned the carpet (hiring a cleaning machine) and  re painted the kitchen.
When I received my check out form, they stated how it wasnâ€™t cleaned, the oven door was dirty, the carpets hadnâ€™t been hoovered and that a door hinge was broken and the entire door had to be replaced. 
The oven glass door CAN NOT BE REMOVED and was cleaned in side and out. If I cant get in-between the panes of glass what do they expect me to do? 
The door hinge was brokenâ€¦.We noticed the day WE MOVED IN. When I called Martin and Co to notify them, they adv me not to worry. Clearly this hadnâ€™t been noted down any where when I called.

I believed that Martin and Co were a friendly, trustworthy company!! Clearly they are out for what they can get and I am absolutely disgusted with them! I have spoken to my solicitor about the issue and I will be making any one that will listen aware of how atrocious this company really is!!!<br />This person would not use Martin and Co again.]]></description></item><item>

After speaking with Mr Hyman the Owner I knew I was dealing with someone who knows what they are talking about. Great local knowledge of the market place and left me feeling reassured that my property was in good hands. I have dealt with most of the other local agents in Prestwich and Whitefield and never felt comfortable with the advice and service they gave me. All I can say is this Martin &amp; Co Whitefield office gets my top marks for service, advisce and managing my properties. - hideous in contract terms
- irreponsible in making unfulfilled promises
- unresponsive to service calls
- appalling in customer services.

We rented a flat in Nottingham, and found on the first day of our arrival having a broken boiler. Since we knew the previous tenants, we realized that the boiler had been broken for a couple of months without being fixed prior to their move-out. We expected them to have fixed it in the generous time in between tenancies, but they never did so. After reporting to them, the first thing they did was ask us to sign a &quot;no responsibility and no rent deduction&quot; agreement. It took around two weeks and numerous calls did we manage to do the necessary repairs in a cold British winter. They have no understanding or sympathy on the situation of tenants.

In addition we were told that we can pay on a monthly basis after the first 6 months of tenancy. Once that time is up we were told that we will have to pay a full amount of another 6 months, and if we are to stay shorter than that duration we still have to pay the full half a year. We argued that this is not we have been told by their colleagues. And this is what we have been replied, in exact wordings copied from the email:

Quote from Ricky Fraser-Benwell: &quot;As Iâ€™m sure you are aware there is no such thing as a verbal agreement and not legally binding in anyway, shape or form&quot;

...and subsequently denied the existence of his colleague who we have met and talked to in person. As though he vanished in thin air.



Dealing with Martin and Co is like working with Fraudsters, putting your living place at risk. i would sincerely ask everyone from Nottingham to AVOID Martin &amp; Co at all costs.<br />This person would not use Martin and Co again.]]></description></item><item>

		<description><![CDATA[The agents are unacceptably slow to respond to communications leaving urgent maintenace work outstanding for days and often weeks. I had to consistently chase all aspects of the work. The agents acted in a management capacity but consistently blamed landlord for all delays, but didn't have the courtesy to keep us informed. Agents inappropriately  discussed our issues with our next of kin contacts when we were unable to take their calls. When challenged with this breach of confidentiality the response was &quot;it's not a big deal&quot;. 

The staff respond defensively to complaints and made no attempt to resolve the issues only to apportion blame. Communications boarder on rude when their &quot;authority&quot; is challenged. These agents clearly do not understand that they are dependant on tenants to stay in business and show no respect for the fact that they are operating in open market. 

Agent is more concerned with extracting fees from tenants than providing a quality service. I would not consider any property let by this agents in the future.<br />This person would not use Martin and Co again.]]></description></item><item>

		<description><![CDATA[The service from this 'company' was absolutely terrible, the flat was rented unfurnished but had various problems on arrival:
The carpet was lumpy, broken door handles, no door handles, chipped paint work throughout, all toilet seats were broken and mould in the shower.
The lumpy carpet was re-fitted after multiple phone calls to agents a week after the move in date, meaning that no substantial furniture could be put in until the carpet was fixed. 
During the 6 month tenancy other than the phone calls from myself to the agents to complain about the existing problems no other communication was made. Frequent visits from past tenants turning up at the door unannounced at at night to collect mail was another issue along with noisy neighbours also Martin and co tenants. 
After the 6 months lease ended (thank god) the flat was cleaned out, hoovered, bleached and I had even painted over the chipped paint work from previous tenants at my own cost. However after an aggressive phone call from Danny 'property manager' I was told the property was left in a &quot;disgrace&quot; resulting in him reading a list of faults which were nothing more than greatly over exaggerated lies. With reference to the existing broken toilet seats, mouldy shower being &quot;minor faults&quot; and the build up of rain and dirt on the outside of the front door being &quot;a lack of cleanliness&quot;. The aggressive, unprofessional manner in which Danny spoke to me feels like no more than a rehearsed, commonly used tactic used so that the deposit, (value to a months rent) does not have to be reimbursed. The situation still continues but DO NOT rent from this company, they seem to have answers for everything and solutions for nothing. 		<description><![CDATA[As soon as we signed the contract, it all went down hill! Martin &amp;Co took no responsibility for the property. We didn't have an up to date Gas Safe certificate. When eventually the gas man did attend the property - he deemed the flu from the boiler unsafe and condemned the bedroom window shut. We then had problems with ventilation &amp; damp. We since had had to get Environmental Health involved. 
Lights in the kitchen where a fire hazard - They couldn't care less! All they could say was they couldn't get hod of the landlord who was supposed to be managing the property.
Our contract stipulated our deposit wound be sent to the Tenancy Deposit Scheme - Instead it was sent to the Landlord who took nearly 2 months to get the money back following our departure!!!! - What is the point of the TDS??? - They didn't seem bothered!!
Trying to contact anyone in the office is a joke &amp; they will happily sit there and fob you off, until to leave!!

		<description><![CDATA[Agent lied about valid gas safety certificate.  Was told there was one, but upon inspection it was found to be incomplete, and therefore not valid.  When approached about this the agents pleaded ignorance... sorry, but it is your legal obligation to ensure these things are CORRECT.

Landlords manage the property... absolute liars... no care whatsoever for the tenants.  Winter 2010/11 saw temperatures of -16c... heating was broken... took TWO WEEKS to get someone to fix it.  Plumbers were available, but they waited 2 weeks to get the cheapest job done.  Two weeks of the house temperature being about 5 degrees.  One small electric radiator supplied by Landlord.  

2011 Gas appliances left switched off due to disrepair for 7 months during the summer because &quot;it's summer&quot;... no interest in the LAW stating that all gas appliances must be in working order.  

2011 outside septic tank not compliant with H&amp;S regulations.  Currently being investigated by Vale of White Horse Council.

Landlords Simon and Gemma Hartwright are utterly horrible people who will do nothing to improve the property unless forced by legal action. 

House broken into March 2010 because of utterly woeful security arrangements... told by landlords that this was &quot;unfortunate&quot;... no apology, no security improvement, simply did not CARE.

Another typical Oxfordshire Landlord/Letting Agent combination - Tenants are nothing but cattle, there to be profited from.  Absolutely disgusting all round.

Was told by the letting agent to stop making their job difficult by telling potential tenants the truth of my experiences there.  Laughable.<br />This person would not use Martin and Co again.]]></description></item><item>

		<description><![CDATA[Our experience with Martin &amp; Co Lincoln has been terrible since the word go. 
-When completing the credit checks they didn't explain their process/charges properly and then ended up charges us double and it was a fight to get refunded.
-When completing the contract, the deposit amounts and addresses were completely incorrect and had to be redone, wasting time.
-When we viewed the property it was in a mess and they told us they would have cleaners in before we moved in. When we got the keys and went back to the property for the first time, nothing had been done to it and I had to speak to 3 different people to get it sorted.
-They didn't send us the inventory until a month into our rental and it was incorrect.
-When they wanted to do a property check, they gave us less that 48 hours notice for the visit and then tried to charge us because we missed the appointment (we were on holiday for a week and missed the notice and the visit) and we had to fight to get that back too.
-It has taken them 6 months to arrange to have our shower fixed. 3 plumbers, a visit and a telling off from the landlord later its finally been done.

The problem with the branch is that no one seems to have a clue what is going on or who is in charge and you have to speak to pretty much everyone in the office to get it sorted. Even the plumbers and gas check guy who I've met say that their management team is awful and its hard to get done.

When the landlord came around he seemed aware of the problem and said that they had lost the spare sets of keys for the three properties he owned in the area.<br />This person would not use Martin and Co again.]]></description></item><item>

		<description><![CDATA[Absolutely rubbish! I've been in my place for nearly 2 years now and I'm still waiting for things to be sorted. When I moved in I signed a form to say I was happy to have builders in to cap off the chimney in my first week...this still hasn't been done, resulting in black mold in the living room which has already caused me some health problems. I had bronchitis last year and called the maintenance office to chase the situation up explaining that I'd been very unwell and had this mould in the house.  They said that a company had been given the go ahead to start work on the chimney and they would chase it up; 12 months later I'm still waiting and the mould isn't getting any better. 
Twice I've had to have someone out to repair my boiler; the first time was a faulty timer and didn't have any heating; the second was a few weeks ago and the boiler was leaking alot! It took them 4 days to get someone out and they didn't even have the courtesy to call me and arrange a time that was suitable for me but instead just passed my number on to the plumber who turned up at my house at 7pm wondering where I was! So I then had to drop what I was doing and get home!

There is a &quot;garden&quot; with this property but it's more like a pile of rubble with a bit of soil over the top, shards of glass and plastic sticking up, not very safe at all; and alot of dog mess from the previous tennants. Considering their stringent inventory checklist and supposed high standards of cleaning upon vacating this place was a state when I moved in. It hadn't been cleaned at all.

I wrote to my landlord (who's quite a nice guy actually) regarding having my cat at the house.  He said he was fine with it providing I pay an extra pet deposit of £100 and have the carpets cleaned when we move out. I thought that was pretty reasonable.  So when my partner moved in he brought our cat with him and a week later he was infested with fleas!! My cat has never had fleas in his life. I was finding them everywhere and had to bomb the house and treat my cat quite aggressively with flea spray etc. I wasn't happy and I spoke to the landlord about it; he said the previous tennants had a dog but clearly didn't clean the house properly. (He had a lot of trouble with the previous tennants as they wrecked the house entirely apparently).

Then there's the case with having no arial. I thought the arial would be fairly standard but when I went outside to check I noticed that the original arial had been ripped clean from the wall and there was a satelite arial instead, no problem as I had a spare sky box I could connect. But we had a storm this september and it's damaged the satelite and we have since had no TV and are waiting for someone to fit a new digital arial for us. Having heard nothing from M&amp;co since our inspection 7 weeks ago we decided to call them and they told us that the man doing the arial has been given the go ahead but that they would chase it up. Still nothing! 

and finally, in the summer we gutted the garden with some help from my partners dad, and we cut away all the ivy on the back garden wall which divides the property from the alleyway. After doing this we discovered that the wall was so dangerous there were holes in it big enough to fit my arms through! My patners dad said he would come down for a weekend and knock the whole thing down and relay it all with a good foundation for £500. It's taken till now for the estate agents to discuss it and give him the go ahead to do this. That wall is a hazard so you'd think they'd want to get it sorted before someone gets seriously injured! 

It's a real shame the estate agents let this place down because our landlord is quite reasonable and the house is quite nice despite it's problems.<br />This person would not use Martin and Co again.]]></description></item><item>

So far we've been a month without central heating (In november/december). It took them 10 days to even send someone to look at it, and 16 days and counting for anyone to come and fix it.

All the while this was going on i was being plagued with phone calls about renewing my contract (for £85). It seems fine for them to chase you for money, but utterly impossible to get them to do anything constructive for you.

After all this i've decided to move out, and they're trying to charge me £45 for a reference to my new agents and £80 to &quot;Check out&quot;. 

I've paid my rent on time, every month and caused no troube for them. Which they've rewarded us for with various seemingly made up fees and an inexcusable period of time without the basic neccessities.

Moved in tenant with unsuitable guarantor, didn't tell us, or show references, just said she had one. I have to chase them to find out if the rent is in on time, which it never is.
Phone calls are a nightmare - never get back with answers in a suitable timescale. E-mails are ignored for 2 or 3 days. I don't get answers to urgent questions. The tenant is a nightmare - for me as a landlord, and for the neighbours around her, but they are not interested.
Still take the management fees though before passing the rest of the rent on, when it does arrive.
After all the problems I am having with them, and the tenant they installed through bad information, when I told them I was going to have her evicited they asked if I'd like them to find me a new tenant and continue to manage the property.<br />This person would not use Martin and Co again.]]></description></item><item>

		<description><![CDATA[We have recently moved out of the property that we was renting through Martin and co's saltaire branch, im going to have to take my time whilst wring this review as i dont have a nice word to say about this company and could quite happily write a whole review full of profanities!! but i wont!
I have recieved my check out and maintainance costs in the post today and to say that i am angry is an understatement!!! We paid a deposit of £440 and we are being charged a total of £1.061.50 so they are wanting to keep our full deposit and also want us to pay the remaining £621.50 within 14 days!! 
We rented a house that had been advertised as newley decorated and carpeted, this was true to a very poor standard the walls had holes in them which had been covered with peices of paper and then lining papered over they hadnt even bothered to take the border off under neith, this was the same althrough the house.
The front garden was heavily over grown with the previous tenants swing and broken trampoline in the garden, these where removed after a number of phone calls! the area of grass that had been under the trampoline was non existant. We spent the whole of last summer taking care of the garden and it looked lovley when we left.
The path that was in the garden was all broken tarmac this was reported straigh away and took them 12 months to come and start fixing which they dug up and then left us with it a mess for another 4 weeks before returning to finish the work.
The living room had a laminate foor down on an uneven floor so it kept seperating they sent out 2 guys to fix it at least 6 times but eventually we bought a rug to cover the gaps as we have a young baby.
When we moved in there was no television arial in the living room and was made to wait 5 days for 1 to be installed.
The kitchen was very dated some of the cupboard doors where falling off the understairs storage was completlry unusable with plaster palling of the top and broken stairs so was never used we bought ourselfs a shed for storage.
The bathroom again was very old fashioned the washers keptt going in the taps as they where old style taps the toilet kept leaking the tiles where covered in grime.
The attic room where my son slept again had been decorated with lining paper which due to the heat fell off the walls! we asked if we could decorate it and was told we could and that we had to let them know what we had done so that the itinory could be updated to reflect this so the walls under the lining paper where appauling the plaster was falling off the walls i took photos of this as some of the holes where as deep as my finger! i filled all these holes and painted the room and informed martin and co of this change and even had an inspection after it had been done and was told that the room looked much better! but they are wanting to charge me over £800 to redecorate this room!!! We are being charged £106 for skirting boards in the living room that need repainting due to the floor having to be repeatedly taken up and put back down as the beading took some of the paint off!
£45 for re painting the kitchen that i re painted white again 3 days before moving out!
There was no shower curtain present in the house when we moved in and the new house we have now has a shower screen so we left ours which was perfectly fine they are charging us £17 to remove a shower curtain and put in a new 1.
a Smoke alarm in the attic that didnt have any batteries when we moved in so we didnt put any in as there was a smoke alarm at the bottom of the stairs we are being charged £6.
The eaves cupboard that was full of bags and units, we left them there as they where not ours they are chrging us £5 to remove it!
A bulk head light that never had a bulb in when we moved in and we dont use outside lights as we didnt use the door on that side of the house we are being charged £4.
£35 For 2x metal bins and 4444x plastic flower pots that where there when we moved in and included in the initial itinery.
And £127. for cleaning  plus labour charges!!!
They are not allowing for any fair wear and tear! how can cream coloured carpets look brand new after living in the house for 17 months 2 adults and 2 children.
The biggest kick in the teeth came to us just after handing in our notice as on the saturday night at just after 8pm the electric fuse blew and the box was sparking! we rang the emergency out of hours contact number 16 times to have to continually leave messages it wasnt until the neighbour returned home from work that i was able to contact yedl who at 1 am sent out an engineer! we recieved a phone call at 9 am sunday moring to see if we had got the electricity back on yet! we have a baby who needs bottles steralising and they was happy to leave us over 13 hours with no electric we was told what do you expect on a saturday night after 8pm people have plans!! where no a 24 hour call center and all this coming from angela the woman who not only owned our house but the franchise of martin and co in saltaire!!! stay well clear!! i know there is a lot here but i want people to see what you are letting your self in for! very bad communication and service! we are now going to dispute these charges but how far we will get is yet to be seen!! please please dont rent of this mickey mouse company no matter how desperate ypu are as it will come back to bite you!!!!!

Without doubt the very worst rental experience ever. Martin &amp; Co Norwich offer the poorest service I have ever experienced. They do not belong to any of the self regulatory bodies so there is no one to complain to other than Martins. In other words you have to complain to the people your complaining about. How does that work then?
They are rude, unprofessional and just make rules up. They expect a house that has been lived in for a year to be returned in a better condition than when it was first rented. No allowance for fair wear and tear is made and they do all they can to keep your deposit.

The inventory system is a total joke they just add things. They accused us of installing an extra smoke alarm. Just crazy, why on earth would we do that. In fact the list of remedial action need stretched to two pages, and there was at least ten items on the list that were like it when we moved in.

Overall a dreadful experience. Dreadfull agents. Incompetent staff. Rude amatures. No regulation. An absolute free for all. DO NOT USE!!!!!

		<description><![CDATA[I've had numerous problems with the city head office on Clarendon street, 1st they gave me the wrong key thob to get into the building and took 3days to get it; at which point i was either stuck in or out of the flat for that period of time in a city miles away from home (not a nice feeling at all!)l. I got the feeling they didn't care. 2ndly i got locked outside the flat and they refused to give me a spare key. granted i didnt have any ID or money for the deposit. however, the Manager did come down to talk to me (Tall blonde hair, did not catch his name) he was absolutely awful to speak to. It felt like he was blaming me for other people that have either lost keys or been locked out, he was not a nice man at all.... very offensive, in your face, nasty and upsetting. If you expect to have to communicate with these people as a business dont! We stayed in the property for a year and experienced multiple problems, including a persistent damp problem throughout the property, our boiler suffering a complete malfunction on three separate occasions and many other, albeit slightly less serious issues. Each time we contacted the office we were told that we would be &quot;contacted shortly&quot; by a member of their maintenance team - who apparently don't have a phone so you can never speak to them directly. Neither me nor my house-mate were ever called back, and to make things worse when we eventually called the office back to chase the issue, we were told that they were completely unaware of the problem!?! On two occasions I was told contractors had been booked to attend the property which later turned out to be a lie - the guy was simply lying to me to shut me up. We were also charged a £45 fee to have an external company carry out an inventory with us when we moved out - this turned out to be one of their employees as opposed to an external company who told us everything was fine before later lying about it and trying to charge us an extra £40 cleaning bill for a dusty lampshade (rich, considering the place was filthy when we moved in). In short they are unfriendly, unhelpful and completely unprofessional, avoid at all costs and tell everyone you know to do the same!<br />This person would not use Martin and Co again.]]></description></item><item>

		<description><![CDATA[We are going through a nightmare. We came day before yesterday to Aberdeen and now we practically have nowhere to live. The flat we were given is a hole with bugs, fungus, mold and drafts penetrating the place. We were advised to &quot;wipe the walls with domestos and leave the flat during the weekend to air it&quot;. They did not even offer any substitute place to stay (fortunately we got a room for a week to stay, otherwise we'd have to spend the night under a bridge or somewhere). They lied about the flat on their webpage, they lied in our faces that there is no mold or fungus or bugs making us feel like idiots, left to our own devices. 
We are first year students from abroad at Gordon University and we don't really know what to do. We sent a letter of complaint today, and we're planning to go to the police, city council, anywhere. 		<description><![CDATA[Hope you are sitting comfortably as this is going to take a while. The first issue being that before we moved in we asked if they would remove some of the beds as we did not require them but specifically asked them to keep one of the doubles. On carrying out the moving in inventory we discovered all the beds had been removed and flagged this up immediately. It took ages for them to action this and the person I was dealing with seemed only to be contactable by email. The situation came to a head when I was emailed to say the landlord was happy to bring the bed back but this would incur costs that he wanted us to pay. I of course refused and we did eventually get the bed back. However on speaking to the landlord it turned out that Martin &amp; Co had tried to charge him for delivering the bed to us and that they had lied to us saying it was the landlord chaging us.

Also upon properly moving in we realised that the property had no been left in a very good state for us. Martin and Co have a checklist of everything that should be done on checkout and from what we could tell not much of it had been done. So not only did we have to move our items into the house but also spend half a day cleaning it! Some of the issues being the fridge and freezer had been switched off and the doors left closed so when we got to them they stank and mould was growing inside so they had be thorughly cleaned. The whole kitchen was in a poor state all the tiles were sticky there was a lingering smell which took a whilke to get rid of. All the windows in the house were filthy and the list goes on. We decided not to complain at that point and just get on with it as we just wanted to get everything in and try to get settled.

There were several issues with the property that we flagged up over the course of the next few months of tennancy and in the end very few were ever actioned and communication with the person who was dealing with us was very difficult and only ever seemed possible by email. He also consistantly relayed our requests incorrectly to the landlord causing the need for clarification and causing further delay. An example of this being that our electric oven didn't work properly and I reported this in unambiguous terms via email but somehow the email then sent to the landlord stated it was the hobs that were the problem. Then when someone was fianlly called out to deal with it they were told it was a gas oven they were supposed to be looking at rather than an electric one which this was. In short attempting to communicate with the person assigned to us was much like banging ones head off a brick wall repeatedly, very painful and achieves nothing! 

It got to the point where it took one of the issues we raised to become dangerous before any action was taken. This one was the seal around the bath had rotted and there were rather large gaps in it. One morning I was taking a shower and was told to stop by my partner who was downstairs in the kitchen as water was leaking into that room and onto one of the mains sockets which was a massive safety risk. After 6 months of things carrying on this way we found out that the original person dealing with our enquiries had left and that somene else would be taking over. It later emerged that he had in fact been sacked due to the level of complaints put in against him from other frustrated tennants!

The new person I will say was better to deal with and seemed better able to communicate things accurately. However there were still issues in the house that we had raised near enough from day one that had not been addressed and we really started to feel that neither the agent or landlord really cared about our concerns and at that point we gave up and decided once our year contract was up that we would move out. We did even investigate the idea of trying for early release from our contract but this proved too costly so we decided to just stick it out. I did attempt again to report unresolved issues to the manager who carried out a management inspection part way through the tenancy. He did note these down but I heard nothing more about it after that.

Then it came time to move out and we had moved our items out a day early so we had a morning to clean up the property so it met Martin and Co's exacting checkout standards. We had set the checkout time for 2pm on the day of moving out to hand over the keys and sort out paperwork. So we were surprised when at 11am while we were still cleaning someone turned up on our doorstep to carry out a checkout inspection. We told her we had set the checkout time for 2pm but she insisted it was supposed to be 11am. On contacting martin and co it became apparent that they had 11am in their diary for us to do check out although I had spoken directly to one of them and agreed 2pm. In the end the inspector had to leave and a new date set for the inspection. By the time we had finished and came to checkout myself and my partner were quite annoyed. On doing checkout my partner complained about everything that had gone on and all the person we were talking to could do was laugh and then accused my partner of being rude when she got annoyed at this and demanded the address of their head office, We then spoke to the branch manager who was totally ignorant, clearly not interested and told us we would have to put something in writing if we wanted a response to it.

We thought perhaps this might be the final part of this sorry saga but unfortunately it wasn't and we had issues with regards to the deposit. After taking 3 weeks to action the checkout report and do the necessary work it turned out that martin and co were trying to take £290 out of our deposit when we left the house in a better state than we found it. Furthermore it emerged that what they were trying to charge us for was items removed by the landlord himself, 'missing items' that were actually in the garage but that wasn't checked. The rest was for things that had been that way since we had moved in and attempts to charge us well over the odds for minimal cleaning and decorating jobs and for issues that we felt were covered by reasonable wear and tear. The reaction to us questioning this was initially hostile and the manager saw fit to try and intimidate us by sending us an officious email stating that what had been picked up was based on the inventory which we had signed and implying we would just have to accept it. The fact that most of the points on there were wrong compared to the inventory or had nothing to do with it was never considered. On receipt of that email my partner called him and he grudgingly agreed to meet with us. On discussing the issues resonably with him he did accept our point of view on most items and in the end we were able to reach an amicable agreement and we did recover the majority of our deposit. 

However it was an uphill battle and the manager did try to put us off a face to face meeting (possibly as he knew he would lose). It worries me that Martin &amp; Co may be routinely doing this to other tennants less savvy than us and that they are just accepting it as they feel there is nothing they can do. To those people I would say to remember while your deposit is with the DPS nothing can happen to it until you are happy and you can dispute what the agent says and get what you are entitled to just remember you have rights too! What Martin &amp; Co attempted to do to us was nothing short of extortion and I believe in many cases they probably do get away with it.

To conclude I will say that we have been nothing short of disgusted with the service we have received from this agent. Most of those we have dealt with including the manager were ignorant and apathetic. They have given us no support and certainly not earned the management fee they had from us and to add insult to injury tried to rip us off at the end of it. I will say to anyone who is considering renting via Martin &amp; Co go elsewhere and save yourself the stress. 		<description><![CDATA[well i will not go in to detail about the complaint i had with them as that is private between me and the manager sorry i will say that sometimes what happens e.g,at the viewing the is not the main mans fault as they do try hard to employ reliable good workers but some people dont always turn out to be as profesional as they seem if you write a written complaint to them if your not happy and give them the chance to defend there selves Martin and co in wolverhampton are friendly polite and keep in touch they also took my complaimt very serious and delt with it promtly and profesionaly and sacked the individual concerned who took me to view a property, the thing ive learnt now is when viewing a property make sure it caters for all your needs prperly before paying any money to secure it or signing anythink if the agent conducting the viewing seems unsure ask if he could phone the main offices to check specially if the home you inquired about originaly does not appeal to you and you ask or are offered the chnce to look at another dont just presume that whats allowed in one house e.g smoking,pets also check the fee cost like adavnced rent,deposits ect and how long you have to get them to and remember most landlords (private )wont allow you to rent from them without a garantor sometimes even if you are on a high income you may still need one as sometimes although a landlord may say you dont your circamstances when entered in to a credit search could suggest they ask you to provide one so best option is to proberly try to get one arranged or be sure you know some one prepared to be one for you overal i was very angry with them a week ago and may well have gave them a rating of 1 but now i would give that rating solely to the person that was fired as the main boss at the branch restored my faith totaly in them this week i would give the overall branch a 5 and i could clearly see that he was very angry at the way one of his employers had conducted themselves and couldnt apolagise more im only human though and still felt simpathy for the employee (that has been sacked) even though i was told he deserved it as they have three weeks worth of cock ups he made basicaly to sort through so i am pleased to say that it is obvoius they deal with and take complaits very seriously not like some people on these reviews here have said about the other branches have put the answer yes to using again as i would if i diodnt need a garantor to rent as i do not know anybody who fits the criteria to be one for me thankyou bye<br />This person would use Martin and Co again.]]></description></item><item>

I found the staff to be incredibly knowledgeable, enthusiastic and passionate about the services they offer in the property lettings and management business. They had tenants ready to move in to my property thus no void period that would have cost me money. They had the house cleaned, and Gas Safety check done and turned around in 2 days which is a great service.The local Agents that I used previously in the area could learn a lot from this Martin &amp; Co office. &amp; Co it seems rude arrogant attitude is of high standard with these estate agents. We were tenants for 3 years and in the 3 years at renewal time we asked them to find us another place to let as we were unhappy with our current abode. Usually they get back to us with nothing or something entirelly not what we need. Since they were not managing the property them couldnt care less if you wanted info out of them. It was when we had enough of the property and we found a better place through another agency when the rudeness cranked up to supertw&amp;t. The tween that was assigned to do viewings thought because she had a key to the premises it's within her rights to arrange viewings without us in the house even though we still were tenants in the house. Left us an arsey note because she couldn't show the property. The agent would set up viewing and she either didn't turn up , notify us last minute or didnt bother to let me know that they were cancelled. On moving day we were treated like scum and in the inspection their cleaning qoute was a joke. No sooner the agent found out that myself and my partner are not currently in full time employment we were shunned away. 		<description><![CDATA[I will never rent from Martin &amp; Co. ever again and would not recommend them even to my worst enemy. The standards of customer service at the Stirling branch are unprofessional at the very least. I never liked the way we were spoken to on the phone or at the office. Just because we're students doesn't mean we deserve to be treated worse than any other tenant - we still pay the rent!  
We had numerous complaints to make throughout the year such as a leaking roof that we were told ''has been a problem for a while but doesn't seem to be particularly serious''. They only realised the seriousness of the matter once the living room wall got moist! It turned out there was a tile missing from the roof. 
We also had problems with our heating system i.e. it broke in the middle of a very cold winter and we had to wait quite a while for anyone to see to it. It wasn't fixed properly so we had the maintenance guy come by again... 
Soon after moving in our toilet flush broke - we reported it and it got fixed but broke again and stayed broken for the rest of the year causing numerous embarrassing situations when we had guests over. 
A few times when we had contractors coming over to do work, they arrived without prior warning. We received notifications of their arrival by TEXT MESSAGE! after they'd been and gone. One even arrived at 8 am when we were all still in bed and really not expecting a knock on the door. 
Now that we've moved out, we're having trouble with the deposit. I scrubbed my bathroom with bleach yet apparently this is still ''leaves a lot to be desired''. I'm a tenant - I don't have access to professional strength cleaning liquids and bleach worked! The bathroom was spotless as was my bedroom, which apparently also wasn't up to scratch. 
While writing this, I keep remembering other complaints I've had over the 10months we rented from them... The lady in the office who deals with rent payments can't do math and tried to charge us more than we were meant to pay. Thankfully my flatmate was a maths student!
Our vacuum cleaner broke (it came with the flat so it wasn't our responsibility to replace it) so we reported it to Martin &amp; Co. who told us to repair it. Luckily we had a service centre just down the road but the repair man informed us it would be a lost cause to fix it. We passed on the info to the letting agency, got no response and waited until our floors got so dirty that we had to call the landlord directly. He told us to buy a new vacuum and gave us the money back 2 days later saying in the future we should contact him directly for any queries and avoid phoning the agency... 
So you see, I have a lot of reasons for disrecommending the agency. Others I know have had troubles too but I'll let them write their own reviews.<br />This person would not use Martin and Co again.]]></description></item><item>

		<description><![CDATA[I will add to the obvious growing list of ongoing complaints against this company. They are awful, and unbelievably were awarded 'best letting large chain', which then gives no hope for the rest as they must be worse. We disputed our deposit when leaving our flat as one of five in a building against a obviously dodgy landlord who was trying to resell the supply of electricty. Despite our best efforts our deposit has currently been taken, as the DPS were provided with 'photographic evidence' of the meters in our building. This is despite affirming evidence from everyone in the building and the supplier, stating only one meter for the entire property and they have several contact addresses for this landlord who owes a large amount. 
Martin and Co also confirmed that there is one meter and yes the landlord has not let a supplier adopt them (trying to blame the supplier when i know full well it takes one phonecall), what was I prepared to offer to settle! obviously I said nothing but more fool me as they falsified evidence.
Martin and Co refused to be impartial completely backing an illegal and immoral landlord without proper investigation. We were model tenants, in fact the flat was left in better condition when we found it so I am now going to try and recoup my deposit by billing for maintainance, and taking the matter to court.<br />This person would not use Martin and Co again.]]></description></item><item>

We phoned to book a viewing of a property they had to let. We agreed they will phone me back to confirm a viewing date, nearly a week later we had to ring them as they was still to get in touch.

We met their agent at the property and because they was unable to answer the phone (for some unknown reason) the day before the tenant was not in and we was unable to view the property.

Shambolic!!! We took a morning off work to make us available for the viewing. They said they will call us back for a different day to view the property.... No call!!!

Messed up our move in date (because they didn't know what they were doing) so we had to reschedule everything (days off work & rental van). Then when we moved in, we had a problem with our appliances which took them 2 months to sort out after numerous emails and phone calls, the only reason they sorted it is because we threatened to send them the bills for the washing we had to do ourselves. We also had a huge leak coming in through the ceiling which they were totally uninterested in, we ended up taking pictures and trying to sort it ourselves. 

Then came the hassle of moving out, they arranged viewings without asking us, telling us the night before (not giving 24hrs notice which was in the contract) which we then told them were inconvenient. They asked us to leave the keys which I also told them was inconvenient as we worked shifts. 

They were the most unhelpful rude bunch of people and I can honestly say the only person I spoke to in the whole year that was helpful was Matt. He was great and done loads to help the viewings/move go smoothly!

Was phoned the day before my inspection to say my rent was going up by £150 and that landlord wanted a 12 month lease and they needed an immediate response, due to my current job being unstable I didnâ€™t want a 12 month lease and asked if we could continue with 6 months they said they would speak to the landlord on this, the next day I had my inspection and a week later got my report back full of rubbish about the state of the flat about it being ridiculously untidy and unclean and that a further inspection would be carried out in one months time and that my lease would not be renewed. I repeatedly phoned to find out when my inspection would be so I could be in the property at the time and was told I was not allowed to be there and would be give 24 hours notice of when this would be, which was not enough notice to get time off work. I kept the flat at the same standards as it had always been and surprisingly enough (after my lease had been ended I might addâ€¦.!) the second inspection was fine and there was a huge improvement in the order in which I was keeping the flat! Which I find rather strange since it was exactly the same as it had been the previous month.

Have just received my check out inventory back, disputing every detail on it, I didnâ€™t pay as much attention to the check in inventory as I should have as in my naivety I didnâ€™t realise just how much of a rip of merchant letting agents/landlords can be with regards to deposits! Being accused of damaging items which (unfortunately for the landlord) I can prove were damaged before I set foot in the property but Martin and Co are set on backing him up, which in my opinion tells you what sort of company they are.

Best advice, stay well clear! And if you do end up taking a flat with them take photos of everything in the flat, even the slightest little mark as they will come back to you and charge you a ridiculous fee for it.<br />This person would not use Martin and Co again.]]></description></item><item>

After moving into the flat, I tried to connect our TV to the aerial, this did not work as it had no signal, I called the office several times only to be told that they would call me back numerous times, which they never did. Eventually they told me that as it's the aerial outside of the building another company, Jarroms sorted out the communal areas of the building.

I called Jarroms and they again, didnt return my calls until I went to the office seeking answers, when I sat down and spoke to the chap that was in charge there he told me there was a problem with the main aerial to the building, and would cost them to much money to fix and advised me to get Virgin Media or Sky but that he would send someone round to see if he could sort it out.

The guy came round and got us signal but it was poor quality, so I decided to get Sky, they came round and then told me that the Sky point that was there was dead and that I had to get my letting agents to sort it out as they have not got the authorisation to fix it as it is a communal dwelling, so after 7 months I have no TV and can't even get Sky or Virgin as the whole system is broken and Martin and Co. and Jarroms have no intention of fixing the issue as it costs them money.

Also,even simple repairs are beyond them as our door handles keep coming of the doors because the wood they were screwed into have nothing to screw into anymore and they will not replace the doors. Our shower unit has damp on the wall as the tiles do not go far enough to cover the whole area the water goes and nothing has been done about it even after two checks to our flat buy there agents.

We recently signed a new contract to stay for another 6 months as we were promised that our problems would be fixed, but hey-ho we are back to same old story again.

Martin and Co. have poor customer service, tight fisted and have no idea of the concept of running well run service to their customers.

My biggest tip in dealing with them is to avoid calling the office and ring the maintenance people directly who are lovely.  The folks in the office can often seem a bit short tempered.  There's some guy who has a terrible phone manner and a couple of young girls who don't really know how to talk to customers.  They're nice enough people but they tend to be all "Alright, mate!" which might work well with students but doesn't set the right tone with other people.  

There is a Polish(?) woman who works there, who is very helpful.  I was rather upset that she didn't get back to me once after promising to, but as I said, talk to the maintenance people instead and you'll get (friendly) help.

The biggest shock was that I got most of my deposit back!  I was very pleased after reading all the negative reviews on here.  They only charged me a bit -which was fair enough.  do watch out though because they don't cancel the direct debit - you have to do it and they will charge you if you don't!!

All in all not too bad.  I had some problems there and they didn't help me, but in fairness they couldn't help me.  Lived in a flat called Marlborough House which they said wasn't noisy but it turned out to be.  The council sorted that out though, so all in all a pretty good experience.<br />This person would use Martin and Co again.]]></description></item><item>

Martin & Co are very nice to you until you hand the money over then after that they don't wanna know about your problems. I left messages after messages and no reply. My wife suffers from asthma and the flat was full of mould which can affect your breathing. We phoned them they said we will come out. Over two weeks later after more phone calls they came out and the attitude they had was absolutely disgusting. They said nothing I can do. 

Also our windows would not stay open. It took over 3 months before they could be bothered to come out. And as the deposit when we left it was full off mould and the only way to get rid off it was redecorating it the same colour and that was not good enough for them. They were charging us 200 for paint work. We had a professional carpet cleaner come out that, was not good enough so they tried charging us over 100 pound even though they had a brand new carpet put in. We paid over 700 pound for the deposit and they were only going to give back 350 until I threatened to put them in the papers so they said ok you can have it all back. 

I say to all people that are thinking about going with these: think very carefully, do not touch these. These are the worse. Their plan is get the deposit and not have any intention on giving it back. Be very careful.<br />This person would not use Martin and Co again.]]></description></item><item>

I don't normally write anything on these type of sites but in this case I feel quite strongly that my lettings agent (Aldershot Branch of Martin & Co) have been doing a phenomenal job in letting and looking after my property. 

I can admit that having previously been a landlord, tenant and home owner, my personal experiences with estate agents were not favourable. In fact, when it comes to estate agents, I am may be the most cynical person ever!! However, I must say that Martin & Co Aldershot certainly have (so far) bucked the trend, and for that I am very grateful to them.

Their business model is obviously different to other estate agents I've previously dealt with and instructing Martin & Co to handle the letting of our home was one of the best decisions we've made and I wish them every success in the future. They are rude, unprofessional, complete bumbling IDIOTS. I am disgusted and appalled. Told that we will get our deposit back after "deductions" because we hadn't cleaned the floor properly despite being on our HANDS AND KNEES scrubbing it. When we moved in the fridge was left with bits of mouldy food in it, chicken bones found, oil and grease all over the oven, dust everywhere. the agent who reviewed it told us he wouldn't lose his job by lying for us. I ASK YOU!?!!?? LYING FOR US?? I am outraged and if i do not get my deposit back will be taking them to court. If anyone is interested in forming a  petition to get the company closed down, I will be only to happy to oblige. Disgusted.

Myself and my colleague have taken a property through the martin&co branch in Islington and were delighted with the level of service recieved even when we caused issues with changing of the move in date. Steven our negotiator was a pleasure to deal with, always responded to emails, was available on the phone and even went as far as ensuring furniture and cleaning had been completed before our move in. Adam who is the director of the branch was available on stevens day off and was more than accomodating with questions regarding references and tenancy agreements.

We spent about 2 weeks looking for a property and within that time we must of dealt with every agent in Islington and if there is 1 company we would use again and that would definately be these guys.

I am currently a landlady with these people and have regretted that decision from the moment they moved my tenants in (my tenants are fine - the agent is an absolutely disgrace!) It seems that they are very good at getting someone in the property so they can start making some money, then they lose interest (can anyone see a pattern here?!) 

Firstly, they lied about what they'd spent my money on (they said funds from the first month's rent were retained for the inventory, however they were actually spent on work following the gas safety check) - fair enough it needed doing, but how am I supposed to trust them when they can't get their facts straight?! To make things worse, I only discovered the error when I had to chase them to send me statements detailing the rent finances! 

Secondly, I am paying them to manage the tenancy, however the tenants had to add me on facebook and message me personally as it seems Mong & Co aren't responding to them either... I was concerned to find that they'd only given my tenants one set of keys when they moved in, however their paperwork said they'd given them two - making me think that a set had gone missing! 

To top things off - I've only had one month of full rent and my tenants have been in for five months! 		<description><![CDATA[Do not believe what you are told by the Martin & Co Newport branch. We are renting a property from them and agreed everything with one person who then left. Unfortunately the handover can't have been that great because we then saw the property back on the market. After a number of phone calls we got it sorted again but we have had various problems...

Confirming a moving-in date: was confirmed 3 days beforehand - and only after we pressured them.

Customer service is not great - they seem friendly enough but are very slow at returning calls or getting answers for you. It usually takes a few phone calls asking for the same thing before you get an answer. And you can't actually trust what they tell you either.

Due to circumstances at time of application, we offered to pay 6 months rent up front - on the condition that it was held by Martin & Co and paid monthly to the landlord. Initially they said they'd have to give it to the landlord but after telling them this is not normal practise and not what other agents do, they agreed they would hold it. After paying the 6 months we asked for them to confirm in writing where the money was being held but it never was, and we've now found out they paid the whole lot to the landlord. So now, if anything goes wrong and doesn't get fixed, or the landlord doesn't pay the mortgage and the house gets repossessed, we have no recourse.

The other thing to watch out for is the schedule of condition and inventory. We received this about 2 weeks after we had moved in and it was very inaccurate. Example - the report said the kitchen tiles are in good condition. In fact, the kitchen tiles are at least 30 years old, so there is a lot of wear showing as well as a few chips and in one part of the kitchen there is a square of 6 - 8 tiles missing with just concrete showing. There are many more examples like this so we made sure we went through it thoroughly and wrote a lot of comments, although I still worry we might have missed a couple of things. We are going to take photos of some of the things that are not in great condition so we have proof.

If Martin & Co Newport read this, I suggest you change the inventory checking company that you use. We are renting out our own house in a different area with a different company and the inventory/condition report was excellent and accurate - and actually in favour of the tenant, to the point where it said the bathroom blinds were dusty and they were brand new, only put up 5 days before the check was done!

I would not recommend using Martin & Co Newport branch until they realise and put into practise the fact that tenants (and landlords) are paying them for a service and they should treat us as customers.

Reading some of the other reviews, it might be a good idea after moving out of a property that you have taken the time to clean, to take photo's to prove it is clean - or a video might be an even better idea.<br />This person would not use Martin and Co again.]]></description></item><item>

For this, he is refused to pay back our deposit and he wants to replace the entire carpet.

The boiler was not completely working at all for the last 2 months and he was not servicing.   That is the reason I gave the notice to vacate the house.

Is there is a any way to put him in court and ask  for compenstation providing poor quality house & get my deposit back as well.

The flat had no hot water and problems with the plumbing; I made several attempts to get them interested in my predicament but to no avail. They have a dedicated company to deal with these issues which doesn't even have a voicemail! They have this idiotic policy of hiding the landlord from the tenant and they tell you that they will take care of the problem, which is laughable. On a day that I knew that the landlord was going to be in I left her a letter in a desperate attempt to get things fixed in the flat. I was lucky to have her respond and the problems were eventually fixed after a month of tenancy for which I was paying full rent.

Another thing this Martin&Co is very good at is writing letters. Rude ones judging the tenants for their cleaning abilities and their tidiness. They send a letter which they consider enough warning, and then they barge into your house and make nasty comments about your housekeeping which they then send to you and your landlord. I asked them to give me a ring before they come in. I asked them to leave me a card to let me know they have been in my house. They never did neither. 

I am waiting to see what the verdict will be on my deposit. From what I have read so far, I bet they will try to keep it. You see, they want the house cleaned at a professional level and I bet they won't think my cleaning is professional enough.

It took them 6 months to replace a hoover, but judging by some of the comments on here that's actually pretty quick for them.

Icing on the cake was finding out that the entire building was a site of serious disrepair and mojor building work started with no warning. Every time it rained water was dripping from the ceiling and running down the walls. Martin&Co's response? "Turn the heating up". When the builders knocked a hole in my wall, they were still claiming it was habitable. 

I've now moved out, given notice and demanded rent back. Got a funny feeling they won't be too forthcoming with that...

Would also add absolutely no communication between staff, no records made of communication between me and any of them and they generally don't give a toss about you.

They are slow in responding to requests n emails and are also not very proactive in warning us of any hidden clauses in the contract e.g. they know we had intended to stay in the UK for a period of nine months but did not have a confirmed departure date. When we asked if we could extend our stay by a couple of weeks to firm up our departure plans. They said yes initially but one month before, they told us no. By then, all our air tickets have been booked. We have no choice but to move to a hotel! They had the cheek to tell us that we can always pay up for the full month n stay on for the additional one or two weeks. This is total misrepresentation!

It also took them forever to sort out faulty appliances in the property. We had a broken rubber seal in our oven, broken freezer compartment and faulty lighting. They sorted out the lights 3 months after and never sorted out out oven and freezer!

We wanted to leave and stay somewhere else but we have already paid up our 9 months' rental in full so we were stuck.

There are too many issues with this letting agent. Suffice to comment that they are slow and dishonest in many aspects - -there isn't enough space here to elaborate the details. Helpful and polite to begin with, the moment we signed the contract their attitude changed  to complete disinterest. Amongst other issues, we were unable to access  our parking space in the car park for over a month as the key was broken. This obviously made moving in much more difficult as we had nowhere to park the van.

When we moved out, they informed us that they would withhold half the deposit for cleaning, repairs and decorating. This despite the fact that we clearly indicated on the original inventory that the property had not been cleaned properly, and that there were numerous marks etc on walls and doors that had not been noted by their inspection. Thankfully, the deposit was lodged with the Deposit Protection Service, although this is a very lengthy process.

Money wise they are very tight fisted. You have to pay a fortune to start living in the flat and when you want to leave they make it very difficult for you and don't want to help you what-so-ever. I was ending my contract with them as I had to move home (im a student) to look after my mum and family and gave them 3 weeks notice. They refused to understand and charged me and extra 2 weeks off my deposit (which is not normally allowed) without telling me and they refuse to back on their decision. Also, I had to pay a 'check out fee' which was used to pay for a 3rd party to review the flat and produce a inventory. This was never done and we never saw nor signed anything. I raised this issue with them around 10 times over the course of they year and the mystery inventory was never produced. Once we moved out they used this inventory to check the flat! I never even got to see it!

I am still renting a flat in Marco Island through them and it is a headache. First they have this inspection every year for which last time they didn't turn up, after I took leave from my job and spent all the day waiting for them. They even didn't bother to give me a call to let me know that they won't come. In the end I had to re-arrange it for another day. 

Then we had problems with our dishwasher for which I made at least 10 calls leaving messages and no one was returning my call. 

They are very ignorant and rude, never apologise for their mistakes. 

These are just some problems we had, not to mention in the start they promised the blinds will be installed in our apartment before we were supposed to move in - which wasn't done. Only after calling them again and again someone finely came and installed them. 

We had a small crack above the window which is still there... still waiting for the second year for someone to come and repair it. I am afraid to think what will happen next...

They seem to work very short days and have long lunch breaks, so it is difficult to get through on the telephone. When I did get through, they always told me it was somebody else I needed to speak to who was always busy, out of the office or on the telephone, and that they would phone back (which of course they never did).

The property I rented was repossessed by the mortgage company due to a breach of mortgage conditions by the landlord. I received very little help from Martin and Co. on this matter and felt they didn't consider it seriously.
