I have given an overall rating of 'good' because we were not given adequate prior warning when there were viewings for our current property, which is detailed in our contract, and there was a mishap where we put a holding fee down on a beautiful house but were unhappy to hear that the property had been given away to other tenants anyway. Other than these, Adams has been very flexible and helpful while searching for our new house.<br />This person would use Adams Estates again.]]></description></item><item>

		<description><![CDATA[I have been renting with these agents for coming up 2 years now and absolutely cannot wait to leave them...
i started out 2 years ago when they put me in a huge 3 bedroom house that did not have 1 tiny piece of insulation in it which i was assured it had, my gas bill after 5 months became £700 wih only me and 1 tiny newborn, i later found out the house wasnt insulated and that was why - left me out of pocket... i was also left without a working oven for almost an entire year because they couldnt be bothered to sort it out.... i had mould all through the house within 2 weeks of moving in - then was given a lecture how it was my fault and gave me a load of jargon about chemistry - i have a chemistry degree!!! you can not blame me for that!! my shower, bath and toilet were all upstairs, all of which leaked through the cealing into my kitchen, hallway and living room downstairs, perhaps that was the reason for all the mould hey?? that was never fixed by the time i left... i had very dangerous broken wood decking in the garden with nails and all sorts sticking out of it, never ever fixed.... they eventually moved me, tried very hard not to give my deposti back.... i got it back due to 8 plus hrs of cleaning what was basically the last tenants grease and grime... i was down sized to a 2 bedroom which i was given a 2 moinute viewing by the tenants who told me they were very unhappy with the agents and the landlord... i should have listened.. i am young with two kids and it is very hard to get babysitters, they changed my moving date 5 times before i actually got to move - i had to change moving van, babysitters, work arrangemtns etc 5 times, no one was happy but adams did not care one bit... when i finally got to move in i walked in and the house was in the most discusting state i had ever seen a house in my life, there was snot all over the walls - i was heaving the minute i walked in - i cant bring 2 babies in there i said - more time, expence and babysitters for me!! the land lord and landlady came and gave it a very quick clean - still stunk for about 1 month... horrible - and that was just the beginning.... i have still not been able to watch normal digital tv for 8 months now and with kids that is very hard - i have spent several pounds on dvd's as for 8 months i have only had 2 channels, bbc1 and itv3, not fair!! i pay for tv licnece and dong get to watch tv... still they wont do anything..
My walls are so badly covered in mould my children are ill and i told them but once again it is my fault - ready to sue!!!
my landlord left a massice 6x8 shed in my tiny living room for 2 weeks - it was the most dangerous activity you could have put my family through - lucky they didnt fall on my kids - no apologise - my fault once again.... i was late once with my rent by 2 days due to being ill and i was told that i had put the landlords family in debt etc, they had been made redundant etc - i looked them online - they have 3 business's - am so sick of getting lied too - have made me very depressed... there are so many other things wrong with the house - broken stairs, loud pipes, noisy and abusive neighbours, broken bath, the list goes on, i dont normally do this kind of thing but i rang up to complain the other day and was shouted at down the phone, i may have to get the courts involved im afraid, been very mistreated and cannot wait to get away from them!<br />This person would not use Adams Estates again.]]></description></item><item>

		<description><![CDATA[This was the second time I had used this estate agents as a student (before they set up student pads)

The first experience we had which was poor they did manage to sort out, but not after having seven families in there office threatening to sue them.

When we moved in we were assured that the few issues we had with it (broken fuse for the cooker, broken tiles in the entrance way) would be sorted, within a week or two. Needless to say after 6 months it hadn't been fixed.

On top of that two of the previous tennants had not moved out before we were moving in, and one of them had her stuff left in the property for over a week. The agesnts did nothing about this.

The fridge broke down within the first month, and it took the landlord two weeks to come around and look at it

The water stopped working and we were told to &quot;go around the corner and ask the pulmber who lived art number XX to have a look&quot; which we did, needless to say that was another two weeks before anyone actually bothere to look at it

We alerted them to a mould issue (Both landlord and letting agent) and we were told just to wipe it away with our hands.

Due to all the tennenta at the time being students we all had individual contents insurance, which involved having locks on the rooms. We asked on the moving in day both the letting agents and the landlords rep, if we could use padlocks. We were told this was fine, yet less than three months later we were complained at for this, and told that we could not have locks as they then couldn't not get into our rooms.

It didn't help that the landlords sun used to come around fairly often and basically say it's was the job of the two female tennants to do the house work and keep the property clean for the men.

This did result in both of the female tennants having a harrisment claim with the poilce, and when this was mentioned to the agents, they sided with the landlord.

All in all I would advise NEVER to use them.<br />This person would not use Adams Estates again.]]></description></item><item>

		<description><![CDATA[I took a property with these guys not long ago. All I can say is thank god I have left now. 

I had signed up for 6 month tenancy in a property near to the university. When I moved in the property was absolutely sick!!! It had rubbish all over the place, rat droppings in the kitchen, bathtub was mouldy - all things that were not there when my friends and I had looked first time around. Anyway the guys assured me that they would get it cleaned and as we were not moving in for a week it would be okay. 

When we eventually moved in properly the property was better but still dirty. Anyway we met the landlady (a lovely Indian lady) and moved our stuff in. 

About a week later my girlfriend was visiting and went into the kitchen cabinet only to have the whole thing come off the wall and hit her in the neck/shoulder. 

We informed the agents immediately and one came over in about 3 hours of it happening. Instead of ask how she was he said it was our fault and when I confronted him he wuickly changed his story and said that the landlady knew about the problems and that we should sue her!!! 

Now this is a small fragile lady of about 55yrs old!! He continued to say that if we did everything he said we could make some quick cash and all he wants is a bit in return!!

As you can understand we gave the keys back and have spent all this time fighting for our deposit!!

Would not recommend for tennants or landlords.<br />This person would not use Adams Estates again.]]></description></item><item>
