		<description><![CDATA[The property management in Colchester is terrible. They do not return the calls, nor e-mails. No matter how many times I have to call them or write to them for over 2 months. Things have not been resolved. Their answers are: either he is not in or he is not available. One person passed along the issue to another, then it is never resolved.

They do not contact the contractors on behalf on the tenants or landlord. I do not understand why the whole team in Haart Colchester is so laid back. What do they do all day? Eating the sandwiches at their desk &amp; ignore replying to clients? Their customer services are RUBBISH. I hope the Senior Managers of Haart take this complaint seriously, otherwise I have to take further action &amp; bring this up to the Ombudsman. Haart at Colchester should be CLOSED DOWN!!!!! Not the one in Sutton, Surrey, at least the team in Sutton was better. Every thing is going downhill since they re-structured their company, dissolved Haart in Sutton &amp; moved the property management to Colchester. 

The Senior managers in Haart Colchester &amp; their staff MUST ask themselves the following questions: The landlords have to pay them the full management charge so that they can keep their jobs &amp; the company can earn the profit, what services do they return? Come on, it is a recession, they must realize that they are LUCKY enough to have a job &amp; get a monthly income. So their clients expect them to PROVIDE A GOOD SERVICE IN RETURN!!!!!!<br />This person would not use Haart again.]]></description></item><item>

Haart kept us updated on a weekly basis and we always felt that they were working hard to get decent viewings on our property and feedback after viewings was always provided. We also felt that they went that extra mile for us, helping to negotiate on the property that we were buying through another Estate Agent. Our property was on the market for a while and during the time we used several estate agents - when comparing them Haart was in a different league and we never felt that they had lost interest in trying to sell our house. 		<description><![CDATA[I found all the staff at this branch to be very professional and efficent, with a friendly and positive attitude.  Communication has been outstanding and they were able to work round our busy lifestyles.  When showing our property to potential buyers they gave them all the details about the house and area they could possibly need and took an active role in selling our property.  Our property had been on the market for 5 months but after switching to Haart it was sold within 2 weekends of viewing. 		<description><![CDATA[I dealt with James at Haart in Maidenhead over the course of 8 months due to the protracted purchase of my new property. As is usual with certain purchases, the course does not always run smooth and there were issues below me in the chain that meant 1 or 2 drop outs. Haart, and James in particular, took ownership of the problems and actively managed and overcame issues as they arose. He stayed on top of the whole process, made regular and numerous calls to all parties to keep the chain of communication going (even whilst on holiday in Tenerife he was still sending e-mail updates)! Overall I can highly recommend the service I received - the fees all agents charge are not inconsequential therefore I believe it is important to at least get the best value for money you can and I have no regrets in choosing Haart in Maidenhead to sell my property and would use them again. I work in a service industry and provide high levels of service to my customers and therefore expect the same and on this occasion I was lucky enough to have received it! 		<description><![CDATA[I was in a rented property managed by Haart for 2 years, at first, when managed by local branches all was great, then Haart moved to the property management centre in Colchester and thats when it all went downhill. problems never fixed or took ages to fix, numerous unreturned phone calls. I gave six weeks notice that I wasn't going to renew tenancy, but I had to ring up everyday for 7 days to get a checkout appointment agreed. 11 days after moving out and probably 20 phone calls I'm still waiting for the return of my deposit, even though Haart say the check out inventory is fine and they can't see any issues. Avoid at all costs, unless you want to be chasing them all the time.<br />This person would not use Haart again.]]></description></item><item>

		<description><![CDATA[Although the sale of my house hasn't been completely finalised i wanted to leave a review to say how fantastic the staff at Haart in the South Croydon office have been.  They have organised loads of viewings, have answered my numerous phone calls in a courteous manner and kept me updated with feedback from viewings.  They were, to my knowledge, one of the few agents who were open on the Easter Bank Holidays, a time when many of us who work would like to view properties.  Calls are answered until late in the evening which is also helpful if you are unable to make calls Mon - Fri 9-5.   I would have no hesitation in recommending them to anyone wanting to put their property up for sale.<br />This person would use Haart again.]]></description></item><item>

		<description><![CDATA[Having commissioned Haarts to find me a tenant who was not on benefits I was delighted when they told me they had a tenant waiting on their books who was on maternity leave (infer working) I was dismayed to find out  that they had placed the tenant and her partner and 2 year old daughter in my property for three days before I could check employment history, fianacial references and guarantor details and three days before I signed the Shorthold tenancy Agreement. It turns out the employment  details were never given to me, the proof of occupation was an invoice for a job dropping off scrap metal (with no names on it) and the contact detalis of the guarantor are still not supplied - I've not been paid rent for two months and Haarats keep palming me off with your info is at head office -  does it take a week to get a file out? Having met the manager last week this is the third time I've had to call to chase them up on their progress. It seems to me they are intersted in getting the £540 off a landlord but not intersted in doing anything for that money. I may as well stuck an advert on the window of my house to find a tenant. Although the staff are pleasant and polite enough I'm now having to go to head office and trading standards as I'm not sure Haarts in Nottingham are competent enough to deal with the seriousness of this complaint. I hope to be able to change this review in the future depending on the outcome but at present I habve no choice but to warn people off from using this agency when there's plenty of choice in Nottingham. PS when the sales team at this branch dealt with the sale of my partner's house 2-3 years ago, they lost the keys and wouldn't pay for the locks to be changed, it took a call to head office to get £100 towards this cost!<br />This person would not use Haart again.]]></description></item><item>

		<description><![CDATA[Absolutely appalling service both from local agent and subsequently from property management. Verbally agreed the tenancy and at no point did they mention that their fees were nearly £500 for the privilege (most local agents closer to £200 and frankly even this is a rip off for a brief viewing and a generic contract.) I threatened to pull out on grounds they had not been upfront about this and miraculously fees got dropped to £200. Absolutely no justification for the higher price except that they will try it to see if they can get away with it and it appears they usually do.
Now in the flat, numerous problems with the property management dept. They don;t return calls, they call back from a number you can't call back to but don;t leave a message, they don;t listen to the problem you have or deal with it properly. We have had a leaking toilet with a loose base and a broken seat for 4 weeks now, their contractor has been 3 times but failed to do the job properly each time yet they keep sending the same one back. They have now screwed up the flush so I will be going home to a floating turd tonight. Nice. They also used our bathtowels to mop the floor and left muddy footprints on the carpet.
AVOID AVOID AVOID and if you can't avoid go through everything with a fine tooth comb and get written confirmation of everything, make a note of any conversations you have and argue any rip off fees as they are just trying to screw you for whatever they can.<br />This person would not use Haart again.]]></description></item><item>

		<description><![CDATA[I own a flat in a small block for which the owners have formed a Right To Manage company. Haart were appointed by a mortgage company to resell one of the flats that had been repossessed. Without asking permission they banged one of their 'For Sale' signs into the front garden wall. The nails caused the faces of a couple of bricks to come away. Annoying, but very minor. Consequently, we removed the board and tried to contact them to ask them not to fix signs without permission. After 20 minutes of ringing, we couldn't get through so gave up. Sometime later another board appeared, so we removed it again and had a 'No Agent Boards' sign made and fitted in clear view. Slightly more annoying, but still not the end of the world. Sometime later they fitted a commercial A-board like the ones fitted to office blocks to the house itself! They didn't even position it on the flat they were selling, but fixed it to mine as it was higher up, so harder to remove. 

The building is made of soft Victorian brick, and the masonry nails they used will cause several faces to spall which will lead to frost damage and water penetration. I was very annoyed by this time, so visited the Manager, Peter Ttouli, at the Ealing branch. He tried to argue that what he had done was perfectly acceptable and that he had permission. I explained loudly, and with some very coarse languauge, that he did not have permission to fix advertising hoardings to my flat in the building that I manage.   He then asked if I was the irate person who had called him to make the same point two weeks earlier! I explained that I didn't know who had called, but presumably it was another owner. I asked why he hadn't taken it down when he was initially contacted, and his response was that the caller was rude!  As you can imagine, I proceed to be rude myself. I await to see if they remove the A-board from my flat and make good the damage.

I have been involved with property letting and management for 15 years, and have not come across such flagrant dodginess before.<br />This person would not use Haart again.]]></description></item><item>

		<description><![CDATA[At first this estate agents were helpful and friendly... Then the cracks started to show... Starting with the Agents not being able to give us a second veiwing of the property in which we had agreed to rent with... 3 weeks it too us and the second viewing that we had was the day before our move in date... so moving day all fine and cheery then.. as soon as they get the money... they dont want to know... the property has bad damp, smells and was absolutely filthy! 
Now we have been living in the property for a month we have done a little decorating and given the house the tLC which it deserves as its a lovely house... So .. our rent is due at the end of the month.. asking numerous times for the rent to be taken on the 1st of every month The girl at haart completely avoided my questions bearing in mind ive emailed her on 9 different occasions regarding this, also Bank details givene to us are fo a completely different property! So how only has this leaked their datat protection act but they have given out quite carelessly bank account details for another lanlord! The maintenance department are hopeless! I called them on the 6th March in regards to the pull cord for the bathroom light being broken... its the 22nd now and i still have heard nothing!! 

FAIL

		<description><![CDATA[Myself and my partner had and are still having a terrible experience with Haart. We began the process of renting which then fell through due to the landlord not agreeing terms with Haart.
This was over nearly 4 weeks ago, and they are still to refund us the £500 deposit we payed.
We were assured it would be paid back, but every time we ring (every day) we are given a vague message about it being a problem with the accounts department and are told someone will ring us back. Which has not happened. We have also been into the branch several times but to no avail.
It is very frustrating and also financially we are unable to put down another deposit anywhere else.

The service was more than excellent.we had Alex running around like mad and not once did he complain or moan.He was always willing to help with a smile.
The whole procedure from start to completion went very smoothly.
We was enrolled on 4 estate agents lists and not one of them got back to me suggesting veiwings ,only Haarts did.
We will definately be using Haarts services again.

		<description><![CDATA[What a rubbish agent!  If it was possible to give them 0 out of 5, I would!  They came up with the idea of doing an 'Ebay' style auction for my house, but pitched the starting bid price £30k under the asking price.  This may have worked, except this took the starting price into the 1% stamp duty bracket, whereas the actual asking price was in the 3% bracket.  Obviously, nobody wanted to bid into the 3% bracket, so lots of time was wasted by haart showing people round who couldn't even afford the house!  Had to argue to get the names of these viewers too, as our insurance company advised no cover if we let total strangers into our house without us being there.....  After we told haart to stop mucking around and to market our house normally, we had several viewings where we did not know who we/haart were showing round as no confirmation emails ever sent by haart.  Haart were also unable to get us feedback on over 50% of the viewings which took place, and this after them criticising our previous agent (haart said they would never be so rude as to just give feedback by email, but at least with the previous agent, we did get feedback!).  The final insult is that now we have decided to market our house for sale through an online agent, we asked haart to provide us with a comprehensive list af all the people who had viewed our property through them.  They have not only provided this, but have also included the details of all the people who made an appointment to view, but for some reason didn't show up!  Didn't realise their 6 month clause that if we accept an offer from someone who has viewed our house through haart also means we will be liable for their fee if we accept an offer from people who hasn't actually viewed our house through haart!  Haart are also now ignoring our emails asking for a corrected list of viewers, so we have no way of knowing if future viewers have already seen our house!  Entirely unacceptable and unprofessional!  Use this agent at your own risk as they are by far the worst we have ever had the misfortune to encounter!<br />This person would not use Haart again.]]></description></item><item>

		<description><![CDATA[This letting agent is underhanded and incompetent.I strictley informed them upon me signing the contract the deposit and the 6 months rent the tenants where paying up front had to be paid into my account,this they agreed,on the day i went into sign the contract i was informed they where ready to send the money into my account but they would need me to sign the contract first,i was unsure about this but i had no reason to think they would pull such a fast one,so i signed,as soon as i had finished low and behold ashley the manager came upto me and said im sorry we wont be able to send the money to your account it needs to go into our account to be processed,i said why,he said the head office had requested it,and yet i had srictly informed the head office,ashley and his assistant henry this was not to be the case,the reason for this was the tenants where paying 6 months advance,a large sum ,which was the reason for there good credit rating,also on the contract there was no mention of this ,only they where paying monthly,ive also heard from another customer from haarts ,its taken a long time for there money to come through so im sure you can understand why i wanted the money straight away plus i didnt trust them anyway,just a few other things for your notice they did not put my advert in the paper,they put the sign in the wrong place,the staff didnt know how to find the place when showing people,they also put the wrong tenantas address on the contract,they tried to charge me more for there fee and theres more but i wont bore you,just to say i didnt even get an apology,disgusting and disgraceful they can treat customers like this ,especially the manager who seems indifferent about this,they dont care unless they get there money even if it means ripping you off and its not just me, since then ive talked to other people who have used them ,they all say the same ,there crap,so be warned!<br />This person would not use Haart again.]]></description></item><item>

		<description><![CDATA[We bought and sold our house through the Slough office of Haart estate agents. On the sales side they arranged a series of viewings that resulted in a sale within a couple of months where a previous agent hadn't been able to find a credible offer. They never came round to show the house, which was a shame, and that's why they don't get an excellent rating. But they got the job done. They could have pushed harder for a better price for us, but they represented our position fairly when we bargained. 
On the buying side they found us a great house in an area without much on the market, said that our offer was the preferred one and did see that through to sale. The Haart team (Marisa) helped us through each stage and did keep us up to date with what was going on. 
Someone always picked up the phone promptly when we called and we always got a useful result, even if it took a call back later. Josh works very hard and is very persuasive. He's a great guy to have on your side, just be aware he's going to be turning that persuasion on you as well!<br />This person would use Haart again.]]></description></item><item>

When the manager of the Haarts Dereham branch Tamara visited my property, before putting it on the market I specifically asked what the charges are going to be. We discussed mostly her fee &amp; %. I was lead to believe that there is no fee if you let the contract run for the first 16 weeks other than the agreed commision after the sale of the property.
 
Just over 16 weeks later they had failed to get any offers and did a really poor job of advertising. I had to write the description of the property as they somehow couldn't get it right even after 4 attempts. Me and my wife were not happy with the service and we decided to come off the market. Haart have proceeded to charge me £180  stating they will take legal action against me if I do not pay the fee, and that I must pay them before any investigation by the Property Ombudsman could be completed. Apparently this charge was for a termination of contract regardless of the period of time the property is with Haart. I went in person in the branch office to speak with Tamara, who as a manager said that she could not help at all. She would not admit that she tricked me into signing the contract and was no longer interested to look into any issues, after all - regardless if they do any work or not they charge you £180??? 
The small print in the contract said they reserve the right to charge this fee, which I was lead to believe would not be applied, but Haart head office' informed me that they charge everybody.. So the actual contract is also misleading and this is not clear from the start.
After searching online I have found many other people who also have been tricked and bullied into paying this unjust fee.<br />This person would not use Haart again.]]></description></item><item>

BEWARE.  IF HAART DO NOT SELL YOUR PROPERTY THEY WILL STILL CHARGE YOU A FEE OF £180.  They are now threatening to take me to court for this amount.<br />This person would not use Haart again.]]></description></item><item>

I was with them for nearly 6 months and in that time they only sent round 4 people, 1 made an offer which I excepted, then I was told he couldn't get a mortgage. Then they kept telling to drop the price to extent I would not be able to buy another property. I decided I couldn't sale my property through them and for the pleasure of using them, the black listed my name. Wonderful company. 		<description><![CDATA[Rented a property and paid 6 weeks' rent for the deposit - £969. Upon vacating the property we were told everything was in order except the carpets which were quite dirty. Explained this had been the case when renting the property as evidenced by the ingoing inventory report which cited &quot;need propfessional clean&quot; next to the carpet description. Also provided 6 emails which had been sent to the branch manager at the time specifically regarding the carpets. The branch manager and two agents at the office all left the company at the same time... This meant nobody knew about the issue but the new branch manager accepted the emails and passed on to the landlord for a decision. After numerous chaser emails and calls, 13 working days later I was finally told the case was being handled by Property Management. The agreement clearly states, as does the tenancy deposit scheme, that any amounts being witheld must be advised within 10 working days of the end of the tenancy, and any other money returned immediately. After 8 calls, 7 emails and 25 working days, that's right, over 5 weeks since leavning the property, we have not received a figure for anything and have now been told the property requires a professional clean for which we will be required to pay 50%. No outgoing report provided, no mention of this in any correspondence, no check out at the property, nothing signed to agree the state of the property, to which tenants moved in the next day. Agreement from the branch manager who inspected the property that it was fine. No specific amount provided for the cleaning, no money returned, no reasons given, no evidence provided. No calls returned (8 calls made). No acknolwedgement of timescale in a legally binding document - 10 working days. Was told we would have a quote in up to 48 hours. Chased three times before one was finally provided eight days later, totalling 40 pounds plus 15 pounds per hour for the cleaner. They actually think it is ok to ignore the agreement and five weeks later, after holidng nearly one thousand pounds, give a quote for forty pounds. We have no control over the state of the property at this time as people moved in the very next day, so celearly it was not in such a bad state or why would haart have allowed people to move in and now, five weeks later, expect for us to pay for someone to clean it with someon else living there and all fo their belongings there. Apart from the fact this will definitely increase the labour required, there was never any mention of this and they had the outgoing report all this time without providing a single bit of evidence to us within the 10 days required. All the while our deposit is sitting there, no undisputed amount returned, nothing. Has now been raised with managing director, the dispute service and may go to the property ombudsman depending on outcome. Vacated premises on 28th September. As of 4th November, zero deposit returned, zero disputed amount advised, zero effort from Property Management handler. I have encountered nothing but incompetence, broken promises and complete lack of professionalism. From my experience of 3 agents, 2 branch managers and 2 Property Management staff, as soon as you are not worth any money, you don't exist to haart. I was looking on the internet and had noticed that HAART were letting out property's fairly quickly. I phoned them up and spoke with Chris, he came around that very day and offered me a good rate and seemed polite and professional. I explained that I had paid a year upfront before with another agent and had got a really bad service.
He told me that they would collect there fees as a percent month by month, which I thought was a much better idea. The team all seem very good too and in the very short time it took them to get me a tenant they all kept me updated and gave me constructive feed back which in turn helped me get the full asking price.They said they had a tenant ready to move in the following week and good to their word he did.
 They even introduced me to the new tenant at the office before he moved into my property, which helped put me at ease as first impressions count for a lot.
I would recommend HAART if you are looking to let you property. What I would say to any one is do not pay a big fee up front to any agent. Go with a company like HAART who take the fee out month by month,cause if things go wrong good luck getting a refund.

The property was over valued and after the 16 week period we removed from the market only to recieve an invoice marked paid for the £180 marketing fee!  They had kept my credit card details taken over the phone for an energy survey!    

I questioned this with the nice lady from their customer services dept who said that she at least expected their customers to read the first page of the contract.  The trouble is it is written to imply that that this would be charged if the agreement is terminated early, or at least that's how both myself and my wife read it.  In fact it applys if the agreement is EVER terminated.

I have bought and sold many properties and would NEVER use Haart again and plan to take CC action against them.  Interestingly I have in writing from Haart that they only charge this fee if they fail to sell the property. On initial meeting we were told Haarts fees are so high because they get results within 6 weeks.

Where do I start.
We told them only to send people around that had either sold or were cash buyers.
Viewing 1 - No show
Viewing 2 - No show
Viewing 3 - No show.

When I asked why the level of vetting was so poor I was told that they did not see a problem with 3 viewings in 2 months, with 3 no shows.

Miraculously, after complaining about the above we got 2 very quick viewings. 
Viewing 4 - They were looking for a house with 4 bedrooms with twice the square footage.
Viewing 5 - House not on the market not looking to buy.

When we rang to ask for feedback, we were not given an answer as to why the viewing 4 had even been booked in ( I am guessing it was the branch managers brother and they had viewing targets to meet )

Viewing 5 feedback: The couple felt that the lack of off street parking was an issue. When I told her that we had just built a 75 meter private gravel drive at the rear with parking for 3 vehicles, she simply brushed this off.

Anyway, another month with no viewings. I rang to complain and was greeted by aggressive, defensive staff who told me the reason we get no viewing was because they had told my wife on two occasions that we needed to re-photograph the house ( they did not ) I was told maybe I needed to communicate more with my other half.

Anyway, I cancelled my contract. The week before cancellation two very serious buyers wanted to view. I therefore extended the contract by another 2 months. Surprise, surprise no viewings materialized. However 3 weeks later a bill for £150 materialized, they had not taken my instruction to keep property on the market.

I left 3 messages for branch manager. I was assured of a call back. Once again nothing.

I wrote to head office 3 times. They promised manager would call me. Once again nothing.

3 weeks later, I got a letter from the regional manger who very politely explained that all the above was due to the fact that me and the wife do not talk. Once again this conclusion was reached without any dialogue between either me. my wife or any member of Haarts. If only I had spoken with my wife, all these problems would not have happened - Hallelujah. 

3 further Email to head office. 3 promises of calls from &quot; The Mute &quot; Nottm manager ( I do not think he exists, apparently he has never been seen in the same room as batman ) 

Avoid - Avoid - AVOID - Expensive, incompetent, rude, liars and gutless.

		<description><![CDATA[Judging by other reviews it seems that we have got off quite lightly, having only lost time and been inconvenienced, but that is before we have even signed any agreement!

Haarts sent us a postcard inviting us to consider selling our property through them. I checked out their website and through that applied for a free valation. Later that morning we received a telephone call and an appointment time for the valuation visit was agreed and settled for the following week A couple of hours later, I received a call from Haarts (don't know wether local branch or head office) and the chap said that our valuation visit would have to be cancelled because the branch ( about five miles from us) would no longer be handling property in our area. I accepted that and  left it at that.
A day or two later, I received an email from Haarts regretting that we had been unable to keep the appointment but if we were to contact them, a new date and time could be arranged. My reply email informed them of what had happened so far and that I was doubting the credibility of their service. The following day, I received an email from the branch office with a plausible explanation of why the original appointment had been cancelled. It seems that our property is indeed outside of their operational territory so it could not be marketed by them. By email I politely thanked them for their explanation and acknowledged their reasoning.

After a few days, Haarts had disappeared totally from any further considerations that we may have been having regarding the engaement of a local estate agent. Then at dinner time one evening, the telephone rang and I was surprised to hear that it was a member of staff from Haarts inviting us to have a free valuation of our property. I politely explained to her that we had already been turned down as our property was considered outside of Rushden branch territory. She insisted that it was very much in their territory but she would check with her now absent branch manager the following morning and would ring us back. Well, 10 minutes later, she rang back, to say that by a stroke of luck, she had managed to get hold of the branch manager (who was apparantley on holiday) by mobile phone and that the manager had agreed that a valuation and possible marketing of our property would be well within their territorial scope. A valuation appointment was agreed for the following week and I subsequently received an appointment confirmation email from head office, yippee!.

The appointment was for 11 a.m., my wife stayed at home just waiting for the branch manager to turn up for her appointment. Well guess what? No one turned up and no telephone call or apology was received, my wife stayed in and waited until 2 p.m. Half a day wasted, plus all the hours spent prior to that in making the house presentable for the valuation visit. We have received no explanation and do not expect to do so. Sadly it looks as if this agent is going down the pan. They informed us that we were tied in for 16 weeks even though it was multi agency we had no choice.  They were the only agents who seemed to have this clause in their contract as we had used a few others to try to sell.

At the expiration of the contract they sent us a letter and an invoice for £180!!!!!!!!!!!!!!!!!!!!!!!!!!
I rang to say I could not pay it as I was now unemployed and my husband had a very low wage and we had a small baby, they told me I could pay in instalments and if I did not it would go to Legal. Really disappointed at the deception we have experienced at the hands of Haarts. They really are just after your money and will use any means to get it, even if they don't do any actual work they will still find some way to charge you something in the end. We used them in conjunction with another estate agent (who were brilliant). When they were trying to get us to sign the contract they used lots of terms like 'no sale no fee'. They also made lots of promises about how many people they would get to view our house, whilst slagging off other estate agents which I thought very unprofessional. Our first problem was with the agreed price, over the phone we were promised one thing and then when we got to the office to sign the contract a much higher price was stated. They point blankly denied offering the lower price to us, and practically called us liars. We refused to sign the contract that day as we had been offered a lower price by them over the phone. Once they agreed to the lower price they had originally offered us we went back to sign the contract. A few weeks later our alternative agent managed to sell our house. In the three weeks Haarts marketed the property they arranged no viewings. We emailed them to ask them to remove the property from the market and the next day we received an invoice for £180. My husband phoned them to query this as they had done absolutely nothing and we had thought the no sale no fee promise would be upheld. They said it was there standard fee for 'marketing the property'. I don't understand this at all as when we were looking for potential estate agents when Haarts came round as a prospective agent they pushed and pushed to take the photos and make up a brochure before we had even decided to go with them. They get this £180 fee no matter what, if you terminate the contract, if another agent sells your property, if they terminate the contract, or if your contract comes to an end. Our contract stated it was a 16 week contract but when we phoned up to query the invoice they said even after the contract was finished they still have the right to charge you the £180. Which I am sure they would do! Haarts are an absolute rip off who use bully tactics on potential sellers and buyers. AVOID AT ALL COST. However what they didn't tell us was they were acting as sole selling agent which tied us in to 6 months after we cancelled the contract during the initial period. Also on the contract they did not alter the fee to show 1.5%. Ut wrote £3150 plus VAT which meant if we sold for less than £210000 we would still be paying the same commission thus not making it the agreed 1.5%. they never returned our phone calls and depending on who you spoke to you would get a different reply which went against their other staff.

		<description><![CDATA[Please note: to the best of my ability I will try to make this review fair and impersonal. However, it is bad experience that prompted it.
 
When we decided to take on Haart (Sutton branch) as lettings managers for our property, it was solely because we bought the property from Haart and the agent assured us that the excellent customer service we received from him (Haart Wimbledon sales), would be continued by his colleagues. Although we had better offers in terms of rate, recommendations are always better and we decided to go with Haart.
 
Management of rental income.
 
At the start of the rental period, it took eight emails requesting to know the timing of the monthly rental income into our accounts (five sent before and three after the tenants moved in) before Haart agents replied to our query. This became a very typical approach to dealing with our queries throughout Haart's management.
 
Work was ordered without our approval, in excess of the agreed upon 'float' amount and regularly. This was done to such an extent by our first agent (we dealt with several people) that we spent months recovering the costs. The work ordered did not always seem to be urgent nor required by our contract (e.g. installation of garden lights).
 
Within seven months of management, we made no income on the property and in addition to covering our mortgage costs, all the rental income and plus 3000 GBP were spent by the agents. The property was old, but in good condition when purchased as the owner had lived in it. According to the evaluation done at the time of purchase, there were very few urgent repairs and we thought we could spread the cost over a reasonably affordable period of time. [Note that a boiler required replacement, which was the highest cost (2000 GBP).]
 
Customer service.
 
We had dealt with five separate people in the management of our property - this resulted in confusion, lack of management continuity and accountability, and repetition of already shared information. 
 
Initially, although explicitly promised that our agent will help with the teething issues of the property right after we bought it, after several problems (The biggest of which was vendors works that were badly done so the property was not ready for moving in, but the agents moved the tenants in anyways. The vendor was recommended by the agent.) We were much later told that they were not paid to manage the property before the first rent was received. Furthermore, the agent recommended a vendor for a kitchen refurb and promised to guarantee the work. The work took longer than promised, and after ten emails sent within one month regarding the guarantee - we were told that they cannot guarantee the work after all. 
 
We were told that our original agent was 'let go' but the change of agent did not help the quality of communications and customer service. Communications were often tardy, and I have several documented emails of following up a few times on various (and often costly issues) before receiving responses. One such time, no monthly invoice was received and after several requests for an update, we had been told that all the income had been spent - leading us to close to a default on our monthly mortgage payment.
 
When we complained of the nature in which we were dealt with (official complaints were submitted two times), the manager of the branch returned emails in a tardy fashion, was apologetic but took no accountability and did not manage to improve the quality of service.
 
Our new agents tell us that our tenants had also placed several complaints and were bitterly frustrated and disappointed with the management of the property - and although they liked the apartment, they were thinking of moving as a result of their experience with Haart. 
 
It is hard to believe that in today's economy and with so much competition within London's rental and lettings market, that a branch of a reputable company could behave so unprofessionally and be so careless with their business.<br />This person would not use Haart again.]]></description></item><item>

The staff appear to be uneducated about anything to do with tennents rights instead assuming that they have none and this is evident in both their attitude and their contacts that contain unfair terms . Beware of agreeing to a £175 check out fee when signing with them. 		<description><![CDATA[I was interested in viewing a flat, so arranged with Kelly to go there.  She lazily got out her car and walked over to the door, gave the key a wiggle and stated it didnt work but I should feel free to look in the windows.  The first phone call I had with her she said there were two flats in the building, one for £600 and one for £625.  I asked to view the cheaper of the two and she also mentioned it had a bigger bedroom.  When we finally got shown there no no mention of the cheaper flat being available and she also lied and said the more expensive one had a bigger bedroom.  I was dubious but it was a really nice flat. We awaited our property risk assessment and called her regularly for updates.  A lot of the time she said, I will find out and call you straight back.  She never once called back.  A week later, when my tenancy somewhere else was up I asked if the move in date was still on.  She said yes but my property risk assessment hadnt come back.  I asked why and we waited a few more days before saying my reference had not sent my info in.  Which they had. Twice.  Because I was there when they sent it.  The communications between them was horrendous and we ended up having to speak to them directly.  When moving date came, we were unable to move in and then we were having furniture delivered a couple of days later, which we couldnt cancel.  She insisted it would be fine to move in with the furniture on this date.  Then it was just the furniture.  Then we could move in too.

When we finally moved in, she said the maintenance would be completed a few days after, as well as a washing machine and fridge being delivered.  Spoke to the landlord and he had no idea we wanted them so have to wait another week!!!

The maintenance isnt even being done, because it was not mentioned before and it is likely we will have to pay damages when we leave because nothing appears to have been recorded that the previous tenants left.

Also, our contract began two days before we were allowed to move in and now we have to leave two days early(which we have to pay for) because they couldnt be bothered to update it but I didnt have a choice or Id be homeless.

In summary.  AN ABSOLUTE SHAMBOLIC MESS.  Thanks Kelly, most appreciated!<br />This person would not use Haart again.]]></description></item><item>

1. They charged me £180 for marketing my flat, without making this clear at all when I signed the contract. I gave notice after the period they had marketed the property for, and they still charged me. There is no mention of this charge on their website.
2. The agent in charge, Martin Lawes, failed to secure many viewings and failed to sell the flat. He struck me as particularly uninspiring and uncharismatic so didn't really surprise me I suppose.
3. They were terrible at returning calls, and didn't reply to any of my emails.

Though I've not been stung badly by this agent, they did sell a property I had placed an offer for without notifying me first. One small phone call. And I wouldn't have been writing this.

In fact, that's not a big deal, except that prior to that, they requested I go to their office for a &quot;meeting&quot;, though wouldn't say what it was for. They gave the impression that it would &quot;help&quot; the offer.

Turns out they sold the property midday of the day of the meeting, but still allowed me to waste my time turning up to their office, only to meet a mortgage man, who had no idea what property I was interested in, but who consequently tried to sell me a mortgage. I had already stressed at the time of the meeting arrangement that I had a good mortgage arranged.

Perhaps I had brought this upon myself. After all, previous contact with the agent led to unreturned phone calls, unfulfilled promises and a generally, shoddy, unprofessional service.

Perhaps it was just our experience with their (senior) negotiator Mark Raymond. Or perhaps, judging by the bad reviews online, that Haarts (of Harrow) just isn't up to scratch.

Today - 1 year later we received a call from Haarts regional manager stating that we had sold our property to someone introduced by them and they were wanting fees paid. The manager said that the woman who had purchased our property had viewed and offered with them previuosly, having never met the woman who offered through Haarts I was not aware that she was the same woman who then offered over 6 weeks later through my new estate agent. I can't believe that Haarts feel that they have a right to contact us a year later! 		<description><![CDATA[I am so glad I have discovered this site, I thought I was alone in moaning about Haart estate agents.
We viewed a house through Haarts near to where we live in Plympton, we eventually had an offer accepted by the vendors of £277,500, however just as we were instructing the valuation (Had to stop the card payment ) Richard Vickery manager of Haarts in Plymouth contacted me to say that the vendors had accepted a higher price.
We out of principle withdrew our interest in the house.
This sale fell through, and they asked if we were still interested in the house.
We were not, and belive it or not several months later the house in question is on the market at a starting price less than our offer of £277,500.
I have not got time to take you through the whole story but so much to say I would never have anything to do with Haarts ever.
My formal complaint was very badly handled by Richard Vickery, ( branch mamager) and his line manager Thomas Ross- Bason, however Melanie Smith did invest some quality time in my complaint.
Trust your judgement and look at the positive to negative comments about this company.
Not everyone can be wrong!

At 12.10 there was still no sign so we rang the office. They claimed they were just about to ring us to let us know the agent had got delayed at another viewing which was 7 miles away. The agent didn't arrive until 12.40!!! Had we not rung the office we could have been sat there for 40 minutes not knowing what was going on. The agent would've known he would be late due to the distance he was away but failed to let us know!
When he eventually arrived I asked what garage belonged to the property. He claimed it was next to the property but as the viewing progressed he then decided it was the one at the rear of the property! He stated he had done viewings at this property before but clearly he hadn't!
Finally we asked him to find out find out about a query we had about the area which he said he would look into and get back to us! However we never heard back from them again or had any sort of follow up call whether we were interested in making an offer! It appears with this company if you want to know what is going on you have to case them up!! It goes without saying we never made an offer despite liking the house!

		<description><![CDATA[Haart Enfield is the worst estate agent I have ever been with. When we decided to go with them to sell our property, we were trying to reed the contract but the agent opened it out and was blagging through it so we signed. When she left we realized we signed a sole selling rights contract. I rang the agent asked her if she could change it to sole agents she said yes she came round and wrote on the front you can't sell through any other agent or yourself. I asked her to cross out sole selling rights and put sole agency witch she did on 1 bit of the contract. 

We  had a few viewings I had to show the people round then they said someone wants to come 8pm at night to view property then changed to 9pm. I was told it would be a man and he's son. At 9:30pm at night get knock on the door - it was three young big men they came in asked many questions and we felt intimidated. I said to my husband what are we paying this agent for, they're sending people round in the middle of the night not even showing them round, no feedback... 

As I was still unhappy with the contract I spoke to the manager and told him e that we asked for sole agency he said we don't do sole agent contracts but he would see if they could do us one if not they would cancel the agreement. I went in next day the agent said the manager had spoken to her and she had a sole agent agreement ready. I looked through it thoroughly this time and then signed. She handed a copy to my husband, then we left. When I got home I saw it was a multy agency agreement. With my signature on it. I am 100% sure that I signed a sole agency agreement in the office. The agent told me I didn't. I spoke to the manager and he said I have a copy of the one you signed, it had my signature on it. What I realized she had done was to signed the one in the office but she gave me another agreement with my signature on it and made out I signed that on that day. I was so angry, told them I want them to terminate the agreement. The manager wrote out a letter saying that he releases us from the agreement but he conveniently put the wrong date that the agreement was signed. I rang up the office and was told manager is conveniently on annual leave for 2 weeks and the agent who was dealing with us is constantly busy and avoiding my call. 

All I can say the stress it has put us through is immense now we are scarred to go with another agent in case we get same problem. Also because we signed sole selling rights agreement we can't sell it even 6 months after the agreement has finished because they would still be entitled to there fees. We signed a 16 week contract. My advice to anybody wanting to sell your property do not go with haarts. Reed through the agreement thoroughly. And never do more than 4 weeks contract with them in case you're not happy. The property details said that it was Freehold and double glazed except for the kitchen. The Agent said that she had never been to the flat before so it was a good thing the seller was there and did the actual showing around and selling of the flat - the agent barely said a word the whole time and stayed in one room. When the seller told us that the flat was actually leasehold and all of the windows were single glazed all the agent could do was say "Oh that's embarrassing!"

After the viewing the only selling she did was the inevitable Mortgage service pitch that all agents do and when I said I had another viewing that afternoon just said 'oh go and see that one then and let me know' and that was it no follow up phone call for feedback or to suggest other properties like other agents had.

If they don't like my money tell me strait I can spend my money somewhere else, if because we are foreigners that's discrimination what is against EU law.

It was just down to appointment times that Taylors had been my first port of call and the property was already on the market with them when the representative from Haart came to visit. I found his reponse to this news very unproffesional, bad mouthing the other company and basically making me look to be an idiot for signing up with them too!
In the space of 3 months we had only 2 viewings arranged through Haart. On neither occasion did we receive any feedback from the agents. They even managed to keep hold of our keys after one viewing after we gave quite clear instructions of where they should be left.
We also viewed other properties on the market with Haart but found the agent showing us around to be very disinterested. There was no follow up call, no answers to any of our questions and a general feeling that he did not want to be there. In one instance he even left us to go and view the property alone as he was going home!

I started viewing properties in December 2010, tried for 3 weeks to put my holding fee down - this actually happened in 2011, the office was open due to bad weather (funny other business's managed to open) also due to being at their xmas party the night before and so they hadn't opened. Its actually laughable.

I have been in my new property only a couple of weeks and still don't have things sorted, like radiators which don't work, boiler requirements still waiting to be actioned, boiler to be serviced at the request of a gas company along with electrical appliances which need to be earthed. Broken cooker door and a non working cooker!

I just seem to get dismissed by all in Northampton. And I don't understand why they request your rent 3 days prior to the date you moved in? This was brand new to me when I came to signing my tenancy agreement, I moved in on payday but was told that instead of rent coming out on this day (normal practice I thought) they request it 3 days before hand!

		<description><![CDATA[I sold my property through Haart in Wimbledon last year and I was so impressed with the service I received I felt compelled to share my experience. I don't usually write reviews but the guys at Haart were so good I just had to. From the get go Haart did a great job. The chap who did the valuation arrived promptly with plenty of evidence to back up his price which unlike the ridiculous figure provided by at least one other agent was realistic and ultimately helped to sell my home. 

Photos of the property were done promptly and looked very smart indeed. From there on in everything went really smoothly. There were plenty of viewings from the start and I always received useful feedback from them. In fact communication was the key thing, they always returned my calls and kept me regularly updated throughout. The whole team were professional, courteous and knew their business inside out. Within three weeks I got an offer that haart expertly negotiated to a level I felt comfortable accepting.

Now this is where things got even better. Haart have the whole moving process under one roof so I chose to use their solicitors who were just fantastic and made the whole kerfuffle of moving house as pain free as it can possibly get. 

If you're planning on selling in Wimbledon give Haart a call as they were simply fantastic. I've bought and sold a number of times and they offered by far the best service I have ever received.<br />This person would use Haart again.]]></description></item><item>

Even before it went on the market they had contacted one of their investment buyers that they deal with (I'm guessing he also rents his properties through them) as they seem to know him all too well.

Everyone knows that an investment purchaser will pretty much want to try and make a " rob you in broad daylight" offer...well they definately were not the exception to the rule. I got an exceedingly insulting offer of 105k, after much back and forth with Haart and the " investment buyer, they came up with an offer of 115k wow they upped it by 10k just like that. Because they know that they are getting a good deal...my house was 127,950 it's only 6 years old and it's an end of terrace. I just think that Haart wanted to make a "quick buck" and that is exactly what they will have done if I sell to these investors and contribute to their damn business.

There apparently has been no interest in my house whatsoever... duh... why would there be, Haart have their quick buck which is costing me almost 3k... for them making one phonecall to one of their investor customers!

When I mentioned that I was considering pulling out they told me I was being unethical and should give the guys some kind of loyalty for them having to pay out 4 - 500.00 for the survey... who is he supposed to be working for.. them or me... If I go ahead with the sale I've just lost 13k and I'm supposed to be bothered about them having to pay out 4 or 500.00... Yeah right !!!!!
They did'nt even have me sign the details or pics they were going to use... the description was so bad I even had to send my own information !!!

		<description><![CDATA[I found letting and sales agents are really different (Not in good way!) than others like Foxtons/Northfields/Townends. My experience with Haart has never been good. So I thought to share my experience with all. 

2 years ago when we wanted to rent in Ealing, I walked into Haart Ealing. The lady I spoke to (Don't remember her name) was so ignorant in facial expressions and communications despite the fact that we had a budget of £1000 initially. That's not the way you talk or behave with customers. We felt, she did not really bother to get business for her company even though we were seriously looking to rent. Finally she said, we won't get a 2 bed property with that budget and she cannot help (I can't recall exact phrasing).

We were really frustrated as she did not even ask us if we can push out budget up or if we can wait for sometime or if she can look around etc. She just ended the entire communication without any positive note!

We walked into Townends Ealing, just next to Haart. The wonderful letting agent had nice chat with us. He showed us two properties which did not fit our requirement. But he spent time to show us those and finally we realised, if we need to meet our requirement we need to push our budget. So we pushed our budget to 1200 and moved house very quickly. Even Foxtons agent helped us a lot but we liked the property shown by Townends.

Now that was about letting story. Now about Haart's sells story!

I want to buy a flat in Ealing. 2 Bed with £250k budget. Not too bad I think from Haart's sales point of view. I assumed my earlier experience with Haart was really one off or the agent may be new etc. So I contacted Haart to view property. I was told someone will call me that day or next day. I did not receive any call. I contacted them again for the property viewing after 2-3 days and reached the agent. I was not really happy as Foxton and Northfields called me back as promised within time. First impression was not so good! Anyway, as I was explaining the agent my requirement and the properties I want to view, he tried his best to sale me mortgage consulting of Haart! He transferred me to someone who does independent mortgage consulting. I did my home work with Alexander Hall and others. I was not really interested listening to him. I was literally forced to speak to that mortgage consultant for his free advice.

It was so odd! The sales agent kept on asking me when I can meet the mortgage consultant and I had to give him a time. It was hard sales! I felt like I am speaking to someone who is selling newspaper in Victoria station!

Finally sales agent started talking about property. I realised he was not carefully listening to my requirement as like Foxtons or Northfield agents. He tried to explain me some property which I was not interested at all as I know what I need. When I said, I live in Ealing, he said me this now.. "Oh you are local!" I felt he was not happy as I am local as he cannot probably make me fool! That sounded that way.

Anyway I scheduled some viewing with him but in the mean time, I was impressed with Foxton and Northfields so I cancelled my viewing with Haart.

Few days ago, I was called to ask if I am still looking for property. I said yes but not at the moment. I lied to him as I have decided, I will definitely move away from Haart. He asked me if he can remove my details. I said yes. The response was "Ok. I will remove your details. Bye". The expressions, tone, lack of empathy in language and words are frustrating. You can say same words in 100 ways but if you are customer facing, you need to be nice and communicative. I really did not like how it sounded to me.

Anyway looking at other people's review, I found, I am not the only one. I found Northfields and Foxtons agents are so good in customer interactions, requirement understanding and always keep in a positive note. I have not bought the property yet as I am still looking for the best one for my requirement and in touch with other agents But I would not go to Haart.

To summarise, I find Haart agents:

- Lack in customer experience, communication and positive attitude
- They are not well trained
- Lack of feelings
- Not at all professional
- Lack in customer facing behaviour

		<description><![CDATA[Beware Haart's Fixed Fees.  This is not a unique complaint and occurs in many reviews of Haart.  Like others I agreed to Haart's fees based on 1.5% of the valuation, but when the property actually sold for a lower value I didn't realise that this fee was fixed and as a result I am paying the equivalent of 1.65%.  The actual form that Haart ask you to sign state that this is a fixed fee, so it is hard to challenge when you look at the paperwork afterwards in isolation.  What the paperwork doesn't reflect is any conversation that has taken place and how teh fee was derived.  

I am taking my complaint to the Property Ombudsman as it centers around whether Haart clearly communicated their fees and how they were calculated.  My wife actuall signed the form without myself being present, but note that the agreement is binding if any of the parties have signed the agreement.  I have stated to Haart that I believe that their valuation methods are as a minimum unethical for 3 reasons: 

1. There is nothing to stop the Estate Agent from puposely overvaluing the property to secure a higher fee.  

2. There is no incentive to the Estate Agent to secure the best possible price.  

3.  There is nothing to stop the Estate Agent to get you to accept a lower price just to secure the sale.  

I will also be stating that there should be a clear disclaimer on the agency agreement that states **  The Fixed Fee is based on the valuation of the property and if the actual sale price is higher or lower than the valuation price the Fixed Fee will remain as per this agreement **  

I am not sure whether I will be sucessful with my claim with the Property Ombudsman, but hopefully this will help others avoid this pitfall.<br />This person would not use Haart again.]]></description></item><item>

After chasing them for a week we finally arrived at the office to pay the rest of the owed monies and were told by branch manager that all works had been finished. But when attending the house with keys we entered the property to find the front door does not shut. And it is not safe for 4 girls to live without a front door. We then entered te kitchen to nothing cleaned cockroaches in the kitchen drawers. Soiled beds aswell as new beds just dumped in the rooms. Who needs 2 beds in each room. We then also found a leak in the bathroom the work that had been done was extremely unacceptable. We then later have found the kitchen window on the ground floor can be opened from the outside. Their is no smoke alarms and wires hanging out from various places.

When talking to the estate agents we were insured it was clean and we must have high standards. But insects in the kitchen draws that is not clean. I can't even write anything else about this review because it brings me to tears. But a week on we still cannot live at the property because it is unclean and unsafe. When we engaged them, we negotiated and agreed their fees and told them that we had to use our own referencing company to obtain rental guarantee insurance from a certain company.  They agreed to use our referencing company but when they found a tenant, they refused to use our company.  Their management agreement did not reflect the fees negotiated and we therefore asked them to amend the agreement to reflect the terms agreed.  They were very difficult about changing their management agreement and refused to use our referencing company.  

We told them that we need at least a week to move out of the property from the time the tenants passed the referencing process.  They sent us an email informing us that the tenant was waiting to move into our property in a few days time, even though the tenants had not completed the referencing process and we told them previously, that we needed 1 week to move out of the property once we receive confirmation that they passed this process.  Then, they demanded that we sign their management agreement (which did not reflect the terms we negotiated) and then told us they would find another property for the tenants. 		<description><![CDATA[If you don't have time to read all, just know this please 'Never ever rent or buy through Haart - at least in 'Southgate - N14' area.

When I moved into this flat, I expected deep professionally cleaned place but I was disappointed to find proper cleanliness especially in kitchen units, exhaust fan, carpet etc. It was cleaned like some amateur had done the job. I also complained to Haart but it fell on deaf ears.

Secondly, ex-tenant had left so much waste at the property, which obviously Haart didn't check and we were forced to throw them carefully. I made so many request to Haart to help us identify which items belong to the owner (landlord/lady) and which not. They didn't even come once to help and also no clear guidance. 

Moving on, next, my kitchen's exhaust fan was not working since I moved in. I brought this to their attention. It took them over one and a half month to fix it. This property also didn't have any smoke detector. I had to tell them to fix it at the same time with exhaust fan. 

Just now, I have a problem with cooking unit, which is cutting the electricity if turned on. I called Haart... they said they have informed contractor and they will come at their convenience. Great! I won't be able to cook till they come! And they won't even tell us when they will come. "It's up to the contractor. They don't just work for Haart. This is how it works...". These were the words from Haart. Spoken in so rude manner that just made me realize again "Why I chose Haart on earth?". 

I have dealt with quite a fewrestate agents in the UK, who deal with problems in professional manner. But Haart people are like careless, rude, unprofessional, very very slow in reacting to concerns and so laid-back. Customer service is surely a thing of past to Haart. By now, I am sure they would know who I am. 

I want to buy my own flat in 6 months time but I won't go thru Haart for sure. So much disappointed. <br />This person would not use Haart again.]]></description></item><item>

First they gave us the wrong dates to set up the direct debit for the rent, that upset the Landlord, as his mortgage could not be payed on time.  And they failed to notify me of the problem for over a year (my poor landlord, as he is an extremely nice person).

When it was  nearing the end our rental contract I informed both the Landlord and Haart with 2 months notice that sadly I would be moving, I also informed them of my holiday plans within the near 14days.  While on holiday Haart were organising viewings while I was out of the country?  I received several rude answer phone messages on a daily basis while I was away.  My neighbors said they though something was odd, when they saw Haart agents attempt to gain access to my residence when I was away, they even told them I was away on Holiday!  The agent told my neighbor everything was fine, and that everything had been arranged through me - blatant lie!

My Landlord then decided to switch Letting agent. Following this news I was barraged with several more rude phone calls from Haart.

When it came to return of my rental deposit, Haart claimed they could not release the funds as they did not have my new address or bank account information.  This was all confirmed in my notice letter, and my account information is in the original contract.

What on earth are these people doing!!!!

So if you like:
1. rude people
2. constant annoying phone calls
3. staff that appear not to know what they doing

The Grantham branch is completely laughable.  Our sale should have been really easy due to our circumstances and those of our buyers, but the agents went out of their way to create drama and confusion, almost losing us the sale. We've been on the market for under 2 weeks and in that time have been contacted by Haart three times to move agents.  We've had someone at the door, a phone call and now they're mailing handwritten notes stating that we need to call them.  Each time we've told them we're happy with our agents (and if we weren't Haart would be the last people we'd call) and requesting they stop but they still keep contacting. In our town they're known for this practice and have even had some of our more elderly residents in tears. They just keep plugging and plugging like the out-dated hard sell.  They're obviously unconcerned by reputation as long as some poor fools are using them.

HAART's needs to be renamed to 'UNQUALIFIED TIME WASTERS of BIGGIN HILL'

Worst estate agent I have ever dealt with.
After being shown around the property, by a young chap who knew nothing about the property or local area, including questions like...

Does the house have Gas?
Which way does the garden face?
Are they including the cooker?
etc... basics you might think..... but none answered, only responded with a glum look and a shrug of the shoulders....

Even though this did make us wonder, we feel for the house and had to have it....

We had agreed to offer a higher amount as requested by the vendor after our first offer was rejected. 

I told the Begin Hill office CLEARLY that we will meet this request ON THE CONDITION the house is OFF THE MARKET, and no other bids would be taken on the property, to which they said OK, we can do that. Brilliant we thought, the house is ours, only a matter of time. So... 

We contacted our solicitors and asked them to get the ball rolling with the purchase, we contacted the bank, and paid for a survey, at this point all was going well. A couple weeks passed, and still the vendors hadn't found a purchase (even though this was advertised as a quick sale property by Haart Biggin Hill office) 

Then earlier today, I get a phone call from Matthew at Haart Biggin Hill office informing me that we have been out bid, and that the house is now to go to the other purchasers! 

When I asked what the offer was, I was told that they couldn't tell me this! making it impossible for me to counter offer.
He finished the call by telling me that he would send me details of other properties in the local area for me to consider! err, I think not.....

I'm now left out of pocket, and what seems like no option other than to swallow this extremely expensive and poor service.
I'm seeking legal advise to sue on the grounds of mis-representation.

This place is a joke. STAY WELL AWAY!

		<description><![CDATA[I must admit i didn't finish buying a property through Haart at Bracknell...because it's almost as if they didn't want me to buy from them as agents!

My Partner and I were initially extrememly happy with Haart, we went into the branch, someone (who I won't name) sat down with us and immediately pulled out a handful of attractive properties within our price range and a handful that were a few pounds worth of saving away. He took our details, arranged a number of viewings and we thought we'd found the property for us!

We put in an offer, had it accepted and we were well on our way until we found that the lease was soon to expire (or at least would not have enough years for anyone else to get a mortgage on it, presenting us with an issue come re-sale) so we withdrew our offer.

We soon after received a call from our agent asking what the issue was, and after stating that the Lease was too short and too expensive to extend he insisted it wasn't and started getting pushy as if he though that we would just fork out the cash to extend the lease?! We withdrew our offer and said that we would like to continue to keep looking with Haart as they'd been very good so far.

I never got any more phone calls, no more emails with properties and each time I asked for a call back from our agent it fell on Deaf Ears. I've given up on them. Friendly at first then just ignored on a number of occasions! 

We bought with Duncan Yeardley Bracknell in the end, was by far the best estate agent out of the 8 or so we spoke to and dealt with.<br />This person would not use Haart again.]]></description></item><item>

The staff treated me in the same way I treated them and together we worked our way through any little niggles. I don't even know where to start on this they have been awful from start to finish. But I'll begin at the beginning. 

We were using a decent estate agents but sadly didn't get a lot of viewings. Haart agressively pursued our custom and wrote to us practically every week telling us to switch to them. Eventually we relented thinking that as a national name they would do better for us. They did secure us more viewings, I'll give them that, although I suspect this is more by luck than judgment as the market was picking up.

There is now damp and mould on many on the walls, there are problems with the electrics, work hasn't been finished in the property - for example light fittings. The plumbing is a shambles - we have an open drain in the bathroom, the dishwasher wasn't plumbed in and water leaked straight onto the floor. The waste pipe in the kitchen was going straight under the kitchen cupboards and wasn't connected to the drain. Although many of these problems were not Haart's fault, many of them could have been fixed before we moved in and now 6 months later we are still waiting for work to be completed! I feel like I spend hours and hours on the phone and email to the property management office - they promise things will be sorted and then nothing happens! I continually have to chase as no one ever keeps us updated on the progress. We are paying a lot of money to live in a substandard flat.

Two weeks ago I noticed that we were started to get drain flies due to all of the damp and stagnant water around, I emailed Haart to inform them of this and asked them to look into it ASAP. Surprisingly nothing was done. I have just come back from a week away and there are hundreds of dead flies on the floor, and live ones on the ceiling and walls, as it is Saturday evening there is no one available at Haart to speak to. I feel like I am stuck in this flat with no help at all from Haart, not once has someone apologised for these on going problems!

We had a 3:30pm appointment to go through the inventory and then sign the least. I went in at noon just to confirm everything is all set for 3:30pm and I was told everything would be fine. Got there are 3:30pm and was told that I then inventory has already been done. I kindly requested to see the place one last time before signing the least, just to ensure it matches up with the inventory. We have had so many problems with the actual house itself that we just got used to people constantly coming around to look at things and fix things up. Having bought and sold many properties in my time, I have to confirm that these are easily the worst Estate Agents that I have ever worked with.

My issue revolves around two issues when I was looking to buy two houses last summer.

Firstly, we put an offer in on a place in Southgate after being assured that it was chain-free. This was important because I had exchanged and was committed to a sale on a particular date.

After my offer was accepted, the negotiator told me that the vendor wanted 8 weeks to find a place... I obviously withdrew my offer as the place was not chain-free as promised, and then bought another place (genuinely chain-free!) moving in a few weeks later.

Afterwards, it turns out that the property that I bought was also on Haart's books, but had never been marketed to me by them. Their fault, not mine.

When looking for the second house a few weeks later, I met again with negotiator who had shown me the first house. He was fine, but ended the viewings by asking why I hadn't bought the first house from them.

"Because you didn't market it to me, or tell me it was on your books?"

Anyway, I had an offer accepted on the second house and was waiting for things to progress. I had a slightly problematic buyer who was a cash-buyer, but first-time and was really, really dragging her heels.

Some weeks later, the negotiator's boss called me up with a rather surly tone asking me what was going on and why I wasn't progressing. I explained that I was waiting for things to progress with my sale and that I'd move ahead as soon as I was happy that my sale was progressing.

Some minutes later, I had an irate call from the branch manager accusing me of 'mucking them around' having bought a house on their books from another agent.

To this day, I still don't understand exactly what the purpose of his call was, or what his point was meant to be, but so appalled was I with his behaviour that I withdrew my offer.

Ironically, my Mortgage Offer for that property arrived the morning that he called me to abuse me.

I feel sorry for the vendor; if this property had been on another agent's books, I would be living there now.

Having worked with close to 20 agents around North London, there is no doubt that these are the worst.<br />This person would not use Haart again.]]></description></item><item>

First of all I had to give my debit card details to hold a flat I wanted to let on the understanding nothing would be taken from my account, they contact me a few days later to tell me the flat's been secured and is mine, when I'm jumping around congratulating myself and thinking 'YES GARETH YOU ROCK STAR!!!'', they tell me there's an invoice being emailed to confirm the flat is mine, a day later I realise they took a whack of money out of my account without asking, my annoyance is only just overshadowed by the fact I have secured the flat but I'm still angry they raped my account without asking. 

Next I go into their office with my forms and ID only to be met by the senior manager who's a complete airhead and is in fact the woman who shafted my account and discover she wouldn't inspire confidence in a spell your own name competition, so she goes on to say the photocopier's not working and would I scan my passport and email it to her and I'm thinking, you really know how to treat your customers, I'm paying a fortune for services and you just make me feel DIRTY. 

But what happens next really takes the biscuit... next they call to say the tenants aren't moving out and the flat has been taken off the market. CAN YOU IMAGINE - I'm talking shower and scrubbing brush here, skin red raw, doctors analysing what I'm saying and self-help books for the rest of my life!!!! 		<description><![CDATA[I am not surprised I'm not the only one who has had a lousy experience with Haart. 

They sold our property last year having given me all the stuff about having a 'huge database of people wanting just my sort of house in just my area' and wonderful virtual tours and floorplans on the Internet. We were being pressed by the seller of our next property and went with Haarts for the 'hassle-free' service they promised, despite the higher-than-average fees. We thought we'd get what we paid for.

What we actually got was a service which was lacklustre, inaccurate, slapdash and definitely very average. I had to send the brochure details back three times before they were correct - well actually they still weren't quite correct in a couple of very minor details, but as I said we were short of time. It took 3 weeks to get the floorplan done - and then only because I phoned and complained for the third time and the manager came out and did it himself. The picture in the first and largest newspaper advert was awful and they refused to put in another large ad to compensate, despite getting no viewings at all from it. We had to chase important information that Haart should have been bringing to us. Etc, etc that's just a sample.

In the end, we were so appalled by the service that we put in a formal complaint and were offered a derisory amount off the bill in compensation, which we refused.

Instead, we paid a proportion of their fee which we considered was reasonable - about 2/3 - and which was an average of local estate agent and Internet fees at the time. 

Haart are now taking us to court for the balance, saying that we breached the contract by not paying the full amount. There are two sides to every contract and they certainly did not uphold their obligations. If they had done as they promised we would have paid in full with thanks. 		<description><![CDATA[We placed our property on the market with Haart when we were buying a property also on with them at the start of the year (Farnborough Branch). We had heard on the grapevine that where we were was not their backyard, but they assured us this would not make a difference.

At the start they seemed a little incompetent - spelling mistakes and completely incorrect errors on our sales literature and a couple of meetings where they did not turn up.

They were also reluctant to suggest an asking price for our property and placed the emphasis on me to suggest one. In the end they took what I guessed at price and the property went on the market.

It appeared online promptly but took a while longer to appear in the papers and their window.
Viewings were generally professional at the start - feedback was given within a day or so, but we had to chase sometimes. It also became apparent quite quickly that their policy was to get as many people through the door as possible - we therefore had people no interested who view for reasons that were obvious (i.e. no garage - the literature said this, so why did Haart push them to view?).

An offer was made, for below the asking price, which we negotiated via Haart to a figure we accepted. One of the reasons we accepted was that we were told the buyer was a cash buyer and in a position to move. This was confirmed in a letter from the Branch Manager. Imagine our surprise a week or so later when we were told that actually they had a property to sell first!
Nevertheless we pressed on, found a property and placed an offer ourselves, warning the vendor that it could be a while before we were ready to move due to our buyer.

A week or so after the offer, we were informed by the vendors estate agents (not Haart), that their client had been contacted by Haart direct, warning them that our sale was not likely to go through because of the position of the person offering on ours, and proposing that they rejected our offer and placed their property on the market with Haart. Needless to say, they rejected, but it left us in a sticky situation. In addition, the Haart Manager would not confirm (nor deny) that he had had this conversation.

Communication went quiet from Haart for a bit after this and in order to expedite a sale we placed our property on the market with a second Agent, which generated a bit more interest. In the meantime, the Haart Manager at the branch was replaced and we were pressured into contemplating reducing our price due to the market pressures. In several instances I was (indirectly) blamed for our property not being sold as the asking price had been my idea - despite the fact Haart would not suggest one.

We held firm as we are in no hurry to move and supposedly still had a tentative offer. However, Haart seemed to have no detailed knowledge of this offer towards the end of our agreement and we reached an empase.

The final straw was a viewing that occurred without us confirming with Haart that it was ok - the first we found was when they rung attempting to give feedback. When we queried why there was a viewing they ummm'd and erred and blamed it on a clerical error.

We have now taken our property of the market completely and will wait a year or so to see how the housing market pans out. However, when we attempt to sell again Haart won't be top of our list.

In conclusion, I would say Haart are run of the mill for estate agents in my experience - they want to sell your house, but want the sale quickly, rather than perhaps the word of mouth that can generate repeat business. In a sector where there can be little to separate one company from another, Haart has done enough (or not) with us to be viewed in a worse light that others we have dealt with.<br />This person would not use Haart again.]]></description></item><item>

		<description><![CDATA[Well, we put our property on the market with Haart 8 months ago, at a fixed fee of 1.25%.  Now they are pressurising us into reducing our asking price (which we agree with actually) but they won't reduce their fixed fee accordingly.  They want it to stay based on the ORIGINAL asking price!

All we want to do is move to 1.25% variable fee rather than 1.25% fixed, but they claim their Head Office won't let them do that.  Instead, they claim that Head Office have INCREASED fees to 1.6%!

So what was the outcome?  They have asked us to leave if we won't reduce the price, even though we said we would if they make that minor change to their commission!

And they only phoned again yesterday asking when we would be leaving because 'their Head Office is giving them stick for not reducing the price of our (and other) properties!"

Steer well clear, they are selling for themselves, not for their clients.<br />This person would not use Haart again.]]></description></item><item>

		<description><![CDATA[I have been very disappointed with FJ Lord (Haart company for London). I used them for renting a "fully-furnished" one-bed flat. I visited the flat while it was being "refurbished" or so I was told it would be. A month later when I moved into the flat (I signed the contract before checking the flat as I was moving back from abroad and had nowhere else to go to), the only thing that had been done had been painting of the whole apartment (it smelled very strongly for over a month), the carpets had not been changed (there were massive stains, from the boiler blowing up, I subsequently learnt) and there were no curtains. Windows were stained and water pipes and bathroom ventilator all very worn out and noisy. So much for the newly-refurbished flat I had put in an offer for... When I started asking for things to be done, I was asked to speak to various other people - they weren't sure which office or which department was supposed to be dealing with me... After speaking to about 10 people, I finally started withholding rent to get things repaired. Six months later, two weeks ago, everything was finally repaired. Last week, I got a notice that the landlord wanted to regain possession. I am glad I am leaving but will never use FJ Lord again. They misled me into putting an offer for a "newly-refurbished" flat, lied to me about the carpets being changed and were completely incompetent to get things repaired once I was in the property - the property managers had never even set foot in the flat and couldn't even tell me where the meters were! As an agency, they have various standard forms which are very much to the advantage of the landlords, so please beware before you sign anything with this agent.<br />This person would not use Haart again.]]></description></item>
