I would not use the agent again

Well, we put our property on the market with Haart 8 months ago, at a fixed fee of 1.25%. Now they are pressurising us into reducing our asking price (which we agree with actually) but they won't reduce their fixed fee accordingly. They want it to stay based on the ORIGINAL asking price!
All we want to do is move to 1.25% variable fee rather than 1.25% fixed, but they claim their Head Office won't let them do that. Instead, they claim that Head Office have INCREASED fees to 1.6%!
So what was the outcome? They have asked us to leave if we won't reduce the price, even though we said we would if they make that minor change to their commission!
And they only phoned again yesterday asking when we would be leaving because 'their Head Office is giving them stick for not reducing the price of our (and other) properties!"
Steer well clear, they are selling for themselves, not for their clients.

Just a final update. Head Office phoned me as part of their general calling programme and I got the chance to discuss this matter.
They did indeed defend their fees policy quite strongly, although were reasonably pleasant in conversation. It seems that this fees issue Head Office driven, and that this is their way of trying to protect their own self interests in this market downturn. Haart's strategy will be tested in a very tough market which is going to get tougher and be prolonged.
They are good at selling houses in a good market, but their aggressive tactics will be unpopular in a bad one. And unfortunately their focus is diverted to distressed sellers, which is why they aren't interested in us.
So I reiterate, steer well clear, in my opinion they are selling for themselves, not for their clients.

Hi Winger, I worked for Haart for a couple of years and left (of my own choice). I could not agree with their aggressive techniques and the fixed fees are just unfair. As listers we were taught not to explain what it meant just to get the clients to sign up! I take exception to ripping people off and these fixed fees are not explained properly and the more vunerable people are exploited - as you found once you have signed that agreement there is no going back!
