Thank you for your comment; I believe I know which property you were living in due to your comments and previous correspondence.
Firstly, I am extremely sorry that you believe you have had a ‘disastrous experience’. Please see my reply below in order of your comment.
I can assure you that our negotiators do not move items in the property to hide tears in carpets or other damages to a property. It is not the duty of our negotiators to move items or look under rugs to find damages. This is carried out by an inventory clerk.
The mid term inspections are included in the service that we offer the home owner and we have never had any issues in gaining access to any other properties to carry out an inspection on behalf of the owner. These mid term inspections would have also been a great time for you to discuss with your property manager any maintenance issues or repairs which are required or still outstanding in the property.
Our office telephone opening times are from 9.30am – 5.00pm and close between lunchtime at 1.00pm – 2.00pm, so there should be no reason why your calls were not answered unless they were placed out of hours and if you felt that you couldn’t get through to anyone then an email would have been replied to promptly. On our office answering phone there is an emergency contact number provided in the event that your missed call was urgent.
I understand your frustration with having issues with the boiler and please accept our apologies for the inconvenience, however, we did act as quickly as possible each time you had contacted us. You may recall that the manufactures had sent a replacement part for the boiler which continued to be at fault causing more delay in repairing the ongoing problem, issues that are out of our control.
Your rent payment was never ‘lost’. When your payment came through into our account the name and reference did not appear so it was put on to our unallocated system. When we call you to chase up payment and you confirm the date that this was paid we were then able to allocate this payment to your account.
I can confirm that the delay in returning your deposit was on the Landlords side as we were waiting for confirmation to submit the deposit return. Further investigation was requested by the Landlord as he wanted to deduct a larger amount than we felt necessary and your property manager personally went to the property in her own time to show the Landlord that majority of his deductions were not reasonable.
At the beginning of your tenancy you were provided with your deposit protection certificate, prescribed information and an information pack regarding your deposit. Within this paperwork it provides you with information on how to request for your deposit to be repaid back to you which I believe you had done. DPS have a procedure in place for tenants and Landlords to follow in the event that the other side does not respond which you were more than able to use. We are unable to refund any deposit until the Landlord has confirmed to the deductions.
