		<description><![CDATA[I can agree, this agent commissions works to be carried out on your property without notifying the landlord then boldly lie saying it wasnt them. they fail to return calls, in fact, the manager Andrew would rather sit at the back of the office and let his negotiators deal with the problems and when they cant be bothered to speak to the landlord then he gets head office involved. poor customer service skills, and that applies to ALL of them in Walthamstow!.<br />This person would not use Churchill Lettings again.]]></description></item><item>

		<description><![CDATA[Rented through Churchills for six years in three different flats and have always found them great, my last landlord though was an ass and would never let Churchills spend a penny on anything other than the absolute essentials, i did get very fed up and blamed Churchills entirely however i moved 18 months ago into my new flat the landlord is a peach and churchills get everything done promptly and their builder Tony who had to replaster a wall after some damp treatment even hoovered up after himself. So forget what the haters say on these reviews and give them a go as I am very happy.

		<description><![CDATA[I have dealt with Churchills for 10 years and have found all the staff helpful. Andrew in particular is very knowledgable and really helped us especially when we had a tenant that had a mental breakdown and stopped paying rent. I agree that the new charges are a suprise but I for one wouldnt change for the world and they are worth every penny<br />This person would use Churchill Lettings again.]]></description></item><item>

When we first approached them they sent a (seemingly) very nice chap around called Andrew who charmed us and made a lot of promises about their excellent level of service. Once the contract was signed, he promptly disappeared and since then we've been forced to deal with a bunch of incompetents who don't answer emails, don't offer even a basic level of customer service and generally don't give a toss. Plus they threw in a bunch of hidden costs that were only mentioned in tiny print in the deliberately long and dense legalese contract. Their policy is just to get you on the books and then to screw you for all they can get. Avoid at all costs!<br />This person would not use Churchill Lettings again.]]></description></item><item>

		<description><![CDATA[In addition to my review from march 2011, I have recently been given another reason to distrust these imbeciles. A woman, a complete stranger, knocked on my door a few weeks ago, ranting and raving about some problem regarding the door into the building, a problem that I had tried to sort, unlike anyone else in the building. Anyway, after a while she began telling me personal details regarding my dealings with the agency, financial details that some strange woman who I've never met has no business knowing. It turns out this woman was the landlady of a property on the top floor of the building, and the only way she could have gotten such information was via Churchill Lettings, or their parent company, The Letmore Group. 

Avoid this company like it was the plague. They cannot even be trusted to follow the most basic laws of data protection.<br />This person would not use Churchill Lettings again.]]></description></item><item>

		<description><![CDATA[The best thing about being with this branch was getting to leave them! 

We are currently overseas and they 'managed' my property for about two and half years. It was two and a half years of stress and I never realised why estate agents got a bad rep till now.

They would continuously spend money without my consent or knowledge so the first I would find out about it was when I got my statement thru. When I enquired about it no-one who what was going on... that's when you eventually got in touch with someone. Each time they would promise it would never happen again and then a couple of months later.

Customer service was most unprofessional. I felt that once we signed on the dotted line they were no longer interested in maintaining the service they gave you when they try to get to to sign up. Not sure if I can disclose the name but the person I dealt with (who was supposed to be quiet high up) was just the worse ever. 

I have now moved my property over to Outlook across the road from these cowboys and have been with them for over a year and I cannot stress enough how happy I am with the service. Outlook are on the total opposite end of the scale to Churchill's. 

If you are a landlord overseas I throughly recommend that you do NOT use this letting agent (unless you like to spend lots of money on phones and enjoy having lots of stress).<br />This person would not use Churchill Lettings again.]]></description></item><item>

		<description><![CDATA[I felt it necessary to copy and paste a letter of complaint I have recently sent to a solicitor regarding taking legal action over this agency due to their blatant disregard for the safety of their tenants.

The issue are, but not limited to, the following;

****Toilet will not flush, and hasn't worked since mid-December. We have made at least 4 or 5 complaints ot the maintaninence department about this, and when they did send someone to us, all he did was confirm what we had already told the agency multiple times. That was a little over 2 weeks ago now, and we have heard nothing more on the matter.

****Oven is caked in layers of grime and dirt, and extractor fan is layered in brown grease which will not come off despite many attempts at cleaning it. Incidentally, when contact is made with the fan, it emits an electric shock. The ignition at the back of the oven regularly switches itself off after it has been lit. It is blind luck that one of us noticed the first couple of times it happened, and now we have to stand and supervise the oven when it is in use. The inspector who visited  today advised us that the stove is also unsafe for use.

****In October, the agency sent us a letter advising that the boiler in the house was potentially unsafe and was due for an annual check up. Coincidentally, the boiler had began to make some very unusual sounds around the same date. The agency deemed this situation severe enough to make a call to one of us in the house and tell her that that the boiler was dangerous and must be switched off as a matter of urgency. Eventually a British Gas engineer assessed the boiler, and said that it needed replacing. After about a month or so, the agency sent us another letter, basically saying the same thing as before but was written in a tone which implied we had ignored their previous correspondence. Again, a British Gas engineer came, said the same thing and said he cannot personally do anything because the work would need to be carried out by people specifically trained for this kind of work, which British Gas engineers are not. He told me he would report back to the landlord with a quote for the repair work, and left  me a copy of the quote. 

This same pattern of letter-sending followed by an engineer returning to say the same thing as the previous one continued twice more, and at the time of writing we still have heard nothing regardning a replacement or repaired boiler. The inspector who came today said that the boiler has been leaking gas into the property and it is a massive danger to have it operational. We were also told that it would be inadvisable to use the oven, the stove or even the hot water. How on earth can anyone be expected to live in a property where you cannot even prepare a decent meal or take a shower without potentially risking your health? I've recently been put on medication by my doctor for severe headaches which I have been getting every day for about 2 months. I'm now wondering if my headaches were due to the leaking of gas into the property. My bedroom is right next to the cupboard where the boiler is, and  I've never had this problem in my entire life before moving into this property. 

****The corners of the kitchen where the wall and floor meet are not covered up with skirting boards, meaning that rodents or other small animals could easily find a way into the kitchen. Rodents have clearly been an issue in the past with this property since I came across 3 mouse/rat traps when we moved in, 2 of which were located a few feet from these holes. The holes have been crudely covered by some silver masking tape, which offers absolutely no protection from rats or mice.

****Since moving in, there have been numerous occasions where upon switching on a light switch, that particular light has blown, on one occasion leading to a bulb to shatter, raining glass down onto the floor below which then had to be cleaned up in total darkness. After replacing the broken bulbs with new ones which then do not work, it is clear that the issue is with the electrics in the property.

After weeks and months of complaints, the only action the agency has taken is to send a man round to take inventory of all the problems in the property. That was around 3 weeks ago, and again we have been given the silent treatment. We send a letter to the head office of the agency about a month ago, detailing all the problems and accompanied by photos of all the problems.  The only reason this letter was even responded to, 3 weeks after it was posted, was due to one of the housemates speaking to someone in the office on the phone and basically plead with them to read it. So does this mean that before then, they were aware of the letter's existence but chose to put it to one side, not deeming it enough of a priority to respond to? We are

		<description><![CDATA[Agree with that. In the property 2.5 years. I never saw them carry out a trace of maintenance as per their agreement with the landlord.

When we moved in, the garden was overgrown. 6 months later, we got a letter saying the because the landlord had to send a relative round to do the work, we were liable for this. Thankfully I refused, and have heard nothing since.

I am moving out of the property soon, as the landlord has sold the property. After seeking a landlord reference from them for my next property, I was told this would cost me <br />This person would not use Churchill Lettings again.]]></description></item><item>
