Avoid this company. Read this carefully!
I am a tenant and I have just moved in to my new flat 12 days ago.
And when I first came in to flat, there were water leak, broken blind, locked window without key,
toilets were flushing water constantly, broken sink, clean-less areas and so on.
Also the inventory clerk was in the flat before I come and he has reported as 'good order', 'repair not required'
Am I the only one who think how this flat was ready and what the inventory guy did?
I seriously wonder if every people do their job like this in this country as person from overseas.
I think their inventory company must be in contract with them, so if you want to deal with them
you need to inspect your new flat very carefully to protect your deposits.
Their staffs were incredibly fast, great and helpful, but only before I finish my contract and send money.
This is because Stirling Ackroyd was doing 'Let' only not managing for my contract, and it seems I have to deal with landlord regarding every issues later on.
So I understand my contract is just over and not their business anymore for them, after I finish contract.
The thing is my landlord is away from London, so I think it's actually difficult to take care about issues one by one for them.
That is the reason why my landlord has letted through agency.
Anyway I have moved in to this flat on Saturday, and I made a call to the office and let them know what is happening in the flat, but there was no contacts back at all.
So I had to sleep in my previous flat on the day because of the issues.
After I emailed to my landlord, and finally they sent the maintenance after few days for me however my toilet's shelf and toilet lid is still opening and construction is in progress.
I fully understand there could be delay since my request were through landlord, agency and maintenance company.
Basically the point is that the issues that I am suffering from are who's fault?
personally I think this is agency's fault since check flat's condition and make them right BEFORE they get new tenant was their job and I think that is why lots of landlords are dealing with agency company.
I know there's no person who are in charge, but Stirling Ackroyd is in charge in my situation because everyone would agree that they didn't do what they had to do.
The negotiator who helped my contract was amazing, administrator was great as well.
Also the other guy who helped me was very kind, but that's all.
Now, they don't even reply to my emails or messages because it's not their job anymore?
I think they could email me I don't need to contact them anymore and let me know alternative contacts or plans, but my emails were just passed over.
So actually getting stress, wait, wait, wait, contact, contact and contact are now my job.
I had to change my plan to go back to my country for holiday and summer is now gone already.
Is this because I have chosen Stirling Ackroyd after read good reviews from this website?
I know the issues will be resolved as time goes, but I had to and I am having very stressful time in my UK life.
Everyone was actually great when I deal with them, but they didn't want to take responsibility for my flat's issues.
Now, even I blame to previous tenants since they broke lots of things and didn't mentioned it and that's why this is happened to me.
Funny thing is if I blame to previous tenants, I wonder what inventory company and agency did after they moved out.
Hope my experience could help lots of landlords and tenants.

We're obviously concerned about problems that occur within a property once a tenant has moved in, it is extremely frustrating to move in to somewhere only to discover that things are not working properly. The moving process is stressful enough.
Until you posted this complaint this is the first I have heard about the problems you are having, I will contact you directly and see if we can get some of the outstanding things sorted.
As you state we have tried to be helpful but as we do not manage the flat there is only so much we can do, although staying in contact is one of those things it looks like we could have done better.
I am sure that we will be able to get this resolved.
