		<description><![CDATA[Viewed one property and they charged £260 admin fee and holding fee.Lease this little flat for 6 months to 1 year. at £450 per month.
Then some real posh sounding idiot called and said he was from MARAS in London,, I mean I'm in Scotland dealing with a Scottish company and they veto me with a company in London? When asked why I wish to rent the flat I told this person I have been in business 4 years and I am opening my 3rd branch in Stirling. He then said &quot;you check out ok but I would like to see 4 years of your business accounts&quot; !!!  When I stated I would not give him this he then put down the phone and Clyde called me within 5 minutes to inform me I had been turned down for the flat. Refunded the holding money but not the &quot;Reference Fee&quot;  Rubbish way to be treated by any one never mind when I only want a wee flat to rent. If I checked out OK that should have been it. I checked out with another agency on a more expensive flat and moved in. Would rather have had the town centre one though. Cheryl was really helpful and managed to get lots of viewers quite quickly and we actually got a closing date, despite other agents having told us that the market was pretty bad. 		<description><![CDATA[I concur in full with the other reviews here.  Furthermore, they are not only awful from the tenant's point of view, they are also terrible for landlords.  My landlord got in touch with me as soon as I moved into the flat I rented through Clyde because he was concerned about a problem with a boiler that had been ongoing for some time.  Clyde's property managers had not resolved the issue over several months and all subsequent property management issues were dealt with between myself and the landlord during the 6 months I spent in the flat.  My landlord is now using another letting agent.  

Having just moved out, I have been told that it will take them 'several weeks' to process the check out and then release my deposit, despite the fact that they are signed up to the Association of Residential Lettings Agents and should be complying with The Property Ombudsman guidelines which suggest this process should take no longer than 10 days. 

When I first moved to Glasgow I thought that the numerous Clyde boards visible outside flats simply indicated that they were a big agency.  Now I realise it is more probable that tenants don't like staying in flats managed by Clyde, so they have a higher turnover of tenants.  Landlords beware!!

		<description><![CDATA[I too wish I had seen these reviews before I agreed a contract with this bunch of con-artists.

It seems that cleaning is a key issue, I too cleaned the property to a far higher standard than I took it on at but they disagreed and charged me with over £120, a fee that they could not advise me of until the cleaners came up with their magic figure!  The guy assessing incidently told me that he still lived with his parents, so not exactly the voice of experience in assessing a rented property that his Mum hasn't cleaned!
There was no inventory, despite repeated requests, an incomplete set of keys which I eventually had to pay to complete after 4 months of waiting (of a 6 month lease!), and despite the production of a receipt as requested, am still out of pocket.
Emails have gone unanswered through out the tenancy and beyond.
I am not supposed to contact the new tenant but have no choice as they are not forwarding my mail as promised.

I should have been warned by the cock-ups even before I signed the contract.

Do not rent from Clyde property!!!!

We had very bad experience and still not resolved all our issues!

On top of that I changed dirty blinds at my own cost and left very good curtains wich landlord loved.
But Clyde said we left our flat in a bad condition, withour our approval they call professional cleaners and charged us 280 pounds!!! 

On top of that they said we didnt pay all ammount of rent in some month in 2006! So after 6 years the came up with this, that we didnt pay rent. I am trying to get my banck records to veryfy that.
They dont want to give our deposit of 1000 pounds back. They keep on coming with stupid things. Now they are telling me to pay for new blinds in the property bcz landlord didnt like the ones I put(It want my resposibility at all in first place).

They are total crooks and I am strating a court case against Clyde and landlord.

Please do not deal with this fraud company!!!!!


Do not rent from Clyde property!!!!

Took our rent money and failed to deliver a wind-tight, water-tight property throughout the entire lease period.  Property had streams of water inside, enough wind to blow out the candles on a birthday cake, driveway that washed away any time it rains, and generally was completely unmaintained.

The property was unfit for human habitation, yet we were unable to get repairs, exit the lease early or any comfort, aside from regular promises which were never upheld.

It beggars belief that a big name company like this would be such slumlords, renting out property unfit for livestock and representing unregistered landlords.

		<description><![CDATA[Terrible experience with Clyde Property from the beginning. Firstly when we were signing the lease they had asked for a administration fee which we were happy about but paid, then after the contract had been signed then asked for more administration fees which we refused to give as they had not mentioned either of these to us before signing the lease. so we moved into our flat where we soon noticed the boiler wasn't working, a repair man was called and soon discovered that the gas was via a gas card which we had not been told about and works out about double the normal price. A month later when rent was due to be taken out or so we thought as we had given our bank details over we got a letter through the door saying rent was overdue and we would be charged a late paying fee. Not happy i called the agency and they had forgotten to tell us that we had to set up a standing order and still demanded a late fee !. 3 months to the end of our 6 months lease dampness was leaking in through the ceiling our our flat so once again we contacted Clyde and told them of this as mould was beginning to appear on the walls. Over a month later we had still not heard anything back, i am an asthma sufferer so as you can imagine was not ideal. Phoned back Clyde and the said they had no details of us phoning them ! Couple of months later still noting done so the landlord agreed to end our lease a month early. During the final inspection of our lease we signed a document saying that there was no cleaning that needed done with the inspector which was there. Couple of weeks later we got a phone call from Clyde saying they were taking money of our deposit because cleaning was needed. The man which had done our inspection decided to add in stuff once we had signed this document , which is illegal. We told Clyde not to take that money out of our deposit as we did not sign what was written down, the man admitted to us that he had changed the inspection sheet and was sorry it was his fault but of course Clyde property took the money out of our deposit. I will be taking this further with Clyde and will tell anyone not to use them !<br />This person would not use Clyde Property again.]]></description></item><item>

		<description><![CDATA[I wish I had read these reviews before signing up with Clyde.
It took 7 months to get our house rented out, and during that time they had no helpful suggestions as to how to get tenants in. Communication was awful, we had to chase them, despite promises of weekly updates.
When they eventually found tenants, they told them the property would be unfurnished when we had clearly stated it would be part-furnished, resulting in us having to hire a van and make another trip to remove furniture. Despite it being their fault they offered no help. They refused to let our tenants move in on the day they wanted because they already had 4 sets of keys to release that day!
We have just received our first months rent - 9 working days after the tenants paid! It was paid into the wrong bank account and they charged us twice for the advertising fee. The agent we deal with neglected to tell us that a £250 &amp; vat fee would be coming off the first month's rent when she confirmed the amount we would be receiving.
They are incompetent, inefficient and unhelpful. We will not be renewing our contract at the end of the current lease.<br />This person would not use Clyde Property again.]]></description></item><item>

		<description><![CDATA[Whether you are a prospective tenant or landlord avoid Clyde Property at all cost! I rented one of their properties for two years. In that time I have found their staff to be extremly unhelpful and the customer service of their property management center abysmal if not non-existent. If you have any type of issue you wonâ€™t be able to get anyone to take ownership of the problem. You will be passed from pillar to post and spend days waiting to get any sort of help. Youâ€™ll eventually find out that you are paying for a service that simply does not exist. So why go through them?
Clyde property hires contractors who give them no account of what they do. For example in the last few years plumbers have come to do a simple job, like a leaking tap, and have made 3 visits to get this done ! Of course the landlord is charged for each of these visits.  A real scam in my opinion.  They also charge landlords for monthly flat inspections. These, in my experience, are only done very sporadically, if at all. So if you are a landlord you are not putting your investment into good hands with Clyde. 
As a tenant here is one example of the many futile conversations I have had with them. There was an occasion when I had no hot water in the bathroom. After spending 7 days trying to get some assistance I was told that the matter was important but not urgent. More than a week without a shower and no support or assistance whatsoever! 		<description><![CDATA[Used the Bearsden Branch to let my flat and was very disappointed at the unprofessional serivce I received throughout the process. Although my flat was only on their webiste for one day before a perspective tenant was found  - that is really their only saving grace. The first problem was when showing the person around my property where a staff member took it upon themself to turn my electricity off...each individual breaker. My flat alarm was going off for two days before a neighbour was able to contact me. I stipulated what kind of tenant I wanted in my property and was told they were a couple with 2 cats...tenant turned out to be a single student (I specifically stated NO students!). The letting contract sent out to me which detailed the T&amp;C's of the let was signed and dated with a random date in April of 2010...the person moved in Sept 2011! They kept the rent and deposit for an extra week and didn't give the tenant the inventory or switch over the utiities as &quot;promised&quot; and which I paid them more than £500 to do. To cap it all, for all the above examples of the shoddy and unprofessional service at Clyde Bearsden, at no point did I receive one single communication from them to apologise/explain. All the communication on all these matters was instigated by me. On the occassions I did speak to staff on the phone they were rude and unhelpful. Trying to get blood out of a stone would have been easier. I would not recommend Clyde Property Bearsden Branch to anyone. 		<description><![CDATA[I am really annoyed that I even have to give 1 Star for Clyde Letting. They are by far the WORST letting agent I've ever dealt with.

1) Overcharged an extra 150 quid 'administration fee' that they failed to mention before on the day we were moving in. The fat monster of a woman, some dark haired monstrosity, actually said 'well if you feel like that, don't move in' DESPITE US spending THOUSANDS of pounds with them. They then reduced this to 75 quid on my complaint, how nice of them! I think NOT.

2) Monthly inspections. After numerous references and them holding thousands of pounds of our money, is this really necessary? Some* of the so-called inspectors spoke to me like a school teacher, and I feel like saying to them, actually I'm not the loser who has to inspect peoples' homes for a living, so f*** off.

3) Disaster of a management service when something goes wrong. The wiring in our property is royally mangled and it takes DAYS AND DAYS for anyone to come out.

4) Plagued by phone calls from their affilated insurance service. Feel like saying, I wouldn't give you another penny of my money if you asked for it penned in blood. TAKE A HIKE, bunch of money grabbing, don't give a c**p Capitalist, soulless swines.

		<description><![CDATA[absolute disaster from start to finish. letting agents are all crooks in my experience, but this lot take the biscuit. from the start, it took us over a week to get a viewing due to &quot;staff shortages&quot;. when we eventually got to see the place it was the owners that showed us round as evidently clyde still couldnt spare anyone to do the job the owners paid them for. after this, we has 3 or 4 different &quot;admin fees&quot; each with a different name but ultimately just extra charges for nothing. this was despite the fact that clyde had thus far done nothing other that advertise the property. 
clyde insist on BI-MONTHLY flat inspections. I have never experienced anything so intrsuive and completeley unneccessary. they let themselves into your flat to do these inspections unnanounced whether you are in or not. ive been in the house myself and they have just walked in the door without knocking. we misplaced the flat inspection schecule and they refused to give us another so we had no way of telling when these inspections would be.
fridge freezer broke down and they took over a week to fix this. eventually had to buy another ourselves due to leaks which they would not fix. same story with the washing machine, same engineer out multiple times due to leaks, waste water disposal etc but refused to replace.
the boiler broke down in december over the coldest winter in 15 years. it was -14 outside and clyde took OVER A MONTH to have the boiler replaced. the house was not habitable, all our plants and tropical fish died and we had to move out and pay for alternative accommodation. clyde refused to give us any compenastion for this whatsoever, despite the fact we were unable to live in the house for a month. the landlord eventally gave us about a third of the months rent back as compensation. NOT GOOD ENOUGH. the finishing of the boiler replacement was never even completed.
with one month to go, our upstairs neighbours boiler leaked and ruined paintwork and carpets in our place. took 5 days of water leaking through light fittings etc before anything was done. clyde never contacted us afterwards to offer to repair the damage. tbh, i would not have expected this work to be carried out but they still should have offered, given that we were full rent paying tenants.
when we left the house it took clyde a month to get back to us re our deposit and with an offer of less than half of what we gave them originally. they cited carpet shampooing at over £120, despite the fact that the great majority of the staining to the carpets was caused by the leak, and a clean of the house at over £210. the flat was cleaned by us over the course of a week from top to bottom and was in a perfectly good state to remarket. clyde have have made up this work needing done to keep our deposit and refuse to enter into discussions about it. they have also charged us for cleaning of kitchen appliances and implements that we never even used as we have our own. the house was filthy when we moved in, as were all the kitchen implements which we boxed up as soon as moving in and put in a cupboard. again, clyde not interested. they even went as far as charging us for replacement of a &quot;stained&quot; 6 year old mattress!
clyde are crooks, plain and simple, as are most other letting agents in my opinion. by far the worst letting agents i have dealt with though. i will never use letting agents again, private lets for me from now on. please do not consider letting from this bunch of cowboys.<br />This person would not use Clyde Property again.]]></description></item><item>

		<description><![CDATA[The worst letting agency I have ever came across. I have used in total six in my life and before Clyde only once have I been deducted money from my deposit. Not a bad record as far as leaving the house in good order.

I left my house earlier than planned as I got offered a job in Sweden. That was mid January. It's not march the 23rd and until today (when I threatened them with health and safety reports) I had heard nothing despite several emails.

They are claiming nearly all of my deposit because we left the house in an unsatisfactory state.
1. It was nicer and cleaner than it was when we moved in.
2. We had no water for 1 and a half weeks because of frozen pipes. Very difficult to clean with no water and we never stayed there for the last 1.5 weeks because of that.

I replaced the lawnmower and hoover which was not my responsibility because they were old and just failed. They don't care.
I got two of the three burst pipes fixed. They don't care.
I painted and protected the fence. They don't care.
They are claiming for the shed door because it blew off in the wind. I'd be fine with that because I left it open but the frame and door were rotten. I put it back up. Painted, protected it replaced the lock. They don't care.

During Scotland's coldest winter in 30 years they left me without heating! Despite me telling them in Sep/Oct they never done anything about it and in Jan when we were hitting -12 I got it fixed myself.

The next autumn/winter (this one just passed) I told them in august that the shower packed in. I told them I needed showers because as a window cleaner my income plumits in winter so with heating on most the time (it would escape through the windows) I didn't want to add to the bill with expensive baths. They did nothing.

When I moved in they had a sofa there. It was horrible and old. But we kept it and cleaned it until we got a new one. Because we were moving to Sweden we thought as a thanks kinda, we'd leave them this newish couch. Much nicer than the disgusting one they left us. Then they tell my mum (yes the contacted her not me) that they cannot take the couch. Which is a lie because they were happy to take the one they left us.

They will come into your home uninvited and send you letters about hoovering the carpet, they will break your property and not inform you, they are not helpful when you phone them and deny any responsibility for keeping up their part of the letting agreement and then they will try and steal your deposit and claim your home needs 'professional cleaning' even if it is spotless.  If you do decide to rent from Clyde Property make sure you take plenty of pictures and go through the checklist with a fine toothcomb on entry and departure.
