		<description><![CDATA[Our home was placed on the market £13k below valuation ( to entice viewers) we were told. We had told EEA our rock bottom price and our acceptable price. Within 4 days we had 6 viewings and an offer just above our acceptable price which left us with above rock bottom price after all fees were subtracted. If you are prepared to ' take a hit ' on your house value, then this is the company for you as a seller. We accepted the offer and the house sale goes ahead soon. As a buyer maybe you should be aware that EEA will do everything in their power to get best price for their client ( that is what the client pays for and what they are told by the agent). The buyers of our house were maybe lucky we knew what we wanted as acceptable and therefor did not need the full valuation price. This company and system is maybe not the best if you want a cheaper house ( as a buyer) or you want full market price ( as a seller). Sellers 'taking a hit' is what gives EEA the EXPRESS at the start of their name. They do exactly as advertised and exactly what their client asks for.<br />This person would use Express Estate Agency again.]]></description></item><item>

		<description><![CDATA[I am a cash buyer wanting to view a house in Basegreen Sheffield. Anyway this particular house went active on the 4th of May 2012. I called Express up 3 times to arrange a viewing only to be told that someone would call back to arrange this, and guess what! no-one did so I called them Saturday morning and they promised me someone would definitely phone to arrange a viewing that day, guess what! no-one did. The final attempt came on Sunday the 6th of when I contacted them to explain that I really wanted to view these premises, so they promised yet again that they would without doubt call me bank holiday monday to arrange a viewing that very same day and you guesses it, no-one called.
I did however receive a call from them tuesday the 8th informing me that someone had seen the property over the weekend and made an offer that the owners had accepted. The properties owners will be informed of Express agency tactics and I feel that these owners have indeed been neglected of other rightful bidders on their property. I would not dream of using this agency to buy or sell any of my properties.<br />This person would not use Express Estate Agency again.]]></description></item><item>

		<description><![CDATA[We had previously been with another estate agent for nearly 3 years and only had managed to get 4 viewings but when we heard about express estates we thought we should give them a go.......best thing we ever did!!  Within the first month of being with them we had already had nearly 10 viewings and had also got a few offers put to us!!
The staff were very helpful and considered us every part of the way right up to the day we sold which only took about 3 months !!  They did all the hard work all we had to do was make sure we were home to show all the prospective buyers round haha.    The staff were so nice to us and very honest about the price of our home and if we ever had any questions you knew you could give them a call and they would do their very best to answer anything!!   All in all both my husband and I were very pleased with the service they provided and if we ever needed to buy or sell in the future we would definately recommend using express estates !!<br />This person would use Express Estate Agency again.]]></description></item><item>

		<description><![CDATA[Be warned that this company has a minimum charge of £2,495 + vat this is as dear as the most expensive local high street estate agent. The guy who came round to value the house told me it was £250 +vat which is more in line with other internet agents and for an extra £100 you get solicitors fees, surveys all sorts.  When I asked the negotiator Hazel what exactly do you get for this extra £100 she said she would find out but it was 249 0r 349   which seems to be a policy of this company  to hide the true cost. They are members of the property ombudsman scheme but do not follow its code in any way shape or form very dodgy practices. Steer well clear of this company is my advice.<br />This person would not use Express Estate Agency again.]]></description></item><item>

		<description><![CDATA[I'm going to be completing tomorrow on the purchase of my first ever house and I just wanted to give this agency and it's staff the praise that they deserve for all their hard work.
From the very beginning they were helpful and informative, and in particular Victoria Smith helped me massively when I didn't know how to approach the next step in the purchase. She kept me informed of how the sale was proceeding from both sides and never lost patience with me constantly asking how it was going towards the end!
I would definitely use them again in the future and will be recommending them to my friends and family.

		<description><![CDATA[The intial response to requesting a viewing seemed a little drawn out, as the person on the end of the phone had to get someone to call me back to arrange it. Other agents have dealt with this part much more speedily and I did wonder how this process was going to be. I needn't have worried as once I had made an offer on the house and I was passed on to Sophie in the progression team, the service was nothing short of excellent. The purchase was held up by varying problems to do with the buyers solicitors and Sophie was there to help at every turn. Always polite, efficient and willing to listen. After making enquiries, calls were always returned within minutes and I was always kept upto date of information recieved. Towards the end I was getting impatient as I felt the process had dragged on for far too long. I was making daily calls to Sophie who I can honestly say was the only person I felt was actually trying to achieve the same goal as myself. The sale eventually went through and we exchanged and completed on the same day whaich was tense! Again Sophie was there every step of the way keeping me updated immediately and guiding me through the day. Thank you for keeping me sane those last two weeks, I have no complaints and wish I could say the same for the agents that I used to sell my house!<br />This person would use Express Estate Agency again.]]></description></item><item>

I sent an email to ask for more information and within minutes of sending, I got a phone call so I arranged a viewing.
After the offer was accepted Sophie was put in charge of the sale.
It certainly wouldn't  have gone as quickly as it did without Sophie's help and knowledge.

		<description><![CDATA[I enquired with Express Agency about selling my house, which has been on the market for some time. We have offers which are not in a position to proceed at this time. A valuer arrived at my house, and after a survey and chat, informed me that the house would be marketed at £10k less than it was currently on the market for. Asked about fees I was told the minimum amounted to £3,600 after VAT was added which is over twice that of a regular agent. Asked about multiple agents, I was told they would be sole agent and any offers accepted by buyers who previously viewed would require my paying Express Agency their fee also. 

I concluded that all they do is reduce the price of your house currently marketed by £10k. Charge a ridiculously high fee. Ensured they had a monopoly on the sale of my property.

There may be other twists which I never found as I declined.

I have been involved in 7 house sales/purchases and this is by far the worst service I have ever received. I have received 2 phone calls in 2 months after the property went on the market. I have not had my calls returned and despite asking 4 times I still have not had my home energy report which I paid them for..
I do not have any details of the people at the agency who Im dealing with, thats how little contact Ive had from them.
The agent who came to the house certainly had a good pitch and promised much, but as soon as I signed the agreement they lost interest. I was told that they charge more because they work harder to sell the property. All they have done is place it on some websites!
The property is advertised £15000 below what the other agents advised but there has not been any interest. A colleague at work informed me that Express have a bad reputation for messing purchasers around, perhaps this is the reason.

		<description><![CDATA[We bought a property through Express Estate Agency.  Lucy was our contact and she was great.  She contacted us every week to keep us informed even when there was nothing to report. 

The price was agreed at the beginning of December and the sale was to be a  simple process, - no chain involved, no mortgage to raise.  Indeed we were informed completion would be as near to the end of January as possible.  However, the process took over three months until we finally gave an option of completion within a week or we pull out.  Surprise, surprise the contract was signed and completed within the week.  However, disappointingly we visited the property two days before completion and was reliably informed that around 10 further viewings had taken place since we had viewed the property!  Also, there was no &quot;Sold. Subject to Contract&quot; on the For Sale sign.   Therefore my advice if you are buying with Express Estate Agents is - be on your toes, push the deal as quick as you can.   Although I have rated EEA as poor - this was to get the attention of buyers,  I would use them again but I would  not sit back patiently waiting, accepting excuses whilst the property was still being viewed.<br />This person would use Express Estate Agency again.]]></description></item><item>

My house was up for sale with a local estate agents for 2 years and i did not get one viewing but after my property being on the market for 1-2 weeks  I got 3 viewings with Express Estate Agents!!!  My house was sold after a couple of months.

I cannot fault the staff i dealt with especially Ami who kept me informed along the way with feedback from the viewers etc and also gave me great advice on the purchase of my new home. 		<description><![CDATA[I've been trying to sell my house for the last year with the local estate agency but not getting any joy. I decided to give Express a chance to sell my home and I've been very impressed with what they have done. 

The valuer that came to the house was very professional and talked me through the whole process. As soon as my notice period finished with my other agent my house went on the Express website.

In the first week we had 5 people view the house and we agreed a sale with one couple for more than we were expecting.

The progression team have been excellent and I am very happy to have just exchanged.

		<description><![CDATA[If you are really desperate to sell these people are the ones to go to.  If not, avoid them.  We were with a local agent getting interest at about 10% below valuation.  EEA wrote several times with stats about their sales record.  A valuer came along with the 'spiel' about OIEO being a strategy to get buyers interested and then they would assist in getting the price bid up.
In reality the only attempts at negotiation have been attempting to get us to accept offers 'below' their initial OIEO price.
Desperation in this housing market is clearly with the agents but remember that when they encourage you to accept tens of thousands of pounds less that their 'loss' is only 2% of that.  your loss is 98%.
A number of potential viewers knocked at the door unable to get their calls to EEA returned.
The bottom line is that their advertising is aimed only at those who want a quick sale.  A 'strap line' on our property on the internet announced a £40,000 reduction in price.  This was not agreed with us and was a direct contradiction of what was agreed with them.  They reluctanly took this off but then reduced the OIEO figure by £5000.
Of about 15 viewings only 2 were in a position to bid at something like the figure we agreed with EEA we may accept.  the rest all had budgets including the OIEO price but were not in a position to get involved in any sort of bidding.
 A very unsavoury aspect was when they attempted to push an offer  at the (reduced) OIEO price telling me one down the road, had gone for £10,000 more but was better then ours.  As this had been bought by one of our first viewings (not an EEA sale) who were budget constrained at that price, and as the property in question had not the kitchen extension we had, nor the conservatory - and the kitchen units in that house had just appeared in a skip outside - I asked just what sort of comparison this was!  No answer came but it was clearly one which might earn them a commission, they hoped.
A few days later they said they were giving us notice that they were removing our property from their books in 14 days (saved us doing it) but wanted us to agree to them dropping the OIEO figure by a further £10,000 for the last two weeks.
WHEN THEIR OIEO SYSTEM CAN ONLY PRODUCE VIEWERS BUDGETARY CONSTRAINED AT THAT PRICE (HOW EASY IS IT TO GET THE LENDERS TO BREAK THEIR POLICY RULES IN THIS CLIMATE) HOW WOULD A REDUCTION DO ANYTHING OTHER THAN ATTRACT YET MORE PEOPLE WHO COULD AFFORD IT EVEN LESS?

EEA route may be ok for some.  Their method however depresses the market and each time they browbeat a seller into reducing the price further their's becomes a self fulfilling mantra.<br />This person would not use Express Estate Agency again.]]></description></item><item>

I am writing on behalf of my daughter, she had seen a property for sale at offers over £129,000 made an offer of 127,000 only to be told that the vender would not accept this price, she then made an offer  of £132,000 they then came back and said that the price was now offers of over £140,000 inferring  that offers over that price had been made, she then made another offer of £144,000 they said they would come back to her that day which they did not, she chased them again and eventually they got back to her saying that the price was now offers over £150,000 and she had to ring back befor 2 p.m. With a new offer.
I then phoned them up, pretending that I was interested in the house and the price quoted was offers over £140,000 I then   explained that I was ringing because they had been messing my daughter about on a house she had fallen in love with. What this company is doing is put a house on the market for a cheap price then pretend that offers of various amounts had been made in the hope that they get a much higher price. I know that estate agent have got a reputation but this company exceeds even that. DO NOT ENTER ANY CONTRACT WITH THEM

This is because they under price them in relation to the price the &quot;actull&quot; are looking to achieve. The prices advertised are only there to tempt you to view, and encourage a bidding war amongst interested parties. I was aware of this, having reas earlier reviews, and looked at  house prices OIEO £99,950. I asked them whether an offer of £100,000 would be considered, and was told no. I asked if an offer of £110,000 would be considered, and was again told no. When I suggested that the advertised price should perhps be OIEO £110,000, the negotiator could offer no defemce, other thn to waffle on about other stuff. Can't really understand what is going on as upon making an enquiry they stated that offers had been made in th reagion of £415,000. Seems to be a reasonable offer but obviously not accepted by vendor.  Appears to be a dubious advertising ploy by this ageny... It sold within 4 weeks of going on the market, and all the way through from the intiial survey through marketing, then through negotiations to final completion, I had many, many phone calls keeping me fully informed of each and every step with help offered on each part of the process. If I have to sell any more houses I would go to Express as a matter of course. They are so polished and proffesional they make &quot;normal&quot; estate agents look like amatures.

		<description><![CDATA[In the current market i was wary of what to do next, as my house had been up for sale all summer and not one viewing ...i got a leaflet through the door and read they could sell it in 8 weeks!..i though what a load of tripe (thats what i actually thought)...but infact it was a reality...the guy that came to my house couldn`t believe the other estate agency didnt get me one viewing (bloody useless)...anyway he said &quot;you`ll get loadsof viewings&quot; ..i never believed him after my tormented summer of nobody coming round.
Anyway to cut a long story short i had vertially a viewer a day ..it was fantastic..not all of them understood the low price thing (to encourage a sale) but the ones that had half a brain understood the concept and although i got a lower price than i wanted (not much lower) ..i was happy with the sale in the current climate...i think people have to be honest with their house prices and as a realist, i knew i had to sell the house at a realistic price and not a dillusional one like most people who like to think their house is worth so much more...but they are the type who will never sell...i am happy overall ..jobs a good`un!!! many thanks. The advert both on Rightmove and on their own website stated the property had been substantially reduced from a previous asking price, and that the vendor was looking for offers over £459k for a quicker than average sale.  We have no property to sell and offered first £460k, then £470k and finally our top price of £480k.  All were refused and after much pushing, Epress informed me that the vendor had already turned down an offer of £495k with a previous agent.  I'm afraid I consider that false advertising.  We wasted our time viewing and negotiating, when no offer less than £40k over the asking price was going to be acceptable !! 		<description><![CDATA[I was looking to buy this gorgeous detached house that i had been to view a couple of times.  So i put an offer in on the Tuesday and i spoke to a polite lady on the phone. 

 The house was advertised on the internet as 'in excess of £109.950...really good price i thought for the quality of the house.  So i offered £120.000.  On the phone she told me that she would then get in touch with the vendors and get back to me with an answer.  

So that afternoon i waited patiently with my mobile in my hand.  No call back.  Ok i thought perhaps the vendors need time to think about it.  Wednesday went by still no call back.  So on the Thursday i decided to phone the estate agents for any news.  Spoke to the same lady who told me that just before i had rang she had left a message with the couple..hmm ok.  She again said she would get back to me. 

 Thursday went by no reply.  Friday... I rang AGAIN.  At this point she turned around and told me that she thought that £120.000 might be a little too low as she said that realistically they were looking for approx £130.000....ok i said ill up my offer to £122,500.  She said that she would get in touch with them THAT DAY and then get back to me.  At that point i questioned her and said 'will it defintley be today?' 'yes' she said.  suprise suprise no she didnt!! 

The weekend went by so did Monday, Tuesday and Wednesday....NO PHONE CALL BACK!  Absolutley livid! On the Thursday i decided to phone yet again this time taking no excuses.  Believe it or not she was still waiting to hear back from them.... ' i dont believe you' i said back to her.  I told her 10 days i had been waiting for a response from her and not one of those days had she phoned me back, i had to do all the chasing around phoning her.  I told her considering they are advertised as a 'quick sale' estate agency they do not live up to their name and i am really un-impressed with the way things have been handled.  I said that I had been tempted to go to the vendors myself as i dont not live far away from them and discuss matters with them instead face to face.  I had an apology and a few 'buts' but i was frustrated to say the least!  She then said she would phone the vendors at that time and phone me back.  Within 5mins i had a call the fastest she had ever responded!!  only to give me crap, misleading information.  All of a sudden the vendors were looking for £145,000!!  £45.000 more than originally quoted... what the???? That was it for me i turned around and said it was disgusting how they could put a price of 'in excess of £109,000' on the internet and then suddenly wasnt £145,000, such false advertising!!! After the lady on the phone trying to butter me up with lame excuses i just said forget it im not interested anymore and have lost all faith in this shambolic so called estate agents!!!

I didnt know what to expect because Id never heard of them before seeing their website. I had a visit from a lady at 1st who was very polite and proffessional. I was reassured after speaking with her.

So far Ive had 7 viewings since it was advertised two weeks ago which is far better than my previous agent did. 3 have put in offers. 1 was low and the other 2 are around what I want. Hopefully it will be tied up in the next day or 2...fingers crossed.

This is our first property and the first time I saw the house was up for sale, I rang the agency immediately and a viewing was arranged for the following day. After the first viewing, we knew this was the house for us and a week or so later, we were in a position to make an offer, which thankfully, was accepted.

The agency have answered any questions I have had and gave out advice which was really helpful, as I said this was our first property and were not sure how things progreesed.

		<description><![CDATA[We have just sold our parent's property within 3 months, after marketing it for almost 2 years. Sounds great, however the price we were advised to market at, was far below what we wanted, less than two thirds what we had previously marketed at in fact.  Knocking £20,00 off a £200,000 house is one thing but off a £55,00 house is something else.  We were assured that this was not a problem as groups of people would view and then bid against each other and we would get near our true asking price,and we were shown examples where houses marketed for £60.000 made £90.000. No groups but plenty of individual viewings by people who thought ,as the house was empty, we must be desperate.  We also had several no show appointments which meant a 20 mile round trip for me for nothing.  We were assured in the beginning that only people who were really interested and in a position to proceed would be sent to view. why didn't they show up?
They may have 24 hour phone service but some of the time it is a manned phone without support, for example if you are a seller asking where the viewer is! I did have a number of occasions when calls weren't returned which I found frustrating.
The fees were almost 10% of our sale price, which is a bit steep.  I wouldn't sell using the agent again, nor would I buy through them as I don't think the price stated is anything close to what the poor seller wants.
We accepted a pathetic offer in the end but we felt we would never have got what we wanted anyway. Selling your parents home when they die isn't nice and we just got to a point where we had to sell to move on and tie up loose ends.<br />This person would not use Express Estate Agency again.]]></description></item><item>

they are, WORSE, and in sw scotland the local estate agents take some beating for being useless!!

I decided to go with my local agent weâ€™d used before to buy our last home instead. They were ok but We had it on the market for six months with them and it didnâ€™t sell.

Express kept in touch and we decided to give them a go. We had one viewer in the first week who made an offer but it wasnâ€™t what we were looking for so we rejected it. A few weeks later we had a couple more and we agreed a sale for slightly more than we were looking for.

Overall I honestly canâ€™t say a bad word about them they were excellent. We were nervous at first because I didnâ€™t know of anyone using them to buy or sell. My only constructive criticism is the number of times they call when the sale is agreed. Although they said this was tio make sure the sale went smoothly (which it did).

I would say they are polite, professional, got me a good price for my home, friendly and always happy to take my calls.       

Iâ€™m not sure about for buyers but I would recommend them to anyone looking to sell. 5***** rating.

I have reviewed much of the positive &amp; negative commentary about this agency and will update this review as we proceed through the process.
Firstly I am an experienced business adviser and have studied buying behaviour at 1st Class Degree level so I consider myself qualified to contribute to the debate about business processes and the psychological buying process that is being leveraged by this company to pro-actively stimulate a somewhat depressed market.
Whilst I aim to be objective - as the seller, we are naturaly wanting to achieve the best price possible in the current market from qualified viewers in a position to proceed. On the other hand, we understand that a potential purchaser would wish to buy the most suitable property (hopefully ours) at the lowest possible price (lets call this 'THE GAP') This is basic common sense - but the psychological buying process in such a depressed market does not serve a 'traditional' agency approach i.e. react to the market, ignore too high priced property on your books, don't really consult with your seller on market fluctuation, let anyone view etc. you get the picture.. we had been on the market for nearly 3 years before Express and have the scars to prove it!
Consequently we responded to a quite radical, proactive approach to get interested parties together for some serious negotiations aimed at bringing THE GAP closer enough to both parties to stimulate a purchase when there is much uncertainty about current and future values of most peoples main asset - a very emotive subject. At this point I will stop buying behaviour stuff and get onto where we are up to so far (more of which later)

Following my first contact with the company, I was called back within the day by James to arrange a viewing. The next day after viewing the property, James called to gauge our interest. Once an offer was accepted, our case was then dealt with by Melissa and Jenna. Both kept us regularly informed with progress, assisted efficiently with the re-negotiation of sale price post survey, and even kept the pressure on the solicitors to ensure the sale completed in good time!

		<description><![CDATA[I recently saw a property advertised on Right Move for a lovely 2-bed flat in the town I'm looking to live for 'Offers in Excess of £89,995'. I was really shocked at the price so rang Express within minutes of seeing it online, and arranging a viewing for the very next night.

My partner and I absolutely fell in love with the flat and rang Express the second we left to put in an offer. As it was advertised as 'Offers in Excess of...' we decided to hedge our bets and offer £95,000 which we thought was fair. The girl from Express told us that only the highest offer would be put to the seller, which I found difficult to understand as there could be more potential viewers who may offer more, so how would they know when they had the highest? She also said that as it was a Friday and the office was closing for the weekend, I probably wouldn't hear back from them until Monday.

That evening I researched Express online and was dismayed to see all the bad reviews (I now know why!) and was also shocked to see that they have a 24/7 helpline so they never miss a viewing/offer. So much for being closed over the weekend. I rang them on Saturday morning and told them, truthfully, that we were still looking elsewhere and would need to know if our offer was accepted or declined. The guy I was dealing with, James, called me back within the hour and told me that the seller had declined, but recommended I put in the absolute most I could afford so that if it was declined again I would know it was too expensive. We discussed it and decided to put in an offer for £105,000.

After 3 days with no news, I had to ring Express to see if my offer had been accepted. They called me back and told me again it had been declined and that the seller was after £115,000! I couldn't believe if this was the case that they had put the starting price so low. I felt cheated and really annoyed. Express then asked if we wanted to meet in the middle but I had to point out that my offer was the absolute maximum I could afford, so he suggested I leave the offer on the table and he'd talk to the seller and see if he could convince them to accept.

For 2 weeks I called periodically and asked if there was any news, and every time I was told he was working on it. In the end I told James that I would be happy to just be told it was a definite 'no' as I couldn't bear all the hanging on waiting. 

Finally after getting no response, I posted a letter through the door of the property telling the seller I was having difficulty getting anything from Express and gave them my offer and my mobile number so we could discuss. A few days later, the seller's son (who was dealing with the sale for his mother) rang me and said the offer was too low and they needed £115,000 so we decided to part ways. He was very apologetic about the situation and told me he had warned Express that was the price they were after.

I have since seen on Right Move that the price is now advertised at 'Offers in Excess of £99,995'... still not very honest or accurate. As of today I am also still waiting for a phonecall from James to confirm if my offer has been accepted or declined, because as far as he's aware I still don't know if it has.

Every time we rang, James was either not there and we were promised a call-back (which never came) or he would say all the right things to us on the phone but then never call us back with information we asked for. Also, had the property been online for an accurate price from the start we wouldn't have gone to see it as it would have been deemed too expensive. I am also furious that I had to go out of my way to get in contact with the seller to find out about our offer.

I'm absolutely disgusted with the service we received from Express and I feel sorry for anyone who is trying to sell their property through them.<br />This person would not use Express Estate Agency again.]]></description></item><item>

		<description><![CDATA[I used Express Estate Agency when purchasing my 1st house.  I had been looking for a property for some time when I came across the one up with Express, I phoned and spoke to a lovely young man called James who arranged a viewing on the property for me the next day, I then requsted a 2nd viewing with my mum which again James arranged within a day or so and after that 2nd viewing I decided to make an offer.

The vendor explained that she had had the property on the market with another agent for some time before changing to express but hadnt received any interest. Within a week of the property going on the market with Express both myself and another person put offers in on the property - luckily I had my offer accepted after increasing it. I did pay more than the advertised price but I did expect this as it stated offers in excess of, I still however managed to purchase my dream home at an excellent price.

I would thoroughly reccomend this Agency as I found the staff helpful and efficient and within a matter of weeks Id purchased a wonderful home.  I was a first time buyer and at the start was quite nervous about the whole process, from the minute I spoke with the guys at Express however I felt thoroughly reasured!! 		<description><![CDATA[The company advertise that they contact any views after they have been round. They don't. On their site they advertise that they send around a local agent to get details. They don't. They don't have any room sizes. They don't have any property details. They don't contact the vendor to get details. They need convincing on the phone that they are advertising the property. They post the advert on Rightmove with a different price then their own website and then claim they don't care what the price is on Rightmove. I really can't see why any seller would use these people. They are rude, un-helpful and un-realistic. I'm almost tempted to go halves with the seller on paying for a decent estate agent or helping them advertise themselves as it would be a better experience.<br />This person would not use Express Estate Agency again.]]></description></item><item>

		<description><![CDATA[Myself and my partner viewed a house through this agency which was listed in excess of £114950, we put the first offer in at that price and had to chaise them for 3 days to see if the offer had been excepted they finally got back to us after we had lest several messages and said that the offer had been declined, we then went back with an offer of £11800, after a week of not hearing from them we called again and was told that the offer was declined 4 days prior to the call so yet again they couldnt be bothered to get back in touch with us to let us no that the offer had been declined, not givig us chance to go in with another offer. I am disgusted with there communication skills and also there quick buy advertising, also found them to be quite rude and abrupt!!!!!! We wont be putting any other offers in on the property due to this, i feel sorry for the person that is trying to sell there house through this agency as they are truly useless.<br />This person would not use Express Estate Agency again.]]></description></item><item>

		<description><![CDATA[I am currently on the market with this company and now experiencing problems with them. Our property had been valued previous to contacting them but not on the market. We were looking for a quick sale obviously at a fair price but willing to take a drop in exchange for the quick sale. We talked through and showed the valuation which we had and they agreed was accurate and achievable but in order to get most interest advertise the property considerably lower to attract most potential viewers (as this they stated was their tried and tested method.) The problem we now have is we explained to them the lowest price we could afford to sell our property for (£12,000 lower than the valuation report) but the offers we are receiving are around the price they have it advertised (£25,000 lower than the valuation report) viewers are expressing things like - 'Wow we thought there was some thing major wrong with it being marketed so cheap' etc but they are obviously only able to place offers in the region they can afford i.e. savings or mortgaged offered. These offers are not hitting out minimum and yet Express are advising us to take each one as our property has been over valued. Yet they agreed with the valuation!!! Also with the useful tool of the Internet I have been able to track my area and see properties both marketed and selling for the prices we were looking to achieve. I believe this firm to be mainly interested in hitting sales targets and not achieving what is best for the people using the service as even purchasers are being misled by the low marketing price. I would love to be able to sell my property so cheap and give someone a real bargain and foot on the property ladder unfortunately unable to do so. I feel so let down by this company and stuck with them for a 12-week sole agency term before I can do anything about it. I would not recommend them at all; they state high street estate agents over value property in order to get your custom, well guess what so do they as they sat in our house and agreed it was all achievable and within days!!!<br />This person would not use Express Estate Agency again.]]></description></item><item>

		<description><![CDATA[I tried to book a viewing for a property advertised as 'Offers in excess of £119950', only to be told that the vendor would not consider any offers under £135000.  She said there was no point in booking a viewing, even though we are cash buyers, with no property to sell in a position to proceed straight away. 

Annoying sales patter too.  ie 'loads of interest in this property', 'loads of viewings booked this week' ;'we don't have room dimensions as we don't have time to prepare full details, as our properties sell straight away'. I asked how long the property had been on the market and was told about a month. Yet I'm sure it has been on Rightmove for months.

I'm no expert, but I find it highly doubtful that in today's market people would be flocking to offer substantially higher than asking prices, and be willing to enter into 'bidding wars' as stated on their website.<br />This person would not use Express Estate Agency again.]]></description></item><item>

Was helpful enough on the phone told me they would get in touch with the vendor and make sure the time and date I wanted to view was ok with them. The guy called me back less than half an hour later saying the vendor worked nights and offered me another time for the viewing. I agreed the time and the guy said he would email me confirmation. I never recieved this. I have been in touch with them about a different property 3 times now and still don't have a viewing. Spoke to someone on the phone on Saturday who said they would call me back and never did. Then filled in a web form today, they called me and left a voicemail asking me to call them back. I phoned them back an hour after the voicemail and no one seemed to know anything about leaving me a message. The girl on the phone said she would find out who called me and get them to ring back. All I want to do is get a viewing. I'm
a first time buyer so no property to sell and have a mortgage promise so I am in a good position to buy quickly. I asked for a copy of the home report (the property in question was in Scotland and it's a legal requirement) and further details on room dimensions via a Zoopla link to the Express Estate Agency.

I heard nothing so I called the Express Estate Agency direct.  I was promised a copy of the home report by the person I spoke to.

I then sent an email throught their website explaining the above and that I hadn't received the home report.

I was sent a text message the following day, asking me to call them to arrange a viewing, despite the nature of my request - i.e. more information.  By the way, that's all they seem set-up to do - arrange viewings - their operators will tell you that they only have the information that is already displayed on the website, nothing more.  What sort of estate agent doesn't have room dimensions for the properties they're selling?

Anyway, When I phoned back, the person that left the message wasn't available, so I spoke to somebody else.  I asked if a home report was available and they told me it definitely was but they thought the property was now under offer.  I was still promised a copy of the home report though.

Not long after, I received a call (from the same person) to say that the property was actually sold (so I wouldn't be getting the home report) but I would be contacted if it came back on the market.

Over the next few days, I periodically checked the Express Estate Agency website and found that the property in question was still advertised as 'On Market'.

I sent a final email through their website asking why the property was still apparently on the market, despite what I had been told previously.

I heard nothing.

I then asked someone else to call the Express Estate Agency to ask if the property in question was still on the market.

They were told IT WAS still on the market.

Disgusted at the above (but frankly having no further interest in any property marketed by these people), I sent an email to their MD to express my views. 

Shortly after, the property was removed from their website, although I received no reply.

If you have visited www.expressestateagencyreviews.com you will notice a very different set of opinions for the Express Estate Agency.  They're all glowing - full of praise.

Which seems odd, until you realise that the domain name is owned by the MD of the Express Estate Agency!!!

I am a first time buyer with a mortgage promise in place and on the initial call I gave an offer of £12000 above the asking price. I asked if they had received an offer to which response they hadn't and they will contact me as soon as possible. 48hrs passed and no response so I tried again....and Yes you guessed no response. I continually spoke with someone  each time I called and still no response. They call themselves an express agency and advertise that they have a 3 week turn around on alot of their properties.
