		<description><![CDATA[There is absolutely no way I can actually describe in words how awful our dealings were with this estate agent.  Just thinking about it makes me so angry and upset.  I feel a long rambling email will not actually make any difference to how I feel of make it easier for others to understand that they should not use this agent.  I will just make a few bullet points about our experience.

1. They were so rude and patronising that at times I actually had to hold back tears.
2. The people who acted as our references and guarantors were shocked by how they were spoken to.
3. They forced us into making a decision on the spot claiming someone else was coming to view the property making the situation even more stressful.
4. They called us at least 5 times a day over the next week during our working days asking us to do their jobs for them.
5. They charged us for landlord references (£120) and then made us get them ourselves.
6. They charge £500 in fees.

All that is left to say is that none of these reviews are exaggerated.  No matter how much you like a flat it's not worth it to deal with these rude, lying scammers.<br />This person would not use Felicity J Lord again.]]></description></item><item>

		<description><![CDATA[I cannot express enough how awful my experience has been with Felicity J Lord. From the day we were meant to move in up till now 9 months later there has been nothing but problems and any attempt at getting resolutions is like getting blood out of a stone. Any kind of communication or action from them is non-existent.

We agreed to rent our flat 9 months ago. We said on the Tuesday we would be coming to collect the keys and pay the rent/ sign the lease on the Saturday ready to move all our things. They said this would be no problem at all. Our van comes and we load up and drive to Felicity J Lord. On arrival they say that actually the contract is not ready and they have to chase up their secretary who apparently won't have it ready for a couple of hours. They also tell us that although they didn't say before, 1 of my flatmates needed a guarantor but they should be able to give us the keys and let us move our stuff in if we can get the details later. They also say that they need a reference for us but that a reference from our previous landlord would be fine. We rush off and track down our previous landlord to get a reference and my flatmates gets the details for his guarantor. We get back to Felicity J Lord a couple of hours later and they say all the paperwork is fine, although they will need a copy of the guarantors passport and a reference for them they could wait to get it later. However, the lease is still not ready and they don't expect it to be ready until the end of the day. By this time our van had to leave (luckily was my flatmates dad so we didn't get charged for all this but it was his wife's birthday and they had plans) so we had to drive back to our old place and unload the van. The next day we hired a van to come move our stuff, we called up Felicity J Lords 1st and they said that the person we were dealing with wasn't there but they had the keys and was fine to come and get everything sorted. 
We arrived only to be told that actually the guarantor was not good enough and that they need a guarantor to guarantee the rent for the whole flat and not just my flatmates proportion (they said they had to earn over £40,000 pa) and that actually the reference for our landlord was not enough and needed references from our employers who obviously weren't going to be able to give one on a Sunday. After much arguing we managed to agree to unload our stuff there but were not allowed to move in/have keys. We were now homeless because of Felicity J Lord but luckily our old landlord was very nice and helpful and let us stay in the old empty place an extra night even though our lease had expired. The next day we did finally manage to get the keys after finding another guarantor to step in and getting the other references they wanted. Of these 3 times we were in their office, 1 of the times there was a couple waiting to be seen in there that we spoke to and were having similar problems to us. Another time a group were in there shouting and swearing at them so I don't think we are an isolated incident.

Of course the problems didn't end there. We got in the flat and there was no electricity or gas. The flat has prepayment meters installed that had a large outstanding debt on. We called up Felicity J Lord asking them to get it sorted and to pay off the debt that has been built up. They said they needed top contact the landlord to get permission to pay of the debt. after 2 days of no electric, heating, hot water or means of cooking they suggested we call up the electric company to try and sort it as they couldn't contact the landlord. After another 3 days we paid off the debt ourselves and told them we would deduct it from the rent. After deducting the money from our rent, 3 days after our rent was due both us and our guarantors received letters saying they were taking legal action for the money we deducted. We received these letters regularly about every fortnight for 2 months until they got it sorted.

Then there was the issue that they advertised it as a flat with 3 double bedrooms but when we looked round 2 of the rooms had single beds so they promised there would be no problem getting us double beds to replace them. After a couple of months and still no sign of our double beds they suggested that we buy the beds and mattresses ourselves but we only had a budget of £150 each. This of course is not realistic so we told them we want them to get the beds themselves as they promised. We have been in the flat for about 9 months now and we still do not have our  beds, one of my flatmates has just given up and bought a second hand bed himself, the other still has his single.

Other problems include the sink that was blocked when we moved in and took hours to drain the water. It took 2 weeks before we gave up chasing Felicity J Lord and just got our own plumber out.

We have now had a new major problem arise. We have black mould covering the walls in the living room, the bathroom and one of the bedrooms. We reported this at the beginning of January, it took them 2 months before we got them to send someone round to even look at it. The mould specialist that came said it was one of the worst cases he had seen. He told us that he would be recommending to Felicity J Lord that they replace the broken extractor fan (another maintenance issue we reported when we moved in that nothing was done about) and that they fit aerating bricks throughout the flat to help prevent the damp and of course clean and decorate all the mould. It has been nearly 2 months since then and they still haven't sent anyone to carry out this works and they cannot tell us when it is likely to be done. 

All in all there has been nothing but grief in our dealings with Felicity J Lord and I would thoroughly recommend to anyone considering using them to think twice about it. 

After the initial troubles we had 9 months ago I decided to look them up on the internet to see if anyone has had similar problems. If you typed Felicity J Lord in to Google back then the 2nd result that appeared was a link to this website (and it still is). But back then they only had 1 star and were listed on the website's home page in the top 10 worst rated landlords. Since we had these more recent problems I looked them up again but was disappointed to see they had moved up to 2 stars and way out of the top 10 worst. It seems that since I last looked on this website there have been a string of fantastic reviews saying how great they are. Now I don't know how legitimate these reviews are, they are about other branches than the one I dealt with so maybe these other branches do indeed deserve the 5 star rave reviews that they have received, but I am doubtful. I know that if I owned an estate agents that was rated as in the bottom 10 out of over 9,000 agents I would want to make up reviews to try and save my reputation. I may be wrong but after my experiences with them I am doubtful and certainly won't be using any branch of Felicity J Lord again.<br />This person would not use Felicity J Lord again.]]></description></item><item>

Rent receipts are paid promptly, and staff deal with maintenance/repair issue efficiently (providing multiple quotes and then ensuring the work is carried out).
Useful advice provided on rent levels at end of each rental agreement.

		<description><![CDATA[Was looking for a flat to rent and in 1-month time (thanks god i was very flexible and could wait until i found a new place perfect for my needs) i had just 1 viewing with them of an ugly flat (of course IMHO). On the way back to the office they started to push me as they wanted me to place an offer although I made it clear I was not intersted. Nonetheless I've received a follow-up call the day later just to hear that &quot;the property is likely to go fast and whether I would like to place an offer or not&quot; (why should I have changed my mind? and if the property is going to go fast why call me again? give it to the lucky one, not me). Again, I had to make it clear that I didn't like the flat at all. From that day I never heard from them again even though I let them know my budget had increased in the meantime (of course my e-mail wasn't answered). Honestly, I can't believe that for 30 days they had just 1 single property that could fit my budget. However that was not a bad news after all, only after meeting them I have discovered this website and wouldn't have used them anyway - I experienced the same bad treatment as many others in here and glad I have avoided them.<br />This person would not use Felicity J Lord again.]]></description></item><item>

		<description><![CDATA[I first used FJ Lordâ€™s letting agency as a tenant over 2 years ago. I found the viewing was very pressurised - they wanted a decision there and then, no time for me to consider for a few hours or discuss properly with my wife. Time was running out to find a place as my wife and I were moving from Leeds to London and our tenancy up north was shortly expiring, so I bit the bullet and agreed to the property during the viewing. They wanted the upfront fees ASAP - rent for the month ahead, deposit, agency fees â€“ totalling around £600. To my surprise, they wanted payment there and then, rather than me pay a holding deposit (that I was willing to accept would be non-returnable) and visit the agency the next day to pay the rest. So I had to transfer money over the phone with my banks so I had it all in one account so I could put it through on a debit card. Stressful? Yes! But anywayâ€¦
 
The first year of the tenancy goes by, weâ€™re happy where we are so decide to renew the tenancy for another 12 months. FJ Lord charged £60 for the new contract - thatâ€™s £60 for changing a few dates â€“ which they also charge to the landlord so they get cash both ways. (The cost for renewing a contract at the end of the second year would have been £70 â€“ in fact, they tried to charge us £70 until my wife pointed out that our tenancy agreement noted the fee as £60). There was no rent increase though and the only person I have to thank for that is my landlord who managed the property herself (against FJ Lordâ€™s advice â€“ they told her that managing the property would be &quot;too difficult as tenants would hassle her all the time&quot; â€“ as it turned out, in 2 years we only had two problems that we needed to contact the landlady about).  
 
The end of the second year of the tenancy approached and we were asked by letters and emails whether we wanted to renew the tenancy again - despite the agent knowing that our landlady was selling and therefore that we were moving. Unfortunately our fun with FJ Lord did not end there. 
 
We had mistakenly overpaid our rent by 5 days in the last month of our tenancy and despite my wife bringing it to their attention almost 2 weeks ago we are still waiting for it â€“ in fact not just for the money itself, but simply a DATE as to when we can expect the money in our account. My wife has rang no less than 4 times and has sent emails chasing the whereabouts of our money. The lack of communication is appalling - my wife has to keep pushing for a response. The emails she received were completely unapologetic for the delay and she felt like she was constantly being fobbed off. Rather than receive updates as to the progress of the refund, as you would expect out of nothing other than good customer service, my wife has had to continue to chase and is still doing so at the time of writing. 
 
We have also be told by the landlord that they have failed to pass on our rent to her on more than one occasion leaving the landlord to wait for it for over 2 weeks.
 
Yet another administrative blunder by FJ Lord was that they did not update their records with the fact that we paid an extra weekâ€™s rent at the very start of our tenancy to allow us to thereafter pay rent later in the month. We got chasing letters for rent and when renewal came at the end of the first year and my wife pointed out the rental payment dates on the agreement were wrong she was told:â€ Rent is due on the 22nd, but I see you pay your rent late every month so if your landlord hasnâ€™t said anything, I would continue as you are.â€ My wife then had to point out that we didnâ€™t pay rent late, due to us having paid that extra week a year ago. When we applied for our new property, our (very lovely) landlord provided the reference. I would HATE to think what would have happened if that same administrative error led to FJ Lord incorrectly telling another lettings agent or referencing agency that we paid our rent late.
 
My whole experience of FJ Lord is that they are very unprofessional, rude at times and very bad at communication within their small 3 person team.
 
I am very glad to that I no longer have to deal with them and feel sorry for anyone about to sign â€“ I hope your experience is better than mine, but please know what you might be getting in to!<br />This person would not use Felicity J Lord again.]]></description></item><item>

Though I did not view any properties with her, she went out of her way to check on properties for me. She was  empathetic to my situation and I felt she genuinely sympathized with me and wanted to help as best she could. When I wasn't getting responses from other FJ Lord agents, she went above and beyond and looked into the properties in the other agent's stock and to get quick answers back to my questions.

		<description><![CDATA[The worst agent I have ever had dealings with, I can't believe they can get away with charging such extortionate fees when they are clearly not up to the standard to reflect them.
I have rented accommodation for over 10 years and never experienced any agency quite as incompetent as F J Lord/ Spicerhaart.
I would strongly advise avoiding this agency, unless you want to pay a lot of money to then to have your house taken over by Official Receivers due to the incompetence of not even being able to set up a direct debit to pay my building society directly which I was advised that they could do as I was in the middle of Africa and had no way of checking upon what was going on I paid them full management fees of over 8 grand ,  I was lied to and ignored! I wish I'd seen these bad reviews before choosing to rent my house out with them. Luckily my tenant was perfect and actually helped me to sort out the problem. Felicity Lord are not prepared to even give me sort of compensation so I now have to take them to court.<br />This person would not use Felicity J Lord again.]]></description></item><item>

		<description><![CDATA[I used FJL to rent a property in the Bow Road area of London. The agents in the Bow Road were very pushy, but this seems to be the trend for estate agents. Anyway, after agreeing to move into a property we paid the huge fee (far larger than any other estate agent I have used), and we were promised the water damage to the bathroom would be repaired before we moved in. This wasn't the case and the mouldy water amrk was still on the ceiling when we moved in, the flat also smelt heavily of smoke, although FJL assured us it had been professionally cleaned. During our tenancy we had numerous issues with water leaking through the ceiling which we informed FJL about and they told us we had to contact the residents upstairs and sort it out, despite them managing the property. We were also left without gas for 3 weeks whilst we had new hobs fitted to the kitchen, FJL denied that this hold up was there fault. On checkout we were told we had to pay £346 which included new mattresses, kitchen handles and an end of tenancy clean. We refused to pay for the mattresses and handles as these weren't new when we arrived, however ater contacting the landlod, it appears that FJL had charged the landlord for these but never purchased them for the flat, needless to say the landlord was livid. Regarding the end of tenancy clean, the house was cleaned to the same standard as when we arrived (per our contract). The end of tenancy clean was apparently completed by FJL despite there being no spare time between us moving out and the new tenants moving in. I would never use FJL again and would advise others to tread carefully around the Bow Road office<br />This person would not use Felicity J Lord again.]]></description></item><item>

		<description><![CDATA[How to sum up:pressure,mice and showering at work. I completely concur with the previous comments on the pressure asserted and then the subsequent radio silence once moved in. The mice was a massive issue for all the tenants in my block and they would not sort out the issue until threatened with legal action. Therein lies the biggest issue,their property management. Thy are frankly terrible and i have now been without heating for 3 weeks with no solution (in November),liars with instant amnesia and a disdain for the people that are paying them. I only hope that fj lord are as loathing towards their own workforce and that the muppets in the wapping office and in property management feel the rough end of the recession.<br />This person would not use Felicity J Lord again.]]></description></item><item>

		<description><![CDATA[We are tenants in a property that was originally managed by an independent estate agents (Brooks) on Stoke Newington Church Street. They were brilliant - really personal service and would fix any problem within a day or two. However,sadly Brooks was taken over by Felicity J Lord and, wow, can you tell. The service is now terrible. I reported a problem with the kitchen electrics to the Stoke Newington office on 27/10/11. The guy I spoke to said he would sort it out and I thought &quot;great, that was easy&quot;. Nothing happened so on Tuesday 2nd November I rang back where I spoke to a defensive woman who said that I should have called their &quot;property management&quot; people and that the previous guy was a &quot;negotiator&quot; so there was no point in telling him. My reaction? - Well he could have told me; how the hell should I know who does what job in their organisation and why wasn't this information about property management send to us when our previous agents were taken over? I was given a number to call which I did and got through to another company who presumably they pay to do their property management. I told a woman there what the problem was and she said she would get in touch with the landlord and check it was okay to do the job. Its now 6th November and nowt has been done. Absolutely useless - I've a mind to write to the landlord and tell them how mismanaged their property let will be from now on - probably in return for extortionate rates.<br />This person would not use Felicity J Lord again.]]></description></item><item>

		<description><![CDATA[I have been living in one of their flats since February 2011 (10 months already). The flat looked lovely, but when problems resurfaced, the agency didn't do anything to fix them. Along with basic things such as a light and the door lock that stayed broken for months, we noticed mice coming out of the wholes in the kitchen skirting. Only after other tenants complained to the council did the agency respond to us and take some action. Even though there are still mice, the agency seems not to care anymore. In addition, a leak in the bedroom was ignored for several months until the people doing regular gas checked stopped by. They said that there could easily be carbon monoxide escaping from the wall, so they turned the boiler off for a week. Once again, the agency kept us in the dark about when we would be able to have hot water again. 

Finally, our oven has been broken for 4 months, and the agency has done nothing about it. This is a very basic appliance, but they really couldn't be bothered. Buying a new oven is out of the question, so it seems like we won't be able to properly cook until our contract runs out. This is the worst company I have ever dealt with, I wish I had know about this site before I rented with them. They were very rude to me and their attitude was awful, I needed somewhere quick so I went with it (of course if I had not of taken the flat that second it would have been gone by the afternoon, how could I have fallen for that one?!)

One year on the rent increased by £130 pcm for a tiny flat, I decided to move out, they told me on the phone (when I requested they give me at least 24 hours notice of viewing, which I add is the law) they they had keys and would turn up when they wanted!! They knew I was at work during the day. Now I have moved out I have been trying to get my deposit back, my landlord gave them permission to release the funds to me 11 days ago. FJL said it would take 2 days for it to be in my account, then 4 - 6 days, I finally got told on Tuesday they had released the funds and it would take 3 - 4 days! I have still not received the money, I told them today I will be complaining to the higher manager (doubt it will get me far) and also the Ombudsmen I was then sent a 'confirmation' that they had release the funds, they did this yesterday, well now I have proof. I believe they did this on purpose. I have never dealt with such a rude, unhelpful totally unacceptable service, when you phone they try to be unhelpful, they do not contact you back (I phoned 7 times over 2 days to get a response before and got fobbed off everytime) I cannot express how bad this company is, my new agents are so much better. unless you want stress and hassle don't go near them<br />This person would not use Felicity J Lord again.]]></description></item><item>

		<description><![CDATA[We advertised our first house initially with FJL because they were local to us at the Blackheath Standard. This was in 2005 when the property boom was in full swing and prices were quite frankly mad.

I had a set of professional photos of the house taken as we had spent a lot of money renovating it prior to sale and I was very proud of the work done. All of these were passed on to FJL. We also moved out to sell the house as vacant possession with no onward chain dropping a set of keys off with FJL as we did so.

I received a mail asking to to approve the prospectus for the house. I rejected it on the basis that there was scant mention of the fact we had re-decorated the whole house, no mention of the fact it was vacant possession or that we had installed brand new appliances and to add insult to injury, FJL had come around and taken their own photos which were dark, blurred and showed the bins in the front garden etc etc.

I heard nothing from them for a week then received a phone call from one of the female estate agents who applied massive pressure to me to drop the house price by £30k. This was despite the fact that we were asking slightly below the average price for houses in the Blackheath conservation area anyway in order to encourage a quick sale.

My husband and I discussed it and began to wonder if she was trying to buy for a friend - we could have been entirely wrong but could think of no other explanation of the behaviour we were experiencing. Whatever the reason, we considered our relationship with them at an end, once and for all. We switched to another estate agent that afternoon.

When, after many phone calls, they still did not take down their board. I stopped calling and did it myself. Wordlessly aband it in oning the wretched thing in the middle of the floor of their Blackheath Standard branch.

I am writing this sat in my apartment for the last time. Tomorrow is my moving out day. My stomach goes sour when I reflect back on the encounters I have had with Felicity J Lord. But soon it will all be over. 

When I moved in the fridge wasn't working. I took the over a month to get a replacement. Nothing happened unless I constantly chased them. 

Whilst living without a fridge, we had an unexpected visit from a gas safety engineer, who turned the gas off due to a minor leak (Turns out the property's gas certificate was expired when we moved in). It took  over a week to get the gas turned back on, so for a week during winter we had no heating, no hot water and no cooker. Felicity J Lord did nothing to remedy the situation. I personally had to coordinate the building manager and the gas services company myself to get it fixed. 

Their so called "Property Management" is the worst part of Felicity J Lord. Having spoken to the same person several times a day for over a week, they will pretend they don't recognise you when you call back having spoken to them 5 minutes earlier. They will hang up on you if you push them for a concrete answer. If you ask them to call you back they say "Of course" and never call you back. This happened so many times that I lost count. 

If you complain about their lack of attention, they will explain that they have so many customers, how can I possibly expect them to remember who I am or what my problem is. The mumbling sentence they use when they pick up the phone really sums it up: "What is your problem?"

Had a number of other minor incidents which just went to illustrate how extremely uncooperative they are about even the smallest little thing.

I invoked the break clause in my contract at my earliest opportunity, not because I disliked the apartment, but because I could no longer deal with such an unprofessional, rude and incompetent company.

From the outset I was astounded at their rudeness towards me, they were abrupt and immediately pressurising. The flat viewing was very quick, I have never been taken around a property so quickly with no time to look at anything. The flat was ok but nothing particularly special, but I was made to feel like it was the only one-bed flat left in London and if I didn't take it I would never find anything else. I was laughed at by the estate agent for trying to take photographs but I needed them as my husband wasn't there to view the property with me. It almost felt like I was being bullied - I actually left the appointment feeling shocked. 

As FJLord do not reveal their estate agent fees over the phone you have to go to the viewing and say that you want to rent the property before they will tell you the fees. Now we have received a letter from property management informing us that our neighbours have complained we make too much noise. Which is untrue. The letter is appalling and the tone used extremely harsh to be the first time we are contacted.

The tenants brought cockroaches into my flat which I was told was treated, but wasn't. Tenants left 3 weeks early and was not told. Cockroaches were crawling out of the front door into the communal area and into the neighbours. Luckily I gave my number to one of the neighbours who gave me a call, so I had to fly over to sort this out as Felicity J. Lord weren't bothered to fix this issue. 

Also tenants removed our electric cooker to put in an gas one. When they left, they put back the electric, but they did not put the cap for the gas connection professionally, but did it themselves. There was a gas leaking from it. Felicity J Lord arranged to have a gas certificate done, but did not notice this leak. So had to payout again. Service from them is poor and didn't want to rectify any of it, so I am left here sorting it out myself. I asked for professionals, but got tenants from hell. Was only meant to have a couple, child and another adult, neighbours told me that there were 8 adults + 6 kids living there.

Felicity J Lord didn't bother to check the tenants often and the issue with the Cockroaches, but only phoned the tenants and held them on their word. Ridiculous.

I got the pest control in and he confirmed that they brought them in because there were thousands. The whole block had to treated as well, but luckily there were not many in the neighbouring flats. 

They also do an end of year report without asking you and charge you for it.

Many other problems, took weeks to send any engineers out/builders for various problems. Very rude, never got anything done, will never, ever rent through them again. When we moved, the amount they took from our deposit was absurd, and we managed to negotiate it to over half the original sum proposed, which to me says they know how absurd the initial estimate was.

If you have locked yourself into a simialr situation - my only advice would be to keep pushing - you have to if you want anything done - don't think they will get on with it - keep chasing and make sure you keep all correspondence you have with them. The chances are you'll need it soon.

On both occassions the landlords tried to keep my deposit, and on both occassions they utterly failed to protect me. Both times they "lost" their copies of the inventory and other important paperwork, leaving me unable to defend myself against false accusations that I had damaged the properties. In one case I even ended up paying to repair some damage that had been there before I moved in.

I agree with the landlord saying the centralised office is a nightmare too. It helps them to conveniently "lose" documents and makes getting damage deposits back very tricky- in one case it took me six months and a threat of legal action before they finally coughed up.
