Why do Haart Estate Agents OVER VALUE Properties ? I will tell you why, the negotiators get paid commission on every instruction they take on. I had a valuation done recently in Wembley and where all agents quoted a price of around £350k, Haart quoted £400k.
What Planet are they on ?
The whole Spicer Haart group should be ashamed of themselves as they encourage their staff to over value on the basis of slowly chipping away at vendors.

This is nonsense. Negotiators only get paid on properties that sell, not every instruction that gets taken on.

Managers get commission from listings and Negotiators get commission from sales. For either of them to get anything the property needs to get taken on in the first place hence the over valuation. Whilst this payment structure may be common place and rightly used to incentivise staff, it would appear that this particular agent is prone to abuse.
To deliberately over value in order to win business is wrong. To then chip away at the price to eventually get a sale and thus commission is wrong.
Read their reviews and check their rating, then read some of the other agents because clearly something is amiss with haart.

The other reason why Haart overvalue properties is because they fix their fee on the valuation price and not the eventual sale price. This encourages them to overvalue the property to secure the contract and then allows them to reduce the value later to complete the sale. It is only when you get your final bill that you realise that the fee is fixed, but as they convert the % into a fixed fee at the start you don't realise that you are getting ripped off. I am surprised that there are not more complaints about this.
