JP & Brimelow are unprofessional, incompetent, and show a callous disregard for the welfare of their customers. Here is the brief summary of experience thus-far, after only one month of being a tenant at a property managed by them:
1. The house was advertised as fully furnished, but when we arrived the house was empty and devoid of furniture except for one double bed and some wardrobes in the master bedroom, and a stool in the kitchen.
2. When asked to replace the furniture we had been promised, they decided to provide the absolute bare minimum: one sofa, a dining table and 4 chairs and a single bed, despite the fact the fact online advert explicitly stated the property came with 2 double beds.
3. While moving in the new furniture, contractors hired by JP & Brimelow stole several items my girlfriend and I had left at the property: a rug, a desk and desk chair, and an arm chair owned by my great grandfather.
4. The rug was put back without us being told in the hopes that we would not notice and think we were mistaken.
Although all of the incidents mentioned above are huge breaches of contract, it doesn't stop there. On our first viewing of the property, the tenants had not been given 24 hours notice about the viewing or been asked for permission by JP & Brimelow. JP & Brimelow have never given us 24 hours notice or sought our written permission before allowing people into our property during our tenancy. 24 hours notice or express written permission from the tenant is a legal requirement, not an optional luxury, but it would appear that JP & Brimelow don't think so. When our rug was put back in the house, they claimed to be unaware that anyone had entered the property. This means they are either unaware of who has access to properties they manage and when, or they are actively duplicitous in letting people in without permission. While negotiating compensation for the above incidents, I repeatedly had to cajole Ysanne Ingham and other agents to do the most basic tasks such as reading and responding to emails I had sent regarding the matter. The agency made insultingly low offers in terms of compensation: they offered us a tiny proportion of the furniture promised in the advert, and they didn't give us a rent reduction proportional to the period of time the property was uninhabitable for or a rent reduction for the whole contract as the house was not as advertised, or offer anything to compensate for the inordinate amount of time we had to spend contacting the agency. All in all, I already regret becoming a tenant from JP & Brimelow, and it has only been a month. They have behaved not only unprofessionally, but criminally and disgracefully as people. They have breached contract so many times I have lost count. STAY AWAY.
What agent could do to change your mind?
1. Furnish property as advertised OR reduce rent accordingly.
2. Give 24 hours notice AND/OR ask permission to enter or let people into the property.
3. Acknowledge and admit to mistakes. Apologise and offer financial compensation for said mistakes.
4. Not disobey contract law.
5. Only allow trusted contractors onto property AND/OR give clear instructions to contractors.
