Comment on agent fees
I was in fixed term contract of 12 months but I needed to move out of the property earlier so William H Brown found the new tenant and I stayed in the property till the new tenant moved in. In this process I vacated the property after 10 and half months stay but I had to pay full reletting fee to the agent due to break in the fixed term contract. I felt that paying full reletting fee by me was incorrect as reletting fee should have been proportionated between tenant and owner depending upon the length of the stay as Owner have not lost a rent for a single day. Even I have offered to pay 50% reletting fee but agent did not accept my request to look into this matter. If they would have not found the tenant then I would have vacated the property just after 1 and half more month and owner would have to pay the full reletting fee as well as there would have been a possibility that new tenant would have not moved in so I felt that an undue advantage was taken of the situation. I can't comment about the letting fee paid by me at the beginning of the tenancy whether it was good or bad as I have not compared it with any other agent's fee but I always feel that the letting fee is high.

May I politely inform yourself that as an estate agent and a property professional, we work on behalf of our vendors and not our purchasers. In a commission based industry it is in our interest to try and secure a potential purchaser on the properties that we offer for sale. To improve they need to be better with communication of whats going on as well as I have a wider knowledge of what lenders need and how to best inform a first buyer of the process.

I would firstly like to clarify that no payment was taken from yourself until the agreement in principle had been accepted. What agent could do to change your mind?
They should have: - provided a copy of the contract as soon as it was signed. - ensured that the property they agreed to rent out was in an acceptable condition. - had a representative from the Lettings side of the office available who could deal with problems. - kept the tenants informed of events and provided an update of what was happening. - returned phone calls when they said they would. - had a 'plan B' option for when they couldn't contact the landlord - they said they couldn't arrange for cleaners to clean the property because they had to have permission from the landlord first, but what is the contingency plan if they can't contact the landlord? There must be a second option otherwise my parents are sitting in a dirty, filthy house.

The amount paid was way over the top for the condition of the property when my parents first moved in. The customer service provided by the agency was terrible - if I was that bad at my job, I would get sacked.
