		<description><![CDATA[Initially in 2008 their service was good. 

However during 2010 they informed me the landlord wanted to sell; They organised at least 5 'viewings' for prospective buyers and did not attend which wasted several of my days off work.

They even gave keys to a third party agent who attempted to let themselves in without prior notice or consent. I have received numerous phone calls and emails in which they stated their absolute right to do this, a right they do not have by law.

Finally they gave notice to terminate under section 21 of the 1988 housing act, stating no reason. 

In addition to the above they failed to repair a broken boiler, leaving me without hot water for almost 2 months. I had to get the council involved. 

Finally they admitted they are only looking to let the property, not sell. Therefore had been lying to me for over a year and using clauses in their contract to insist on their right to viewing access on the property. Landlords and agents should really have to prove their intent to sell when imposing on their PAYING (I have always paid rent on time) tenants 

I would seriously recommend avoiding this outfit there are plenty of other agents out there.<br />This person would not use Albany Residential again.]]></description></item><item>

		<description><![CDATA[Very poor service and very poor customer service. Was misled by the agent and the service I paid for was not completed. Unfortunately discovered this after the contract had been signed. They refused to refund any of the charge, even though they admitted they had not completed the work that was paid for!!!!! <br />This person would use Albany Residential again.]]></description></item><item>

		<description><![CDATA[Dreadful Agency. Charged 10% of annual rent to find, credit check and take up references for prospective tenants. Discovered after no references had been taken up and the credit check was done after the tenants had signed contracts and moved into property. Was also informed by Agent that the tenants were professionals working in the City that were transferring to London with work. They did not inform me that the tenants were leaving their city to come to London to look for work!! Totally misled and lied to. The agency is not a member of ARLA despite their claims to be, only the Agency manager is a member. Reported to the Ombudsman and NAEA in the end. Avoid at all costs, they will lie to you, rob you and you will end up with nightmare tenants. This was my experience.<br />This person would not use Albany Residential again.]]></description></item>
