BEWARE OF THESE THUGS!!!!!

Stay away from this agency. They are nothing but a bunch of cowboys running a business with horribly unethical practices.
These guys tried to rent me a property which was occupied by one of their own staff( a guy name Farhan) and I am not really sure if he ever intended to vacate the house. Qaisser, the owner, never revealed to me that one of his staff lives in the house. The property was right in front of agents office and when Qaisser told me the current tenants cannot move out, to show that he is doing all it takes to help me, he once walk to the door of the house to talk to wife of the tenant(Farhan, his staff) while his staff(Farhan) who live in the house tried to make small talk with me in his office and I observed this drama through his office glass doors not knowing the original tenant is sitting behind the desk laughing is ass off in his head thinking of the fool they are making off me. I only came to know about the original tenant of the house a couple of week after I was due to get possession of the house through other estate agents and some friends. They cheated on me with this and wasted a lot of my time I spent to calling them, visting thier office to provide me a service for which I paid them.
It started when Moinak showed us this 1 bed house which my wife liked and we decided to take it. I foolishly paid him 6 week Deposit+Rent+full fee, 2 month in advance from the date he said the house is going to be available. He send me a copy of contact via email and asked me to sign it.
It was after that his tantrums started, he would make one excuse or another to not exchange the signed contract for tenancy saying the landlord is out of country. Then he said he will give me the contract the day move in.
2 days before I was suppose to move house he informed me that there is leak in the house which has damaged the roof and it need to be fixed, an utter white lie!!!!!! He asked to wait for a week for the property to get fixed. I managed to convince my landlady that i wont be able to move out due to this and some how manage to stay put after a huge argument with her.
After a week, he said that the tenants can still not move out as the house they were going to move is not ready. This time my landlady refuse to let me stay more. So I asked him to arrange another accommodation for me to which his response was that he will move the current tenants their relative and asked me to come tomorrow to take possession. I went home to pack all my stuff and clean my existing house. The next day, when I called him to collect the keys, all his phone were switched off and his office was closed
By now I had enough, I went to police to complain, and was told since this is a civil matter I should contact a solicitor and contact SHELTER if I felt threatened of being home less. In this situation, with me all packed up at my current flat and ready to move with no new place to go, I was pretty sure that I along with my wife and children will have to end up staying in Hotel and putting all my stuff from my home in a storage house. Somehow I convinced my land lady who agreed for me to stay, knowing how difficult will it be to say in hotel with children for god knows how many days.
Having received no help from police I went to a solicitor the next day and he suggested that since the agent, rather maliciously, never exchanged the contract and kept the copy signed by me with him, my case is weak and he would not advise me to follow this up with consumer forum and settle mutually.
Next morning I received a call from the agent, who had no remorse to what he has put me through, told another lie to me that he is going to court to get the current tenant evicted. WHITE LIE again!!!! I controlled my anger and waited for his to hand over the possession by end of day fully knowing that its not gonna happen. As expect that never happened and I asked a full refund.
The ordeal did not end there, he kept promising that he will send my full refund via BACS which take 2-3 days for payment me made but it took 18 days for me to get my money back that too after several trips to his office and number of email and phone call.
Another thing, There guys are highly unprofessional in their conduct even when compared to other estate agents.
- before I paid them my money for their service, they would answer all my calls and return my call if I left a message. After I paid, it was high unlikely to get through to them. If you leave message with them, they would never call back. If at all they answer, they would say they are busy promising to call back but they never do. Apparently, if you try from a friends phone from which you have never called before they would answer in first go.
- All email I sent were never responded. perhaps they know very well that email can be used a proofs in case of suite in consumer forums.
- After such unresponsiveness at their side, I went to their show and they refuse to talk to me saying I dont have an appointment and they made me wait for 1 hour before Qaisser spoke with me lying through his teeth.
- There have been several instances when they asked me to come to the shop / office on a specific time and I would find thier shop closed during that time.
My advise is to stay a mile from from these guys. The ordeal I had to go through wont be worth for anything they can offer.

Completely unproffessional, dragging the whole process, not able to support nor advice.
The property hugely overpriced of horrible maintenance state.
More on the process - Untill the moment of initial monies were paid in, they were looking friendly, proffesional, and helpful.
