   We took on Roy Brooks to sell our house after letting it through them for several years. It is hard to praise them enough for the excellent service they provided, despite several challenging situations. They intitially provided us with a valuation that we felt was somewhat higher than we had expected, but on the basis that we were not in a particular rush to sell, and that we could lower the price or change agents if we didn't think it was working out, we took them on. In fact the hous was very quickly under offer - not for the asking price, but for more then £10,000 more than the other... (read more)

   The agent provided terrible property management services and when came to repairs and maintenances acted against landlord’s or tenants interest, all behind the façade of “good will”.
   Management of the property was carried out predominantly in the interest of the tenants and fully against the interests of the landlords. The working relationship was really difficult and become strained, and the behaviour difficult to explain. There was a lot of time wasted on trying to get decent service.
   The agency as a whole was completely unorganised and could not find important documents on request. They were not responsive to phone calls.

   We had a great experience with all the staff at Roy Brooks. They were very professional, prompt to respond e-mails and phone calls, and tried really hard when things didn't go according to plan due to our buyer being difficult. They saw all the process through from beginning to end in a pleasant and very personal manner at a very competitive rate. Would recommend them and use them again.

   The agents made very effort to sell my property despite subsidence beingdiscovered just before exchange of contracts. They suggested that I rented the property to the potential purchaser who needed somewhere to live temporarily. That gave me some income and kept the purchaser engaged in the property. They also managed the rental arrangements for me. In the event the purchaser did decide to complete once the subsidence had been been indentified and the insurance company had agreed to deal with it. So overall it was a very long process which was patiently and carefully handled.

   Kelly and her colleagues at Roy Brooks were fantastic from the word go. They found me a lovely property, which suited my requirements, in the area that I had asked for and went out of their way to secure it for me. Phone calls and emails were answered promptly and information provided was clear and accurate. I would really recommend Roy Brooks as an agency that takes a genuine interest in finding the right home for a tenant and whose staff are friendly and helpful at all times!

   Our buyer was found within a couple of weeks of the property going on the market. The completion process did not go smoothly due to other parties in the chain but James Edmonds handled everything very calmly and reassuringly and was key to ensuring we reached a successful completion.

   I was very impressed with Roy Brooks. I have bought and sold a few times in the local area and used a few estate agents. I found them very efficient, they always got back to regarding whatever my concern was, and alway very quickly. They were very polite and friendly. I would definately consider using them myself for renting out a property/ selling a property. Its strange as I had walked past them so many times walking the dog, and never realised they were so good.

   Roy Brooks did a fantastic job of selling my house in a difficult market. They are a great team and I found them to be very fair and professional in all dealings.They know and understand the local market very well and have their feet on the ground when it comes to valuation etc. A lot of agencies will give you a load of flannel and tell you what you want to hear to get the instruction but I found them to be honest, straight forward and in hindsight spot on with their valuation and analysis of the market.

    Roy Brooks found me a purchaser very quickly, which involves an element of luck, but was very welcome. Their valuation was spot on and much more realistic than that offered by one of their competitors. They were professional, polite and very helpful throughout. Stacy Kaur in particular was fantastic when things got tricky. I'd definitely use them again and would recommend them to anyone in the areas they cover.

    I never thought I would find myself ever writing a favourable review for an Agent but in the case of Roy Brooks am most willing to make an exception! They are SUPERB!

    The organisation has a fine well established reputation which they continuously strive to mainatain and enhance. The Letting Dept (Kelly, Sally & Peter) work well as a team. They are most knowledgeable, efficient, approchable and most important have a great sense of humour! They found tenants for two of my properties recently and I shall certainly approach them again.

    Already I have recommended them to friends and hope others will give them consideration

    I originally bought my flat through Roy Brooks and James was a dream to work with and deal with the stress of the really bad solicitor I had chosen.
    4 years later and now the time has come to rent the flat I didn't even think about using another agent. This time the charming Kelly has been in charge and this has been a very easy and pleasant process from keeping me up to date, to getting quotes for a cleaning lady and answering all my basic "first time landlord" queries with a lot of patience. When the time comes to sell the property I don't think that I will be looking anywhere else. It is also nice to deal with a local agent not part of a chain.

    You could not ask for a friendlier, helpful and more professional service than you will receive from Roy Brooks. From the moment I decided to sell they guided me through what can be a daunting process, with skill and knowledge, without being pushy or overbearing. They scheduled viewings on the property with consideration and always gave plenty of notice.
    The sale had some challenges once we had found a buyer , but both James and Stacy kept me updated throughout, always on the case and informing me of progress.
    I really can't recommend them highly enough. Thank you Roy Brooks!

    Moving house can be one of the most stressful events we go through. Roy Brooks, particularly Kelly, removed that stress. They were friendly, helpful and went that extra mile to make me feel comfortable that i had definitely made the right choice!! In my search i spoke to several estate agents who simply put the phone down on me when i mentioned i had a dog. For Roy Brooks that was never an issue and they found me my perfect home. I couldn't be happier!

    We were very impressed with how Roy Brooks dealt with the letting of our Clients property- we were asked to try and let it privately but to no avail- Roy Brooks found a tenant within 48 hours at a much higher rent than we were initially asking. Kelly organised the check in and cleaning for the new tenants which we greatly appreciate. We would have no hesitation recommending their services to our Clients in the future.

    I was recommended Roy Brooks by my neighbour who had brought her house through them and found them very good. I can now confirm that she wasn't wrong.
    Kelly can round the afternoon of my initial phone call and was very up front about everything, she was realistic about the value of my flat and what changes I would need to make in order to ensure the property was rentable. She kept in contact with me on a regular (but not too regular) basis and when I was ready to put the flat on the market she made sure everything went smoothly. After just two days I was happy to receive an offer which was exactly as she had predicted. Since then all the paperwork as also gone incredibly smoothly.
    I have been really happy with the service provided by Roy Brookes and would definitely recommend them and Kelly."

    Rent Collect suits me perfectly. I can keep up with repairs, but somehow, checking my bank account to ensure monies have arrived is a discipline that escapes me. I know someone else is taking care that this happens (and chasing if it doesn’t). Roy Brooks forward the rent on to me faster than any agent I have known, and since taking up this service with them, arrears are now a thing of the past. The annual statement is a Godsend come the tax return. My affairs are now really well in order! Thank you Roy Brooks!”

    Just a quick note to thank you, Melanie, Kelly and Roy Brooks for finding a tenant for our
    property in Bellenden Village so quickly and efficiently.
    I think it has paid huge dividends to use an Independent Estate Agent.
    We reached agreement on terms by the Friday afternoon. I did three viewings on
    the next day and three the following Saturday and by the next Tuesday had
    reached agreement with a more than suitable tenant for very nearly the rental value
    you had provisionally suggested at our first meeting to which we had thought OMG!
    The new tenant has now moved in and all paperwork and references have been done
    and taken up. You have even dealt with the Tenancy Deposit for me!
    Once again many thanks and we will not hesitate to use you again next time.

    Kelly/Roy Brooks has been phenomenally quick in making this move happen for us (from viewing to moving in within one week). Roy Brooks in general seems to get places that are so much better than any of the stock that their competitors hold in the area which was a pleasant surprise in a time when we were starting to panic/lose faith.

    Roy Brooks was recommended to me by two friends as 'not being like typical estate agents' and they were right.

    Kelly Walsh in the letting department is brilliant. She's really friendly, gave excellent advice on rental and was super helpful in arranging viewings. But more importantly she treated me as a person and not just a property. Kelly genuinely cared about looking after my interests and making sure I was happy with everything.

    I cannot recommend Kelly and Roy Brooks highly enough, it's like dealing with family friends you trust, rather than 'estate agents'.
