The service was very mixed, hence the rating.
At first the guy who took the photos was very confident of a sale (well he would, wouldn't he) and described all the houses that couldn't sell with any other agent but Express managed not only to sell quickly but at a higher price than the asking price! I was sold. Having placed the house with Express the sales force was quick off the mark although no sales were forthcoming and it appears that in order to get a quick sale they persuade you downwards ¢â‚¬Å“to meet market demand¢â‚¬Â. While I appreciate the logic I did not appreciate the need to drop the asking price so far. Surely it is the job of Express to sell the house at the estimated price? As a result, with house prices rising generally, I had sold at a low price.
Once a sale was agreed I then found that everything was one way, the buyer's way. No contact was made unless to ask what the buyer wanted and to chase the work that had been asked for. Also the idea that Express makes sure the contracts exchange and that all parties were happy just didn't happen. In fact any questions that I asked, especially towards the end did not seem to get relayed to the buyer, I had little contact from Express once the sale seemed certain. Advice was minimal, support was lacking. I expected more support and more emphasis on the seller, after all it is the seller that pays Express!
Comment on agent fees
Very little work for the money.
