		<description><![CDATA[House was filthy when we moved in - ex-tenants had trashed it &amp; left loads of heavy furniture &amp; urine soaked linen behind. House was actually properly cleaned 3 days later after 10+ phone calls, being spoken to very rudely by the staff &amp; us having to tip all the old dirty furniture into the back garden ourselves. Four weeks later they arranged a skip and some workmen who kindly dragged all the of the rubbish that was now rat infested and even more filthy back through the house leaving a path of destruction behind them.

Fridge/freezer was broken the day we moved in - KFH accused us of breaking it ourselves and refused to reimburse us for £100+ worth of food that was wasted. Didn't fix the fridge/freezer for 5 days. 

It was agreed when we signed the contract that the house would have a deep clean and certain areas would be painted - neither were done. It took 4 months for them to finally paint some parts of the house. Still haven't done the bathroom (which is covered in mould) or the hall.

There was a hole in the roof (which they let slip the ex-tenants had already informed them of) which obviously made the house freezing, damp and impossible to heat. Lots of clothes were destroyed by mould and some walls were green. Took 4 months to fix.

Owners are now moving back in so we're getting kicked out (which is actually a bit of a relief) so from time to time you'll come home from work to find a workman in your room or the like with no notice given or permission gained from KFH to enter the property. My personal favourite was the time I was in bed after a nightshift &amp; woke up to find there was a strange man (contractor) standing in my room inspecting the walls.

It takes on average 5 phone calls and 10 emails and a massive amount of time and effect to get a reply from anyone. They clearly have caller ID as if you call from the same number a lot they stop answering, so you have to resort to using another phone to get them to answer. When they do answer they tend to be as obnoxious as they possibly can, sometimes shout &quot;WHAT DO YOU WANT ME TO DO???&quot; down the phone and pretty much do as little as they can get away with to help solve your problems.

Cherry on top is charging you £35 (plus VAT) to get a reference from them (so £42 to tick a box that says &quot;satisfactory reference&quot;.) Looking forward to probably having to wrestle our deposit from their money grabbing hands.<br />This person would not use Kinleigh Folkard & Hayward again.]]></description></item><item>

		<description><![CDATA[I have been renting here for over a year now, and I just feel that KFH don't care about the tenants. 

I lost my key and I need authorisation to get a new key cut... I have been waiting 3 weeks for this!!! I am having to wait for my flatmates to be in to let me in.

		<description><![CDATA[We are three students who have moved to London to study at university. After finding our property using a property search website we arranged a viewing the next day. We met Cleo McKay at the property and she hastily showed us around a currently occupied flat. The house is nice and very big which is perfect for us. After moving in in August 2011 we have slowly discovered many faults with the house. Firstly, our bathroom is underground and there is only one tiny extractor fan which is used to aerate the room. This inevitably causes lots of problems and now there are lots of patches of mould growing in our 'newly refurbished' bathroom. There is also a 'FLIP' device fitted by Thames Water underneath our bathroom which we have since discovered was blocked when the bathroom was 'refurbished'. Thames Water and 3 other builders have been around to our flat to inspect the device which is blocked under our floor. When a builder finally came to sort the floor out (8 months after we moved in) he cut up our lino bathroom floor and merely gaffa taped it back. The floor is now loose and looks hideous and the job was done very poorly. This work was organised by the estate agent. 
Many of the appliances and furniture in the house were on their last legs when we moved in, which we conveniently were not informed of, so whenever something breaks (which has happened naturally, not to our abuse) we are stuck with a hefty bill to replace the item or appliance. Our washing machine, tumble dryer and 3 of 10 kitchen cabinets have broken due to wear and tear since last August, all of which we are being forced to pay for. The work done on the house is of extremely poor quality and we feel it is unfair that KFH are making out that its our fault.
Whenever we try to contact someone from the agency, if we get through to someone (which is very rare), we are rudely told that we have to be more careful with our flat and that an invoice is on our way.
Since August 2011 we have spoken with KFH approximately 3 times due to their inability to call us back when we need them to.
KFH are an appalling estate agent and myself along with my 2 flat mates strongly advise you to NOT use them.<br />This person would not use Kinleigh Folkard & Hayward again.]]></description></item><item>

		<description><![CDATA[DO NOT USE KFH!!!  I have been renting a flat through them for 10 years and have had nothing but rudeness and disdain from every person I have dealt with. Once they have received the security deposit they are no longer interested in you as a tenant at all.  One really bad winter we had several feet of snow and our heating broke down.  I called them to get it fixed and it took them 3 days to get in contact with anyone as they didn't think it was a priority!  Every time you renew your tenancy agreement, (which essentially is them printing off a new copy of your contract) they charge £150 but provide absolutley nothing for this cost. I am now thankfully moving and they are being unbelievably rude about my flat which i have taken great pride in over the last 10 years.  They call and give barely any notice before they want to bring prospective tenants around and are extremely nasty if I say it is not possible.  They are the ones that are making the move stressful and difficult. I am so glad I am getting away from them and will NEVER use them again.  I have been in the property business myself for over 20 years and am amazed that a company can stay in business with such dreadful customer service and administration.<br />This person would not use Kinleigh Folkard & Hayward again.]]></description></item><item>

		<description><![CDATA[Both agents treated me with contempt. When Ronke and I left the first property she showed me, I said I would tell her my thoughts in the car. As soon as we got in, she turned the radio on full volume. I was too shocked to say anything. She did not look at me or ask me anything. She then took me to a different property from the one I had asked to see and then claimed she had made a mistake, confusing it with another on the same road. I found this very hard to believe as the two properties were very different. It turned out she didn't have the keys to the one I wanted--so, clearly, she was trying to  sell me the other, and thinking I was so stupid I wouldn't notice. I went back to her office to wait half an hour in the hope she could get the keys (she couldn't). I asked if I could have a cup of tea while I waited and she said that all the office cups were chipped, and she wouldn't like to offer me one of those, so I should go to the coffee shop over the road! 

Ben sent me photos of a Victorian property that looked very enticing, but the windows seemed to be plastic ones. I asked him if they were and said that if they were I had no interest in seeing it. He said, What? Plastic windows? Oh, no, no. I made an hour-and-a-half journey there. The windows were plastic. I said, Why did you say there were no plastic windows? He said, what? oh? are they? Well, you see, when you asked if the windows were plastic I didn't know what you were talking about. I had never heard that term before.

Difficult (or hould I say impossible) as it was to believe an estate agent (or indeed anyone) had never heard of plastic windows, I explained that plastic windows were windows made of plastic, or UPVC, and that people of education and taste, who were interested in original or correctly restored older properties, were revolted by them. I then told him to immediately tell me if in future I used a term he did not understand, so there could be no misunderstanding. 

About three minutes later, I wasn't intending to trap him, but, after I spoke a sentence I realised there was a term in it with which he might not be familiar. I waited a few seconds, then said, Do you know what I mean by ____? He said no. I said, Do you remember what I told you just a couple of minutes ago? He said, heh heh, well, you caught me out. He said it as if the matter were insignificant and boring.

And that sums it up. Why would anyone want to do business with anyone who said, &quot;You caught me out&quot;? If estate agents resent the way they are regarded, they need only look to clowns like these, who behave like inept parodies of the worst that we believe of estate agents.

From my experience with KFH, this attitude seems endemic to the organisation. I wasted more of my time responding to an advert by another branch which did not show photos of its two bedrooms or indicate on its floor plan that there was anything unusual about them. Nor did the agent say anything before we went there. Their ceilings turned out to be not much over six feet high. 

In a third branch, an agent, perhaps because of my foreign accent, told me an outrageous lie about housing practices and regulations in London. I have lived here nearly thirty years, in several homes, and I read a lot about property.

These people are not only idiots, they are rude and dishonest idiots.<br />This person would not use Kinleigh Folkard & Hayward again.]]></description></item><item>

		<description><![CDATA[We rented a property from this agent and still haven't been repaid our deposit or given a reason why after 6 weeks of trying to contact both the landlady and the agency. Do not use this agency - they are unhelpful, dismissive of any complaints and unwilling to put anything they tell you into writing. The guy who is supposedly their rental manager is particularly bad, and after finally getting the name of their &quot;Accounts Manager&quot; I am getting the &quot;on the other line&quot; treatment from him - unbelievable!! They do not return calls unless it is a possible sale / rental (they are very quick at that!). 		<description><![CDATA[We are currently dealing with KFH as a tenant, and are having the worst experience ever. The staffs are rude and arrogant, the administrator is a mess and had we not been pro active in chasing them up for documents and procedures we would still be waiting for our contracts.



As soon as we had given them our holding deposit, their attitude has changed and everytime we needed clarification or advice we were quickly dismissed. All our emails to date has been ignored and when they were chased up, they blamed the administrator and got defensive.



Extremely dissapointing services, will avoid at all cost in future. Moving is stressfull enough, there is no need to make it more difficult, and certainly no excuse for lack of staff courtesy.<br />This person would not use Kinleigh Folkard & Hayward again.]]></description></item><item>

		<description><![CDATA[While the sales rep was an absolute dream to work with and very helpful, it was a completely different story when we started to deal with our management team.

We were held up moving into the flat before Christmas as they were redoing all the windows.  However, when we moved in, the following January, the work hadn't even started.  The work did not then start until March.  The builder who was employed to do this had been in a car accident, which I totally empathise with - however, dealing with his frantic calls to my mobile begging to be kept on the job, were both stressful and inappropriate as it was not my decision as to whether he remained in my landlord's employment.

When the work did start, he did not use dust sheets which meant our entire flat was rendered filthy, including all our clothes, shoes and bedding.  Rubble was left around the house for 2 weeks and the curtains were not put up again after the work was done.  In fact we remained without a blind in the kitchen for the rest of the tenancy (this would not be an issue, apart from the fact the window over looked our poor neighbours!).

When we first moved in, the flat was in poor condition.  The toilet flush did not work, there was food scraps left in the sink and on the ceiling, lightbulbs and doorknobs missing, blinds and chest of drawers broken.  We repeatedly sent over lists of things to fix to the estate agents, to be met with a complete lack of empathy and slow replies.  It seemed to us that they did everything to cast blame on us - making us check back through emails to check we had raised issues, never apologising and taking up to a month or two to fix issues (gladly the toilet was fixed quite quickly).

The real issue for me was their lack of interest when our boiler broke down.  There was no hot water in the flat and we either had to go to the gym / work shower / have a stand up wash.  They had no timescale for fixing things once they had broken and once we had raised it.  One weekend, we spent without hot water - trekking to central London from Balham to wash!!  Again, no apology, no empathy.  

Finally, when I moved out, I let them know I had left my laptop behind by accident - which was clearly labelled in the check out inventory.  I tried to fix a date to pick it up but they had already trashed it, due to the fact it was inside the broken chest of drawers.  The chest of drawers had been broken the whole way through our tenancy but they decided to change it at the end of the tenancy, presumably so they could rinse some more rent from the new people.

I am now buying a place in London and there is absolutely no way I would put any more business KFH's way - they are rude, arrogant and entirely unsympathetic to their tenants.<br />This person would not use Kinleigh Folkard & Hayward again.]]></description></item><item>

		<description><![CDATA[We've been renting the property for over 4 years now and until September last year we've never had the need to contact the agents about repairs. However, in September last year I emailed them with a list of things, large and small, that needed repairing. The major things were a large leak in the bay window, washing machine not draining, and tiles under the shower coming away from the wall.

It took them four weeks to send someone round to look at the faults. I waited a week after the visit and no news from them. Only two of the minor issues had been fixed (though in fixing a cistern overflow, the contractors caused another problem) and I wanted to know what was happening. I was told that they were sending a quote to the landlord for authorisation of the repairs. I was also told that the contractor had found nothing wrong with the washing machine. I explained that there was indeed something wrong with the machine and asked them to send a qualified washing machine engineer around. They said they would send the contractor around again. I said that would be a waste of time as he couldn't find the fault the first time. They insisted. Two weeks later they visit again. I wait a week, no news from the agents and washing machine still not working (I'd even left the error message on the washing machine display to show it wasn't working). I email them again to be told that the contractor had run a full cycle on the machine and nothing was wrong. I have a security camera at the property and looked at the footage. the contractor was there for a full 11 minutes, during which time he fixed a cistern and allegedly ran a full cycle. I pointed out that a full cycle takes over an hour. After a delay they come back to me and say the contractor has changed their story to a full 'rinse' cycle. I pointed out that a full rinse cycle takes 14 mins and insisted that they send a qualified engineer around. They finally did that and it transpires that the motor needed replacing. Finally got done mid-December, nearly 3 months after reporting it and costing the landlord the call out fees for the useless contractor.

Meanwhile, the leak in the bay window was causing problems. Every time it rained, water would poor in under the large fixed pane of glass and pour down the wall, staining the carpet and our own curtains. Not to mention making the floorboards rot. Now you'd think that was urgent eh? In December after many emails asking for updates on the window and other items, we get an email to tell us that the window was worse than they thought and that the roof needed replacing as that was where the leak was coming in. I explained that there was absolutely no water coming in anywhere else and the roof was fine and that the contractors hadn't even had a ladder up to the roof to examine it properly (thanks trusty security camera). All they'd done was lean out a window on the upper floor to look. I was told in no uncertain terms that they believed their contractors assessment and the roof would be replaced, the landlord was happy and that was that as far as they were concerned. I'm sure they never gave the landlord the full facts (he's in Brazil and can't check himself). In January they come and replace they roof. The next day, it rains, and guess what, water pours in under the pain of glass. I email the agents a picture of the leak, before and after, and they say that it is a different leak and the contractors have been given permission to replace the pane of glass. It is not a different leak, it's the same one and the glass doesn't need to be replaced, just the sill needed to be replaced or repaired and resealed. I know about windows, I used to manufacture them in the 80s. I tell them this and simply got a &quot;thanks for your comment&quot; reply. The window is still leaking (27 Jan), four months after I first reported it and the landlord out of pocket because of an unnecessary repair.

Meanwhile again, the contractors came to replace the tiles under the shower nearly 3 weeks ago. I come home from work to find a note saying that they couldn't complete the job in the &quot;barth room&quot; (sic) and they would be back next week to complete. They'd removed the tiles and taped a huge plastic sheet with black duck tape over a metre square area of the wall. Very attractive. I email the agent (again) and am told the tiles are special order and needed to be ordered from the suppliers. Now call me a fool, but surely you don't start a job without knowing you have the materials to finish it. Besides the fact that I heard the contractor on the security recording calling Tops Tiles to ask if they're in stock and then saying he'd be over to collect them. They are just white tiles for goodness sake, not travertine marble. Today (27 Jan) they are supposed to be completing the job.

Another meanwhile, the lino in the bathroom had come unstuck and was causing a trip hazard (in fact I did trip on it and bashed my head on the wall). Relatively easy job you'd think? No, four months later it's still unstuck and the contractors have said (surprise, surprise) that the flooring is beyond repair and needs to be replaced. Utter bunkum, it just needs re-sticking! More unnecessary expense for the landlord.

Yet another meanwhile, aside from the repairs we'd asked for, the agents sent an electrician round to do a safety check in September. All well and good. We don't hear anything and assume it's all hunky dory. Alas not, in December my partner gets a call from the electricians asking if it was ok to come and do some work on the house. Not a wrod from the estate agents about this. My partner asked what needed doing and was told to contact the agents. I emailed (I know the address off by heart now) and was told that the consumer unit needed replacing and some light fittings needed to be earthed. I said that the time wasn't convenient as we were having people to stay. After much toing and froing it was agreed that they would come on 3rd January to do the work. It was also then revealed that rather than just a few light fittings needing earthing, the entire lighting circuit in the four-bedroomed house need rewiring. The electricians arrive on the 2nd Jan, a day before the agents said they would (though they say they agents knew it was the 2nd and not the 3rd).

The electricians were great, but the landlord had decided to do the job on the cheap and instead of chasing the wires into the wall, we now have lovely plastic trunking all over the walls and ceiling, in nearly every room. Where some light switches have been removed, there are now gaping holes in the wall. They removed all the spotlights and replaced with pendant lighting. So we now have holes in the ceiling where they were and dirty marks where the fittings were. We also have some lovely big holes in the ceiling where the electricians had to dig out some wires. Not to mention bare bulbs in nearly every room, it's like living in a squat. I asked the electricians if they knew if their was going to be any redecoration and they said they didn't know (I guess it's not their job so they wouldn't really). After three days of upheaval (I was on annual leave, great way to spend it) they finished. They cleared up their mess as best they could, but it then took me two hours to dust everything down, hoover and wash the floors.

I emailed the agent (yet again) to see if there were any plans to redecorate (there weren't) and why they hadn't arranged for the property to be cleaned after the work. I was told that I should behave in a tenant-like manner and that a bit of hoovering and a flick of a cloth (their words) wasn't too much to ask for. I also asked what was to happen about lampshades as we now had bare bulbs. The agent said to put the shades on from the spotlights. Ludicrous, not only are the shades on a spotlight part of the fixture and too small, the electricians had thrown them out! I patiently (well, not really) explained the situation and was told that maybe I should buy the shades myself and take them with me when I left. I explained that I didn't know if I'd need the shades in my next property and I wanted the landlord to buy them. I was given a generous budget of £40 to buy eight lampshades. Whoopee, Harrods here I come! We were told that the landlord said we could have the place redecorated, but by this time my partner and I had decided that we didn't want more upheaval and would find somewhere else to live instead.

One of the original faults reported, was that the electric heater in the bathroom had stopped working. I'd been trying to get the agents to have it repaired before Christmas as we had elderly relatives staying and the bathroom was freezing in the morning. I got know response to that, so got an electrician friend of mine in to fix it for no charge, just before Christmas. I told the agents this. When the electricians arrived to do the major work, they said they were removing the heater in the bathroom as it didn't meet the required standards and that it was in the list of works given to the agents. They were not going to replace it. I said that could they please replace it as it was our only source of heat in there. Fortunately they managed to do that within the original budget.

I emailed the office after the work had been completed, asking why we hadn't been informed of the work, and the extent of it, in advance. I didn't get an explanation for that, or an apology. I also asked why they hadn't told me the heater was being removed when I was asking for it to be repaired. They said that they weren't electricians and so wouldn't have known from the list of works sent to them by the electricians what it meant. I think &quot;heater needs replacing or removal&quot; is fairly easy to understand for a lay person.

During the many email exchanges I was told that they didn't work for me and only had to answer to the landlord. I said that they should have their clients best interests at heart and not charge him for unnecessary work. They simply said that they have used their contractors for years and trusted them.

I asked why I had to keep chasing them for updates all the time and they said that they had hundreds of properties to manage and didn't have the time to keep me updated on every little thing.

Another issue is that a gas safety check was undertaken in August, but we were totally unaware that this had happened. The contractor had entered the property without any notification from the agent, a breach of the tenancy agreement, and it wasn't until I asked about a lack of gas safety certificate in October (another breach of the agreement) that I was told a check had taken place. Their excuse was that the contractor had tried to call to arrange a visit. We never had a call and surely it's up to the agents to notify us? (as they'd done in writing every year beforehand).

On another issue. A week ago we get an email from their credit office saying that our December rent hadn't been paid and we needed to pay immediately by debit card. We panicked a bit and then checked our on-line statement. The money had left our account on the usual monthly date on 21 Dec. We send a copy of the statement via email and ask them to look into it. meanwhile, over the next few days we get letters asking us to pay the rent. I hear nothing from them, so send an email asking what's happening. I get an email back to say that they payment came into their account on 20/01/2012, nearly a month after it left our account. I said that was impossible and could they check to see what had happened. I get a reply saying that was definitely the date it had reached their account. I ask them to double check and see why it took so long. Nothing back. I then get my back to check. They email me to say they'd spoken to KFH's bank and it had been credited to their client's account on 23/12/2011. I forward this to KFH and they apologise saying that it had be credited to a different property. So not a month to get into their account then. If I hadn't chased, they'd still be sticking to the month-long journey between accounts story.

And finally (breathe a sigh of relief) on Tuesday, the agents send me an email, though it's not for me, sent in error it seems. It's a long email string between KFH and another tenant with personal details, etc. Clear breach of the Data Protection Act and makes you wonder how secure your data is with KFH? I have alerted the subject of the emails of their breach.

Basically, because of all this we are going to look for somewhere else to live. KFH neither care for the tenants under their charge or the best interests of the landlords who pay them a hefty management fee.

		<description><![CDATA[In response to the comments of the disgruntled seller: the reason why your property had very fiew viewings is because the agents in this branch are very reluctant to show the properties to the potential buyers. It was with shock and disbelief that we found out they were actually lying to us when they said the places we wanted to see were sold already. We are first time buyers and are new to all of this, and despite having heard stories about estate agents, we were not prepared to be treated this way. 		<description><![CDATA[We've got funds at the ready, but getting to view the properties we would like to view is like pulling teeth. And even though we didn't expect great service - these are property agents after all - the attitude was shocking all the same. 

At first, the agent showed us a few properties - which were not to brief. We thought it polite to go with the flow at first as we thought it part of the process. When we didn't find any property to our liking (as they were not per brief) the interest waned and it became even more difficult to view the properties we wanted to view. When we stressed and asked to be shown more properties, we were expected to consider making 'offers' by looking at the photos on their website! I found it especially shocking that all the while the insinuation was on us being time wasters. 

Found the agents generally dis-interested and lazy at worst. Every question felt like asking a teen for a favour. Thankfully they are not the sole reps of some properties we like!<br />This person would not use Kinleigh Folkard & Hayward again.]]></description></item><item>

I and my husband tried to move in an apartment in Beckenhamâ€¦Triedâ€¦
2 weeks before the move we paid the deposit, signed a contract and agreed on a moving date. On their side the agency and Landlord signed the contract and confirmed the date.
One week before our moving I called the agency 2 times to confirm the date and time we were going to pick up keys and to move into a flat.
Than they urge us to pay the full deposit and the first rental month.
We rented a van and with all our belongings arrived in front of our future house. 
But 10 minutes later a secretary of the agency called me to tell us that there was a little problemâ€¦KFH DID NOT TELL THE PREVIOUSE TENANT TO MOVE OUT BEFORE WE ARRIVEâ€¦
After I asked â€œWhat do we do now?â€ and â€œWho is responsible for this mistake?â€ the secretary told me â€œI donâ€™t knowâ€. That is it.
Nobody apologised and nobody, as it was explained, was responsible for this action. Nobody helped us in this situation and nobody explained what to do.
 Agency was accusing the Landlord (it was his or tenantâ€™s(???) fault), Landlord â€“ â€œit is agencyâ€™s mistake and I donâ€™t have your moneyâ€â€¦
After that there was a period of one month calling to the agency and landlord trying to find out what had happened, but nobody wanted to take the responsibility for that.
In parallel we had to find a place to stay, to keep our belongings and find a new apartment (obviously with another agency).
I sent a Breach of Contract and asked for our money back plus the expenses we had within the week of waiting for the information from them, which is 300GBP for the rented van. But KFH did not agree and after two weeks of struggling at the very last date they paid our deposit backâ€¦ but not our expenses.

		<description><![CDATA[We currently rent a flat with KFH. I have not been impressed with the way they handled the contract negotiation or how they are currently managing our account. The worst thing is that as soon as you have signed the local branch do not want to know and every problem is referred to head office call centres. This is quite frustrating as it is a really inpersonal way to do business when there is a branch right round the corner from our house!

- We initially asked for a 12 month contract witha  6 month break clause - and was told they did not do 6 month break clauses so we were better to take a 24 month contract with a 12 month break clause as it saved hassles. It seemed sensible but when it came to signing I noticed they had included an uplift linked to RPI (at that time running over 5%). This was not explained to me - and when I queried it was given a hard sell telling me that on average customers without this clause pay 10-15% more each year so a 5% uplift was a good deal. After a number of phone calls we were dropped to the 12 month contract originally requested.

- Back in August due to an admin error from my bank KFH cancelled my direct debit. The bank reversed the error and re-established the direct debit details. KFH were unable to - so I provided them with the details. Now 3 months on they still haven't fixed this and our rent has been late 3 months in a row. This is really frustrating as it makes us look like bad tenants - despite regularly chasing KFH to collect payment.<br />This person would not use Kinleigh Folkard & Hayward again.]]></description></item><item>

		<description><![CDATA[I am currently in the process of trying to buy a property through this agent. I am a cash purchaser with funds in savings. I am amazed thus far by the unprofessional, thuggish and dishonest nature I have encountered thus far.
Do KFH staff receive any training at all? Do they even know what a code of conduct or good practice actually is?
Unfortunately as they are the agent of choice by the vendor I am stuck dealing with them. But I will be very vocal every step of the way. Good and bad, who knows, things could get better.<br />This person would not use Kinleigh Folkard & Hayward again.]]></description></item><item>

		<description><![CDATA[I found the service at KFH absolutely terrible. The property that we moved into turned out to be a nightmare and when we contacted KFH they would ignore our emails and calls. We could ring the office 10 times a day and every time the agent was always on the phone/out of the office/busy and they wouldn't call back. It added so much unnecessary stress to our lives. They additionally never once gave us the required 24hrs warning for a property viewing and would often contact us 30 minutes before a viewing, even on Saturday mornings. 		<description><![CDATA[I am the tenant and we are moving soon.  KFH has been sending an incompetent lettings agent who didn't give me 24 hours notice before he came by with new prospective tenants.  He then argued with me that he tried to call several times (which I found out later he didn't have the correct number but everyone else did) and argued with me in front of the prospective tenant about this.  He then the next time had another viewing so he made it for 11:30am and came at 11am, then spent 1/2 hour in our master's bedroom with new prospective tenants talking while we sat in our living room watching tv.  I spoke to the Manager Sarah Mitchell, she then proceeded to tell me that she &quot;hoped my relationship would improve with this lettings agent&quot; when she didn't solve the problem as to informing him that he needs to attend viewings ON TIME.  3rd time, he had one of his colleagues book the appointment at 5:30, he then showed up at 4:30.  Totally stupid and incompetent, rude, and doesn't seem to think they have any problem running THEIR CIRCUS OF ANIMALS!<br />This person would not use Kinleigh Folkard & Hayward again.]]></description></item><item>

Even the smallest task proved too difficult for them (eg changing inaccurate details regarding our property on their website). They put in the bare minimum effort into the advert and then sit back and wait for the property to sell itself. They will give you the patter about their high tech approach to sales, internet hit rates, feedback etc: don't believe a word of it. They never return phone calls, never update you on progress and don't even take the hint when you go into the office to make a fuss. 		<description><![CDATA[The whole experience has left me bitter and twisted and I would advise everyone to AVOID.

- Finding and leasing the property KFH, we took a 'furnished' flat. Following a 9 hour drive down from Scotland with what we thought we need to set up house in Putney, we moved in to find 'furnished' only included a sofa and 2 beds. No tables, no chairs, no crockery etc... I have rented un-furnished flats with more! If KFH has been honest we could have brought more down from Scotland with us. Instead we had to spend 100's of pounds kitting out the flat! The response we got when questioning their definition of 'furnished' was so gut wrenchingly rude and flippant that it is probably what prompted me to search out sites like this to warn new tenants! 

- Management of the property is absolutely disgusting. Issues go unresolved for months. Communication takes a lot of pestering and is always rude and dismissive. I have never ever been called back. I have never ever had my call taken by our property manager - she only replied rudely by email after a lot of attempts at getting hold of her. At one point we were burgled; traumatising and upsetting,  KFH treated us as if we were the criminals trying to damage the property. 

Piece of advice - avoid at all costs! I would even go as far to say Foxtons is better than KFH!!!!<br />This person would not use Kinleigh Folkard & Hayward again.]]></description></item><item>

I bought a house through the Dulwich branch and the two representatives I dealt with were courteous, helpful and efficient. After a couple of viewings of houses that I had found on the web, they suggested some more which i hadn't noticed, and I ended up buying one of them, with which I am very happy. Subsequently they have been very helpful with recommendations for builders to undertake some refurbishment work.

		<description><![CDATA[Having rented a managed property with KFH for a year, they proved to be unreliable and inconsistent throughout. They attempted to over charge us twice and almost every employee I spoke to has proven to be unhelpful and rude.

We recently moved out of the property and although they were quick enough to take our initial deposit, I've had to fight and remind them to send us the check out report let alone the deposit (at this present time, it's been over a month). Not only did they also make the accidental mistake of charging us an extra day, when we actually checked out a day before we were supposed to buuuuut they also informed us today (after much chasing) they "FORGOT" to carry out the check out report and would therefore get back to us when they had finished comparing our initial check in report with the one conducted for the new tenants.

I would not recommend them to anyone, as I don't hate anyone enough to be that cruel. I appreciate estate agents can be bad but Kinleigh Folward & Hayward is a joke.<br />This person would not use Kinleigh Folkard & Hayward again.]]></description></item><item>

		<description><![CDATA[When deciding to sell our flat, for some reasons we were foolishly persuaded by their 'sales pitch' as to why we should use them as our agents! It was a catalogue of errors on their behalf from start to finish. Once we signed on the dotted line to give them sole agency, for a thankfully reduced sentence of 6 weeks (rather than the 12 they have in the initial contract) - we saw nothing of their sales skills again! In the 6 weeks they have never returned a single phone call - leaving you to do all the work. On the few viewings that they managed to arrange, we actually did a portion of them as they 'weren't available'. When questioned about feed back from viewings, they had no idea about the people who had even been inside our property, and as if they were deliberately trying to annoy us, they then lost our keys!! The level of customer service is appalling to be kind. 

My strong advice to anyone considering using this branch in Blackheath, is to avoid them if you want any level of decent customer service or estate agents that you can put a small amount of faith in to act in your best interests as the vendor! My advice- go somewhere else, and give some one who works hard and is good at their job a chance to get some commission for actually doing their job properly!<br />This person would not use Kinleigh Folkard & Hayward again.]]></description></item><item>

		<description><![CDATA[As a landlord, I used KFH to manage the letting of my property whilst I was abroad. 

I would say that, overall, it would have been far simpler for me to have managed the property myself, albeit from overseas. Virtually every dealing with the agents added complication, as they neither understood the property nor acted with any urgency. As individuals, I found most that I dealt with to be fairly unresponsive... and more often than not e-mails to them received an out-of-office response. 

Having spoken directly with my tenants a number of times, it seems that they felt the same way.

Overall, I strongly resent paying KFH any management fee for the troubles they caused me and in fact I have been left out of pocket due to their mis-management of household repairs that were carried out under their management.

There was a total lack of communication from the  branch, sometimes 6 weeks between phone calls from them. Utterly lazy and reactive staff who were defensive when picked up on flaws to their service. 

We were locked into a 12 week contract where we got 6 viewings and feedback on only 2 of those viewings. Eventually I walked in and talked through my grievances and they agreed immediately that they were at fault and I could break my contract with them 3 weeks early.

I have moved my property to Streets Ahead in Crystal Palace who have far more local knowledge and a proactive attitude to selling property.<br />This person would not use Kinleigh Folkard & Hayward again.]]></description></item><item>

		<description><![CDATA[Really can't think of anything they did well. Never gave notice of doing viewings. Sent round agents who knew nothing about the place - clearly hadn't even read the spec. Lied about who my prospective buyer was (turned out to be an investor...).  Went behind my back to another agent in the chain to make them reduce a price when I had expressly told them not to do this. Don't provide individual contact details for anyone in the office - you can only contact their central email address. They never replied to any of my specific requests without me having to chase. (I'm talking about responding within 24 hours - not unreasonable.)

They apparently tie up the whole sales team in meetings for the whole of Monday morning and the first hour of every day - surely peak times for people trying to make offers, especially after the weekend?

When I made an offer on another place on a Saturday morning, that agent contacted KFH to verify that I was selling my place etc. They didn't reply to Monday morning. Thankfully no other offers came in during that time or I may well have lost out due to them.

After such a shocking and unprofessional behaviour, they tried to pacify us by offering another flat- which, wasn't available as well. I did have to chase the estate agent about the contracts, and was somewhat concerned after handing over the hefty KFH admin fees, but that aside the process went very smoothly indeed.  KFH organised the inventory people to be here at 9am, I arrived about five minutes before and we were finished by 9.30am.  

There are a few teething issues with the flat in terms of things are not quite as they should be - but these are minor problems.  I only moved in yesterday and KFH manage this property, so we will see what happens with that.

		<description><![CDATA[When moving into the flat a number of repairs should have been carried out at the property. After many weeks of trying to contact the person who manages out property and three months of writing e-mails, we have not had a single repair carried out!

The only thing they have done is replace a  broken fridge two month after the original request. So for those two month we had to store our food on the balcony! (The fridge and the oven did not work from day one, and they were informed to fix it from the moment the contract was drawn up.)

		<description><![CDATA[I used KFH in Fulham to Let my property and wish I had never gone near them after losing nearly two thousand pounds in just a 6 month lease.

They found me tenants quickly but the rent they achieved was 22% less than the previous tenants. They assured me that was the state of the market. The documentation they sent me was to the incorrect email address on more than one occassion and even on the lease agreement they spelt my name incorrectly.

They charged me 9% + VAT commission for the entire year,up front and in full. After 4 months into a 12 month lease the tenants gave notice and will move out shortly making their entire tenancy 6 months. KFH are refusing to refund any of the commission to me.

In this dispute I asked them to provide documentation to me in the Terms & Conditions showing where they could keep my money. They provided a document which I'd never seen or signed. When I told them that I'd signed another document they told me that I still couldn't have my money back.

Amazingly they've asked me if I want to continue using them!!

No doubt this is because they know people are currently offering under asking price, but there is a house on Grayshott Road they are trying to sell for 6% MORE than the vendors bought it for in Nov 2006, at the height of the property market!  According to them, the fall in house prices hasn't happened on that particular road (a claim that is easily dismissed by looking at the land registry details of sold house prices!)  It is annoying to have to deal with agents who so clearly have either absolutely no knowldge of the market in whcih they work, or who ARE aware of the market and are blatantly trying to rip potential buyers off! They had a very good selection of properties on their books and the agent who showed us around answered all our queries and was very friendly. That is until we handed over a hefty fee, deposit and first months rent. 

After moving in, we called the managing agent to try and resolve a multitude of issues. We were informed that no the alarm didn't work and we could pay to have it installed, no the fireplace was not connected, no the windows did not open and no they couldn't fix the falling doors. That the agent who had shown us around no longer worked for them and he had given us incorrect information. 

Over the next few months we were insulted by one member of staff on repeated occasions and followed this up with an official complaint with head office. Nothing has come of it. We eventually decided  to move out after 2 gas leaks where TRANSCO deemed our boiler and lack of ventilation unsafe but KFH engineers insisted there was nothing wrong.

We are now being bombarded with multiple calls asking us to leave at 10 am on the last day of our tenancy because the new tenants have been offered the same move in day. They would like us to leave having had the property professionally cleaned as well. And finally to add insult to injury, they are charging us 40 pounds plus VAT to provide a reference to our new landlords.

I didn't mind paying for a reputable agent when we signed up, but the service we have received continues to astound me and leaves me feeling frustrated and powerless that there is no regulatory body to refer such matters to. They dont seem to realise who their clients are. 

I arranged a valuation of my property this week for 630pm, only to be told (shortly beforehand) that they didn't "do" vaulations after 6. 

I then re-arranged the appointment with them. When I couldnt make the appointment and called to let them know, they responded by saying "why didn't you let us know earlier??"

The branch I dealt with was Crouch End. 

I also bought a flat through this branch two years ago, and they were rude and unhelpful then as well.

		<description><![CDATA[This is the first time I have ever done this, but the service I received was so bad I felt compelled to write a review .

For the first time last year, I became a landlord with a flat, that I originally lived in, becoming too small for my growing family. Due to the poor state of the market, it made to sense (at the time) to rent the place out instead of suffering a loss when trying to sell it.

As I was a novice I decided to use a supposed reputable estate agent. After speaking to a couple of estate agents I decided to use KFH, even though they were expensive, because I felt I could trust them. I could not have been more wrong!

The issue essentially centres around the fact that you can pay extra (stupidly, I did) for them providing a rent collection service. The theory is that they will monitor if a tenant pays on time and if not, they will chase them. In my case, over a period of 1 year, they did NOT monitor this at all.

Every single time the rent was due, it was never paid on time. I never once received an adequate explanation from KFH. Each time after waiting for 1-2 weeks, I would have to chase KFH for payment.Each time I called they had no idea that rent had not been paid i.e. they were not doing their job/monitoring the situation!

After reaching the end of "my tether", and after a few quite frustrating calls, I expressed my desire to make a complaint. They sent me their complaints procedure and I decided to formally make a complaint.

Now, at this stage, a reputable agent would generally, after reaching the first stage of complaint, apologise profusely and offer their apologies etc.

Not KFH! After writing to the Area manager and their Residential lettings director (as per their complaints procedure), I am still awaiting a reply after approx 6 weeks. The discourtesy shown, by not even replying to my letters, is an outrage in itself! The next step is to write to the ARLA.

In summary KFH are happy to claim to offer a fantastic service and take your hard earned money, at the start of the process, but as soon as anything goes wrong they do not want to know (even though one is paying them to effectively carry out their contracted duty!)

- They sent us an invoice. We called back and pointed out that the total was wrong.
- They posted a second invoice. They'd corrected the total... but now the date was wrong. Hold on, it was right the first time!
- They posted third invoice, date is corrected... total is wrong... by a different amount!
Every dealing we had with them was like this :-(
