I strongly recommend you STAY AWAY from this estate agent. the staff are all really impolite and really cocky, not to mention the man himself, Richard, being extremely rude and telling me to leave the office. They would not accept a fault of their own and are really bad at giving the customer what he asks for, completely diabolical.

I too had a bad experience, we had our house on for 17 months and only 2 house viewings in total. We paid the extra ad, we reduced the price but they just wanted us to pay for another ad and reduce the price further!
We couldn't quite work out what our fee's were going to pay for! They do say you have to pay £100 if you want to cancel the contract, however I think that is pretty poor when they don't deliver a service.
We gave them good reason why we didn't want to pay and we didn't pay in the end when removing our house. Still not sold, but we feel we have no choice but to keep it off for a while so it doesn't look stale.

Don't do it to yourself. You'll get an actual estate agent to value your property - and that's it. After this you are palmed off with an inexperienced and uncaring junior who simply isn't capable of giving you advice - even when you specifically ask - and couldn't express this in English - even Outlook has a spell-check. Beware the agreement "break" fee - if your house isn't selling and you want to take your house off the market (or even just stop advertising) they sting you for
