The service I have received from w h brown has been absolutely terrible!
I feel as though I have been misled, lied to and ripped off by a supposedly reputable company.
The communication between nisha vyas, the mortgage advisor, and the Leicester branch seems to have been non-existent and the communication between w h brown and myself has been appalling.
This is a combination of negligence, mal-administration and poor company policies and practices on behalf of William h brown
I went to w h brown to view a property that was ideally situated in my aria and within my price range at £90'000. They were very enthusiastic to begin with and took me to view the property that same day. I was advised to make an offer of £85'000 by the member of staff showing us the property which I did. Two days later I was informed my offer had been accepted by the seller and they asked me to come in to the office the following day to sign some paper work.
I arrived with my grandmother at the office I was given a convayancing form to sign which I did and was swiftly pushed to use there in house mortgage service which, although I had already acquired an offer in principle from Santander for £75000, I was made to feel obliged. I went straight into a meeting with my new mortgage advisor nisha vyas. Who immediately went about checking my credit rating working out my personal finances and to applying for mortgages in principle. she gave me a list of options which she insisted the second option was the one we should go for and the one she felt most comfortable working with which I felt I had to accept. she then contacted enact, the solicitors for w h brown, and advised me to pay £350 up front for any surveys that were to be carried on the property after the mortgage was cleared. She insisted I would be reimbursed all funds if the sale was to fail on behalf of the seller and any surplus funds after any surveys were carried out.
The letters arrived in the post a few days later and I completed all forms and returned them immediately. The following day I received a phone call from enact asking me to pay the £350 upfront for when the surveys were to be carried out on the property, which I paid by debit card. a few days later I went to another meeting with nisha who informed me there was nothing to worry about but my credit rating was not up to scratch I asked her how was this possible since I already had a mortgage in principle from Santander she said the company she was trying required me to have a good credit rating on Experian and that I should pay off my student debts, enrol on the electoral register and sign up to Experian credit expert so I could check my rating daily and to inform her when my credit rating had been updated.
The following day I rang the Leicester office who informed me nisha wasn't there she was in oadby so I rang the oadby office and could not speak to her because she was in a meeting. I rang the Leicester office the two days later and spoke to nisha and informed her there had been no change to my credit rating although I was on the electoral register all my debits were paid off. she told me not to worry and just wait for Experian to update which should be no longer than two weeks but should be sooner since the election had just finished and that the seller would wait.
I waited a full week in which there was no changes and rang the Leicester office to speak to nisha which I was inform nisha was not there because she was on training in oadby. I rang the oadby office and thay told me she was not at her desk and that she would ring me when she was available. Two days later I received a call from somebody at the Leicester office who told me the seller may want to put the property back on the market and that w h brown has an obligation to the seller. I told him there must be some kind of mistake because I was just about to obtain a mortgage through nisha and there mortgage service. I asked to speak to the seller direct to ask them if they were willing to wait for nisha, he told me there was some sort of conflict of interest and that he would get back to me after he had spoken to nisha.
I waited two days and no reply. I rang the oadby office and got through to nisha I asked why had I not received a call and she told me she no longer worked at the Leicester branch and she was now working in oadby. I told her about the phone call from the Leicester branch and she assured me this was a mistake and that she would be in Leicester in a couple of days and I should not worry, she would sort it out and get back to me in a couple of days. I waited three days and again no reply I rang the oadby office and they told me she was not at her desk. I then sent an email to experian asking them to update my credit rating which has still not been updated. I rang both offices a couple of times a week, for three weeks and have not able to contact her.
my grandmother had been trying to find out what was happening with the house on my behalf and the staff at the Leicester branch told her it had been sold the previous month to another customer and they did not know about any other offer, she then rang me and informed me that the house had been sold. I wrote a letter to sector the company that is above w h brown to ask how I would be reimbursed for the funds which I had paid out to enact. A few days later I receive a cheque for £40 because they had charged me £250+£50vat for a service pack that I had not been informed of and £10 for a credit check which was already carried out by nisha vyas.
What agent could do to change your mind?
give me back my money and stop misleading honest people for profit
