		<description><![CDATA[We decided to use House Simple to sell our house as we did not want to pay the exhorbitant fees charged by the High Street estate agents.  We found the company to be extremely efficient and helpful.  Within a week, our house was advertised on all the major property websites, complete with a detailed description, floorplans and plenty of photographs, plus a For Sale board erected outside the house. On the first day of our advert going live, we had a phone call from House Simple to arrange a viewing for the following day.  The next day, we received another call and before the week was out, we had received two offers, one of which we accepted.  House Simple even offered to carry out all the negotiations for us (which was included in the price).  The sale went through very smoothly and the total fee payable to House Simple was just over £500 which saved us around £7,000!  I would not hesitate to recommend this company to anyone considering selling their property.  If you are happy to carry out the viewings yourself (which we preferred to do anyway, as we knew much more about the history of the house than an agent would know), then there are no other benefits of using a high street agency.<br />This person would use Housesimple again.]]></description></item><item>

		<description><![CDATA[I used Housesimple after being disappointed at the service provided by the local established estate agents who I had been with for 6 months and who would continually send people round who were only half interested because they were either not looking in the immediate area or not looking within my price range. Their only purpose was to send people round who were on their books in order to seem active. As most sale leads are generated online Housesimple does what it says on the tin. Their photos were more professional than my previous experience and the photographer even made recommendations on angles etc. They advertised on all the main property websites and I got a sign put up as well. In this way I only got people calling who were actually interested. I was half expecting the frequency of visits to be less than the bricks-and-mortar estate agents but I was pleasantly surprised at the response. I got not 1 but 2 offers within 3 months. I was sceptical at first having not used online agents before but now having had the experience I will undoubtly use them again. To those who have posted negative comments please bear in mind that you should always use online agents with an open mind and not to expect too much. They are of course much much cheaper than the bricks-and-mortar alternative and so your experience should be objectively viewed. 		<description><![CDATA[House Simple are TERRIBLE! All they want is your money! Housesimple advertises your house as they say they will and that is it!!!! Several times I had to call them reference certain things and everytime they say they will call you back or send you an email and they don't!! I was forever chasing them up and being lied to about a for sale sign that they said would erect but never did. They told me that they DID erect the sign and when the contractor went back to &quot;check if it was still there&quot;!!!!!!!! (why would they do this!!!?), it was gone!!! (I have this on my answerphone). Then I was told that they did not get told about erecting any sign!!!!!!! After several phone calls and 2 months later, the sign was EVENTUALLY put up. No apologies, no offer of compensatation! Again, I was told that this will happen &quot;such and such a date at the latest&quot; but never happened. We don't get weekly updates, no phone calls or emails to let us know how the viewings went , no advice on what to do to sell your house if it isn't selling. NOTHING! Customer service is ABSOLUTELY APPALLING!!! They have even taken our house off their website 5 days early!!! This was after a phone call asking Housesimple what I have to do at the end of the 6 month marketing contract. They assumed I wanted to cancel then sent me a half-hearted template email saying. &quot;Thank You for marketing with Housesimple&quot;. We have cut our loses with these clowns and have decided to spend the £3 or £4 thousand to sell our house professionally!!!!! DO NOT GO WITH THIS COMPANY. All they want is your money!!!!! 		<description><![CDATA[Fantastic service. These guys are great and did everything they said they would. It was on the market within a week, great photos, better than any local agents in the area and 1/10th of the price, the marketing was more extensive than most of our local agents too. Also my local agents don't even bother with floorpans which I still find amazing in this day and age. Well anyway Housesimple did all that and got me about 8 viewings in the first 2 weeks of which 2 offered. Sold! Saved £2,600. Great negotiation too and helped me with the solicitors and keeping it all going. All in all it was great. I can't see why people wouldn't give this a go, you've not got much to lose. We were tempted by House Simple's set-price package. All started off well and we were initially impressed with the service received, especially from Philip.
We even recommended HouseSimple to a couple who came to view our property and they sold their property through them.
I'm not sure what's happened to the company but the last six months have been awful. We had people booked in for viewings that HouseSimple hadn't even told us about. The last thing you need is people turning up to view your property when you aren't in. I called to complain about this and was told that Alex (director?) would call me to discuss it. I have never received that call.
Most importantly the phone is hardly ever answered. we have called on numerous occasions and get the message that the office is closed. The message is not specific to a holiday and given that the calls we have made have been within standard office hours I see no reason why the calls couldn't have been taken. If I can't get through to my agent, it's no wonder that potential purchasers can't either. The property is still on the market despite being advertised for substantially less than the home report valuation. We are just not getting people through the door. I understand the market is incredibly slow just now but surely employing enough agents to answer the calls that do come in, or to invest in a system where callers can leave a message and be called back (or even leave an up-to-date message advising if you're closed or if you are open and all agents are busy) that would be a start.
Housesimple's knowledge of the Scottish market is also lacking.

Housesimple.co.uk were efficient and professional right from the start through to the final details and saved me between £6k &amp; £10k depending on the other rates I'd been quoted.  Ok, so you have to do the viewings yourself but given the savings and the opportunity to talk knowledgeably about the property and local area I think it's a non brainer. 		<description><![CDATA[We instructed House Simple to sell our house in April 2011. A buyer was found in August 2011 and the sale completed in December 2011. In the current market it was extremely good to find a buyer so quickly and achieve almost the asking price. Our dealings were with Philip Palm who  was very professional and pleasant to deal with. He also conducted the price negotiations on the property and achieved a deal that was very satisfacory to us. All this at a cost less than half the price of a local estate agent.

In particular the photo's taken of my property were outstanding, taken buy a professional photographer they made our flat look great. 		<description><![CDATA[HouseSimple probably saved me some £13,000 and provided me with an excellent service. The ONLY thing that's different between HouseSimple's service and that of a High Street agent is that they do not accompany viewings. You manage that. They did everything else, e.g. photos, floor plans, coordination of viewing times and dates with you and the buyers. They were truly outstanding at the end of the sale as they negotiated higher and higher prices from competing buyers. I simply don't see, given the access to the major agent's sites, such as Prime Location, via HouseSimple and their competitors, how a standard High Street agent can exist in the future - they may have more detailed personal knowledge of their 'patch' and its prices, but I think they will have to adapt drastically in order to provide an entirely different service because HouseSimple and others have simply side-stepped much of the costs of selling your house. My favourite moment, at Completion, was when my solicitor telephoned to say 'I donâ€™t seem to have the name of the estate agent I have to pay from your account here' To which my reply, joy of joys, was 'That's right, no agent to pay!'<br />This person would use Housesimple again.]]></description></item><item>

		<description><![CDATA[Housesimple sold our house in a week and a day from it going on the internet! The photographs and floor plan were swiftly and well done. I chose to write the property details and was impressed that every little refinemennt of the wording was dealt with immediately. The communication was excellent. I enjoyed doing the viewings as it gave me the chance to talk with knowledge about the area and the street and trust was built up with the very nice buyers. This was a 'human' experience and not a remote one and it allowed us to really feel part of the process but the practical admin was cared for by the company. We also saved at least £6000 in the process! Exposure on all the relevant web portals meant we could be sure of it being seen. Dealing with Gavin and Philip was always easy and friendly and I would recommend Housesimple over and over again. 		<description><![CDATA[I had tried a few conventional agents over more than a year and they were quite frankly useless; all they wanted to do was charge me many thousands of pounds for absolutely nothing more than putting my house on Zoopla and Right move. 
Housesimple did everything that the standard agents did and more, with better potential real vetted buyers and they sold our house in just less than two months. 
We had buyers coming saying that they had contacted the other agents and were told they had no one to show them round at the weekend and would not contact us as vendors to see if we would conduct a viewing (what planet are these people on). 
Every enquiry with Housesimple is sent to you as the vendor!! we had nothing but praise from the purchasers for the way were treated by Housesimple!!
Our other agents did not even contact us after the few viewings they did do and gave us no feedback on viewings they did arrange.
They left us most times to conduct the viewings ourselves anyway and when they did show anyone round they might just as well not bothered as they were so bad.
This is why I went to Housesimple, as you show people round yourself and no one knows your house better than you do so why pay through the nose for someone else to do it badly?.
The standard agents wanted and would have taken almost £10,000 for a lousy service Housesimple were on the ball all the way and their details were better than the standard agents with better photographs and a more professional approach. 
Housesimple sold for us in less than two months for a fee of just £510 inclusive of Vat!!!
I saved £9400 why would anyone want to give this amount to someone else?
I have now sold 12 houses throughout my life so I am no novice and none as easily as with Housesimple, you have to put yourself out a bit to conduct your own viewings but itâ€™s just a no brainer cost wise. 
I read one bad review amongst countless 5 star reviews the readers may ask in amongst almost unanimous good reviews if one actually reflects the true service.
 I for one did not find Housesimple anything other than the best way of selling a house I have used in 40 years of buying and selling. If others are prepared to pay thousands of pounds to be ripped off by conventional agents then good look to them, I laughed all the way to the bank!!!!<br />This person would use Housesimple again.]]></description></item><item>

A local agent wanted 8k to sell our house, knowing he had people interested. Housesimple did it for £500. The board generated interest. It worked well showing people around ourselves as we were able to answer their questions more fully than an agent. Whole process took less than 5 months. 		<description><![CDATA[We looked at all the current methods of selling property and ending up trying almost all. This included Local Agents, Our own emarketing and House Simple.  From the outset we believed  that Internet Marketing would provide us the best value and hopefully the quickest sale.  We first advertised our home in February 2010. Having overspent on the property we knew only a certain type of purchaser would be right but when they did come along it would be an easy sale.  It took us until the end of May 2011 to find the right buyer and they came via Housesimple.  

We used the best package they could offer and we involved  ourselves in the content. Whilst Housesimple (Alex) did not always agree with our strategy of dealing with enquiries he did go along with them. I am sure we tried his patience at times!   Over the 15 Months we tinkered with the price and content and Housesimple without exception went along with us. We could not be more happy with the outcome. The perfect buyer and we secured the price we know the house was worth.  All in all a great experience. Thank you Alex Sophie and laterrl Philip.  My final comment do not waste money using any other method Internet marketing is the way to go and if Housesimple seem right for you when you talk to them look no further. They sent me quality buyers and the first couple, who were in rented accommodation, offered the asking price on the spot.  I don't think I spoke to the House Simple staff more than a handful of times and yet had a flawless sales process.  Brilliant!

I have been telling all my friends, colleagues, acquaintances, my buyers and random people in shops to use House Simple.  My buyers were devastated that they spent £5,000 selling their flat for no additional benefit. The whole process of selling was extremely simple, everyone I dealt with was very responsive and I'd agreed a sale within a month.

House Simple provided an excellent professional photographer whose pics were far superior to the snaps favoured by many agents and were happy for me to provide a written description of the property.  My concern was whether, given the flat fee price structure, House Simple would get me the best price for my property, but I got a quick result that I was very happy with.

		<description><![CDATA[A friend at work referred me to Housesimple last April when I mentioned the extensive fees I was being quoted to sell my property. I opted for the £500 flat fee and I must say was incredibly impressed.

I had lots of viewings which they vetted and organised with my only part being to show people around. Seeing as I knew the area and property best, this worked well. Got a good price, sold in 5 weeks and think this is the best way to sell a property, saved about £4,000.

The staff were brilliant throughout and I cannot rate them highly enough. Do not waste your money, use House Simple, the only thing they do not do is show people around and you can sell your property and area better than an overpaid estate agent.

I will always use them going forward and save my money for me, not for estate agents to have a flash car.

I chose these guys because their photos looked much better than the other online estate agents I looked at and at the end of the day that seemed to me to be the key to getting a property sold! &gt; They were also on Zoopla which I look at alot, aswell Rightmove, Primelocation, Findaproperty etc. I think their marketing is one of the best out there but do your own research of course.

I was a wee bit wary of using an online estate agent to start with but cannot recommend these guys highly enough. I decided not to risk paying too much upfront and went for the Option 3, although I know I didn't save as much as i could have with the Option 1 fee option, I did still save a huge amount over what my local agents were going to charge me. If you are considering selling your home then it's definitely worth a shot.

The process was efficient and actually very quick, they had my property advert up and running within a week of me going ahead. They wrote a good basic description but got me to add personal bits I liked about the house and area which I thought worked really well. They got me to check the advert so i was happy before it went live. They also gave me a valuation guide that matched that of the local agent I had, so that was reassuring too. The viewings came in fairly steadily and I had two offers, they negotiated well for me and bingo! It was all fairly simple, the only thing the wife and I had to get used to was keeping the house tidy enough so we could get people in quickly.

Well, where do I start with HouseSimple.co.uk?

I had undertaken a fair amount of research into online Estate Agency and decided to give these guys a go in the hope of saving thousands of pounds over a traditional agent.  My previous experiences of traditional agents was not good so I was willing to give it a try.

I can honestly say I have never worked with such an unprofessional, badly run company who do not care about their client base.

The following are bullet points of everything that went wrong:

- They claim to be a dynamic online company, yet the first thing they do is send you a form that can't be edited so you have to print it, fill out by hand, scan back in and email to them.

- After sending the form &amp; payment (I made the stupid mistake of paying £395 + VAT up front which I will cover later) I heard nothing for a couple of days.

- After me constantly chasing them up they finally sent somebody round to do the write up and pictures.  The photos are about the only part they got right, but then again it is a 3rd party company who do them so no surprise there.

- All went silent again for about 5 days.  After numerous phone calls and emails my advert finally came back to me for my approval.  I must say that the only reason I agreed the text was that I had basically written it for them.  They had however, put duplicate photos in the advert.

- Now the fun really started.... Our first 'viewing' was a no show as HouseSimple forgot to confirm the viewing with the potential buyer.

- The next few viewings were people who weren't even on the market (HouseSimple do not vet any potential buyers).

- A very interested viewer asked if I was with any other agents as they had tried for 3 days to get a viewing.  HouseSimple had told her that the vendor (ME) was hard to get hold of.  That was nonsense as I had given them 4 phone numbers and they were always manned.  I decided to call HouseSimple to feedback this information and I had the misfortune of speaking to one of the founders of the company.  A certain Alex Gosling!  He came across as moody, arrogant and patronising.  I questioned him as to why potential viewers of our house were waiting up to 3 days and being told that the vendor was hard to get hold of.  His response was that we don't want buyers like that and are better off without them!!!!!

- They never and I mean NEVER respond to any emails that you may send them.

- I got the distinct impression that as I had paid in full up front they were no longer interested in me or my property.  Then again, I can imagine they are just as bad with people who use the other options for payment where you pay less up front and more on completion.

- After 2 weeks it got to the point where I was ringing them at least twice a day to find out about any potential viewings as they were 100% incapable of letting us know about these.  It wouldn't surprise me if people had offered on our house at this point but HouseSimple has simply forgotten to get the offer to us.

- They never ever chase up viewings and never give you any feedback on previous viewings.

- Our house did sell but only because I did all the negotiating directly with the potential buyer as he didn't want to go through HouseSimple.  I passed all the solicitor details to their office.  They then sent a Memorandum of Sale through with incorrect solicitor details.  They then phoned me back 5 days later asking for my solicitor details!

- A week later our buyer pulled out (no fault of HouseSimple) but I dread to think the mess they would have made of getting the deal completed.

- The only thing they did correctly was remove my house from Rightmove when I asked them to.

- I then went back to a traditional agent and sold hassle free in 2 weeks.

Overall a very unpleasant experience and possibly the biggest waste of £395 in my entire life.  

I would NOT use them again and would NEVER recommend them to somebody who actually wants to sell their house.


Well, where do I start with HouseSimple.co.uk?

I had undertaken a fair amount of research into online Estate Agency and decided to give these guys a go in the hope of saving thousands of pounds over a traditional agent.  My previous experiences of traditional agents was not good so I was willing to give it a try.

I can honestly say I have never worked with such an unprofessional, badly run company who do not care about their client base.

The following are bullet points of everything that went wrong:

- They claim to be a dynamic online company, yet the first thing they do is send you a form that can't be edited so you have to print it, fill out by hand, scan back in and email to them.

- After sending the form &amp; payment (I made the stupid mistake of paying £395 + VAT up front which I will cover later) I heard nothing for a couple of days.

- After me constantly chasing them up they finally sent somebody round to do the write up and pictures.  The photos are about the only part they got right, but then again it is a 3rd party company who do them so no surprise there.

- All went silent again for about 5 days.  After numerous phone calls and emails my advert finally came back to me for my approval.  I must say that the only reason I agreed the text was that I had basically written it for them.  They had however, put duplicate photos in the advert.

- Now the fun really started.... Our first 'viewing' was a no show as HouseSimple forgot to confirm the viewing with the potential buyer.

- The next few viewings were people who weren't even on the market (HouseSimple do not vet any potential buyers).

- A very interested viewer asked if I was with any other agents as they had tried for 3 days to get a viewing.  HouseSimple had told her that the vendor (ME) was hard to get hold of.  That was nonsense as I had given them 4 phone numbers and they were always manned.  I decided to call HouseSimple to feedback this information and I had the misfortune of speaking to one of the founders of the company.  A certain A G!  He came across as moody, arrogant and patronising.  I questioned him as to why potential viewers of our house were waiting up to 3 days and being told that the vendor was hard to get hold of.  His response was that we don't want buyers like that and are better off without them!!!!!

- They never and I mean NEVER respond to any emails that you may send them.

- I got the distinct impression that as I had paid in full up front they were no longer interested in me or my property.  Then again, I can imagine they are just as bad with people who use the other options for payment where you pay less up front and more on completion.

- After 2 weeks it got to the point where I was ringing them at least twice a day to find out about any potential viewings as they were 100% incapable of letting us know about these.  It wouldn't surprise me if people had offered on our house at this point but HouseSimple has simply forgotten to get the offer to us.

- They never ever chase up viewings and never give you any feedback on previous viewings.

- Our house did sell but only because I did all the negotiating directly with the potential buyer as he didn't want to go through HouseSimple.  I passed all the solicitor details to their office.  They then sent a Memorandum of Sale through with incorrect solicitor details.  They then phoned me back 5 days later asking for my solicitor details!

- A week later our buyer pulled out (no fault of HouseSimple) but I dread to think the mess they would have made of getting the deal completed.

- The only thing they did correctly was remove my house from Rightmove when I asked them to.

- I then went back to a traditional agent and sold hassle free in 2 weeks.

Overall a very unpleasant experience and possibly the biggest waste of £395 in my entire life.  

I would NOT use them again and would NEVER recommend them to somebody who actually wants to sell their house.<br />This person would not use Housesimple again.]]></description></item><item>

With full exposure on RightMove and many other property websites, we had visits from more than enough potential purchasers and sold our house within three-and-a-half months of going live. 

Considering the current weakness in the housing market and the need to keep costs to a minimum, we were particularly pleased that Housesimple was able to provide their services at roughly half the cost of the cheapest quote from local Estate Agents. After all, why pay more if you don't need to?

		<description><![CDATA[They sold our property (£400k) to the first people that viewed for the asking price. We knocked back 2 offers from them and house simple advised we should consider the lower offer but we didn't.
Some of the photos that their photographer took were not great but house simple advised us that this was the case and we sent some of our own which were used. The plan he did was good though. We also mainly wrote our own blurb and proof read the advertisment etc.
To sum up up if you want to get your property on the big selling portals and are prepared to do most of the leg work yourself including pushing the sale through to completion, then I can't recommend house simple enough as we saved thousands. If you want a top service and dedicated driven sales then you need to go to a bricks and mortor high street agent, but my experience of them is not great either. I would use house simple again but would expect to do most of the selling and sales myself. For a saving of nearly £5k I am prepared to do that.

Glad we did as we had lots of viewings... just as many as with our local estate agents, the pictures taken are of excellent quality. The service provided is very good for the money... did find that once the house had sold they seemed to forget about us and did not keep up with the progress of the sale ie. not everyone we spoke to seemed unformed. Our buyers did complain to us that Housesimple didn't get back to them soon enough but in the end that worked to our advantage and a higher price was submitted.  As a seller who went for the no sale no fee option, we did feel that HouseSimple would have sold our property at any price as we were paying them a fixed price rather than a percentage but we are happy not to have paid three times as much to a regular estate agent.

Our house went up for sale the week before Chrismas and we had no viewings for the first 2 weeks.
However once New Year arrived we had 7 viewings in 10 days.
We sold mid-January. Late February our buyer pulled out.
The very same day HouseSimple got in touch with previous viewers and had arranged 2 viewings within hours. We didn't get any new viewers though.
8 days later we sold again.

My only concern was that they may lack local knowledge of house prices and I wonder what you save in fees you may lose in sale price.
In the negotiations with our buyers they rely on what you want to get for the house and you may not know it's true worth like a local estate agent who may be able to advise. But then again I may be being too hard because I don't have experience of a local estate agent.

The only reason I say this is that a house across the road went up for sale at the same time with a local agent and sold within a week.
The asking price was less than our asking price but I have since found out that they sold it for more than we sold ours for.

We went for the up front fee (no commission) option.
If I use HouseSimple again I would go for one of the commission options because if you struggle to sell there's still a carrot for them to keep trying.<br />This person would use Housesimple again.]]></description></item><item>

Whilst we didn't get many viewings, the ones we did receive had a genuine interest in our property due to the excellent descriptions, floor plans and photos provided by housesimple. We were able to sell our property for close to our asking price in a difficult housing market. Communications were very good and all queries were quickly dealt with.

If you are selling a property where you are able to conduct the viewings and where prospective buyers are likely to be internet savy then I don't understand why you would even consider a high street agent. I have been in the lettings game for quite some time now and have previously used 'traditional' shop fronted local agents to market my houses. Since finding Housesimple, I have never looked back. They are members of the Property Ombudsman, advertise on all the mail internet portals (including Rightmove and Zoopla), and their customer service is flawless. They are just a really nice bunch of clever efficient people who really DO care about their customers. What a breath of fresh air!!

		<description><![CDATA[Generally very impressed with Housesimple following a recent house sale.

I was very sceptical at first using them but the attractive rates made it worth a try and I am pleased I did.

I was happy showing people around the property which is a pre-req as they are not local and it actually gives me a change to explain key points about the property to sell it further.

The photography and floorplan booking was simple and efficient although I ended up creating my own property description and using some of my own photos to get the look that I wanted. This was promptly & efficiently uploaded to the Internet with the additional floorplan and energy info attached.

House viewing bookings were efficient and well organised. Generally we received feedback from housesimple if it was provided but sometimes they had to chase for this and didn't always let us know straight away. In this case some kind of online tracking tool/status may be useful to have.

During offer negotiations, Alex was excellent in offering impartial advice and liaising with both parties during what could have been a tricky deal but which turned out to be very straight forward. Top marks here!

All other hassles we had were just related to the process involved in buying and selling houses. I could imagine there may be an occasion during a tricky sale when a local agent may ease the stress but for the amount of money saved over a local agent this is something that is worth it IMO.

I would definitely recommend anyone to give them very serious consideration against the other options that are available...<br />This person would use Housesimple again.]]></description></item><item>

		<description><![CDATA[Internet estate agents are the future! I had two local high street agents childishly bickering over my property and they failed to sell it over a period of 4months.
I eventually decided to go with House Simple and went for option 1 as I figured we had little to lose. Well what a difference, we had 6 viewings booked for the first weekend after it went on line and we got an offer of the full asking price there and then. The guys in the office were fantastic and followed the whole thing through to the end even though there was nothing more in it for them.

		<description><![CDATA[This is the way forward in selling your house.  Housesimple gave us a professional extensive service at a very low fee.  We were very impressed with their communication, efficiency, promptness and valuable advice and negotiation skills.  They also allowed us the freedom to market our property as we wished.  We felt very confident showing the house ourselves but knowing we were backed up by experienced agents who handled the tricky bits for us.  It is a perfect compromise and all far far cheaper than using a local agent.  The fees charged by 'traditional' estate agent are utterly extortionate for the actual service they provide (especially when compared to the solicitor's fees for dealing with the property) and it is time for more people to stand agaisnt this in order for the system to change for the better.  The main thing that sells your house is the advertising, not the physical presence of the agent.  We liked this set up so much that now we are in Australia and looking to sell again we have once again found a similar online agent here.  Had we stayed in the UK we would undoubtedly have used Housesimple again to sell; it's a no-brainer. <br />This person would use Housesimple again.]]></description></item><item>

		<description><![CDATA[We had a great (and very refreshing!) experience with these online agents Housesimple. (The review below doesn't make much sense to me especially if they sold the property!). Anyway the idea worked very well for us and I'm happier to show people round myself and we quickly sold for very close to the full asking price back in February.

I was mainly impressed by the following:
1/ How polite Housesimple all were on the phone.
2/ The extensive list of property websites they advertise on.
3/ The client site where we could see the list of feedback building up as well as info to show us how many people were looking at our property.
4/ They helped us all the way and were very professional. Alex who dealt with my negotiation was very professional and polite at all times, which is very different to my experience of High street agents.

All in all I would thoroughly recommend them and I would definitely use these agents again. I am recommending them to all my family and friends!<br />This person would use Housesimple again.]]></description></item><item>

		<description><![CDATA[I used House Simple to sell my house last year and have to say that getting the house on the market was easy, however... don't expect much feedback from viewers, very limited requests for feedback takes place.

The problems properly began when the buyers put in an offer, HouseSimple failed to mention to us two key conditions of offer 1) kitchen appliances to be included and 2) timescale of completion. This led to lengthy delays.

We were then informed that the buyers wanted gas and electricity checks doing (on the 10 year old house), we reluctantly agreed to meet half the cost only to be told by HouseSimple that it was our responsibility to meet all the costs. Our solicitor then advised that if the buyers wanted checks doing it is up to them to do it, anything else is good will on our part.

When we explained this to HouseSimple they then suggested we had cashflow problems and maybe "the buyers should pay for the checks, but for every £100 they spend we knock £500 off the sale price!". 

I eventually told them to re-advertise the house unless the buyers put half towards the cost of checks which eventually got the sale through.

The amount of stress caused by this company was ridiculous, seriously don't expect any help with negotiations.<br />This person would not use Housesimple again.]]></description></item><item>

		<description><![CDATA[We were very impressed with Housesimple, they sold my house in just over a month and helped all the way until we completed (2 days ago!). We're over the moon! (Special mention goes to Gavin and Natasha - Thank you!) Wish we'd gone for Option 1 now! :) We chose the no sale no fee Option 3 as we were a bit wary about an online agent, still we saved a lot on what we were being offered by our local agents who really don't seem to do anything better or more than Housesimple. They made a huge amount of effort to do down online agents, one thing they concerned me about was the valuation but Housesimple's valuation came up very close to what they said, either way Housesimple said they'd match any agents valuation. 

POSITIVES: Great photography, nice people to deal with, marketing on loads of big websites, big savings. 

NEGATIVES: You only meet the local rep and after that all communication has to be by phone / email.<br />This person would use Housesimple again.]]></description></item><item>

Sophie and Alex sold our home in three weeks (well 26 days to be exact) but the real work housesimple.co.uk did for us was in negotiating the chain which, whilst short, had some complications.   Housesimple.co.uk worked really hard to get everything working and the whole process went smoothly.  We can't thank them enough for making things so easy. 

Negatives.  You never get to meet the agent (not really an issue) and the lack of a local office means it's worth doing a bit of local leg work yourself too.  You'll probably need to do viewing yourself. 

In summary, don't believe what the high street agents tell you, i.e. that internet estate agents 1. won't sell your house and 2. won't get involved in negotiations.  They do on both counts. <br />This person would use Housesimple again.]]></description></item>
